USDA Home Loans in TROUBLE for November 2009!

DARN... DARN... DOUBLE DARN!

We have a TON of customers closing in the next 10 days who think they are going to:

a) move in next week

b) use USDA Home Loan Financing for their 100% (no money down) financing

c) GET THE $8000 Tax Credit

Well, guess what BOMB just hit MY Email this morning?!?!?

FROM: Single Family Housing Guaranteed Loan Program, Washington DC

The President has signed the Agriculture Appropriations Act for fiscal year (FY) 2010. Since October 1, 2009 we have operated under a Continuing Resolution (CR) with carryover funds from FY 2009 and funds allocated under the CR.

Once the bill is signed into law a lapse of three to four weeks occurs before program levels receive funds under the bill from the Office of Management and Budget (OMB).

Due to a high demand for purchase funds, it is anticipated CR and FY 2009 carryover funds for PURCHASE transactions will be exhausted by October 27, 2009, if not sooner. Refinance funds under the CR and carryover from FY 2009 remain available.

During the lapse of funding for purchase transactions, Rural Development will continue to process and issue Conditional Commitments “Subject to receipt of Congressionally appropriated funds.” Business will be conducted as usual.

Once appropriated funds for FY 2010 become available for purchase transactions, you will be notified. Thank you for your continued support of the Guaranteed Loan Program.

Well, this puts a "kink" in those plans! Anybody want to guess how many people just lost $8000??? This is a GOOD reason for them to extend the Tax Credit!

Do We Need The $8000 Tax Credit Extended? A Comprehensive View

I've just spent several hours reading about the Economy and here's what I've come up with (Sorry it's so long):

The Fed Released the Beige Book, on October 21, 2009. It begins with this statement:

"Reports from the 12 Federal Reserve Districts indicated either stabilization or modest improvements in many sectors since the last report, albeit often from depressed levels. Leading the more positive sector reports among Districts were residential real estate and manufacturing, both of which continued a pattern of improvement that emerged over the summer. Reports on consumer spending and nonfinancial services were mixed."

Well, that's not too surprising - First Time Homebuyers are finally deciding to purchase with the end of the Tax Credit nearing. Further in the report it says:

"Most Districts reported that housing market conditions improved in recent weeks, primarily from a pickup in sales of low- to middle-priced houses. Contacts reported that sales were boosted by the government's tax credit for first-time homebuyers... Sales of higher-priced homes were very slow... Moreover, real estate agents in the Boston and Cleveland Districts were uncertain about the future of home sales once the tax credit expires. Availability of financing continued to be a concern for potential buyers..."

What is it that normally causes people to purchase homes? JOBS. When people feel secure about their JOB, they will then purchase homes! Dr. David Altig, Senior VP and Research Director at the Atlanta Fed, points out on October 21, 2009 that we have a PROBLEM with Jobs and Unemployment, on a scale that we've never seen before!

Underneath the usual total unemployment numbers are the reasons an individual is unemployed: You are on temporary layoff; you quit your job; you have reentered the labor market and have yet to find a job; or you are entering the job market for the first time and have yet to find a job. Or, finally, you have been permanently separated from your previous employer, who has no expectation of hiring you back.

The last category is the dominant reason for unemployment at this time. That might not seem surprising, but it actually is. Never, in the six recessions preceding the latest one, did permanent separations account for more than 45 percent of the unemployed. The current percentage stands at 56 percent as of September and appears to be still climbing

"The number of people receiving paychecks will drive the demand for houses and apartments, and the recovery will begin when unemployment stops rising." said, Jay Brinkmann, Chief Economist for the Mortgage Bankers Association,in Testimony on Tuesday.

The Obama Administration is (obviously) aware of all of this, and Congress is Holding Hearings to extend the Tax Credit... But the question remains, with a HUGE deficeit, do we NEED to extend the Tax Credit?

I thought a report by the Carnegie Endowment was interesting. It looked at Housing as a Percent of GDP, and weather a Gradual Rise in the Housing Market would impact GDP, Consumer Confidence (which most feel is tied to Consumer Spending and Job Growth). In otherwords, is the Housing Market a CRITICAL ingredient in creating a healthier Economy? YES!

"Looking forward, even moderate improvements in the housing market will provide a significant boost to the global economy."

Besides the Tax Credit, there are other factors effecting the small movements in the Housing Market. Obviously having historically low interest rates helps folks qualify. The Federal Government purchase of Mortgage Backed Securities is slated to END in March, 2010. When this happens:

"Analysts at Barclays Capital in New York forecast mortgage rates will be slightly over 6% by the end of March."

