Continue The Holiday Celebration With The Annual Festival Of Lights Parade

It's that time of year again, where families and friends gather to enjoy the holidays with a fun and eventual holiday parade. The annual Festival of Lights parade is just around the corner and is sure to be a hit as always.

Sponsored by the city of Palm Springs, the Festival of Lights parade will be presented by the Agua Caliente band of Cahuilla Indians this year. It is set to run on Saturday, December, 5 at 5:45 p.m. While the parade will run a great distance, it can be seen on Palm Canyon Drive between Tamarisk and Ramon.

The overall theme of this year's parade is Holiday with Lights. The annual parade has been around since its birth on December 5, 1992 and has continued to be held every year on the first Saturday in December. It is a terrific way to celebrate the holidays and have some good clean fun with the family and friends.

The idea of the parade came from a small group of community minded individuals who wanted everyone to be able to enjoy and participate in the holidays within the community. Many who first started the parade continue their involvement today with the parade's production.

There is no question the parade has grown every year with more participants, sponsors and spectators boasting over the joyous occasion. The first year of the parade attracted nearly 12,000 spectators and had just 32 entries featuring mostly lighted automobiles and marching groups. The parade today attracts nearly 80,000 spectators and over 100 entries. Some of the entries consist of lighted floats, big rigs, equestrians, bands, autos and celebrities.

The funding of the parade comes from sponsorships from the city of Palm Springs, businesses nearby and individuals. Thanks to the devoted businesses and the city, the parade can continue to develop and flourish every year.

While the fifth annual Miss Festival of Lights Pageant has come and gone, the Festival of Lights parade is a great way to continue the celebration of the joyous holiday. The parade will be represented by the beautiful young ladies that participated in the pageant. Not only will Miss Festival of Lights be participating in the parade, but they also attend and participate in various charitable events.

Home Sales Continue To Flourish Nationwide

Despite a down economy, one thing continues to surge month after month; home sales. For the second month in a row in October, home sales climbed to the highest level in 2 ½ years thanks to the tax credit. In all, home sales are up nearly 36 percent from January, but are still 16 percent below where they were at in autumn 2005.

Because of the tax credit, first-time home buyers are jumping at any and every opportunity they can. There is only a 7-month supply of homes on the market if things stay on the same sales pace which is precisely why the bidding wars have begun.

One example of many around the country is a couple who bid on 20 Las Vegas homes before finally closing on a four-bedroom home for $136,000.

Home resale's are on the rise as well according to the National Association of Realtors. These have risen 10.1 percent to an adjusted annual rate of 6.1 million in October. This was easily the biggest increase in a decade.

Sales were up 21 percent from a year ago and are officially up in all four regions of the country now. The Midwest is seeing the highest increase with gains of 26 percent. The Northeast was not far behind with sales up 25 percent. The South was right behind with a 23 percent while the West has seen sales rise by 10 percent.

There is no question why sales have increased over the past year. With prices lower than they have been in a long time and the federal programs offered to help lower mortgage rates, far more people are considering buying. The overall median sales price as just $173,000 last month, which was down 7 percent from a year ago and even 2 percent from September.

If prices were not low enough, many experts predict they will fall another 5 percent to 10 percent by next spring. The government is countering the trend with the more than intriguing tax break for first-time buyers while keeping mortgage rates around 5 percent as well.

With the tax credit of up to $8,000 for first-time owners ending on November 30, Congress pulled the gun and extended it. Now, even those who have owned their home for at least five years can claim a tax credit of up to $6,500 for a home purchase. The extension goes until April 30.

The tax incentive gave people a reason to get out and make offers before it ended. Now that there is time to breathe, home sales will more than likely drop over winter as buyers hibernate and then return in early spring.

The one worry is that people will become dependant on government support and will falter as soon as the tax credit is gone. People are also worried about job losses pushing creditworthy homeowners into default. So while home sales are increasing, it is still too soon to say we are back in a normal market. The Palm Springs real estate median sales price for September was unusually low and was posted at $70,500 versus $273,000 a year ago, down close to 75%. Palm Springs Foreclosure resales accounted for 40% of September's resale activity.

Congress Pleases Many By Extending And Expanding Homebuyers Tax Credit

There is no question the tax credit for new home buyers has contributed to the continuous rise in home sales. With the deadline approaching, many were rushing out to find the ideal home prior to the end of November. The good news is Congress has decided to extend the tax credit, while including many more this time around.

Since January first-time homebuyers have been able to get a whopping $8,000 tax credit thanks to the economic stimulus package that was put in tact. While the plan was originally scheduled to expire at the end of November, the Senate decided it was the right move to extend and expand on the tax credit.

While first-time homebuyers and those who have not owned a home in the last three years can still get up to $8,000, the expansion also includes people who have owned their current home for at least five years. If you fall into this category, you can take advantage of a $6,500 tax credit. In order to qualify, whether a new homebuyer or not, you will need to sign a purchase agreement by April 30, 2010 and close by June 30.

