Keyword Selection - what a difference one letter can make!

If You Have Not Picked Keywords for Your Website or updated them recently - now is the time to do so!

I like to go straight to the source which means using the Google Keyword Selector

Enter more than one keyword or phrase that you are currently using or thinking of using. This will give you more and better results. I used keywords for one of my sites www.MontereyCountyForeclosures.com

I am holding steady at first place for the search term " Monterey County Foreclosures". Of course my domain name helps! But that alone will not guarantee you a first place position.

I am usually at number 6 position for the term "monterey foreclosures" and have already found that term is not searched as commonly. Discovered that's only partly true...

I was shocked to discover that while "monterey foreclosures" is not a common search term - just drop off the "s" and make it "monterey foreclosure" and suddenly the results jump to 1300 inquiries for Feb.!! That totally eclipses my search term of "monterey county foreclosures".

So checked my postions:
Monterey County Foreclosures - first place
Monterey County Foreclosure - Second place

Montery Foreclosures - 6th place
Monterey Foreclosure - 13th place - which places me on the second page for the most searched term!!

I am busily modifing my page to use the singular version - Monterey Foreclosure !!!

What Was YOUR Best "Hero" Moment?

I was a new agent at the time and just didn't realize how hard some things were. I was working with a young couple, two kids, a cat, 2 dogs. No one wanted to work with them. Were they rude? Uncooperative? Disloyal? No they just wanted to buy using their Cal Vet Loan.

Funding was tough, hard to get. The Cal Vet fund ran out of money many times. Estimated waiting time was 6 months to a year to fund.

Our office had an older property in the country. The owner needed to move. I got him to agree to do a lease while waiting for funding.

Disaster struck. There was a problem with the septic tank/leach fields. The owner helped. We got extensive work done adding more leach lines.

We CLOSED ESCROW!! I went to their open house party. I walked in the door, introduced myself to several people - "Oh, YOU ARE THEIR REAL ESTATE AGENT!! Awe was written on several faces. The new owners were beaming and introduced me to EVERYONE.

I felt 10 feet tall. I was a hero and have never forgotten that moment. I am working with first time buyers again and looking forward to more great moments!

Ok, if you have a C - panel, log in and it's not that hard! Find Fantastico (Blue Smiley face) usually towards the bottom of the panel. Fantastico is great. It will auto install a number of programs including wordpress. Click on the Fantastico button.

This is the next image you should see. Now look to the left and click on "WordPress"

The name of your domain should appear. If you want to install as part of an existing web page, then set up a directory such as /blog or /monterey_real_estate_blog . (It will say the directory doesn't exist and will create it)

If your blog is going to be your web page then leave this blank.

The next box is admin access. I usually just use the same username I use to log into my C panel and also the same password. Use any admin nickname you like.

Change the default email and enter what ever email you currently use.

"Site Name: This is the site name that will appear at the top of your blog.

Then click "install Word Press"

I installed in the main directory.

Now click "Finish Installation"

You should get a screen similar to this one. (My password is blacked out - go do your own to play with! :) You should also enter an email address in the the lower screen.

The classic version of Wordpress has a log-in link. But this will disappear when you change templates. Your log in is always: http://www.yourdomainname.com/wp-admin/

Log in and experiment. I call it "stumble and fumble" and it's one of the best ways to learn! Click everywhere and on everything. It's hard to "break it". If you mess it up, then just uninstall and reinstall again. I've done that one myself.

You should now have a "plain vanilla" blog.

We all know by now you can blog on a platform such as Active Rain, Blogger & many more. But for us control freaks. It's not that hard to set up a blog on your own host account - if you have a C-panel. If you don't then change hosts! Or set up a secondary account for your new Blog Website. Next choice set up your blog as part of an existing web page. Sample: eRealEstateMonterey Blog This is set up in a separate directory. This is the classic "plain vanilla' Word Press Blog running on my Monterey Real Estate Web Site Your other choice is to make your Blog your entire website. When you type in the website address you go directly to the blog site. Here are some samples of ones I have done this way. Begley Investments (Plain Vanilla Word Press - just a demo site now for this tutorial) Carmel Real Estate - Doesn't look as much like a blog site. Blog Posts are called "articles". Comments Usually disabled. Monterey County Foreclosures - Features a Video on Home Page. Posts are also called articles, comments usually disabled. Lacey Ravens - Very basic one page site for singing group. They just need to be able to go in and update their calendar. Do I have alot of web sites - Yes. (And am working on a couple more) Maybe there is a 12 step program for people who can't stop setting up more sites! I know there are others out there with a lot more sites than I have!
Word Press is not only a blog software program it is also a "content management" system. That means you need little or no "HTML knowledge. Very similar to using your current blog on Active Rain. But you have more control.