Coincidentially, Credit is becoming Tighter at the end of March, according to Fannie Mae Guidelines... and there are reports that the number of foreclosures entering the market will continue to rise. So again, IS THE TAX CREDIT EXTENSION NECESSARY??

"Senate Banking Committee Chairman Chris Dodd said, "We still need to use every tool at our disposal" to help the housing market. Dodd, D-Conn., has joined Sen. Johnny Isakson, R-Ga., in sponsoring a bill that would extend the credit until June 30 and expand it to people who already own homes."

It will conservatively cost 1 BILLION dollars a month to Extend the Credit.

The IRS says the level of FRAUD is "Disturbing." The IRS opened 107,000 civil cases related to the credit and identified 167 criminal schemes at an additional cost of over a HALF A BILLION $$!!

An interview of Tim Geithner by CNBC Anchor, Maria Bartiromo went like this:

BARTIROMO: You look at what happened with the cash for clunkers deal. We went from horrible to great to horrible again. The first-time homebuyer credit. So what happens when the stimulus is gone?

Sec. GEITHNER: ... We're not going to make the mistake many countries made in the past of putting the brakes on too early and creating risk that we have a, you know, weaker recovery with even higher levels of unemployment going forward.

I guess I weigh in like this. I study the Four Bad Bears. I think if the "Collective They" allow the Tax Credit to Expire, Raise rates (through a change in Policy) and make it even more difficult to purchase because of tightening Credit Score Guidelines - we're looking at a "W" in the recovery - and we'll be looking more like the 1929 - 1932 Era. Housing is an important part of the Recovery. If we had a great JOBs Picture - I'd feel differently.

There's a Solar Farm in Cary, NC?

SAS is a Privaately Owned Software Development company in Cary, NC... and also the town's largest private employer. It's always been a "cutting edge" sort of employer, allowing for flexable hours, promoting healthy lifestyles for employees, having healthcare on it's campus. You can see why it's been named the best place to work about a dozen times. Now, it's creating one of the State's Largest Solar-Energy Farms!

We even had the Secretary of Energy, Secretary of the Interior and Senator Hagan in town to do a Tour of the Cary, NC facility! Those of us in the Housing Business should be paying attention to the Energy Initiatives mandated in the White House Executive Order early this month - it could effect FHA Mortage Loans in the future! (I'm just sayin')

The reason this really caught my attention is because I'm very familiar with that area. Apparently I haven't been paying attention, because they are already operating a 5 acre farm (complete with sheep for the landscaping crew - I mean if you're going green then go all the way, right?), and the articles I've been reading say it will be a 12 acre farm. This is REALLY cool, and I have NO problem with it...

But one article I read said they didn't have to cut down any trees for it?? That's the part I'm not getting. I hike Reedy Creek, I drive all around the front and back of SAS Campus - there's no "naturally NON-Treed" 12 acres? I guess there's an area there that was previously farm land?

Oh well, I think it's cool, and I like the fact that they have "smaller" sheep that might not jump up on the Solar Panels to cut their Grass!

Techno Babble "Cheat Sheet" for Social Media Beginners

I taught a class yesterday for folks who are basically new to Social Media, and one of the things that struck me is their need to understand the LANGUAGE of Social Media.

It's hard to be part of a conversation, if you don't understand half of the words that people are talking about! As I think back to my initial immersion into this "stuff," I know my husband thought I was having an affair because I was spending so much time with my Laptop! LOL! All I was trying to do was figure out what people were talking about!

I am NOT the most technically advanced among us, and so if I'm making a Technical "mistake" with any of these terms - LET ME KNOW! If I leave out any terms you think folks should know, AGAIN, please let me know!

Having said that - here's my "Cheat Sheet" for "Techno Babble" (Figured it might be useful for REBarCampRDU!)

Activerain: Activerain is a blogging platform used by over 162,000 real estate professionals. The site htis over 2 million views a month, has over one million blog posts, and on some days they add over 1700 posts! (Brad is the Man!)

Aggregators: These are websites that generally list headlines found on the web. Example: www.Techmeme.com aggregates technology news from many websites and blogs.

Applications:Usually for Facebook or mobile devices, more sophisticated than a widget (that does just one simple task). Software can be divided into two different classes for end users... Actual Software programs like Excel, and Applications, that allow you to have FaceBook on your iPhone.

