      <title>So its been a while.......</title>
      <description>&lt;p&gt;Lately the news regarding the world of Real Estate has been kind of quiet.&amp;nbsp; What was once a daily topic has started to slip from the front of the line.&amp;nbsp; Is this a good thing, or perhaps something more to fear.&amp;nbsp;&amp;nbsp; If your not concerned about the fact that home sales were up last month, or that lenders DO have money to lend then read no more.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally, the bottom has been reached.&amp;nbsp; In the constantly changing market of today's Real Estate no news just may be good news.&amp;nbsp; Lenders are back&amp;nbsp;to business&amp;nbsp;and writing paper, although it be tougher to get a loan, rates have never been lower, and NOW is the time to buy.&amp;nbsp; Although I work for an independent company in no way affiliated with RE/Max, their commercials where people &quot;are kicking themselves&quot; for not buying in this market, couldn't be any closer to the truth.&lt;/p&gt;
&lt;p&gt;There are tons of listings to choose from, albeit some are still grossly overpriced, things have come more in line with what they are truly worth, and if you own or want to own lake property in my area....the market has seen little if any drop in price, and as a matter of fact has increased since this time last year.&amp;nbsp; Yes it is still expensive to live on Lake Hamilton, but there are alternatives and remember as my dad always says, &quot;everyone in Hot Springs has lake access,&quot; so living right on the waterfront doesn't have to mean you can't be close to it, even smell it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The weather has been great, a little mild if anything, but things are shaping up to be a great and prosperous year.&amp;nbsp; I just hope I get a little slice of the pie myself.......I'm in position, ready to work, have some great listings and buyers.....so as always....I keep on keepin' on.&lt;/p&gt;

      <title>So I had breakfast with a Lender this morning.</title>
      <description>&lt;p&gt;Guess what, as I keep trying to relay to my clients and associates; the &lt;a href=&quot;http://www.hotsprings.org&quot; target=&quot;_blank&quot;&gt;Hot Springs&lt;/a&gt; and Garland County, Arkansas Real Estate market is not spiraling out of control like Las Vegas or Florida or parts of some 20 metropolitan areas across the country.&amp;nbsp;It has slowed some, but still is doing stronger than in 2002.....it had to peak sometime, and now that its leveled off things are starting to fall back in place.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Beings stated income and no money down loans are a thing of the past, how does one purchase a home?&amp;nbsp; FHA and VA loans are simply the best option for almost all clientele.&amp;nbsp; Even those with &amp;quot;good&amp;quot; credit need to consider this as a viable option for obtaining financing.&amp;nbsp; A 680 credit score used to get you any loan, but now without being over a 700 FICO score you almost certainly need to look at FHA type loans unless your prepared for at least putting 10% down.&amp;nbsp; There is a great market of homes that fit under the FHA/VA guidelines for pricing and Hot Springs is still seeing steady home sales and purchases largely in part due to some great lenders who work in the area. &lt;/p&gt;&lt;p&gt;Hot Springs home prices grew so fast, so quick that now that they have &amp;quot;COOLED OFF&amp;quot; prices are coming back to in-line with reality.&amp;nbsp; The best of the best will survive and those who just got by the seat of their pants are in for a tough road.&amp;nbsp; No matter what your situation, rest assured, at least locally, that things are going to be OK.&amp;nbsp; Interest rates are still at phenomenal levels and with the right &lt;a href=&quot;http://www.myhotspringshomes.com&quot; target=&quot;_blank&quot;&gt;REALTOR&lt;/a&gt; and a knowledgeable LENDER purchasing a home is still a pleasant, smart,&amp;nbsp;and economically viable investment.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I can&amp;#39;t stress enough the power of having an &lt;a href=&quot;http://www.spacity.com&quot; target=&quot;_blank&quot;&gt;agent&lt;/a&gt; that knows the market, knows how to put you in position to purchase the home and get you through the process without losing all your hair or sanity.&amp;nbsp; It is a bright future if your willing to stick it through.&amp;nbsp; Trying to wait for home prices to continue falling will only put you that much farther behind when the market comes back....ever heard the saying &amp;quot;being ahead of the curve?&amp;quot;&amp;nbsp; &lt;/p&gt;&lt;p&gt;Well in todays market you must be educated, informed, have good counsel, and know just what options are available for seller and buyers.&amp;nbsp; There is no dumb question in Real Estate and working with an agent you are comfortable with can help make a stressful situation almost seem enjoyable.&amp;nbsp; There is no bad time to invest in Real Estate, and in Hot Springs, the future has never looked brighter.&amp;nbsp; &lt;/p&gt;</description>

