Homes for Sale and activity in Clermont County Ohio

This report is to give you a status on several homes for sale in Clermont County Ohio.

Many people from my church and community ask me all the time how the market is doing. We have sold many homes this year but most from the buyer's side. What I mean is that the listings we have taken are not selling as much as buyers are buying other Realtor's listings. This could be for two reasons: 1. Our listings are overpriced or 2. Our listings are not marketable. When you analyze both of these questions you have to look at several issues. First, are the prices comparable with other homes in the area? I also look at specific locations and the average prices of those areas. I would have to say that the majority of my listings that haven't sold this year are marketable and well priced but there are other homes that are either short sales or foreclosures that may be bought first. Most sellers have a specific "bottom dollar" figure that they need to get for a home. If this number is not hit, they are content with leaving the property on the market, some for years at a time. I have one short sale that has been stalled at the bank for over 6 months with two offers on it. So in this case the sellers are willing to take less but the bank is not. This is disappointing as we could have sold this home twice and let the sellers off the hook by now. In the meantime, the house has been loosing value every month.

In addition, we have many land listings as well. These parcels are not selling for other reasons. In this area the home construction starts have fallen down to almost nothing. The only lots that are selling are doing so at very low prices. All of my land sales are from sellers that are not going to reduce the prices dramatically.

So the question becomes why are we representing more buyers that are closing than sellers that are closing? Well, it comes down to the fact that many of our buyers (who come from referrals, past clients repeating the process, and our website which averages 140 people per day) are picking off the lowest price homes in the best possible condition while the seller we represent are holding out at the lowest prices they feel they can sell without going short.

If this isn't clear give me a call and I will discuss it in more detail. We do have many quality homes for sale in the Clermont County area (35 listings today)and I do believe that they are well priced even though they are still on the market. These listings will sell for the prices that the clients want but it may take until next year to do so. In the meantime, if you are a buyer, we will help you find the best deal out there whether it is our listing or not.

Great news for home buyers in the Greater Cincinnati Ohio area. The tax credit has been expanded with some new and exciting changes. Now buyers can still continue to purchase homes with confidence that they will be able to still get the tax credit after November 30th. As long as they have a binding contract in effect by April 30, 2010 and close the deal by June 30th, 2010.

Congress voted yesterday to extend and expand the program. The house vote was 403-12 in favor of the bill. The Senate approved the vote on Wednesday night in a vote 98-0. Now the President must finalize the bill with his signature this weekend.

There are some income restrictions and other rules so make sure to visit our link above and read the details. You can also call us to get an explanation. These credits only apply to single family home purchases.

This year the Southern Ohio Association of Realtors put on their annual Trade Fair event in the Receptions in Eastgate, Ohio 5-8pm, Thursday October 22nd. I was fortunate enough to MC the event and had a blast making announcements and introducing the vendors to the Realtors over the microphone. Miami Township Ohio Outreach Event

Saturday my family participated in an outreach event to help some folks in Miami Township Ohio to have a great Saturday.. First, we met at our church (Rivertree) in Milford to pray, pack and prepare for the event. This event was a Block Party for an apartment complex in the area. Once we got there we divided up the work in teams and everyone pitched in. We grilled hot dogs, hamburgers, had chips, cookies, drinks and other snacks. Another set of volunteers prepared a table full of free toys to hand out to the kids. Another group organized a face painting booth while others cleaned the tennis court that we were holding the event in. There were probably about 75 volunteers total including kids and adults. About 100 residents came out to participate in the event. We just gave everything away to show God's love in a small practical way as a "kindness" outreach. I hope we can do another one again soon!

My Facebook Fan Page and Vanity URL

On August 22nd, 2009 I created my Facebook Fan Page with one fan, ME! As of now I have over 110 fans that have come aboard with this new page. I first created some content just like any new Facebook page. Next I added some photos of some community events that our Real Estate team has participated in. I posted links to my Blog and a link back to our main Real Estate Website. Finally I reserved a vanity URL to make the page easier to find. We were very fortunate to secure facebook.com/CincinnatiOhio. This was a real sweet opportunity for us. If you haven't secured your vanity URL yet I would recommend doing so before all the good ones are taken. You can do so HERE!

The next step was to invite all my friends to join my fan page. I did this by clicking on "Suggest To Friends." I then selected every user in my normal personal page friends list. I have about 150 users in this list and maybe half of them agreed to become a fan of my business page. Next, I asked my wife to do the same with her contacts. Last, I had our buyers agent do this with her contacts. We jumped up quickly over 100 after those two participated in this.

