NEWS: Let It Happen? Not at The REIA of Macomb!!! Everyone knows that our motto is Make It Happen. We can all use a reminder on the subject. We've all read the story about Thomas Edison and the light bulb. Remember, it took over 1000 failed experiments to get it to work correctly. Sometimes it's hard for us to relate to a story from so long ago. Well there's a much more recent story about persistence, persistence, persistence, and finally Victory. Jack Canfield and Mark Victor Hansen the creators of Chicken Soup For The Soul mega franchise brings us to our "Make It Happen" story. They brought their idea to the first publisher with 100% belief in their minds that he would fall in love with their idea. It didn't quite go so well. Luckily for the millions of readers across the globe that count on their Chicken Soup books, Mark and Jack didn't give up. Truth be told, they were just beginning. Over and over they pitched their idea to publishing houses, and over and over they kindly replied "No Thank You". It was on the 144th appointment that they struck gold. A One Hundred Million Dollar fortune was waiting for them, only 143 from their first appointment! They surely didn't "Let it Happen". Imagine that Warren Buffet or Donald Trump summoned you to their boardroom and said "Go out on 144 interviews, at the end I will pay you $100,000,000.00." Would you do it? It's a silly question. Why do you need Buffet or Trump to make that promise to you? Get out a piece of paper and make a promise to yourself. If you need a little help, it would go like this... I _____________ promise to myself that one year from today, my net worth will be _______________. I cannot achieve this if I simply Let It Happen. I will achieve this when I Make It Happen.

September's Emerging Entrepreneur Event Don Morandini, is the Deputy Director, of the Macomb County Department of Planning and Economic Development, and also the current Regional Director, of the Macomb County Small Business & Technology Development Center (SBTDC). Very lofty qualifications. But what does this mean to real estate investors and entrepreneurs? The Macomb County Department of Planning & Economic Development (MCPED) is responsible for implementing the county's economic development strategy. MCPED is structured specifically to create the ideal environment for new business and emerging sectors, as well as to support the breadth of business activities found across the county. The group's functions are comprised of business attraction, business retention, expansion, along with small business and entrepreneurial development. This means that Don knows when and where new business is coming to Macomb County. Even more important to us as entrepreneurs is Don's role as Regional Director, Macomb County Small Business & Technology Development Center. The Michigan Small Business & Technology Development Center (MI-SBTDC)promotes economic development by providing assistance to the emerging entrepreneur and to existing small businesses. The MI-SBTDC provides many free services to small business owners such as; business consulting, business plan structure, and even help with government loans for small business owners. Whether you already own a thriving business in this great state, or you are ready to start your own, You cannot miss this event!!!

NEWS: A Great Example

As most of you know "Make It Happen" is the slogan for the REIA of Macomb. Even more than that, it is a core belief of ours in our business and personal lives. There are many different examples of Making It Happen. Maybe you leased out a property that you've had vacant by being proactive and calling the prospects that said "no" or "not yet" back, and converting them into tenants. Or could it be getting a seller to hold the financing on a deal you otherwise couldn't have done without it. Mostly "Make It Happen" is simply getting off your butt and doing what you're saying that you're going to do! Get rid of going, and like Nike says "Just Do It". Donny Deutsch, a CNBC television show host of the Big Idea had a great guest on last week. I'll keep this short...Harry Slatkin, CEO of Slatkin & Co., a company that owns Bath & Body Works told a story about the Princess Diana Memorial Candle. He had huge orders form the higher end stores such as Bergdorf Goodman, Niemen Marcus, and Saks Fifth Avenue to name a few. The sales were tremendous. Along comes J.C. Penney, a very respectable company, obviously not as high end as hose mentioned above. Penney's decides to order $500,000 worth of Princess Diana Candles. After production, Harry received a call from the buyer at J.C. Penney's. They cancelled the whole order, citing not our niche. Here's where the "Make It Happen" comes in. Harry Slatkin said no problem and still shipped out the merchandise. He also showed up in Plano , Texas at J.C. Penney's corporate headquarters and demanded a meeting with the buyer and the V.P. of merchandise. That same day corporate received the shipment of candles. The next day Penney's wired the $500,000 thatthey originally promised. The moral of the story is if you stop at every No, you will have a very hard time being a Successful Entrepreneur.