      <title>Football....in Spring??</title>
      <description>&lt;p&gt;So if you have the chance you have to check out the Arkansas Twisters Arena Football Team.&lt;/p&gt;&lt;p&gt;My wife and I received tickets from her boss, and once again (we went last year too) it was just an absolute blast.&amp;nbsp; Its fast paced, hard hitting, and fan friendly.&amp;nbsp; You can touch and interact with the players since out of bounds is in your lap if your lucky enough to sit in the 1st (sometimes 2nd) row, and the coaches are on the field so you can harass and barage all you like, or just simply sit and enjoy a first class football team score a lot of points, and regardless of what some think see some great defensive hits and plays!&lt;/p&gt;&lt;p&gt;Next time theres a home game you need to check it out.&amp;nbsp; Tickets are reasonable, and fairly easy to get........and it will help keep you &amp;quot;in check&amp;quot; till Razorback Football takes the field this Fall.&amp;nbsp; &lt;/p&gt;</description>

      <title>Did you see the numbers????</title>
      <description>&lt;p&gt;So on top of all the other news that doesn&amp;#39;t necessarily apply here, now they release a 13% decline in home sales prices.&amp;nbsp;&amp;nbsp; Although this must be true in our nation as a whole, what about the communities and locals that haven&amp;#39;t seen this turndown?&amp;nbsp; Arkansas as a whole has only seen decreases in certain markets, while others have continued to gain.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Is there any end to the media making light of this problem as a whole, or is there some way to highlight the ever-present gains in owning real estate, and the fact most real estate is a longer term investment than what people as a whole are willing to wait.&amp;nbsp; In the best markets there has to be a limit to the number of &amp;quot;house-flippers&amp;quot; and &amp;quot;remodels&amp;quot; that can be absorbed by consumers.&amp;nbsp; Not everyone moves every 6 months...thats the joy of owning your own home, not being subject to a lease and can sell when you want, or stay as long as you live.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;#39;m ready to see the light at the end of the tunnel with everyone else, biggest problem is, everytime things start to get close to it, the media or someone slams the industry as a whole for what a few select areas have done.&amp;nbsp; No matter the numbers, I&amp;#39;d rather be selling Real Estate today than 19 years ago when the &amp;quot;numbers&amp;quot; were bad.&lt;/p&gt;</description>

      <title>So April showers bring May Flowers....It's been a raining</title>
      <description>&lt;p&gt;Yes the weather has had its way with &lt;a href=&quot;http://www.arkansas.com/&quot;&gt;Arkansas&lt;/a&gt; as of late.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Tornados leveled several communites, 16&amp;#39;&amp;#39; of snow a week later, then a 75-80 degree week followed by more than a foot of snow, then between that runoff and in some places 14&amp;quot; of RAIN we are still trying to dry out.&amp;nbsp; Hey they had to close barge traffic on most every river in the state.&amp;nbsp; Todays forecast is 60 degrees with Isolated Thunderstorms, with more Thursday and Friday.....yet there is hope (keep reading).&lt;/p&gt;&lt;p&gt;The weekend looks to be beautiful and there really is nothing more enjoyable than Arkansas in springtime.&amp;nbsp; 65-70 degrees with lots of Sunshine!!!&amp;nbsp; &lt;/p&gt;&lt;p&gt;With &lt;a href=&quot;http://www.oaklawn.com/&quot;&gt;Oaklawn&lt;/a&gt; winding down there is some great thouroghbred racing going on in Hot Springs.&amp;nbsp; The lakes are full and just gleaming with anticipation of the upcoming Summertime season, and &lt;a href=&quot;http://www.garvangardens.org/&quot;&gt;Garvan Gardens&lt;/a&gt; is in full bloom with some of the most gorgeous botanical displays in the country.&amp;nbsp; While your out that way be sure to check out the &lt;a href=&quot;http://www.southernliving.com/southern/homes/house_plans/house_plans_article/article/0,28012,1641381,00.html&quot;&gt;Southern Living House&lt;/a&gt;....which is for sale by the way if your interested....FURNISHED!&amp;nbsp; (I know a Great &lt;a href=&quot;http://www.myhotspringshomes.com/&quot;&gt;Real Estate Team&lt;/a&gt;).       <title>Going Green</title>
