      <description>&lt;p&gt;NAR Reports that for the 9th straight month pending home sales have increased...what does that mean...more buyers are realizing the deals around the country and jumping in on the action. Long-term this produces what we call demand, and when demand rises, so does price, and conversely, inventory shrinks. Now, we don't see this happening in an overnight fashion, but if you saw the market report yesterday, then you would know we are starting to see average listed inventory pricing moving up slightly. That means buyers who bought in October vs. November in our area most likely got a better deal on average. So can you wait and not worry about prices jumping too much..probably, but could you have gotten a better deal buying now, MOST likely.&lt;/p&gt;

      <title>Some Good News&#8230;A Local Picture in South Carolina</title>
      <description>&lt;p&gt;SCAR (SC Association of Realtors) has teamed up this year with Moore Business College and SC home Builders assoc. to give quarterly reports. I thought some of the info was interesting and gives us a more local snapshot, since our industry trends are affected on the local level. Real Estate is and always will be local, so let's take a look!&lt;/p&gt;
&lt;p&gt;(highlights)&lt;br /&gt;The recession is most likely over. Most economic indicators suggest&lt;br /&gt;that we are now in a period of economic growth.&lt;br /&gt;The banking industry is just beginning to absorb the losses from&lt;br /&gt;defaulting commercial real estate loans, which will make future&lt;br /&gt;loans of all kinds harder to acquire. Thus, despite the fact that the&lt;br /&gt;residential real estate market is showing signs of recovery, the&lt;br /&gt;recovery will be slow because of the increased difficulty for the&lt;br /&gt;home-building industry to obtain loans.&lt;br /&gt;The high U.S. and South Carolina unemployment rate is expected&lt;br /&gt;to persist for the remainder of 2009 and into 2010. Nevertheless,&lt;br /&gt;this is not an indication of a deteriorating overall economy. High&lt;br /&gt;unemployment generally lingers through the initial stages of&lt;br /&gt;economic recovery and is usually one of the last signs of recovery&lt;br /&gt;from a recession.&lt;br /&gt;Additional foreclosures and increased housing vacancy rates&lt;br /&gt;are likely to accompany high unemployment. This will lead to&lt;br /&gt;additional inventory and reduced housing prices at the national&lt;br /&gt;level. South Carolina, however, has experienced house price&lt;br /&gt;appreciation throughout 2009, an increase in permit activity, and&lt;br /&gt;only small increases in foreclosure rates. These facts suggest not&lt;br /&gt;only that South Carolina is a relatively stable housing market,&lt;br /&gt;but also that much of the excess inventory has been eliminated.&lt;br /&gt;In turn, South Carolina will be spared from some of the national&lt;br /&gt;consequences of additional foreclosures.&lt;/p&gt;

&lt;p&gt;But seriously...here is the thing...the extension of the Tax credit, not only extension, but expansion, is in full swing as the president has signed. What does this mean?&lt;br /&gt;&quot;the $8,000 first-time homebuyer tax credit and giving additional tax breaks to certain homeowners trading up. Passed overwhelmingly by Congress, the bill would provide a $6,500 tax credit to homeowners who are buying a new primary residence beginning Dec. 1. The language mandates that to get the credit the homeowner must have owned their home for five consecutive years of the previous eight. But there are caps on the tax credits. They only apply to individual buyers who make no more than $125,000 and $250,000 for couples. There is also an anti-flipping provision: Any homeowner who collects the credit and sells within three years must return the money. The FTHB was extended to cover consumers signing a contract by April 30 and closing by June 30.&quot;&lt;/p&gt;
&lt;p&gt;This way more people will be able to take advantage of this buyers market, but in my opinion this will be the last extension to take advantage...this credit will NOT ALWAYS BE HERE...so don't wait, the new clock is ticking!&lt;/p&gt;</description>

&lt;p&gt;For those of you who didn't know my wife, Emily is pregnant with our first, though we have a 6 year old boy Julian, who is awesome, from her first marriage. But, it looks like she won out this time with balancing the playing field at home because we have a little GIRL on the way. Break out the pink! (or tiffany blue in this case as my wife said)&lt;/p&gt;
&lt;p&gt;I would be lieing if i said i wasn't nervous...what father isn't at the news of a girl...but happy and healthy also come to mind and everything looks good in those categories.&lt;/p&gt;

