The population of Texas from 2005 to 2006 grew over 579,000 people! The largest population growth of any of the other state. Rockwell County grew the fastest of any county in the United States! Movies in the Park are back for 2007 in Old Settlers Park at the Virg Rabb Pavilion 3300 E Palm Valley Blvd, Round Rock, TX 78664.

Every Friday night come out to Round Rock's Old Settlers Park for a movie presented by Time Warner Cable. All movies will be presented at the Virg Rabb Pavilion. The evening festivities will begin 8 pm with movie trivia hosted by Time Warner Cable. Once it gets dark enough, the movie will begin. You need to arrive before dark to get a spot and to be ready for the show. Bring a blanket, lawn chair, and the family for this free night of fun. There are concessions available or bring your own.

This is an opprutunity for familys or even dates to come out and watch a movie for free.

City of Round Rock

The city of Round Rock in Williamson County is just 18.5 miles north of Austin Texas. It boasts a population of about 89,000 people. There were only 2,700 residents in 1970 showing the tremendous growth the city has experienced. Most of it having been since 1990. It's major employers are Dell Computer Corporation, Cypress Semiconductor, and Farmers insurance. It has two major shopping areas within it's city limits. La Frontera and the Round Rock Premium Outlet. There are three major hospitals, Saint Davids, Round Rock Hospital, and the new Scott & White Hospital. Soon there will be a fourth as Seton is currently constructing a new hospital in Northeast Austin.

Round Rock Ranks nationally as the 13th safest city in the United States. Credit can be given to the Round Rock Police department for their dedication to protecting the citizens and business's. This also helps the city to continue attracting economic developments.

The city has a great Park system and currently is making major improvements tot he main Park Old Settlers Park. It is also home of the Round Rock Expressa Triple A affiliate of the Houston Astros. Georgetown Texas established in 1848 and where Southwestern University was built in 1873 and the railroad in 1878. These two things contributed greatly to the growth and importance of the community. Today Georgetown is the County seat for Williamson County( 2006pop. 353,830). Population of Georgetown in 1980 was 9,468, in 1990 it was 14,842, and in 2000 it had grown to 28,339. Currently there is probably over 45,000.

The lawlessness of the old west prompted city fathers to build a jail to house the outlaws and unruly cowboys or railroaders. So the decision was made to build a fortress like Jail made of limestone. After 119 years The old Jail still stands and is now open for tours. As you go through it you will actually see toothpaste and other things of interest still left from the last prisoners who were jailed there. The jail last held prisoners in 1990 when the jail was finally closed after 102 years of service. Tours are on Saturdays from 10:00AM to 4:00PM and cost are around $5 for Adults and $2.50 for Children.

Last month Austin home sales were up 2% compared to May 2006. Total sales were 2,679 homes. The Median sales price was $183,160 up 5% from a year earlier. Active listings were up 8% year over year at 8,821 homes. The number of day a home sit on the market was down &% at 55 days average. While the national market trend is slowing Austin's market is continuing to rise. Homes appreciated 10% versus a national appreciation rate of 4%.

The Austin Market is the 11th largest market for new housing in the country. Austin's high number of permits just missed the 10th spot. Houston ranked 1st in the nation.

The Enchanted Rock is actually closer to Fredericksburg, Texas than is to Austin, Texas but is only about 90 miles to the west of Austin. Which makes for a great weekend trip. You can spend the day at Enchanted rock and spend the night in Fredericksburg Texas an old German community. Fredericksburg has lots of shopping and German restaurants. Nearby there is also

Wildseed Farms where you can meander around and buy Wild Flower seeds. Or you can visit one of the many Texas Wineries in the Hill Country. This will truly provide for a full weekend of fun for all in the family!

Enchanted Rock is a HUGE Pink Granite Dome that rises 425 above the ground and 1825 feet above Seal level. It is the largest such natural landmark in the United States second only to Stone Mountain in Georgia. It was declared a National landmark in 1970. You can see it rise magnificently on the horizon as you drive towards it and long before you reach the park. Once at the park be prepared for Hiking and climbing as this is a rugged park. There is restrooms, picnic areas, camping areas and lots of trails. At the park expect to see plenty of wildlife such as White Tailed Deer, Armadillos, Squirrels, Snakes, many varieties of Bird specie's including the Eagle.