Avatar: These 2- or 3-D computer representations of people are also referred to as "icons." They can be customized, and automated. You know that little bobble head picture that shows up every time you go to put your profile somewhere? That could be considered an Avatar, but usually they are more customized than that. (BE SURE TO PUT YOUR PICTURE ON YOUR PROFILE!) You probably won't hear anyone use this term at BarCamp... but if you have a kid under the age of 36 (or 7) they know what it is... just makes you seem cooler!

Blog: A website where individual posts (articles might be another word) are entered and commonly displayed in reverse chronological order... or by reverse chronological order by Category. "Blog" can also be used as a verb, meaning to maintain or add content to a blog.

Embed: a way of linking to content (this is seen on YouTube posts for instance) so that the content itself is visible on (embedded into) the page. I think of it as a way to "grab the feed" to that particular Video!

Flickr - A searchable social image sharing site that allows users to tag pictures with specific keywords and descriptive terms http://www.flickr.com Picasa is another great example.

Microblogging: This is a way of posting information with pictures, snippets, audio, multimedia... "Blogging in tiny doses, usually in a 'stream' with many others' tiny updates." You could use tools like Twitter, Jaiku, Pownce and audio, video and photo tools like Flickr, Twittergram, Utterz, Seesmic and more. Example: http://www.twitter.com or http://www.flickr.com

Online community/Virtual community:Friends and Collegues that you interact with primarily interact via internet rather than face to face.

Organic: Means you didn't pay for your page ranking (usually).

Picnik: A free photo shopping program (EASY way to resize your pictures!)

PhotoBlog: A blog post of pictures or Video (called a Vlog).

Podcasting:A way to share audio (normally) with people over the Internet. Can be "live" interviews (for instance), or for others to download to their iPod / MP3 player.

RSS Feed:Really Simple Syndication. RSS is how your "social media inbox" (RSS reader) knows when something new gets posted to a blog/podcast/YouTube/site that you subscirbe to. (we use feedburner – http://www.feedburner.com)

SEO: Search Engine Optimization - Google Juice - These are the tools that you use to get your website ranked higher. It's not one magic pill, and it's not the same for everyone, AND the "best practices" vary over time. It's a MOVING TARGET (IMHO!)

Social Bookmarks and Social Rankings:del.icio.us. http://del.icio.us, Digg http://www.digg.com StumbleUpon http://www.stumbleupon.com (there are others like Reddit http://reddit.com/) These sites are primarily a way to rank a post or a site, and make it a "favorite." If you make something a favorite on your laptop, and then you are on a different computer and can't remember how to get to that page... you should be using social bookmarks!

Technorati - A search engine dedicated solely to indexing blogs, Technorati tracks the state of the blogosphere, ranks blogs according to popularity, and lets bloggers see who is linking to them. http://technorati.com/

Twitter - A way to update others in short, text based posts that are no more than 140 characters long. Some folks use this as a social networking and microblogging service, others use it as their newsfeed. http://www.twitter.com You can use it on your mobile device, or your laptop. Most people I know "view" their Twitter Feed through ANYTHING but Twitter! (I like TweetDeck)

ustream - one-to-many live interactive video encourages broadcast-to-viewer and viewer-to-viewer interaction. Can empowering a much more engaging experience for everyone involved.http://www.ustream.tv/ (I rank this on an advanced level!)

Viral: Not a virus! This is a term that refers to something that is moving around the net FAST! It's what you WANT to happen with your marketing.

Widget: A little box (usually) that has code embedded in it. There are HUNDREDS of them!(see the left hand bar?)

Wiki: Allows for community-edited information (here's the one on Cary), it can be considered an online encyclopedia. Example: http://www.wikipedia.org/

Here's the thing... the WAY we negotiate and sell Real Estate has NOT changed. Some of the LANGUAGE we use... just like relying on "reader ads" has changed. Take time to learn the NEW LANGUAGE... and then become involved in the NEW Marketing Process! It's FUN - It's Interesting! It's DIFFERENT!

What is it they say about doing the same thing and expecting the same results??

NC State Fair - Deep Fried Tweetup TOO!

NC State Fair-with a City Girl's View

NC State Fair with a city girl's view. We became North Carolinians in 1995 and it was soon after that I was approached by neighbor from Tennessee about attending the NC State Fair. State Fair? I'm a city girl originally form Cleveland, Ohio. A week later I found myself going with my neighbor Kim with four kids in tow.