Many assumed the tax credit would be extended, but it was getting closer and closer to the deadline worrying some. With this extension, Sen. Johnny Isakson believes this will be the last one to come. If this is the case, it gives you until April to find your new dream home.

The tax credit for homebuyers is one of two tax breaks now that totals out to $21 billion as the Senate has included it in a bill that extends unemployment benefits. The other tax break allows companies that are losing money recoup taxes they paid on profits earned over the last five years.

Although it is terrific for homebuyers to hear about the extension, the economy is still struggling greatly. Sen. Max Baucus believes it is up to Congress to continue acting creatively in order to get the economy back on the right track. Over time these kinds of tax breaks will contribute to people fighting through the recession and finding steady jobs, said Baucus.

Outside of homebuyers, the real estate industry has really been pushing for an extension on the tax credit. While 1.4 million first-time homebuyers have taken advantage of the incredible deal, the National Association of Realtors has estimated that 350,000 would not have purchased a home without the credit. This goes to show you what a little help can do to get people to make big decisions.

In all, the extension and expansion is going to cost the government around $10.8 billion in lost taxes. Although there was some questioning behind the decision, in all it passed the Senate by an overwhelming 98-0 vote.

There are other details you will need to pay attention to as the credit is only available for the purchase of principal homes that are $800,000 or less. It is phased out for those who make $125,000 a year or more and joint filers cannot have incomes above $225,000. Anyone that is in the military serving outside the United States will be able to take advantage of the credit until June 30, 2011 for at least 90 days.

The tax break will help industries as well such as retailers, homebuilders and newspapers that may have suffered losses in 2008 and 2009. There is a smaller version of the tax break for companies who have revenues of $15 million or less that will be enacted in February. This will help provide companies a quick source of cash.

Now Is The Time To Jump The Gun For First-Time Home Buyers

As with every other area around the country, the Coachella Valley region saw a near-record number of sales over the past 27 months. While this is encouraging, it is discouraging considering the fact that many closed at incredibly low prices.

If you are a first-time buyer, there has never been a better time to buy. There has been an increase in first-time buyers by 47 percent compared to all home-buyers. And even if this is not your first time around the block, it is still a tremendous time to look into the real estate market.

It is believed that sales prices will continue to stay at the low mark they are at in 2010. While this is promising for home buyers, this means agents will have to close more deals then they did two to three years ago just to see the same business thresholds.

It is forecasted that sales will be sluggish in the mid- to upper-level home market. Coachella Valley and other parts of the country will face some troubling times as homes will see a significant decline in overall value and equity.

Homes that used to be around the $800,000 mark are now falling below the $500,000 mark. As you might expect, this is attracting many first-time buyers with the incredibly affordable home prices on remarkable homes. Not only is this appealing to first-time buyers, but it is also the perfect opportunity for people to move up into a larger home.

What some are taking advantage of is selling at a 5 percent hit and then buying a home for 10 to 15 percent off. People are wheeling and dealing any way they can to take advantage of the market.

One thing is for sure; the market is still healing as there are countless issues that remain relevant. Something that has become quite common today is cash buys due to the low prices. In addition, real estate agents are becoming familiar with multiple bids as many buyers will place a bid on several homes hoping to get one.

In 2006, 40 percent of all homes sold below the asking price. Today, that number is at a staggering average of 80 percent creating a long-run average of 69 percent. These kinds of numbers make it incredibly difficult to predict where the market will be in five years.

Anyone can throw a book of statistics out there and hope for the best. However, it is the plan of action and what really happens that is going to matter. Right now statistics show incredibly low prices on homes for sale resulting in a tremendous surge in home buyers.

Add onto the equation the tax credit that is good until at least November 30 and you have first-time buyers jumping at every home they can. It is even a promising market for people looking to move from one home into a larger home due to the fact that once high-priced homes are selling for average prices.

While all is good for home buyers, there really is no say where the real estate market will be down the road do to the inconsistent and constantly changing industry today.

Home Sales Rise For The Second Month In A Row For Coachella Valley

Coachella Valley continues to show signs of improvement in the Palm Springs Real Estate market with another stellar month in July. Despite triple-digit temperatures and a credit market that was sure to scare home buyers away, home sales still rose by a tremendous 17.4 percent. This marked the second month of double-digit gains.

While things are looking up for home sales, the median price is unfortunately still looking down with a less than impressive $180,000 median. The last time it was this low was all the way back in 2001 and is much lower than the median price of $274,000 just a year ago. With the remarkably low prices, there is no question why home sales numbers continue to increase.

If you are looking in the market to buy, now is the time. As a first-time buyer with cash and strong credit, you have the potential to find a deal that is unlike anything seen since the 1980s. But the $100,000 to $200,000 range is not the only price market that is increasing in sales. The high-end market is showing signs of improvement little by little.

As with most areas around the country, sales were particularly heavy in areas with a large amount of foreclosure. Indian Wells Real Estate saw the most drastic signs of increase in sales with numbers rising 100 percent. In all there were sixteen sales for the month with the highest at $3.8 million.