Now the key is to keep updating our new "site" with relevant content including anything you would want to blog about; updates to our website, new listings, open houses, press releases, awards, market reports, helpful links, etc. The key here is to not post more than one "post" per day so that you don't annoy or overwhelm your fans, hey, they are your fans after all!

We also added a really neat tab called "Homes for Sale" which links to our Realbird.com service. The tab was created by that company and they really did a nice job with the HTML. I don't know how to do it so the cost was worth it. Check it out to see for yourself what they did.

The next step is to create some community specific pages that I can also brand with unique vanity URLs. This will hopefully help me to specialize on the Internet to those folks. These would be smaller communities within the Greater Cincinnati Area that I do a lot of business within.

I want to start a small business to business clinic at our local Panera Bread where we invite local businesses to come and learn about creating a Facebook Fan Page. If you are in the area and would like to participate in this send me an email and let me know.

I hope you have found something here that is useful and will help you grow your business. If it weren't for others helping me, I would have never come this far. And I have much further to grow so I hope I can keep getting advice.

I have been asked if the first time home buyer tax credit is working in Cincinnati, Ohio. I would say, "yes" to that. Our activity for first time home buyers has increased steadily over the last several months and we had our best September ever recorded this past month! We had 10 transaction sales... Union Township Ohio Benefit Tournament

Last Saturday our team participated in an fund raising event with the Gospel Vision Ministries. The event took place on Saturday, August 22nd. The event was to help raise money for the annual Appalachian Christmas project. Crystal Haymes from Milford Ohio led the efforts and was joined by Amy Tye of Eastgate and The Littles from Batavia, Ohio. Many other volunteers came together to organize this event.

The event was held at Setters in Cherry Grove. This area is also referred to as Beechmont, Union Township, Anderson area or the "East Side" of Greater Cincinnati. The cornhole tournament started at 12pm and the Volleyball started at 5pm. We have attached pictures here so you could see what transpired.

About $3,000 was raised that day from entrance fees, sales of auction items and other donations. The money will go toward purchasing food, toiletries and toys for the kids and families of Jackson Kentucky. The website for the ministry is here.

The event was a HUGE success! Thank you to everyone who helped and participated. It is for such a great cause and really helped to lift my father-in-laws spirits knowing that his ministry would still be a blessing to these families even when he is unable to do the things he has done over the last many many years for them.

Over the Rhine Outreach event from Churchgoers at Rivertree Church in Milford, Ohio

On Saturday I had the privilege of going to an outreach event with my family in support of those less fortunate in Over the Rhine, Ohio, a part of downtown Cincinnati Ohio that has received its fair share of bad press over the years. The event started at 11am and offered the community a block party atmosphere and a chance to get some free food, toys for the kids, bags of groceries, clothing, treats and more.

We also had set up about 15 sets of corn hole boards, crochet, and places to sit and eat. Our volunteers cooked about 500 hamburgers and hot dogs, passed out chips and sweets, bottled water and cool aid. We had roving clowns and other helpers to assist where needed. My son Montana was helping other kids there by doing face painting. He is only seven! One of my other sons Maxwell was just having fun as a five year old can. My niece Melissa was also helping with the face painting. My sister Melanie helped with the children by keeping an eye on them and even helping feed a baby there while her mom took a break. My wife Jessica passed out helium balloons in front of the event and even prayed for some folks that came. I was dressed up as "skeeter" a juggling clown along with others. It was really nice to give back to the community and help my children learn that it is more blessed to give than receive.

Milford Ohio Area Information

Milford Ohio is an eastern suburb of Greater Cincinnati, Ohio and is in Clermont County Ohio. There are many ways to get there from downtown Cincinnati including a highway route from I-471 to I-275 or I-71 North to I-275 South. You can also take the old state route 50 that goes right through downtown and connects all the way to Milford and beyond. This road is similar to that of RT 66 as it connects Washington DC and the Capital buildings all the way to California. There is some interesting history here on Rt 50. It is really neat that I live right off of this road about 1 mile.

The scenic Little Miami River runs right through the town and a great bridge passes over that you can walk, drive or bike over. This connects to the Little Miami River Bike trail that runs all the way up the state of Ohio. We often enjoy riding bikes from here to Loveland.

One of the neat things about the community is the different areas that are all considered Milford. You have the historic town, shops and restaurants but then you can go 2 miles and get to all the new modern shopping, theaters, chain dining and recreational sports. This area has homes from about $75,000 all the way up to $1,500,000. We have been fortunate to live, work and sell homes here since about 1976!