We bypassed the rides and games, apparently the real NC State Fair is all about the animals and exhibits. The first thing that struck me was the families bunking with their animals and grooming them for the shows. We watched a pig show, applauded as one pig was awarded a Blue Ribbon. Then the auction. I didn't understand. Why were they auctioning their prize winning animal that they just spent days bunking with and grooming? With a wink and a smile Kim said, "Why do you think they came to the NC State Fair, and how did you think the pig was going home?" In its crate with the Blue Ribbon pinned to its chest would have been my first guess, apparently not! This city girl had an eye-opening experience that day.

As the years passed Kim and I made the NC State Fair an yearly event. We entered our Girl Scout Troop projects in the Arts and Crafts exhibits. Several girls won ribbons. My daughter Kelsey won two Blue Ribbons for hand-made jewelry. I even caught the fever and took Third Place for a hand cut wool hooked rug I entered in 2004. That year Kim won Best in Show for her rug.

Now the kids are grown and they attend the NC State Fair on their own with friends. Kim and I are left to reminisce. Maybe someday we'll take the grand kids.

Clayton Zip Code 27527 Named In Top Ten By BusinessWeek

If you are relocating to the Triangle, or you're here, and you are looking for a house with a little more land (at a GREAT price!), Johnston County is definately one of the places that should be on your list!

Clayton Zip Code 27527 Named In Top Ten By BusinessWeek.

Clayton, North Carolina specifically the zip code 27527 was named number # 10 by BusinessWeek for having the best schools in the most affordable zip code in the whole country.

The piece mentioned Riverwood Elementary and Middle and also East Clayton Elementary. I would like to add River Dell Elementary where our two boys go and we have been very pleased with their teachers.

The 27527 zip code is east of Clayton just over the Wake County line, and has great access to highways that can have you in North Hills in 25 minutes or Raleigh-Durham International Airport in 35 minutes. Downtown Raleigh and Research Triangle Park are also close by.

The area has homes in all price ranges and subdivisions offering all the amenities, like pool and fitness clubs to small subdivisions with large wooded lots.

This was and still has a large farming community and most of the subdivisions are still bordered by fields of tobacco, soy beans and sweet potatoes. There are a number of homes where people have land for their horses. The growth in Clayton while slower recently has provided for easy access to multiply shopping choices, and the Smithfield Outlet Mall is 20 minutes away.

There are two Golf courses, The Neuse and Riverwood, the subdivision Glen Laurel wraps around The Neuse and is one of the premier neighborhoods in Clayton. Another great Subdivision is Southwick Farm which features rolling hills and large wooded lots. North Fort is a smaller subdivision which features all brick custom homes and Riverwood which has both schools in the subdivision along with a pool and fitness center.

Flowers Plantation is a beautiful planned community which features miles of walking trails, magnificent fitness center, and a planned shopping center, there are townhomes all the way up to estate homes in Flowers.

There are smaller subdivisions like Wyndfall many feature large wooded lots and for the horse lover,the magnificent Portofino which has an equestrian center and riding trails on acres and acres of land along the Neuse River. The Mountains to Sea Trail meanders through Portofino on it's way to the ocean.

Olympians at REBarCamp Are you Prepared to Win?

I've been reading about the Obama's bid to host the Olympics in Chicago and although they didn't win, it made me think about hosting a World Class Event like that in your city. How exciting would that be?

And what about the Athletes? What compels someone to love their sport so much that they are willing to compete at that level as an Amateur?

An amateur is generally considered a person attached to a particular pursuit,study, or science, without formal training or pay.

John Naber, an Olympic Gold Medalist in Swimming was interviewed and asked about the responsibility Gold Medalist have...

";Olympians need to realize that we are members of a very exclusive club to which membership cannot be granted, purchased or bestowed. We earned it!

This can make us heroes to our entire country [Community] (not unlike astronauts and war heroes).

With this opportunity comes a great responsibility, not to be taken lightly. As I say in the foreword of the book ";Awaken the Olympian Within";,

Olympic champions are not extraordinary people, we are ordinary people who have accomplished extraordinary things in a limited area of our lives. If we can do it, so can others, and it is the teaching of that fact that allows us to become real role models.";

As I think about the GREAT Thought Leaders we have coming to Real Estate BarCamps (there's one scheduled in Raleigh on 11/6) it reminds me of these Olympians. No, there's not a Gold Medal in Real Estate Twittering, or Blogging (well maybe) but there's a commitment among a few people in each part of our Community to be the best, to learn the most, to perfect their tools... and the love of the ";sport"; (in our case industry) that drives that distinct group to selflessly SHARE their knowledge with others!!