In homes that have been purchased in Southern California above $417,000, purchase loans rose to its highest mark since August 2008 at15.1 percent compared to 15.6 percent in 2008. However, before 2007 nearly 40 percent of all Southland sales were financed by these high-priced loans.

One thing is for sure; realtors all over are anxious and excited for what is transpiring into a terrific season. Many believe real estate sales have hit the bottom and are only going to go up from here. Although prices will undoubtedly remain low for some time, it is only a matter of time before they begin to increase as well.

As for the high-end homes, realistic prices are what some believe is helping increase sales. While homes in the $800,000 range have been selling like crazy, homes around $1 million to $2.2 million are beginning to se offers as well.

Inventory on Palm Springs Bank Foreclosures is declining as well as Riverside County saw 58.7 percent of all homes that resold were foreclosure resales. Despite this, it is still lower than it has been since April 2008. While foreclosures were impacting the median price at one point, it is not having quite the same effect today thanks to the rise in high-end sales.

There is no question that the increase in sales is promising, but DataQuick President John Walsh fears it is too soon to call a bottom. With the amount of future job losses and foreclosures, he feels it is not appropriate to say the market has bottomed out just yet.

Another thing that is uncertain is how the high number of mortgage defaults from early in the year will be handled. There are too many options and variables that could affect the market in the long-run.

What you are seeing is that banks are not simply putting property back into the sales market right away. With the stabilized inventory that is taking place, there may be some increases in price. But for now, all we can do is sit and wait to see exactly what the market will do.

Remembering The Great Photographer Julius Shulman

Over the last 98 years, Julius Shulman has made a name for himself worldwide. His spectacular architectural photography has transformed the way people look at modern homes and buildings, and ultimately brought fame to a number of mid-20th century architects. Despite living a long and fulfilling life, Shulman sadly passed away at the age of 98.

Shulman had a philosophical effect on the overall teaching of architectural history through his magnificent work. Although he worked all over the world, it was his pieces of the LA area that drew the most attention. Photographs of glass houses in Palm Springs and Los Angeles and several homes all over the are helped him make a name for himself rather quickly.

His photograph of Koenig's Case Study House #22 in 1960 was extremely prominent. It featured a glass wall and was a cantilevered structure that lingered above the lights of Los Angeles. This quickly became one of the most famous architectural photos that has ever been taken in the U.S.

While his work was signified by beautiful pictures of houses and buildings, this was not all he was about. In addition to capturing stunning images, Shulman's overall mission was to help build the reputation of the architects who were designing the innovative buildings.

His photographs of Southern California's innovative modern homes propelled the careers of countless visionary architects over the years. Many of his images were widely published while promoting and marketing the West Coast's casual elegance. He displayed to the world the glamour and beauty that rested in California.

It is astonishing to think such a man with such talent only took one course in photography in high school at Roosevelt High. From there, he spent seven years strolling through UCLA and UC Berkeley taking such classes as auditing geology, philosophy and many other courses. After seven years, he still did not have a degree and was unsure of what he wanted to do with his life upon returning to Los Angeles.

Just to get by and pay rent, he began making money off of basic pictures he had took at Berkeley with an Eastman box camera. He even won a national magazine competition for a picture he took of the 6th Street Bridge over the L.A. River. It was in March 1936 that his big opportunity finally arrived.

This was when he visited a modern house by Neutra and was really intrigued by the strange forms it presented. After taking several pictures, he developed a few of them and sent them to a draftsman who showed them to Neutra. The architect was more than impressed and invited Shulman to photograph many more projects. This was the start to his professional architecture photography career.

Through Neutra, Shulman was fortunate to meet a number of other prominent architects to propel his career. Over time, he became more experienced and learned how to look at angles most people would never notice.

There was some controversy over time about his photographs being too beautiful. Rather than taking a picture of an object for what it was, he would often rearrange items to get the perspective he wanted. In addition, he would bring props and models to pose in the frame. Sometimes he would even use filters or infrared film to make the photos more dramatic.

Shulman's response to this was that he was not just taking pictures; he was actually "selling modernism." Despite the controversy, he continued using his methods and received a tremendous response from them.

In the beginning of his career he would make no more than $35 to $50 a piece. Those same photos later in his career would sell on the market for as much as $20,000. He had essentially made a name for himself to say the least.

While taking exquisite photographs was his passion, he knew he had a gift. Later on, he began conducting seminars in photography at USC, UCLA and other universities. He did not shoot photos near as much, but he did continue taking assignments into the late 90's. It was the thrill and enjoyment of capturing stunning images that kept his interest up well into his later life.

Shulman had a long career that was filled with glamour and success. Many of his pieces remain as monumental figures. What he did was capture basic images and turned them into magnificent art that captured the eye of the public. Between catapulting his own career, bringing light to talented architects, and broadening the perspective of countless photography students, Shulman certainly left a mark on several people over time.

His first wife, Emma, passed away in 1973 and his second wife, Olga, died in 1999. Julius Shulman now joins the both of them after passing away at the age of 98. He is survived by his daughter and a grandson, Timothy, who both reside in Santa Barbara. His photographs will continue to inspire us forever.