Most of all be prepared for a lot of outdoor fun in one of Texas parks!

Hamilton Pool wildlife Preserve - Austin Texas

When you think of an old fashioned swimming hole you should think of Hamilton Pool!

Hamilton pool is by far one of the coolest places in the Austin area to hang out. It is one of the most naturally beautiful swimming holes in Texas. It was developed thousands of years ago when an underground river collapsed. This created waterfall and swimming grotto There are 45 foot cliffs that have a waterfall going into the pool below. There is about a quarter mile hike through the trees on a winding path that leads to the pool. Once there you can picnic and swim. At one time people used to jump off the 45' cliffs but that is against restrictions now.

Hamilton pool is a part of a game reserve that covers 232 acres of the Balcones Canyon Preserve. Since it is a game preserve the parking lot is restricted to only 75 cars. Once at its limit no others can enter until one leaves. Although the hike from the parking lot isn't far be sure and take only the essentials. the hike back is somewhat uphill and you will regret taking anything bulky or heavy. take plenty of fluids to drink.

Take Highway 71 west of Austin through the town of Bee Cave and turn left onto FM 3238 (Hamilton Pool Road). Travel 13 miles to the Preserve entrance, on your right.

Texas Transmits Herself Into Posterity.....

After the Alamo and the Battle of San Jacinta, Texas declared her Independence. In October 1836 Columbia Texas became the first state capital of the elected government of the Republic of Texas. but only remained so for three months. Then Houston Texas was temporarily selected and President Sam Houston ordered the government to move there. It remained there from Dec. 1836 until 1839. A capital site selection commitee elected to move the capital to La Grange but Sam Houston vetoed it. Meantime Waterloo was renamed Austin and in 1839 Austin was approved as the capital. Fearing an attack from the Mexicans, President Sam Houston ordered the government back to Houston in March 1842. Washington on the Brazos became the capital by executive order in Sept. 1842. The order spawned the Archive Wars When President Houston attempted to move the archives from Austin. The Constitution of 1845 provided that Austin be capital until 1850, when a vote was required to choose the permanent capital. Austin received 7,674 votes, a majority. Another election was scheduled for twenty years later and held in 1872. Austin won with 63,297 votes, compared to Houston's 35,188 and Waco's 12,776. Thus the capital has remained in Austin ever since. This was like a Abbott & Costello version of who's on First!

The first Capital building was built of Plank wood on a hilltop west of Congress Avenue. 1839-1856

The second capital bldg. was placed at capital square and completed in 1853. but in 1881 it burned to the ground.

There was a nationwide design contest to select a design for the next capital building. An Architect named Elijah E. Myers who designed the capital building for both Michigan and Colorado won the competition.

Originally limestone was the stone selected for the construction but for some reason when exposed to air it streaked. So a decision to build it out of Granite was made.the stone came from Marble falls and was given to the state of Texas. Then Texas turned around and gave the contractor the stone and 1,000 Convicts for labor. The stonecutters union objected and boycotted the project. The contractor responded by bringing in stonecutters from Scotland.

By mid-1887, the walls were up and the dome began to take shape. In February 1888, the Goddess of Liberty statue was placed on the dome. When the Capitol was finished, it measured over 310 feet in height, had 392 rooms, 924 windows and 404 doors. It took over 1,000 people, including engineers, contractors, laborers and craftsmen, seven years to build at a cost of $3,744,600.

Here is what I believe is one of the most interesting facts. To pay for the construction the state of Texas gave the contractor 3,000,000 acres of land! This land became one of the most famous Ranches in the world. It was to become known as the XIT Ranch. My own father at one time as a young man worked on this ranch up in the panhandle.

The ranch started operations in 1885 and at its peak averaged handling 150,000 head of cattle within its 1,500 miles of fencing. The ranch also erected 325 windmills and 100 dams across its land. It ran 200 miles along the New Mexico border and 20-30 miles wide. It's operations ended in 1912.

The new Capital building was dedicated April 1888 and a week of festivities marked its dedication. Temple Houston the son of President Houston accepted the building. this is what he said.

"This building fires the heart and excites reflections in the minds of all... the architecture of a civilization is its most enduring feature, and by this structure shall Texas transmit herself to posterity..."