Marina State Beach - a Great Place to Walk (California)

Marina State Beach, California

This is one of my favorite beach walks. You can walk on and on forever, or so it seems. Once you are a few blocks from the parking lot you have the beach mostly to yourself - except for the flocks of birds. Dress warmly, in layers as this is a windy beach much of the time.

If you want an easier walk, you can stroll along the boardwalk. This is not a beach for swimming as it has strong rip currents and is very hazardous. The beach is at the foot of Reservation Rd. in Marina, Ca. The parking lot closes a half hour after sunset.

Point Pinos Lighthouse

This is the oldest lighthouse on the West Coast that has been in continuous operation. The light is a 1000 watt bulb and is seen up to 15 miles in good weather conditions. To get there go thru Pacific Grove on Lighthouse Ave and turn on Asilomar and you will see the sign.

KRML Jazz & Blues Radio in Downtown Carmel, CA

Jazz & Blues Radio - in downtown Carmel, California

KRML has been in operation since 1957 and broadcasts jazz & blues 24 hours a day.

This is the same radio station that was featured in the Clint Eastwood move "Play Misty for Me." Clint, the star of the movie was a disc jokey and this was his station.

The station is located in the Eastwood building. Several years ago the station was at another location in Carmel and lost their lease. Commercial space is very expensive in Carmel and the station owners were resigned to moving out of Carmel. Clint heard about it and told his building manager to keep the station in Carmel and to make a deal so they could locate in his building!

The Station broadcasts online and has listeners all over the world.

They also give wonderful small venue concerts in their Carmel Station and store.

The Monterey Bay Users Group for PC's is a
non-profit group dedicated to helping other computer users. It is a nice friendly group. Anyone is welcome to attend any of the meetings. They have an "F1" group to answer questions and help with problems.

There is one general meeting each month as well as other workshop meetings.

Membership cost is only $25 for the year. You receive a monthly newsletter and a membership card which is good for a 20% discount at Borders on computer books. (I get my membership costs back fast with this one!)

Elephant Seals - Birds & Animals of the Monterey Peninsula Series

These incredible animals can be seen at the Elephant Seal Rookery on the Big Sur Coast about 8 miles North of San Simeon.

The rookery has a population of about 8,000. The mating season (and the best time to see them) is from December to April.

Another good place to see them is at Ano Nuevo, North of Monterey.

These big males can weigh 2 1/2 tons and be from 14 to 16 ft. long. They are protected so you can't get too close. (Or maybe we are protected!)

Big Sur Coast - What a Drive!

If you are in a hurry, then don't take the drive along the Big Sur Coast between Carmel in Monterey County and Cambria (San Luis Obispo County. But when you have the time and want a visual treat - this is the way to go! You will see steep cliffs, rugged canyons as you drive. Be prepared to pull over frequently to take a closer look and to take pictures! The drive is approximately 77 miles and about 1 1/2 hours - not counting stops!

When the fog is just beginning to drift in, the scenery can be stunning.

How good is your memory? Mine has never been the best. Aim a camcorder at me, say "start" and my clever thoughts just disappear. I start preparing my "speech'. I memorize maybe two or three lines and then down goes the head. Good bye eye contact, just let me read the darn thing!!

I gulped when I started looking to buy a teleprompter. Then I found CuePrompter. This works best with a laptop or tablet - and you do need to be online to use it. Just type what you want to say into your word processing program, then cut and paste into cue prompter. Those of us who are boomers and our arms are now too short to read easily, use BIG TEXT when you type in your word processor.

Put your laptop on a small table (I use a tv tray or photo modeling prop.) and place your camcorder just above the top of the screen.You do need a tripod. (also works well with a web cam clipped to the top of your screen).

Then click start prompter. It's adjustable if it moves too fast.