      <description>&lt;p&gt;So last night on the local news they had a report about some different ways of &amp;quot;going-green.&amp;quot;&lt;/p&gt;&lt;p&gt;I try to do my part in helping the environment, although I know I&amp;#39;m coming up short in some areas, at least I&amp;#39;m retraining myself to think about the lasting effects of things, but one thing they mentioned on TV last night really caught me by surprise.&lt;/p&gt;&lt;p&gt;Using the local Library &lt;em&gt;&lt;strong&gt;vs.&lt;/strong&gt;&lt;/em&gt;purchasing books, DVD&amp;#39;s, or other media.&amp;nbsp; By reducing the number of copies in circulation of books, we would be reducing the amount of paper needed to produce such books, print, etc.&amp;nbsp; This is a grand idea in theory, but most libraries struggle to keep up with new print and marketing tools.&amp;nbsp; Largely in part due to funding most likely, but how many REAL ESTATE topics could they carry?&amp;nbsp; There is a wide variety of ideas and theories, and so many are on-line or video or DVD,&amp;nbsp;what is the chance the exact topic I&amp;#39;m looking for would even be at the&amp;nbsp;library. &amp;nbsp;On top of having a fairly limited selection at my local library (I went and looked, pretty small amount of material to view), almost all of it was from the 1960&amp;#39;s or earlier.&amp;nbsp;&amp;nbsp;A lot of it didn&amp;#39;t really apply to Real Estate anyways, more on sales in general, or retail sales.&amp;nbsp; &lt;/p&gt;&lt;p&gt;My question is, besides the idea of using the library, what other &amp;quot;green&amp;quot; ideas have you heard that either work or don&amp;#39;t work.&amp;nbsp; I am curious to see some of the far-fetched and not so far-fetched ideas out there.&lt;/p&gt;</description>

      <description>&lt;p&gt;So who outsources their marketing to any degree?&lt;/p&gt;&lt;p&gt;I have been tossing the idea around as far as having an outside company handle some mailings, appointments,&amp;nbsp;and follow-ups and even maybe using a VA or Virtual Assistant.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I have gotten mixed reviews from other local REALTORS, but wonder who on AR has had experiance in using them, and just who they use.&amp;nbsp; Thanks in advance for any help.&lt;/p&gt;</description>

      <title>The one that got away by divine intervention</title>
      <description>&lt;p&gt;So, I decided to take a late morning of work and go hunting this morning.&amp;nbsp; It&amp;#39;s bow season, no guns have &amp;#39;riled&amp;#39; up the woods yet, so I felt fairly confident I would at least see something.&amp;nbsp; I arrived plenty early, got my gear ready, loaded my arrow into my bow and set off across the starlit field to my stand.&amp;nbsp; Last two mornings have been gorgeous, low 50&amp;#39;s temperature, and a nice quieting morning dew on the grass keeps noise down.&amp;nbsp; So things are going good to this point.&lt;/p&gt;&lt;p&gt;About 100 yards from my stand I have to top a small hill, and much to my surprise there is a&amp;nbsp;buck standing there.&amp;nbsp; Not just your typical buck...but I mean a real wall-hanger.&amp;nbsp; A MONSTER...the kind of deer you only see once in a lifetime, let alone a buck you get a chance to make a good shot on. I think I startled him more than he startled me, so here we are 40 yards apart, there is just barely enough light for me to make out his massive rack and see his warm breath smoking into the cool morning air.&amp;nbsp; I am frozen, unable to draw my bow, or make any kind of movement as he is just fixated in my direction.&amp;nbsp; &lt;/p&gt;&lt;p&gt;After what seems like forever, he finally, slowly puts his head down and goes back to feeding.&amp;nbsp;My heart skips a couple beats...this&amp;nbsp;is the opportunity I&amp;#39;ve been waiting for&amp;nbsp;8 years of hard hunting. &amp;nbsp;I take this as my chance, square up, take a deep breath, draw and just as I am about to shoot..............I&amp;#39;m blinded by what I thought was &amp;nbsp;a spotlight.&amp;nbsp; From behind this deer comes what at the time felt like the brightest most blinding light I&amp;#39;ve ever seen.&amp;nbsp; Now the buck sees this and bolts...takes off across the field, hops a fence and disappears into a thicket of briar&amp;#39;s and honeysuckle, probably never to be seen again (at least thats my luck, and what I could tell thru the spots of blindness caused by this mysterious light)&lt;/p&gt;&lt;p&gt;I&amp;#39;m going into a state of furiousness like never before as to what the heck someone is doing on my family&amp;#39;s land so I immediately set off toward the direction of the light.&amp;nbsp; I get out my flashlight and call out, I hear nothing...I stop...listen...still hear nothing...so I keep walking down the path....still no sounds and no sign of anybody or anything.&amp;nbsp; I can&amp;#39;t lie, I spent the next 45 minutes walking every square inch of ground in the direction that light came from....and I never saw a thing.