The state capital building in Texas is the tallest in the nation! It is 7' higher than the Nations Capital!

The state flag of Texas is flown the same height as the Nations flag? Texas is the only state allowed to do so. Because Texas is the only state to enter the United States by treaty instead of territorial annexation.

Texas is the only state to have the flags of 6 different nations fly over it. They are: Spain, France, Mexico, Republic of Texas, Confederate States, and the United States.

Although six flags have flown over Texas, there have been eight changes of government: Spanish 1519-1685, French 1685-1690, Spanish 1690-1821, Mexican 1821-1836, Republic of Texas 1836-1845, United States 1845-1861, Confederate States 1861-1865, United States 1865-present

Let's Throw a Housewarming Party

Here is a suggestion for after your Buyer has closed on their home and have already moved in. Once they are settled and everything in the home is in order. Offer to throw them a Housewarming party. Where they can invite relatives, friends, coworkers and neighbors. This gives you and excellent way of Marketing yourself and possibly getting more business. It also helps you to retain an ongoing relationship with your client! Below are some suggestions to keep it as simple as possible!

ShishKaBob's - Ingredient's:

1 lb of either Chicken or Beef cut into 1" cubes
1 green pepper cut into 1" cubes
1 Medium onion cut into 1" cubes
1 large can of pineapple chunks
4 small tomato's cut into quarters
1 lb of fresh mushrooms
1 bottle of Wishbone Italian Dressing.

Place the meat in a freezer bag and fill with the salad dressing, let sit overnight in the refrigerator. Grease & Preheat grill. Tread Beef or Chicken, Pepper's(Red,Green & Yellow) Onions, Pineapples, Tomato's, and Mushrooms onto skewers. Grill on preheated outdoor Grill or if indoors a George Foreman grill. Approximately 6-8 minutes. (Serves 4 increase quantity's depending on expected guests) Use a bottle of wishbone Italian Spritzer to occasionally spray on the shishkabob's. When done serve immediately.

If the party is held indoors and you prefer make a Stir-fry instead of the ShishKaBob's.

Stir-Fry - Ingredient's:

4 Boneless Chicken breast halves, Sliced into strips
2 Large Green Bell peppers sliced into strips
1 Large Red Bell Pepper sliced into strips
1 Large Yellow/Orange Bell pepper sliced into strips
1 small onion sliced into strips
2 tablespoons of dried Italian dressing
1/4 cup of Soy sauce
1 tablespoon of butter or margarine
4 servings of cooked Rice

In a Large Wok or Skillet , add butter, soy sauce, Italian seasoning. Stir until the butter starts to melt: add chicken. Cook chicken until white all around and through. Add all Bell pepper and onion. Cook on high until soy sauce starts to bubble. Cover and cook on low heat until peppers and onions are tender. (You may have to add a little more soy sauce for more liquid) Serve hot over steamed rice. Serves 4 - increase according to number of guests.

For Liquid Refreshments make both Sun Tea and Sangria.

Ingredient's for Sangria:

1 liter of Red Wine
2 Oranges
4 Peaches, cut into small pieces
5 spoons of sugar
2 pieces of Lemon or Lime Skin

Choose a medium priced wine as sangria is a refreshing drink and you don't need to pick a vintage wine. Pour the wine into a jug and add the sugar stirring until dissolved.
Squeeze the 2 oranges adding the juice to the jug. Save some orange skin to decorate.
Wash, skin and cut into (6) slices the peaches and add to the jug. You can use any other seasonal fruits.
Put the jug into the refrigerator and chill. If you want to reduce the concentration of alchohol, add ice cubes and slices of lemon. If you want to increase the alchohol concentration , add a small amount or Tripple Sec, Cognac or Rum.

Ingredient's for Sun Tea:

6 small Orange pekoe and Black tea bags
3 small Herbal tea bags
1/2 fresh lemon (optional)
1/2 fresh Lime (optional)
Mint leaves (optional)
Honey, amount to taste (optional)

Take either a 1/2 gallon or gallon jar fill with cold water. Hang tea bags over into jar and lemon, lime, Mint and place lid onto jar. Place outdoors into the sunlight. Allow to brew 5-6 hours.Remove the tea bags, fruit and mint then serve over ice. Sweeten with Honey if desired.