Thank you, CuePrompter. You have saved me alot of time and my eye contact appears much better now. If you have a photographic memory - then I JUST DON'T WANT TO HEAR ABOU IT! If you just don't want to bother, then I hear Ginkgo Biloba does wonders for your memory.

Ok... how many points should we go for each week in "Real Life"? Of course once it actually starts "raining money" on you - then you know you have already won! What other things should you get points for? Ok, adjust your points for activities up or down depending on your own tastes and your business.

Years ago, when I was starting a property management business - I did something like this. It was tough breaking into the area and business. It was hard staying focused and not getting discouraged. So every week I added up my points. I "won" each week I hit my goal. Eventually I started getting accounts.

Disclaimer: This can result in an even worse addiction to points. It can generate pointless worry, point envy and other addictions and disorders.

Don't let a "drive by' website attack threaten your Computer!

Do you use Internet Explorer 7? Well 70% of us do so. Some news stations a couple of days ago said - STOP using Explorer 7 until Microsoft fixes the problem. (You could visit a website and have malacious code installed on your computer). Use the Firefox Browser instead. Well Microsoft scurried around and released a special update to fix the problem.

But have you installed this update? Even if you have windows update set to install automatically this may not have been done. You can manually go to windows update and let microsoft check your system.

Is your computer set to install updates automatically? Check and see.

Go to Start> Control Panel > then switch to classic view.

Then select "Automatic Update"

The default time is 3:00 AM. But most people do not have their computers on at this time. (Maybe some Active Rain compulsive, insomniac bloggers?) Change the setting to a time your computer is likely to be on.

In theory even if the update time is 3:00 AM, then the updates should install the next time you turn on your computer. But I have worked on computers that have not been updated in a year of more - with this default setting!

Put Yourself on the (Google) Map

Putting yourself on the map will help you for "local search" results. Basically this means anything to do with where your business is located. For example for me that would be Monterey Real Estate or Carmel Real Estate. It can help you get into the "top 10 box" (See related blog)

You must have a google account. Go to the Google Maps page & sign in to your account Then either add or edit a listing.

Once you create your listing you have the opportunity to upload photos and link to YouTube videos for your business. This is good to do as it makes you more important with Google and increases your chance of getting in the "top 10 box" for Google Local Search. It also will help if you get friends or clients to write reviews of your business.

Are you in the "Top 10" Box for Google Local Search?Create an H Card

**Being in the Top 10 Box" Can help you compete with the big guys - Yahoo, yellow pages, national directories, etc. They can hog many of the listings for your area. But they can not go in the Top 10 Box because they are not physically located in your town. So if you can't squeeze onto the first page listings - go for the BOX!

For a competitive search term for local search, google often has a Top 10 box - above all the other results. You WANT to be in this box.

Three things help on this one. .
1. Put your contact info - phone number and physical location on most of your web pages.
2. Put an "H Card" on your blog or website.
3. Claim or Add your Business to Google Maps. (Separate Post.)

Put an H Card Micro format on your site or blog - this is just a coded business card which helps locate you more easily on the web.

An H Card is often on a blog or a feed (such as RSS feeds). The blog itself "phones home" it calls/pings the blog directories & search engines and says hey, I've been updated. I have contact info here.

You can also put your H Card on your web site on the about page, contact info page, social network profiles and so on. For these sites you will need to go to Pingerati and list your url where you info is located. Pingerati will then ping the world (search engines and so forth) to let them know where your info is located

How the heck do you create this H card? Do it the easy way. Go to hCard Creator. and fill in the information. I would NOT include my email information as this will generate additional spam. It's your choice if you want to include your instant messenger screen names. I did fill in everything else and included my phone number as it is widely available anyway.

Then click "build it". Click your cursor anywhere in code box and hit Ctrl + A (This selects everything).
Next click Ctrl + C (This copies everything in the box.) **do not include the "+" sign :)

If you want to add you H Card to Your Active Rain Blog...Click on Settings and paste the code into the Blog Description Box.

Now I have a H Card on the right hand side of my Active Rain blog. I have also cut and pasted it into the "about" page of my web site.

Your website will not automatically phone home (call the search engines). So got to Pingerati and type in the location of your new H Card on your website.