Augusts Pre-Foreclosure Equity Extravaganza Quinn grew up on Chicago's Southside the youngest of 8 kids. After selling real estate and originating mortgage loans for 8 years, Quinn took a class called ‘smart foreclosure buying'. Stumbling into his first deal, he became

NEWS: $100 Million Here, $100 Million There When is the last time that there was more that one $100 million dollar project going on less than 5 miles apart in Macomb County? We talked before about The Mall at Partridge Creek, an outside mall near M-59 and Romeo Plank. Less than a week ago the Detroit Free Press reported that John Carlo, one of the largest private developers in the United States, broke ground on the highly anticipated Macomb EXPO Center. The superstructure will stretch over 100,000 square feet alone, not to mention the many additional plazas and possible hotel, and will employ over 2000 people. The location will run along I-94 all the way from M-59 to 21 Mile Rd! We all know of the Novi EXPO Center that has great community events all year around. A much needed boost in the local economy and business traffic will appear soon thanks to the addition of the Macomb EXPO Center. These new developments only add to the desirability of the area. Soon driving to Rochester, another outside mall, and to Novi, for events will be a thing of the past for Macomb County residents. We have everything we need right here in our own backyard, great shopping, fine dining, and huge community events. One thing is for sure, the management at the new EXPO center better reserve a vendor table for The REIA of Macomb at their first annual Homes Show!

Based on your desired date of possession, we can frequently wrap up the entire process in less than 7 days. If you need longer and want us to hold the home for you, frequently we can accommodate that.

A word of caution... Because we make home buying so easy, our homes don't last long. If you select one of our homes, don't delay. Homes like ours don't last long!

We can be flexible on our date of possession. But we do follow the "first come first served" principle.

How much of a down payment will I need?

That depends on your monthly payment, gross income and the price of the home. However, a range can be as low as $2,000 or up to $7,000 for most of our homes. Remember, we can accept borrowed funds and can give you up to 45 days to make the down payment. However, we want to avoid characterizing our down payment as a "security deposit" applied by a renter.

We heard about an accelerator program, what's that?

On most of our homes, you have the option to pay up to $100 per month towards the purchase of the home. We will match that amountv towards the purchase of the home. The Accelerator Program lets you build up to $7,200 in additional equity during a 36-month lease period.

What if the property taxes go up?

We pay the property taxes and the Real Property Insurance. If they go up, we absorb those increases. You will have to pay for your utilities, club membership and any association dues. This seems fair, since you receive the benefits from those. You will also need an insurance policy for your personal possessions.

Can I buy the home before the end of the lease?

Yes, you can exercise your option to buy at virtually anytime during the lease period. On some homes, you'll need to live in the home for the first 12 months before exercising the option.

What kind of improvements can I make?

We want you to feel that the home is yours. You can make any improvements, however we require that you notify us and obtain any required local permits and follow the proper building codes.

Can we build a deck or a fence?

Like we said above, we want you to make those improvements. You should enjoy the benefits of home ownership.

Will the price of the home go up?

NO! We freeze the price of the home for the duration of the option (usually 24-36 months). At any time during that period, you can purchase the home for the option price. By freezing the price of the home, you won't be "shooting at a moving target" when you talk with the lenders.

How soon can I move into one of your homes?

We only show homes that are currently available. So if you see one of our homes you can move in immediately. We will continue to notify you of homes that we have available. However, be sure to let us know of your specific needs so that we may contact other investors for properties that meet your desires.

Your program is unique, should I tell others?

We provide a $250 finder's fee to you if you refer someone to us that contracts for one of our homes. When they sign the lease, we'll send you the fee. Yes, you can refer yourself and use the fee as part of your down payment!