&amp;nbsp; I never heard anything that way...and I dunno if I just missed it as I watched my trophy buck but I swear I didn&amp;#39;t hear or see anything after the bright light.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I don&amp;#39;t know about aliens, or if someone just slipped out after they saw me, but all I kept thinking is the reason that deer was so Monstrously big is because of some kind of Divine Intervention that has been keeping it alive.&amp;nbsp; I&amp;#39;m not trying to argue any kind of religion, but there was something about the whole situation that just doesn&amp;#39;t add up.&amp;nbsp; It was the whitest, brightest light I think I&amp;#39;ve ever seen.&amp;nbsp; It came on, and as the deer ran away it disappeared, never to be seen again.&amp;nbsp; There are only two ways in and out of where this light came from.&amp;nbsp; I was standing on one, and the other hasn&amp;#39;t been regularly used in 10 years....so its rather grown up and difficult to traverse through in any season, let alone early fall, when temps are just now getting out of the 80&amp;#39;s, and the groundcover is so thick.&amp;nbsp; &amp;nbsp;It just doesn&amp;#39;t add up....something or someone shined a light in my eyes...but what...and where did it go?&amp;nbsp; Normally I cough or make some kind of noise that scares them off...but today....and hopefully only today...something else kept me from succeeding in my quest.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Maybe the jokes on me....but there&amp;#39;s always next time&lt;/p&gt;</description>

      <description>&lt;p&gt;Feel that the abundance of new, young agents has affected the integrity of our business?&lt;/p&gt;&lt;p&gt;Now I&amp;#39;m borderline a newbie myself, so to avoid calling the kettle black, let&amp;#39;s be up front.&amp;nbsp; Any industry is going to have peaks and valleys in the in-flux of employees, but as the overall # of agents grows.....has the knowledge and experiance, dare I say manners, of this whole process called REAL ESTATE been forgotten.&lt;/p&gt;&lt;p&gt;Just today I recieved an offer.&amp;nbsp; Great news right?&amp;nbsp; Well, nobody ever even told me I had an offer, the listing agent later told me &amp;quot;he figured I&amp;#39;d get it.&amp;quot;&amp;nbsp; Secondly in the offer he stated that he was to be paid an additional $1,500 bonus for bringing the buyer.&amp;nbsp; (not something we had discussed nor mentioned at anytime).&amp;nbsp; Whoa, it gets better!&amp;nbsp;&amp;nbsp; Then he wanted the Seller to pay for the appraisal, if it didn&amp;#39;t appraise he would HAVE to sell it to them for the reduced price, if it did, then he had to pay for the inspection too, which included a $1000 Repair Limit.&amp;nbsp;&amp;nbsp; All that and NO ernest money, NO broker signature, NO dates or expiration.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Now thanks for bringing me something, but its called DOA (Dead on Arrival) to this particular Seller--this I knew, but to just make it that much better, the offer&amp;nbsp;was for $10K less than list on a fair priced home, positioned correctly in the marketplace, which has been getting decent activity and favorable feedback from agents and buyers.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Needless to say I put as much into working the offer&lt;em&gt;&lt;strong&gt; for the Buyer as the agent did&lt;/strong&gt;&lt;/em&gt;.&amp;nbsp; Not to mention my Seller just started laughing and thought I was joking just because things have been slower than normal.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Overall it just renewed my enthusiasm for what I DO, and makes me LOVE my Competition that much more.&amp;nbsp; I just hate to see good agents get frustrated with the additional hassles of improperly trained agents, who seem to have no guideance or respect for the fellow REALTOR.&lt;/p&gt;</description>

      <title>National Safety Month</title>
      <description>&lt;p&gt;&lt;em&gt;Good information on staying safe for anybody, especially women.&amp;nbsp; Please feel free to pass it along to anybody you see fit.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;br /&gt;&lt;br /&gt;This is important information for females of ALL ages.&lt;br /&gt;&lt;br /&gt;When this was sent to me, I was told to forward it to my lady friends, but I forwarded it to most everyone in my address book. My men friends have female friends and this information is too important to miss someone.&lt;br /&gt;&lt;br /&gt;Please pass it along.&lt;br /&gt;&lt;br /&gt;A group of rapists and date rapists in prison were interviewed on what they look for in a potential victim and here are some interesting facts:&lt;br /&gt;&lt;br /&gt;1) The first thing men look for in a potential victim is hairstyle. They are most likely to go after a woman with a ponytail, bun, braid or other hairstyle that can easily be grabbed. They are also likely to go after a woman with long hair. Women with short hair are not common targets.