Now go Join the party and mingle and be sure and hand out lots of your business cards!

Will Austin Be Totally Green By 2020

Back in February of this year the Austin city council past a resolution intended to make Austin the leader in the nation towards making the city a green city. The resolution being called the Austin Climate Protection Plan .

The plan has several elements designed to fight global warming and cut greenhouse gas emissions, some of them are:

		Make all city-owned facilities and vehicles carbon-neutral by 2020
		All new houses built in the year 2015 and later will have to be 100 percent energy-efficient. All other buildings 75 percent
		The most controversial part of the plan deals with older homes and buildings. By 2015 they must meet certain energy-efficient requirements when they're sold

In conjunction with the city's ambitions to be green it was announced this week that Austin will soon be the home to a State-of-the-Art residential community which will be First Five Star Rated Green Development In the United States. Constructions is expected to start within the next few weeks and residents can expect to move in in about 9-12 months. The subdivision will be called Fiore. Homes will range from 1400SF to 2400SF but prices have not been publicised yet. they will be available in both one story and multiple level homes to accommodate the topography of the land. Both indoor and outdoor spaces will be built to Green regulations and standards on a scale never before seen in Austin. This will make the third development the home builder currently has under development. the three development's are called Nine Sixty Nine Besides Fiore the other two development's are Agave and The Villas. The homes in Agave are artistically designed homes that will fit well with the Eclectic minded home buyer and will start in the upper $2oo's. The homes in the Villas will have the Southwestern flair to them and will start in the $180's.

I'm 55 years old rapidly approaching my "Golden" years! I've been eligible for membership to AARP now for the last 5 years. So now I'm beginning to look at what I have left to do for my retirement years or what I need to continue doing once I reach that point in my life. My biggest thought and advice to all is Think YOUNG, Do YOUNG, Be YOUNG! Stay active, think positive about your situation, get out into the community and participate with Charity's, Community functions, Church activities..Get a JOB! Go back to School! The main thing is to stay around people do not stay at home by yourself! Play Golf, Domino's, Cards, take a trip...a cruise. But stay active! Staying active doesn't mean you have to do so with your peers all the time. Get out among younger people! I like Children and animals. So I plan on surrounding myself with them. But I also like young adults in their 20's and 30's! I plan on immersing myself among them. I plan on leaving a footprint in as many young lives as I possibly can. I also look forward to continuing my friendship's that I have developed over the years!

One of the most threatening things for Senior Citizen's is the constant rising of Property Taxes. With most Senior Citizen's being on Fixed incomes this is a definite Issue! As the first wave of the baby boomer's reach 65 , rising property taxes may force many of them from their homes! In Texas all home owners qualify for at least a $3,000 exemption on their county property taxes and another $15,000on School district taxes. Senior Citizens may qualify for another $10,000 of the school taxes. the bring their total savings to $25,000. However in some tax jurisdictions Seniors may qualify for more exemptions and should check with their County tax offices for this information. All Home owners in Texas should file for Homestead Exemption!

So you've decided to buy a piece of Real Estate, be it a Home, Lot, Commercial, or Investment. The first thing you need is an expert in these matters. Someone you respect, trust and can depend on to help you in your path to finding just the right piece of Real Estate for you needs. You need to pick a REALTOR®. Each REALTOR® specializes in a specific type of REAL Estate. Personally I specialize in Residential homes for either Buyers or Sellers and of course Investors.

So Now you have chosen your REALTOR® what should you expect from him or her? Your Realtor should be up to date on all the local Markets and should be able to explain them fully and in detail to you. He should be able to ask you the right questions specific to your needs and then understand fully what your looking for afterwards. Once there is a clarification and understanding between you and your Realtor he should with a minimum of effort be able to provide a list of properties to review. Once you have previewed with your Realtor a series of property's and you have made a decision to purchase one of them. Your Realtor should be an expert on negotiations and contracts. Personally I have over 100 classroom hours pertaining to negotiations and contracts, not to mention my experience in the the industry. You can also expect a Professional, Expert, Respectful, Ethical, and Enjoyable experience with me as your REALTOR®.

Handyman - this is an area where there are many choices and can be determined depending on the need. Such as Roof Repair, Paint, House leveling, general contractor or an all round Handyman.