If there's a Real Estate BarCamp in YOUR community - you should go. You should participate - and you should THANK the people who come there to share! The tools Real Estate Agents are using today are DIFFERENT, and for some it seems POINTLESS... because there are people out there writing blog posts everyday and not getting ANY comments - but there are ALSO people who are getting calls from First Time Homebuyers, who read something compelling.

Real Estate BarCamp CAN be a GAME CHANGER. But if you are coming, you have to be prepared to take a risk.

";RISK taking goes beyond just a necessary step, beyond just a requirement to reach the perfect “10”. Risks-sensible, calculated, prudent, rational risks-are the obstacles that make reaching the destination worthwhile.

Without them there would be no struggle and no satisfaction. I’m not saying all risks are good, and I don’t recommend that we take every outlandish gamble that comes our way, but progress in business or sports occurs only when we risk going someplace we’ve never been before. A new product or a new territory or even new packaging can be risky, but it’s also more rewarding when the risk pays off.

To awaken the Olympian within, we should look for those hidden risky opportunities, places to go, and ways to stretch our abilities. These daily challenges and events outside our comfort zone can be a valuable part of our journey through life, and we should resolve in advance to prepare for them in order to meet them and to beat them.";

If you've been the top producer in your office for 20 years , and your now reading that you need to have blogs, and be on Facebook, and learn to Twitter, that can be pretty intimidating! As a professional who knows more about real estate that most people have forgotten, this can seem pretty silly, and not something you have an interest in taking seriously!

Working to be the BEST in your business, just like being the BEST athlete, means growing your KNOWLEDGE Base. If a Swimmer wants to cut their time by 4 seconds... they have to learn and focus on the details and techniques that will enable them to do that.

The Real Estate Industry has CHANGED, and I'm reminded of that even more as I'm creating my business plan for 2010. I'm looking for ways to stretch what I'm currently doing so that I can be better. I'm reading Mashable, I ordered Wordpress for 2nd Edition Dummies, I'm listening to podcasts and I'm growing my knowledge base.

If you are going to a Real Estate BarCamp, start expanding your knowledge base BEFORE you go. PLAN and THINK about what you want to learn and get from that event. (Start TRAINING!) I am fortunate to live in an area that creates a Triangle between NC State University, Duke, and UNC Chapel Hill (Go Pack!). Right in the "heart" of that Triangle is a Research Park, with HUNDREDS of high tech companies, including RedHat! We have "tweet ups" here with over 200 people on a regular basis, and a couple of nights ago, over 200 people who are "LinkedIn" met at the Lincoln Theater!

Bottomline, there have been BarCamps, WordCamps (I want to go to the next one 8o), CodeCamps in this part of North Carolina for YEARS!

NOW... we're having a Real Estate BarCamp, and the Realtors we are talking to are all scratching their heads!

"Camps" are the "New" Conference format. Instead of having one person stand in front of 300 people with varying degrees of understanding on the subject, you break the group up into smaller discussions. There's not "ONE" topic covered - the topics are based upon what the people who come want to talk about!

Let's say one session is on, "I won't be your Friend on Facebook." (There are lots of reasons...) so the "Thought Leader" will talk about using Facebook for keeping your database, or whatever for like 20 or 25 minutes. They "set up" the conversation. THEN, for the remaining time in the session (they normally run for like 50 minutes to an hour) you ask questions and discuss how this might work for you. "How much time do you spend each week on this activity... Don't you really want TWO profiles as a Real Estate Agent (I don't think so)... Do you put your listings on there?"

While you are in your group talking about "To Be or Not To Be" another group could be talking about Fan Pages vs Groups on Facebook. Yet ANOTHER group could be talking about PodCasts! It's not a one size fits all kinda' day.

So, I was talking to a friend about #REBCRDU, and telling her kinda' how it was run, and about Facebook, and some of the applications... and she said, "So, when I go on a listin' appointment, I'm gonna' find out if she's on it.. and then when I get home, I'm gonna' FACEBOOK 'ER?!?!" "Ughhh, yeah," I said. "Well what's that got to do with sellin' Real Estate?" EVERYTHING!

First Time Homebuyers - Don't Just Check On The Rate!

There are tons of first time homebuyers out there negotiating the best deal on their new home, and now it's time to get a mortgage.

Most of them only know how to ask one question: What's the Rate?

