The recent floods in Georgia took us all by surprise, and unfortunately, I was among the thousands who experienced flooding. Most of the time I look forward to coming home after a long day to a nice glass of wine. Not this time. The shock of seeing 2 1/2 feet of water enter my basement with a force that broke the door down and scattered furniture around the room left me standing there in disbelief. It looked like a tornado had lifted everything up and dumped items in random places throughout the rooms. The sludge and the stench was disgusting.

I had no idea where to begin, but friends suggested places to call and I soon discovered that it would be 4 or 5 days before they could get to my house. I sent a quick email to a home builder to see if he could give me guidance, and he did much more than that. Hearing the panic in my voice he pulled a crew and sent them to my house early the next morning. They cleared everything out, ripped up the carpet and padding, cut the walls out up to the window sills, pulled out insulation, placed 5 industrial strength fans and 2 dehumidifiers in various spots. They came by every day for an entire week to reposition fans and empty garbage cans full of water. JACOBS REMODELING responded quickly and professionally the 1st time, and the 2nd time when I called to say I had no hot water.

My neighbor picked a name out of the phone book; something I never do. In a time of crisis, scams increase. My contractor explained the reasons for hiring a state licensed and insured company.

Residential developers migrating to commercial

I'm sad to say that so many of the builders and developers I know had an extremely bad 2008. Some lost their business, some are hanging on by their fingertips and some are moving into commercial properties; particularly apartments. Considering the foreclosure rate coupled with rising unemployment, apartments seem like a logical transition. I too am extending beyond residential properties; trying to go with the trends. I'd love to hear from others on how the market has affected their business strategy.

Residential Land Networking

Although I've been working in the real estate market for some time, it was never in the capacity as an agent until recently. I am not involved with selling houses, but rather work exclusively with residential - raw or developed lots. Techniques used for marketing homes are NOT effective for selling land; especially in today's sluggish economy. We've been in the land development business for 20 + years and about two years ago had to rethink the way we were marketing our own properties - because things just weren't happening the way they used to. For those agents involved with the sales and marketing of residential land, lots, or mixed use communities - I would love your input - comments - suggestions on our website www.galandconnection.com. This site is designed to serve as a central source for residential land. Our network of builders are coming on board with the concept and give us leads as to where they want to buy next - or what they're trying to sell. Many are not listing in FMLS or GA MLS.

Networking the land development industry

Our company has evolved over the years from being a residential / mixed-use developer basically out of necessity. Marketing land is a completely different arena from selling homes and we realized that our listings were getting lost in the shuffle of traditional listing services that cater to the needs of the homebuyer/sellers or the commercial market. We spoke with a lot of builders and developers in our network and the general consensus was ' " We need a central site for locating residential land & lots" - and Land Central of Georgia was created to fill the void.

Not only is this a central site dedicated to land, but we also post QUALIFIED LEADS which come directly from our contacts in the industry. It's really turning into a great networking tool for all; builders, developers, investors, and agents. The primary reason this is catching on is unfortunately a result of the downturn in the market. The days of "the good old boy network" calling each other and trading information no longer works. There's far more sellers than buyers, but by combining the "pool" of buyers and sellers improves everyone's chance for success.

Effectively Marketing Land

One of the biggest frustrations I have noticed comes with marketing land. Traditional listing services are designed to enter "house information" and doesn't lend itself to the criteria buyers of land need to see. Buyers are frustrated because agents aren't sending properties that meet their exact specifications, but rather tend to send properties "in the right area". As a company that is targeted strictly to the sale & marketing of raw land, lots, and commercial properties - we also have created non-traditional approaching to marketing properties. A land only advertising site, support services to agents, and strategic marketing to our database of thousands of categorized builders & developers.