      <description>&lt;p&gt;First take a nice little read from Frank McGinnis in Myrtle Beach at Bank of America:&lt;br /&gt;&quot;OVERVIEW ~ Mortgage rates rose slightly, as the Dow Jones Industrial Average for shares of stock danced back and forth across the 10,000 mark. In the midst of investors' greater inclination to leave aside the safety of Treasury securities and seek out investments with higher risks and therefore higher yields, the mortgage interest rate only rose from about 5 to 10 basis points, depending on whose data we're looking at. The spread between the 10-year Treasury note and the average 30-year mortgage rate rose very slightly from 1.96% to 2.04% (as of October 19th's close), indicative of sustainable interest rates with little immediate inclination to rise or fall by a significant amount.&quot;&lt;/p&gt;
&lt;p&gt;For those of you financial nuts hope this blends with your synopsis of the market place this past week...&lt;/p&gt;
&lt;p&gt;Let's take a time out to everyone on the 2009 $8000 Tax credit...we all know the count down is almost over for the Nov 30th closing deadline...but wait, is there hope?!?! Congress is reviewing bills and amendments to the plan that would keep the stimulation in effect for the housing recovery and possibly open it up even broader to ALL BUYERS! How awesome. I mean, we can see the recovery over the past year here in the myrtle beach area of south carolina...but with that kind of monetary credit open to all buyers, we could really recover the real estate market back to normal levels. Mortgage rates are rising slightly and you know when demand increases so will rates so you will want to be on the front end of the buying-blitz. Take responsibility...this is BIG, if we don't take responsibility, how can we act on their behalf? We are an &quot;agent&quot; to our clients, we must own up to that and practice that responsibility in our relationship with our customers and clients.&lt;br /&gt;2. are we &quot;acting on behalf for something desirable&quot; to happen for our clients? This means we want the best for our clients, even if it something we don't like or don't want...if it is the best for them then it is our focus. We don't put them into &quot;un-desirable&quot; situations. Also is the proeprty you are showing them in their best interest and what they DESIRE? Are you doing your job 100% to market and try to sell their listing even if it not the best listing, best area, or best price. &lt;p&gt;Well, its just not Tigers year right now...tough million dollar life for him i guess...&lt;/p&gt;
&lt;p&gt;I recieved an email from Frank mcGinnis at Bank of America and he suggested a couple things to look for if you are getting financing on a condo here in the myrtle or north myrtle beach area.&amp;nbsp; Whether it is an investment, 2nd home, or rental property.&amp;nbsp; Here are some things to have your Realtor at Eagle Realty look for and get info on:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Fannie and Freddie have changed several things to react to this market. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;They are :&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;1. What % of the unit in the homeowners association are rented? Most banks do not let renters exceed 25% of the total units. Bank of America goes up to 50%.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;2. What % of the unit owners are behind in their dues ? ( change effective 4/09)&amp;nbsp;&amp;nbsp; 15% of the owners can not be over 30 days past due on Homeowners Associations dues. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;3. Buyers are now required to get a condo owners insurance policy( HO6 policy) ( Change was effective 4/09) . This insurance would pay to refurbish the unit in the event of a fire. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;4. Is their any law suits the HOA is involved in ? This can keep you from getting a Fannie/Freddie condo approval.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;5. Does this building have a on-site rental desk on a on-premise rental desk? Most lenders all this a condo-tel now&lt;/p&gt;

&lt;p&gt;Some of my favorties included the increase in mosquito activity due to abandon pools at foreclosures and people not maintaining their own pool because of cost and the fact we go to the dry cleaners less and the struggle in their industry (i know i am guilty of that...it is amazing how much it costs and how loving my wife is to learn how to iron.&amp;nbsp; Just dont forget to check the label of what you buy to make sure it is not dry clean only).&amp;nbsp; We all need to be concious&amp;nbsp;in our current environment, but not only when it is bad, but lets be good stewards of our finances in the good times as well.&amp;nbsp; In that way everytime will be a good time.&lt;/p&gt;

      <description>&lt;p&gt;I need to vent a little bit first about a transaction that went bust.&amp;nbsp; In fact, we have all pretty much determined that if a Buyer wants a &quot;smooth and easy&quot; transaction this is not the market for them.&amp;nbsp; We as Realtors can only go so far as to make everything work and ok, but really, sellers and banks today are just literally insane.&amp;nbsp; I mean really, a seller trying to get out of a contract they signed, ratified and agreed too because a little higher offer came in a couple hours later and making it seem like that is ok or even unfair for her to honor her committment...AND SHE IS A LICENSED AGENT!!! and thinks this...&lt;/p&gt;
&lt;p&gt;Ok, moving on, venting session over...i would like to make mention of a great home, over 2100 sq ft, oversized garage, screen porch, on large corner lots, 4 minutes from the beach, and NO POA's.&amp;nbsp; 3BR/2BA reduced to $303,700 Firm reduction.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Also development opportunity in Little River, SC with Eagle Cove project...looking for investors to partner (high yield return), or purchasers for raw land.&lt;/p&gt;