We've been in the mortgage business for over 20 years - and the only thing most people know to ask is - "What's the Rate?"

While that's a great question, it's kinda' like going into a shoe store and asking if they have any shoes in a size 9. Just shopping the rate is not necessarily going to get you the best price.

And what is the best price anyway!?! Most of the clients that call us speak to my husband, Steve. The first thing he ALWAYS says is, "hey, thanks for calling! So you were referred to us by (insert name of friend, co-worker, agent, builder)? That's great!

So, tell me a little bit about what you're trying to do."

I share an office with him - and after listening to him say this for like the 90th time I turned and looked at him saying, "THEY WANT TO BUY A FREAKIN" HOUSE!" He wasn't amused.... but once calmed down he explained to me why he askes that question, that way (and why it will help you when shopping for a loan).

Most clients answer the question of what they are trying to do one of these ways...

They want to buy or refinance but keep their payments at a certain amount
They want to buy or refinance but they don't have a ton of cash to work with
They want to buy or refinance but they can't verify all of their income
They want to buy or refinance but they need it to happen in like 5 days
They want to buy or refinance but they think they have some credit issues

Each of these items will help the loan officer determine which mortgage program (like those different kinds of shoes) will work for you! The PROGRAM will then help us get to a mortgage interest rate... and knowing your credit score and how much money you want to part with for closing costs will determine your rate.

So let's assume you figured out which program you are going to use to finance your home - YIPPEE! One more step in the process! Now you can just call loan officers and ask for their rate on that program and those terms with your credit and compare - it's not even that easy!

You want to be certain that you are working with an experienced loan officer. The largest fianancial transaction of your life is far too important to place into the hands of someone who is not capable of doing more than just quoting you a rate.

So here are some other questions for your loan officer:

What's the next Economic Report coming out that might effect the direction of Mortgage Interest Rates? A seasoned loan officer will have this information at their finger tips, and will know, for instance, that the FED says it will slowly stop purchasing Mortgage Backed Securities, which could cause rates to go up...

When Bernanke and the Fed "change rates," what does this mean... and what impact does this have on mortgage interest rates? The answer is not obvious. The Fed has some impact over SHORT TERM rates, like those on your credit cards, however very little actions the Fed takes (especially recently) has created a lower movement of Mortgage Bonds. Because of the "bad name" associated with Mortgage Bonds in the SubPrime market, fewer people are purchasing these bonds... That's why it's important to note that the Fed says it will slowly stop purchasing Mortgage Backed Securities (If you have other questions about this just call us!)

Once you believe that you are working with a seasoned loan officer, there are other points to consider... If you talk to 3 lenders who all tell you the rates are at 5.25% and you talk to another person who says they are at 5%... well, you've got to question what that lower priced lender is doing. For the most part, rates are rates. The cost of money is pretty close to even across the board - so, if it sounds too good to be true, it probably is. There could be extra fees, or they could be quoting a rate that is only good for the next 12 days.

You get what you pay for! If you are looking for the cheapest deal out there, understand that you are placing a highly important process into the hands of the lowest bidder. (If you've ever had a cheap haircolor job or a cheap haircut, cheap pair of shoes that KILLED your feet or fell apart - you know what I mean).

All too often, you don't know until it's too late that the cheapest isn't BEST. Remember that missed closing dates in NC can now mean a FINE to the buyer. Most "internet companies" do not operate in the State of North Carolina and do not know our laws - or even how we close loans.

If someone mentions closing at the Title Company - you know you're dealing with someone who's not from here, and some delays and differences in quoted closing costs and actual closing costs will likely occur.

Understand that Interest Rates and Closing Costs go Hand in Hand. When someone asks me for a rate - I ask them which one they want. I'm not being sarcastic (well, okay maybe a little) but we have interest rates from 2% to 10%. It depends on the program and the amount of money you want to pay out of your pocket.

Many first time homebuyers want the smallest amount of closing costs (so they can buy a hot new leather sofa!) and will therefore take a slightly higher interest rate - so that the lender pays the closing costs. A professional lender will be able to offer the bst advice and options in terms of the balance between interest rate and closing costs that correctly fits your personal goals.

So our advice is to be smart. Ask questions... but don't just ask what the rate is!

I tried to find some really cool way to actually draw a line on this Google Map - but allas, I'm not that technically advanced.

The "A" on the Map above represents where you should draw a line for properties that qualify for USDA No Money Down, mortgage loans. If you can "imagine" a line from Highway 1 (Claude E Pope Memorial, also known as the Beltline) over to Kildaire Farm Road... everything BELOW that line qualifies for USDA financing.

