$8,000 First Time Homebuyer Extended Tax Credit - Current Homeowners May Qualify for $6500

The enactment of the Worker, Homeownership and Business Assistance Act of 2009 has extended and expanded the $8,000 first time homebuyer tax credit and includes a provision in which current homeowners may qualify for $6,500.

Who qualifys for the extended tax credit?

First-time home buyers** who purchase homes between November 7, 2009 and April 30, 2010 and it closes before July 1, 2010.

Current homeowners purchasing a home between November 7, 2009 and April 30, 2010 who have lived in their current home consecutively for 5 of the previous 8 years.

**You are considerred a first-time home buyer if the purchaser or his/her spouse did not own a residence during the three year period prior to the purchase.

How much is available?

A refundable credit equal to the lesser of 10% of the purchase price** or $8,000 for first time homebuyers.

A refundable credit equal to the lesser of 10% of the purchase price** or $6,500 for current homeowners.

**The purchase price under the Extended Home Buyer Tax Credit must not exceed $800,000.

What are the income limits?

For homes purchased on or after November 7, 2009 single buyers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full amount of the tax credit.

The credit phases out for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers who file jointly. The amount of the tax credit phases out as his/her income approaches the maximum limit. Home buyers who earn more than the maximum qualifying income—over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

What types of properties are eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences including: single-family homes, townhomes, condos and co-ops.

Does the tax credit need to be repaid?

No. The tax credit does not need to be repaid if the buyer occupies the home for three years or more. However, if the property is sold within 3 years of purchase, you will be required to repay the credit.

Added Benefits for Members of the Military

Members of the Armed services and certain federal employees who are on active duty and serving outside the United States get an extra year to buy a principal residence and still qualify for the tax credit. They must buy or enter into a binding contract to purchase a home by April 30, 2010 and close by June 30, 2011.

There is also a waiver on the time of occupancy of the home purchased with the tax credit. Military personnel do not have to repay the credit if they have to sell their home after fewer than three years occupancy due to official business.

New Haven Connecticut is ranked #16 in the top 20 cities for commuters to live in.

In an article published last week in US News and World Report and featured on Yahoo Real Estate, it states:

New Haven, Conn. Average commute time: 21.6 minutes

Non-car commuters: 27.3 percent

New Haven's commuting patterns are shaped by its unusual downtown. In many cities, downtowns fill up with professionals and other workers during the day, then turn into ghost towns at night. But according to the City of New Haven, 7,000 people live in the downtown area, making it "among the most populous downtowns in the nation"-with a population density greater than that of downtown Seattle, Chicago, or Baltimore. Jobs are in downtown New Haven as well, with some of the city's big employers like Yale University and the Knights of Columbus headquartered there.

Robin Has Stopped Paying Her Landlord's Mortgage!

Working with repeat clients is always especially satisfying. This past week that satisfaction was magnified when I had the privilege of helping one of my past clients Robin (from 5 years ago) purchase a townhouse in Guilford. Aside from reinforcing my "feeling a little older", it was wonderful to be the recipient of her trust. Buying a home whether it's for the first, second or third time is an important commitment for all of us.

I believe the reason many people don't buy a home is because they don't know they can - like my client Robin. She earned a good income and wanted to move out of her apartment and into a place of her own but it was a challenge to locate a home she could comfortably afford. Single family homes weren't an option since the cost of a single family home in the towns she was interested in would be out of Robin's price range.

Robin was prequalified for a loan so I got some basic information from her and began a search for condos. She was thrillled when we found a number of towhouses in a complex in Guilford with lake access. Within two weeks we found a lovely end unit with plenty of room for entertaining and with lots of privacy. We immediately wrote the purchase offer in my truck and within two days the seller accepted her offer and now Robin has a "Home, Sweet Home" and a sweet $8,000 first time homebuyer tax credit.

A Call To Duty - Send-off Ceremony For 700 Members Of The CT Army National Guard

In Connecticut's largest single deployment since the Korean War the families of 700 soldiers attended a send-off ceremony yesterday afternoon at the Hartford Convention Center. The CT Army National Guard is sending these soldiers from two units the 1st Battalion 102nd Infantry Regiment based in New Haven and the 250th Multi-Role Bridge Company based in New London.

My brother David is one of the soldiers who is being deployed to Afghanistan as part of Opeation Enduring Freedom to help train Afghanistan's Army, police and border police forces. I attended this ceremony yesterday with my mother and a few other members of our family.

To take part in this ceremony is something that I will cherish for many years to come. Seeing what had to be close to a couple thousand family members say their farewells to their loved ones was overwhelming.

In attendance was our Governor M. Jodi Rell, Lt. Governor Michael Fedele, Secretary of Stare Susan Bysiewicz, State Treasurer Denise Nappier, State Comptroller Nany Wyman and Attorney General Richard Blumenthal.

Also attending were our Congresssional Representatives John Larson, Joe Courtney, Rosa DeLauro, Jim Himes and Christopher Murphy.

Our United States Senators Joseph Lieberman and Christopher Dodd could not be in attendance but did send representatives in their place.

The wives, husbands, children, mothers, fathers, brothers, sisters, aunts, uncles and grandparents of these brave departing men and women endure many hardships and sacrifice greatly when their loved ones are deployed and are in great need of our love and support.

Governor Rell announced in October Home for the Holidays a special fund raising effort to raise $200,000 to hire buses to bring the Connecticut National Guard troops home for the Christmas and New Year's holiday from out of state bases in Indiana and Wisconsin where they will be training to prepare for their deployments.

If you can find it within your means please open up your heart for our troops by donating to this important fund to get our soldiers home for the holidays.

A Call To Duty - Send-off Ceremony For 700 Members Of The CT Army National Guard

My brother David is one of the soldiers who is being deployed to Afghanistan as part of Opeation Enduring Freedom to help train Afghanistan's Army, police and border police forces. I attended this ceremony yesterday with my mother and a few other members of our family.

To take part in this ceremony is something that I will cherish for many years to come. Seeing what had to be close to a couple thousand family members say their farewells to their loved ones was overwhelming.

In attendance was our Governor M. Jodi Rell, Lt. Governor Michael Fedele, Secretary of Stare Susan Bysiewicz, State Treasurer Denise Nappier, State Comptroller Nany Wyman and Attorney General Richard Blumenthal.

Also attending were our Congresssional Representatives John Larson, Joe Courtney, Rosa DeLauro, Jim Himes and Christopher Murphy.

Our United States Senators Joseph Lieberman and Christopher Dodd could not be in attendance but did send representatives in their place.

The wives, husbands, children, mothers, fathers, brothers, sisters, aunts, uncles and grandparents of these brave departing men and women endure many hardships and sacrifice greatly when their loved ones are deployed and are in great need of our love and support.