Movers, although there are many many moving company's it is wise to select one that is either a recognizable national chain or your agent can recommend a reputable local mover that can be trusted.

Hazard insurance on your Home. this is something you will have to have in order to get the loan on your home. Of course the major companys are State Farm, Allstate, and Farmers insurance. You need to pick which company you want but your Realtor can help you select an agent if necessary!

Austin City Limitshas been on PBS now for over 30 years! It first started in 1976. It has showcased over 500 of the nations Musicians. From Willie Nelson to Sheryl Crow, BB King to Bob Wills Texas Playboys , Mary Chapin Carpenter to Ray Charles. There probably isn't any major artist that has not been on Austin City Limits at one time or another since it first started. The music presented over the last 31 years has covered every facet of American music. Country, Folk, Bluegrass,Zydeco, Blues and Rock & Roll.

Willie Nelson cut the pilot for the first show in 1974. By 1976 it was going full throttle and never looked back. At one time there were several names that were being looked at to name the show. Hill Country Rain, Austin Space, River City Country, and Travis County Line. But producer Paul Bosner kept noticing the Texas Highway Departments City limit sign each time he traveled from Dallas To Austin. So it was chosen over the other names.

This TV program has been one of Austins greatest Ambassador's of the City. I have had the privilege when I worked at DELL Computers to have worked with several folks in Limerick Ireland and they all asked about the Austin City Limits show. Until then I never realized it reached so many people.

In 2004 the Austin City Limits expanded to include an annual Music festival here in Austin This year will be the 4th one. It is the largest outdoor music festival held in Austin. The location is in Austin's Historical Zilker Park.

According to the mythology, Austin City Limits is taped on an Austin hillside above the city. In reality, the show is recorded in a KLRU television studio located on the University of Texas campus. The studio is located on the 6th floor of the U.T. Communications Building B. The famous skyline set, based on a photograph of the city taken from south Austin, debuted in 1982 for Season 7 and has remained the series' backdrop ever since. The program has occasionally featured shows recorded elsewhere, including at the Austin City Limits Music Festival.

But things are fixing to change and the 30 year plus TV program will be getting a new face-lift in a new location. A new $15 million dollar 2,000 seat venue which will house the new studio will be co-owned by Willie Nelson. Austin City Limits will be taped there 40 nights a year and the rest of the time it will serve as a musically diverse House of the Blues - style club on other nights. It will be along with a $225 million project that includes a 250 room hotel, 200 luxury condos, shops, restaurants, and The Austin Children's Museum.

The Republic Of Texas Rally

The Bikers are here 100's of thousands are expected for the 4 day event. Starting on May 31st through June the 4th. This years event will be the 13th annual Republic of Texas Rally. It is the largest motorcycle rally in the state of Texas and for that matter one of the largest in the United States. There will be Yuppies on Hondas, Lifers on Harleys every type of biker or bike at the rally. The Hotels and restaurants will be full the entire week. This rally brings thousands of dollars into the local economy. Every where you go in the Austin area you will see motorcycles. The APD is already posted safety directions concerning the traffic.

Where: At the Travis County Exposition Center. From intersection I-35 and US 290 East in North Austin, go six miles east on 290 to the intersection of 290 and Decker Lane(FM 3177). Turn right (south) onto Decker Lane and go three miles to the front gate of the Expo center.

Yesterday the event was started somewhat early when the Mobile Vietnam War Memorial was welcomed 30 miles outside of Austin by 400 Bikers who then proceeded then to escort the 18 wheeler truck from Buda Texas to Pflugerville Texas where it will be on display day and night until June 4th. I wish I could have seen it as I suspect it was a pretty moving sight.

Then the toughest girls on eight wheels meet the baddest chicks and dudes on 2 wheels when the Thunderdome meets the Thunder Girls! The Lonestar Girls a Roller Derby team will compete with other teams all weekend.

Then Team Extreme will be performing daily death defying tricks both inside a 360 degree metal sphere and on the streets. They will also be preforming Aerial stunts.

Downtown Austin - Friday Night

ROT Motorcycle Parade - At 7:30AM sharp the motorcycles will form a parade that goes 10 miles from the Expo center to 6th street downtown. In past years when the first motorcycles approach 6th street the last ones are still waiting in line to leave the Expo center! The noise alone that is made by this many cycles is Astounding! The parade will be lead by the Budweiser Clydesdalesand the Vietnam war memorial.