This is a different view of the Holly Springs, Apex, NC qualifying areas for USDA. Everything ABOVE it (towards Cary) does not qualify for USDA home financing. The USDA line then pretty well follows Ten Ten Road over to Fuquay Varina. here's a map of that area.

Unemployment and the Recession Have We Hit Bottom?

In an interview with CNBC this morning, Nouriel Roubini, a leading Global Economist, speculated that today's job numbers, though dismal - could be setting us up for a U shaped recovery.

This is interesting, as others on CNBC this morning, also speculated that we've hit the bottom, and are due for a bounce upwards.

In fact, according to the Bureau of Labor Statistics:

"Although job losses continued in many of the major industry sectors in August, the declines have moderated in recent months."

What this means for the Immediate Housing Market: Fortunately, or Unfortunately, housing has ALWAYS been tied to jobs. In areas where people have jobs, and the unemployment rate is realatively low - people will continue to purchase homes. In areas where people are afraid of losing jobs, well, those first time homebuyer incentives probably won't help.

What this means for Mortgage Interest Rates in the Near Future: Again, Fortunately or Unfortunately, mortgage interest rates have ALWAYS been a little sadistic during times like this. I tell customers to think about it this way... At a Hospital, Business is Good = Everybody's Sick. In mortgage lending, Bad News in the Economy means Good News for Mortgage Interest rates.

The question becomes, how long will it last. The Government announced in whispers in June that they were NOT going to purchase as many Mortgage Backed Securities (MBS) as they earlier claimed they would, and in fact that the program would likely END in September.

If the Government stops purchasing MBS, we could see rates spike quickly... and after reading this, I'll bet there's pressure for them to stop the program.

Best advice?? ACT NOW! If you've been considering a 15 year refinance now is your chance to grap 4.5% on a Conventional Loan! If you're a first time homebuyer - read this, you don't want to wait!

What Does Lock AND Float Mean?

Most buyers know that once they choose their lender and their mortgage program, they will be given the option of locking in that rate - or floating until they get so close to closing that they must determine which interest rate they are going to keep for the life of their mortgage (we must normally know the exact rate you choose 10 days prior to closing).

If you lock into an interest rate, with most institutions, and rates drop before you close - "oh well." Conversly, if you meet with your lender on Monday morning, and rates are at 5% - then on Wednesday you decide you'd like that 5% rate and call the lender back... well, rates might be at 5%, or they might be at 5.5%!

We offer borrowers a unique option... if you lock into your rate with us today, and rates drop (up until 10 days prior to closing) we'll let you float down to a better rate! There are a few strings attached, but not many, and we have saved our clients THOUSANDS of dollars because of a slight movement in interest rates.

What's Your Online Marketing Strategy? Here Are Five I've Seen

There are several online Marketing Strategies, some work really well, some don't. Here are ones I often see:

!. The "Choose Me To Be Your Agent" strategy is not one of the ones that I see working real well for anyone, although apparently 7,690,000 folks (or more) are using this.

2. One of my favorite strategies is to feed consumers with information about a fairly tight niche, that's not location specific. For instance, Green Building, Veteran Relocation, and Short Sales.

3. Some folks focus giving their readers a true sense of the geographic area they are in. I'm not speaking specifically to market reports, I'm talking more about how it feels to live in the Mountains, or the Desert, or their own small town.

4. Activerain Bloggers have some of the best online Relocation packages available. (I have a ton of favorites in this catagory - so choosing just three is hard!) I think creating a Moving Kit is a wonderful idea, I also like the simplicity of an updated relocation resources as a part of your profile (here's another fav).

5. Most people on Activerain are here to make friends! This is a SOCIAL Network, so I encourage you to make comments, look around, and learn from the folks that are around you!

It's interesting that one of my very first posts on AR was about the Wake County Board of Education, in 2007... This fall there are FOUR seats up for re-Election. I know that many families are HAPPY with year round schools, and I think there should be a CHOICE... but I'm not sure I agree with spending all of the gas our system does (which is not good for the ecology, the economy OR THE KIDS).

If You Are Thinkin' $8000 and USDA Home Loans... 1 Word - "HURRY!"

We are seeing many customers purchasing in our area using the USDA Home Loan - Rural Development Program. It does not require that you purchase a farm, although it does restrict the purchase to more rural areas. In the Triangle, meaning Wake, Franklin, Durham, Orange, Johnston and Harnett Counties - we have several USDA Offices.