Locke Paddon Park, Marina, CA

Locke Paddon Park in Marina is a "vernal pond", which is a salt marsh. It is one of the few protected wetlands in the county. It is a good bird watching location. I have seen white egrets and great blue herons here.

The park also has picnic tables and a walking path around it.

Historic Cannery Row - Monterey, California

Monterey's Cannery Row

This is the waterfront area that was made famous by John Steinbeck. This is probably one of the more popular destinations for tourists. A visit to Monterey just would not be complete without a visit to Cannery Row. There were once a number of sardine canning factories located here.

The best way to see this historic street is to walk. There are lots of great shops, hotels and restaurants here.

Sunset Center, Carmel, California

For Forty years the popular Carmel Sunset Center was hosting cultural events such as singers, actors, music concerts and more. After decades of use, the center was tired. For a period of about 1 1/2 yrs the center was closed for renovations.

Bruno Weil of director of the Carmel Bach Festival said "It's a miracle, the acoustics are unbelievable."

Now the center is a work of art visually as well as acoustically.

Weather Alert for Monterey Peninsula, Ca. - Snow Expected to Continue Thru Christmas...

The weather in Monterey, especially near the harbor area is unseasonably cold this year. A thin layer of snow has settled over the beach, rocks and roof tops of Fisherman's Wharf. It's rumored there is ice skating in the Custom House Plaza area. The ocean is very calm, with minimal waves due to the thin coating of ice over the water. But WARNING it is not (yet) thick enough for you to walk on water, much less ice skate on. Please dress warmly.

Seagulls are probably the best known of the coastal birds. Gulls are known to be intellient and curious birds.

Gulls are not popular with everyone particularly when they nest on homes and other buildings. People use everything from fake owls to spikes to keep them from landing.

Gulls will eat just about anything. Go to the end of either of the Fisherman's Wharves when the boats come in. The fishermen will throw the fish parts to them and you get to see some great acrobatics in action!

Point Sur Light House - Big Sur Coast, California

This is a beautiful lighthouse and location. It is great to see it at anytime. But if you can, go on a Moonlight Lighthouse Tour! Then you get to see the lighthouse at work.

To visit this lighthouse it is by guided tour only. Wear good walking shoes and comfortable clothes. If it's at night dress warmly and brace youself for the wind.

You park below in the parking lot and walk up the hill. The walk and view along the way is gorgeous. It's less than a mile.

The tours are first come, first served, reservations not accepted. So arrive early as numbers are limited.

Commercial Wharf or the Fisherman's Wharf

If you have only been to the popular Fisherman's Wharf with all the stores and numerous restaurants, than you have missed out. Municipal Wharf 2 as it is officially known is the commercial pier for the fisherman and is east of the better known Wharf. This is a working pier.

This is a pier where you can fish also and no license is required. There are two restaurants located here and also the home of the Monterey Peninsula Yacht Club.

You can buy fresh fish here - straight off the boats. It's well worth the stroll to see this workhorse of a pier.

Lake El Estero, Monterey, California

This is a great park. There is a path around the lake (though you may have to share it with the Canadian Geese.) The path is 1.2 miles long and is a paracourse with a series of 18 exercise stations.

Dennis the Menace Playground is also located here. There is also a skate board park and you can rent paddle boats. There is a baseball park for Little League use and there are BBQ and picnic facilities for group use. There is also a Youth Center & Dance Studio.

Monterey County Third Quarter Sales Almost as High as 2005 sales!

Monterey County Sales Comparison for 3rd Qtr. 2005 thru 2008

Yes, you read that right sales in 2008 were only slightly below 2005 sales! The big difference is currently sales are low end REO properties mostly in Seaside and Salinas. Many of these properties are getting multiple offers. Prices in the Seaside market are often 50 to 60% of the sales amt for the same properties in 2005. Unlike some other areas, Monterey County is working thru it's inventory of bank owned properties. It is now a Seller's market in Seaside and parts of Salinas.

The inventory of listings was considerably lower in 2005, then climbed fast and now in 2008 is about 173% of the 2005 number.

Quantity of sales peaked as well as prices in 2005 at 1034 sales, then dropped to 551 for 2006 and then even lower to 360 for the same quarter in 2007. Now the 3rd Quarter 0f 2008 at 941 is not much below the 2005 amt.
