For those of you that read the previous post Owner Occupied Home Staged and Sold in 3 Days I would like to now share the photos and some observations. Watch for future updates as additional room transformations in this home will be highlighted.

Dining Room:

Changes that made the difference:

Remove wallpaper - It's tough to create broad interest in a room with wallpaper. Wallpaper can be a turn off to buyers with different taste.
Remove window treatments - It's safest to stick with neutrals. In bedrooms pleated shades are safe. In rooms where privacy is not an issue just take them down.
Change dated light fixtures - It's inexpensive to replace dated light fixtures. Dining rooms are often the first room a prospective buyer sees and dated lighting can kill the mood!
Streamline furnishings - Extra furniture that does not serve a purpose can take away from the flow of the room.
Be careful with those area rugs - it is obvious in the before photo that the rug was too small for the dining table. Area rugs in a dining room are not mandatory. If you use them though make sure your ding set fits on the rug. 8 x10 is typically the smallest rug appropriate for a dining room.
Clear Tabletops- keep them simple. An attractive centerpiece is well worth the investment. Don't clutter the room with place settings and an overdone "pre-dinner party look." You are selling the home and need to use simple furnishings to highlight the assets of the room. Also, it's just too stagey to leave the table set. Who heads to work with a full dinner party ready to roll!?
Clean Windows - clean the windows. There is nothing worse than dirty windows obstructing a pleasant view!

Owner Occupied Home Staged and Sold in 3 Days

On the market for months, a well-maintained home in a nice Cincinnati suburb continued to receive showings but never the long awaited offer. Feedback was lukewarm and gave the seller little to act upon. The Realtor had done all of the right things in working with their client but they too were stumped.

After the seller's Realtor recommended they contact Design To Market Home Staging, we received a call from the homeowner asking about the staging process. We talked at length about the staging consultation and the types of feedback we would provide. The seller considered staging and at the same time considered a price drop with no additional changes to the home. They realized though that these pricing adjustments had not yet produced the results they had desired and decided to opt for a consultation.

The report was lengthy. Many things the homeowner could accomplish on their own. Some things like wallpaper removal in one room and changes to a few light fixtures in others were best accomplished by a handyman. These changes along with rental decorative items and repositioning of the homeowners furniture were all implemented. The homeowner took the list and as a team we "ran with it" and quickly checked each item off as they were completed. New photos were the last step in the process.

Within days of the staging, the home was re-introduced. It generated a busy weekend of showings and the strategy worked with an offer just days after the staging was completed.

I have to let the cat out of the bag. I am the owner of Design To Market Home Staging in Cincinnati (that's not the secret!) and my phone is ringing off the hook with calls to consult with prospective staging clients.

It might seem like the ice storm we had in Cincinnati this morning is enough to confirm that we are in for a few more months of winter but don't be fooled...the homeowner down the street that seems to be quietly enjoying the slower pace of winter is working like crazy to put a perfectly prepared home on the market. So, if your goal is to successfully sell your home this spring and to earn top dollar; you better get to work!

According to a recently released National Association of Realtor study, 86% percent of home buyers are shopping on the web for weeks at a time determining which homes warrant a showing. The expectations are high and it is critical that you meet them in order to sell your home.

It's quiz time...what did 3 homes priced at $125,000, $225,000, and over $1,000,000 all have in common? They were homes that had damaged ceilings caused by a long ago leaky roof that had been repaired. And, they were on the market with showings occurring on a regular basis!

It sounds impossible to think a homeowner would not see this as they prepare to put their home on the market but it happens and it is fairly common. Think about it. You are writing a letter that you have worked on for several hours. You are finished and you ask 3 people to read it for errors. They all point to a glaring mistake and you cannot believe it. Well, the same principle applies in your home. If you are going to have a successful sale, you should spend the money for a professional stager to find these things for you. It is not that the writer of the letter was incapable of putting forth a well written letter, it was that they had looked at it too long and the problems faded away.

The job of a good stager is to see those things that you have lived with and that you might be likely to overlook. So, my advice is to spend the money on a professional stager and let them walk around your home looking for problems. Better they find it than the next prospective buyer that loved your home until the moment they found the ceiling damage that scared them away!