&lt;br /&gt;&lt;br /&gt;2) The second thing men look for is clothing. They will look for women whose clothing is easy to remove quickly. Many of them carry scissors around specifically to cut clothing.&lt;br /&gt;&lt;br /&gt;3) They also look for women on their cell phone, searching through their purse, or doing other activities while walking because they are off-guard and can be easily overpowered.&lt;br /&gt;&lt;br /&gt;4) Men are most likely to attack &amp;amp;rape in the early morning, between 5:00 a.m. and 8:30 a.m.&lt;br /&gt;&lt;br /&gt;5) The number one place women are abducted from/attacked is grocery store parking lots. Number two: Are office parking lots/garages. Number three: Are public restrooms.&lt;br /&gt;&lt;br /&gt;6) The thing about these men is that they are looking to grab a woman and quickly move her to another location where they don&amp;#39;t have to worry about getting caught.&lt;br /&gt;&lt;br /&gt;7) Only 2% said they carried weapons because rape carries a 3-5 year sentence but rape with a weapon is 15-20 years.&lt;br /&gt;&lt;br /&gt;8) If you put up any kind of a fight at all, they get discouraged because it only takes a minute or two for them to realize that going after you isn&amp;#39;t worth it because it will be time-consuming.&lt;br /&gt;&lt;br /&gt;9) These men said they would not pick on women who have umbrellas, or other similar objects that can be used from a distance, in their hands. Keys are not a deterrent because you have to get really close to the attacker to use them as a weapon. So, the idea is to convince these guys you&amp;#39;re not worth it.&lt;br /&gt;&lt;br /&gt;10) Several defense mechanisms he taught us are: If someone is following behind you on a street or in a garage or with you in an elevator or stairwell, look them in the face and ask them a question, like what time is it, or make general small talk: &amp;quot;I can&amp;#39;t believe it is so cold out here,&amp;quot; &amp;quot;we&amp;#39;re in for a bad winter.&amp;quot; Now you&amp;#39;ve seen their face and could identify them in a line-up; you lose appeal as a target.&lt;br /&gt;&lt;br /&gt;11) If someone is coming toward you, hold out your hands in front of you and yell STOP or STAY BACK! Most of the rapists this man talked to said they&amp;#39;d leave a woman alone if she yelled or showed that she would not be afraid to fight back. Again, they are looking for an EASY target.&lt;br /&gt;&lt;br /&gt;12) If you carry pepper spray (this instructor was a huge advocate of it and carries it with him wherever he goes), yell I HAVE PEPPER SPRAY and holding it out will be a deterrent.&lt;br /&gt;&lt;br /&gt;13) If someone grabs you, you can&amp;#39;t beat them with strength but you can by outsmarting them. If you are grabbed around the waist from behind, pinch the attacker either under the arm (between the elbow and armpit) OR in the upper inner thigh VERY VERY HARD. One woman in a class this guy taught told him she used the underarm pinch on a guy who was trying to date rape her and was so upset she broke through the skin and tore out muscle strands - the guy needed stitches. Try pinching yourself in those places as hard as you can stand it - it hurts.&lt;br /&gt;&lt;br /&gt;14) After the initial hit, always GO for the GROIN. I know from a particularly unfortunate experience that if you slap a guy&amp;#39;s parts it is extremely painful. You might think that you&amp;#39;ll anger the guy and make him want to hurt you more, but the thing these rapists told our instructor is that they want a woman who will not cause a lot of trouble. Start causing trouble and he&amp;#39;s out of there.&lt;br /&gt;&lt;br /&gt;15) When the guy puts his hands up to you, grab his first two fingers and bend them back as far as possible with as much pressure pushing down on them as possible. The instructor did it to me without using much pressure, and I ended up on my knees and both knuckles cracked audibly.&lt;br /&gt;&lt;br /&gt;16) Of course the things we always hear still apply. Always be aware of your surroundings, take someone with you if you can and if you see any odd behavior, don&amp;#39;t dismiss it, go with your instincts!!!&lt;br /&gt;&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;_______________________________________________________________________________&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;Things we can do &lt;strong&gt;&lt;u&gt;if we are confronted &lt;/u&gt;&lt;/strong&gt;with situation. You may feel a little silly at the time, but you&amp;#39;d feel much worse if the guy really was trouble.&lt;br /&gt;&lt;br /&gt;1. Tip from Tae Kwon Do: The elbow is the strongest point on your body. If you are close enough to use it, do!