Both 6th street and Congress Avenue will be totally blocked off to all traffic except Motorcycles. besides all the nightclubs on 6th there will be two music stages set up on Congress to accommodate the bands for the "Battle of the Bands".

There will also be over 300 motorcycle vendors at the Rally. This is an event not to miss!

Austin Bergstrom Project

Bergstrom Air Force Base was first opened back in 1942 and remained an Air Force base here in the Austin area until 1999. At that time the government handed the title and deed to all properties involving the Base to the City of Austin. Lock Stock and Barrel! Everything. OK so Austin converted the base into the Austin Bergstrom International Airport. They turned over the old circular command center to Hilton who in turn remodeled the command center into one of their hotels. Homes that were on the base were sold or given away to low income families and probably moved for them as well.

Now it's been announced that there is a $50 million dollar Project that will further enhance the area surrounding the Airport. It entails a total of 58 acres of land. Where industrial use of take up 34 acres and the remaining 14 acres will be consumed by a Hotel and Retail space.

I don't know if there is a connection...but it was also announced today that the City of Austin will be buying the Bergstrom Arms Apartments because of NOISE complaints! These apartments had to have been built in the 1960's an definitely were there when the Base had Jet Fighters flying in and out of the base day and night. But yet..the noise now that a Airport is there is high enough to call for the city to buy it! Am I missing something here? Now this purchase by the city does not stop at the Apartment complex. It entails 64 other properties around the Airport. For a total purchase of $32 million dollars!

Texas wants to welcome all FloridaCorporations! It's been announced that a Newly formed corporation out of Florida with deep pockets has made huge decision to purchase real estate here in Texas.

Global Fund Investments LLC of Florida will be shopping for Retail centers and Shopping centers in Texas that either have vacancies, Anchor Space or are leasing at below Market values. They plan on spending up to $100 million dollars in 2007 and then to repeat those figures again in 2008. For a total in the neighborhood of $200 million dollars.

Now Global may be the new company on the block, but not its executives. They come form a series of companys including :

Global already manages through a third party 14 different properties in the Houston area. Hopefully...Austin will soon see some of this company's influence on the community!

Austin Duck Adventures

This isn't about a Rubber Ducky you might find in your Tub! It's about a vehicle that was designed originally for the military to transport things through and across water. The military use though has gone through modern updates and outdated the vehicle. So they have ended up across the cities of the nation as Duck Tours.

Continous Rainfall In Austin

We've experienced a lot of Rain this year so far in the Austin and Central Texas Area. For the last two years we have been in extreme drought stages bad enough that some area County's and towns have restricted water use. The area lakes have been at all time lows. We average about 32" per year and thus far we have received 25.53" since January 1st when the Lake level was 644.1'. Today the level is 678.4' which is 2' below the Summer Pool level. Pool level is the highest normal level before flood stage.

The area lakes have risen at least 5' in the last few days and Rain is predicted through Wenesday-Thursday of next week.

One thing that people in the area have to be aware of is not only flooding in the lakes, rivers and streams is Flash Floods that happen suddenly! Just because you don't live in a flood plain does not mean you are not at risk of flooding! A Flood Plain is an area that has been officially been determined to be at risk of flooding in the case of severe weather. There are two flood plains. The 100 year floodplain and the 500 year floodplain. A 100 year flood plain has a 1 percent chance of flooding each year and the 500 year flood plain has a .02 chance. In the Austin Travis county area we have experienced a 100 year flood in back to back years.

ALWAYS be aware of the conditions and NEVER drive through a Low water level area when there is a flow of water going across it. Protect yourself!

The already Popular and NEW Domain in Austin has announced an expainsion of stores to it's already never ending parade of High End Stores! If you remember back on 03/09 I posted an article about the grand opening of the Domain and introduction to Austin of stores like Neiman Marcus, Tiffanys, Macys and other prominent stores. Now they have anounced three more names to add to thier list. They are the following stores - Dillards, Dicks Sporting Goods and Village Road Show Gold Class Cinema. The first phase of the Domain included 700,000 square feet of retail, office, and condo space. This second phase includes 300,000 square feet.