I know that many of us might be holding onto gift cards with plans to make holiday purchases. I hate to be the bearer of more bad news but this is important. I just received this notice and wanted to share:

STORE CLOSINGS AND LAYOFFS: By the end of Dec. 2008

If you have gift cards, hurry up and use them!!

Ann Taylor closing 117 stores nationwide.
A company spokeswoman said the company hasn't revealed which stores
will be shuttered. It will let the stores that will close this fiscal year know
over the next month

Eddie Bauer to close more stores.
Eddie Bauer has already closed 27 shops in the first quarter and plans
to close up to two more outlet stores by the end of the year.

Cache closing stores.
Women's retailer Cache announced that it is closing 20 to 23 stores
this year.

Lane Bryant, Fashion Bug, Catherines closing 150 stores nationwide.
The owner of retailers Lane Bryant , Fashion Bug, Catherine's Plus Sizes will
close about 150 underperforming stores this year. The company
hasn't provided a list of specific store closures and can't say when it
will offer that info, spokeswoman Brooke Perry said today.

Talbots, J. Jill closing stores.
About a mont h ago, Talbots announced that it will be shuttering all 78
of its kids and men 's stores. Now t he company says it will close
another 22 underperforming stores. The 22 stores will be a mix of Talbots
women's and J Jill, another chain it owns. The closures will occur this fiscal year,
according to a company press release.

Gap Inc. closing 85 stores
In addition to its namesake chain, Gap also owns Old Navy and Banana
Republic . The company said the closures - all planned for fiscal 2008 -
will be weighted toward the Ga p brand.

Foot Locker to close 140 stores
In the company press release and during its conference call with analysts
today, it did not specify where the future store closures - all planned in
fiscal 2008 - will be. The company could not be immediately reached for
comment

Wickes is going out of business
Wickes Furniture is going out of business and closing all of its stores.
Wickes, a 37-year-old retailer that targets middle-income customers,
filed for bankruptcy protecti on last month.

Zales, Piercing Pagoda closing stores
The owner of Zales and Piercing Pagoda previously said it plans to close
82 stores by Jul y 31. Today, it announced that it is closing another 23
underperforming stores. The company said it's not providing a list
of specific store closures. Of the 105 locations planned for closure, 50
are kiosks and 55 are stores.

Disney Store owner has the right to close 98 stores The Walt Disney
Company announced it acquired about 220 Disney Stores from subsidiaries of The
Children's Place Retail Stores. The exact number of stores acquired
will depend on negotiations with landlords. Those subsidiaries of
Children's Place filed for bankruptcy protection in late March. In the news rel
ease, Disney said it has also obtained the right to close about 98 Disney
Stores in the U.S. The press release didn't list those stores.

CompUSA (CLOSED) clarifies details on store closings Any extended
warranties purchased for products through CompUSA will be honored by a
third-party provider, Assurant Solutions. Gift cards, rain checks, and
rebates purchased prior to December 12 can be redeemed at any time during
the final sale. For those who have a gadget currently in for service
with CompUSA, the repair will be completed and the gadget will be returned to
owners.

Pep Boys - 33 stores

Sprint Nextel - 125 retail locations
New Sprint Nextel CEO Dan Hesse appears to have inherited a company
bleeding subscribers by the thousands, and will now officially be dropping the ax
on 4,000 employees and 125 retail locations. Amid the loss of 639,000
postpaid customers in the fourth quarter, Sprint will be cutting a total of 6.7%
of its work force (following th e 5,000 layoffs last year) and 8% of
company-owned brick-and-mortar stores, while remaining mute on other
rumors that it will consolidate its headquarters in Kansas . Sprint Nextel
shares are down $2.89, or nearly 25%, at the time of this writing.

J. C. Penney, Lowe's and Office Depot are scaling back

Ethan Allen Interiors - The company announced plans to close 12 of 300+
stores in an effort to cut costs.

Wilsons the Leather Experts - 158 stores

Pacific Sun wear will close its 154 Demo stores after a review of
strategic alternatives for the urban-apparel brand Seventy-four underperforming
Demo stores closed last May.

Sharper Image: The company recently filed for bankruptcy protection and
announced that 90 of its 184 stores are closing. The retailer will still
operate 94 stores to pay off debts, but 90 of these stores have performed
poorly and also may close.