Why would you care where the USDA Offices are? Because, unlike ANY OTHER LOAN PROGRAM, USDA Home Loans must be "re-underwritten" by the folks at the office assigned for your county. No switching to an office that might not be as busy... you go to the office assigned to your county.

The Government's not hiring a ton of USDA Underwriters. So, whereas in the past we could get a loan to USDA, and have them underwrite it in 3 days - it's now taking 3 WEEKS.

USDA Home Loans are ALSO underwritten by the Lender - so it's a TWO step program. You will not have a quick close with one of these puppies. GREAT PROGRAM, just not enough underwriters in some areas.

For instance, Johnston, Harnett and Lee counties (the WHOLE county qualifies) have only 2 Underwriters. We recently "lost" a week because the insurance company didn't want to give us a binder 3 weeks before closing. Sorry, but the information we put in GUS must be VERIFIED and accurate!

Who is GUS you might ask? Government Underwriting System... that's right, USDA Rural Development doesn't use the FNMA or FHLMC underwriting engines. I'm cool with that - they have their own... but they ALSO have a PERSON that has to underwrite them!

So if you are wanting to purchase a home, and you qualify for the $8000 Tax Credit... time's a wastin'! Get to it! You will need every DAY in November to get that deal DONE and CLOSED.

Why Recommending A DIRECT LENDER Could Make You Choke on Your Coffee

This is an excellent point of view regarding the differences in the types of mortgage shops you have available to them. I work for a mortgage banker that also brokers loans. You will get the BEST rates by working with someone who can shop for you!

Why do Realtors like to recommend DIRECT LENDERS?

Could it be that somehow the lenders who are dumping foreclosures have brainwashed Realtors by insisting that anyone making an offer must be approved with a DIRECT LENDER?

Or is it because you believe that an approval from one of those BIG BOX banks is somehow safer, better, more familiar?

Now, please don't get me wrong. I work for a company that is a bank, and a bank is a direct lender. I can also BROKER a loan out to one of the BIG BOX banks.

But every time I do that, I regret it. I will tell you that the BIG BOX bank that is our biggest broker has gone from have 120 active mortgages with our company to less than 20 in the last six months.

I will leave it at that because it speaks volumes.

Lots of loans this year have come from people who took the advice of their Realtor and went to the BIG BOX bank. Typically they become so frustrated that someone finally says to them "Go find a broker".

Ironic, isn't it? I will then broker the loan to the same BIG BOX bank.

Or, I will do it "DIRECTLY" through my own bank, a smoother faster and more DIRECT way of closing a loan, where I retain far more control of the transaction.

Maybe, just maybe, some of the BIG BOX banks have spread themselves TOO THIN?

Imagine that we mortgage people sell coffee instead of money. You are just an average guy who wants some great coffee.

Everyone is different after all, that's why you have choices like this:

1.    Go to the supermarket and pick up coffee, stand in line to buy it, take it home.

You don't expect the store to answer questions, to recommend the newest brand, or to provide information, or to have any sort of communication with you.

It is laughable to believe they would answer a phone call at all. But the supermarket is familiar, you know where it is, and you are there anyway, once or twice a week.

2.    Go to the chain brand coffee shop next door that carries only their brand of coffee.

There, you have someone who will discuss every little detail of the coffee, and will let you sip samples.

But there is just that one brand. What if there is something better out there?

3.    You go to a locally owned gourmet coffee shop right in your neighborhood.

Someone actually smiles at you when you walk in. The name brand is there, at the same price as the supermarket.

But there is a much bigger selection than you have ever seen, and a person there to answer questions, and recommend the best new blends.

The owner of the shop lives right there in your neighborhood. It is clear he really wants to keep you as a repeat client, because his success depends on repeat business.

He answers his phone. He publishes a coffee newsletter. He sends you free samples, discount coupons, and is even interested in what you do (in case he can send you a referral).

Shall we ignore this guy because he is not direct? Or should we celebrate this guy for giving the customer a choice about how he wants to buy his coffee?

It makes me wonder if there will ever come a day when we mortgage people will recommend to our own clients, "Go find a direct real estate agent".

What would that mean?

That buyers would go to a BIG BOX bank that also has a real estate department.

I remain hopeful that buyers will recognize the value of working with a local professional, who can show them all of their options, and who will answer the phone, even on weekends.

Because sometimes, you really, really NEED your caffine FIX.