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. Learned this from a tourist guide in New Orleans. If a robber asks for your wallet and/or purse, DO NOT HAND IT TO HIM. Toss it away from you....chances are that he is more interested in your wallet and/or purse than you, and he will go for the wallet/purse. RUN LIKE MAD IN THE OTHER DIRECTION!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3. If you are ever thrown into the trunk of a car, kick out the back tail lights and stick your arm out the hole and start waving like crazy. The driver won&amp;#39;t see you, but everybody else will. This has saved lives.&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;4. Women have a tendency to get into their cars after shopping, eating, working, etc., and just sit (doing their checkbook, or making a list, etc.) DON&amp;#39;T DO THIS! The predator will be watching you, and this is the perfect opportunity for him to get in on the passenger side, put a gun to your head, and tell you where to go. AS SOON AS YOU GET INTO YOUR CAR, LOCK THE DOORS AND LEAVE.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;a. If someone is in the car with a gun to your head DO NOT DRIVE OFF, repeat: DO NOT DRIVE OFF! Instead gun the engine and speed into anything, wrecking the car. Your Air Bag will save you. If the person is in the back seat they will get the worst of it. As soon as the car crashes bail out and run. It is better than having them find your body in a remote location.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;5. A few notes about getting into your car in a parking lot or parking garage:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;A.) Be aware: look around you, look into your car, at the passenger side floor, and in the back seat.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;B.) If you are parked next to a big van, enter your car from the passenger door. Most serial killers attack their victims by pulling them into their vans while the women are attempting to get into their cars.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;C.) Look at the car parked on the driver&amp;#39;s side of your vehicle, and the passenger side. If a male is sitting alone in the seat nearest your car, you may want to walk back into the mall, or work, and get a guard/policeman to walk you back out.&lt;br /&gt;&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;IT IS ALWAYS BETTER TO BE SAFE THAN SORRY. (And better paranoid than dead.)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;6. ALWAYS take the elevator instead of the stairs. (Stairwells are horrible places to be alone and the perfect crime spot. This is especially true at NIGHT!)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;7. If the predator has a gun and you are not under his control, ALWAYS RUN! The predator will only hit you (a running target) 4 in 100 times. And even then, it most likely WILL NOT be a vital organ. RUN, preferably in a zigzag pattern!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;8. As women, we are always trying to be sympathetic: STOP! It may get you raped or killed. Ted Bundy, the serial killer, was a good-looking, well-educated man, who ALWAYS played on the sympathies of unsuspecting women. He walked with a cane, or a limp, and often asked &amp;quot;for help&amp;quot; into his vehicle or with his vehicle, which is when he abducted his next victim.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;9. &lt;strong&gt;Please&lt;/strong&gt; pass this on and &lt;strong&gt;&lt;u&gt;DO NOT &lt;/u&gt;&lt;/strong&gt;open the door for a crying baby ----This&lt;br /&gt;should be taken seriously because the Crying Baby theory was mentioned on America&amp;#39;s Most Wanted this past Saturday when they profiled the serial killer in Louisiana.&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;The lady then said that it sounded like the baby had crawled near a window, and she was worried that it would crawl to the street and get run over. The policeman said, &amp;quot;We already have a unit on the way, whatever you do, DO NOT open the door.&amp;quot; He told her that they think a serial killer has a baby&amp;#39;s cry recorded and uses it to coax women out of their homes thinking that someone dropped off a baby. He said they have not verified it, but have had several calls by women saying that they hear baby&amp;#39;s cries outside their doors when they&amp;#39;re home alone at night.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I&amp;#39;d like you to forward this to all the women you know. It may save a life. A candle is not dimmed by lighting another candle. I was going to send this to the ladies only, but guys, if you love your mothers, wives, sisters, daughters, etc., you may want to pass it onto them, as well.&lt;/em&gt; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