Bombay Company
The company unveiled plans to close all 384 U.S.-based Bombay Company
stores. The company's o nline storefront has discontinued operations.

KB Toys posted a list of 356 stores that it is closing around the United
States as part of its bankruptcy reorganization. To see the list of

Dillard's to Close More Stores
Dillard's Inc. said it will continue to focus on closing
underperforming stores, reducing expenses and improving its merchandise in 2008.
At the company's annual shareholder meeting, CEO William Dillard II said the
company will close another six underperforming stores this year.

According To Lawrence Yun a Chief Economist with the National Association of Realtors, "A vacant home listed for sale always applies downward pressure on home prices. The opportunity cost of carrying a vacant home is high."

According to the U.S Census Bureau records, we have the highest number of vacants on record since 1956.

What does this mean for homesellers as we wrap up 2008 and look with hope to 2009? It means that if you have a vacant home on the market, it is critical that you investigate staging your vacant home. The election has passed and we are all looking optimistically for change. Change in the economy, change in financial markets and most importantly...change in the housing market.

What is a seller to do? There are many theories on best times to capture a buyer. Spring, Summer, Fall or even winter: A buyer is a buyer if they need to buy. Corporate transferees, changes in family status, successful sale of a home that has been on the market...all of these are perfect reasons for a buyer to buy. Keeping this in mind it is critical to have a 2 pronged strategy at this time of year:

If your home is already on the market but is not getting the showing activity you and your Realtor would expect then you need to step back revisit your home through the eyes of a buyer and decide what isn't working. If the pictures on the web are not compelling. Especially if they look less impressive than your home. Or, if your home has had lukewarm feedback that has you stumped, then you need to consider the help of a professional home stager.
If your home is not yet on the market but you are planning to list in the "spring" make sure you begin the process now! Spring in the real estate world typically begins in late January or early February. If you know that you have your work cut out for you...again call a professional home stager and schedule a consultation. It may seem early but the relatively small investment in a professional consultation that can prepare the to-do list and even assist you with the project is the best investment. Realtors and their staging counterparts are best prepared to insure that your investment dollar is most wisely spent.

The best way to select a home stager is to first ask your Realtor. They are likely to have experience with stagers in your city and can assist you with referrals. Also, searching the web for stagers in your area can be helpful. Look at the websites and review their portfolios. Professional presentation and effective before and after shots are often indicators of the best stagers in an area.

Home Stager Saves Trees One Catalog At A Time

I think I am becoming a tree hugger!

I have worked diligently over the last 6 months to minimize the number of catalogs that come into my home. It has become a game for me to see how effective my campaign is as we fall into the holiday season and the storm of catalogs that usually begin appearing in early November. I have attempted to stem the tide by using Catalog Choice and I have also resorted to sitting with my latest stack and calling the customer service lines of these same companies.

The reality of all of this is that a cancelled catalog does not mean I plan to buy less (but wouldn't that be great!) I am a stager after all! It is my job to buy! I buy all of the time. But guess what? I can save innumerable trees if I sit curled up with my wireless laptop as I watch TV and thumb through virtual pages of on-line catalogs. I find better deals and I really save a lot of trees!

Here's to a nice holiday season with a lighter recycle bin!

Charity starts...with the next staged home!

My daughter and I sat yesterday evening staring with rapt attention at the photo of the African child we were soon to sponsor. The plight of children in poor third world countries has been a big topic in our extended family over the past 2 years as my sister and her husband have gone though the rigors of an international adoption and look ahead with joy to the time that they will receive their new Ethiopian baby girl.

My thirteen year old has been profoundly affected by their experience and in her teenager way has set out to make the world a better place. She felt that we too could make a difference for a child that has less than we do. Our solution was to select a child worlds apart that could benefit from our assistance but that would also mutually make an impact on our lives. We selected a 12 year old girl from Malawi and have already started plans for letter writing and e-mailing. She like my daughter is an athlete. We assume that in her village participating in sports takes on a very different flavor than in our suburb of Cincinnati. But with plans of a letter already in her head, my daughter knows she will soon figure this out.

To tie this back to staging and my reason for posting this blog...our $28 monthly sponsorship is being funded by the hard work of a Cincinnati Stager (me!) and her paper route owning 13 year old daughter.
