Susan's Blog http://activerain.com/blogs/emoexpertise en-us http://activerain.com/blogsview/1365674/rum-eggnog-mussels-yum RUM & EGGNOG MUSSELS - YUM <p><strong><span style="text-decoration: underline;">RUM & EGGNOG MUSSELS</span></strong></p> <p>5 lb mussels - wash and remove the beard*<br />½ onion diced<br />½ cinnamon stick</p> <p>2 ounces rum, dark or white<br />½ Litre eggnog<br />½ Litre 35% whipping cream<br />salt and pepper</p> <p>* the hairy bit found between the two shells. Use a dry kitchen towel to grab the beard and pull.</p> <p>Place a pot large enough to hold the mussels on medium heat on the stove. (If you do not have a pot large enough this can be done in separate batches, just make sure you divide the remaining ingredients as well). Wait until the pot is hot, and then add the oil, then the onions and cinnamon stick. Stir and quickly add the mussels. Remove from heat and add the rum, then the eggnog and cream. Return to the stove at medium-high heat and cover. After four minutes give the mussels a quick stir and leave uncovered until all the shells have opened. Remove mussels with a slotted spoon and let the liquid simmer to concentrate. Season the sauce with salt and pepper and pour the finished sauce over the mussels. Wind-chill makes the air colder than actual temperature readings.</em> </li> <li><em>Check on your pet's body temperature and limit time outdoors.</em> </li> <li><em>Provide adequate shelter.  Keep your dog or cat warm, dry and away from drafts.</em> </li> <li><em>If you gave an outdoor kennel... place blankets and pads on floors and/or in a plastic swimming pool for shelter and warmth.</em> </li> <li><em>Be Careful walking or playing with your dog near frozen lakes, ponds or rivers. Your dog could slip or jump in and get seriously injured (so could you).</em> </li> <li><em>Groom your pet regularly. A well-groomed coat keeps your pet insulated. Short and/or coarse haired dogs and short haired cats may get extra cold so consider a sweater or coat.</em> </li> <li><em>Long-haired dogs should have their nails clipped to ease snow removal and the cleaning of feet. Musher's wax is one product that safely and effectively coats the dogs pads, protecting them from ice, cold and cracking.</em> </li> <li><em>Blow-dry or towel dry your pet if  the pet gets wet from rain or snow. It is important to dry and clean their paws.</em> </li> <li><em>Don't leave your dog or cat alone in a car. It gets too cold and carbon monoxide from an engine left running is dangerous.</em> </li> <li><em>Careful with rock salt; it may irritate footpads. Be sure to rinse and dry your pet's feet after a walk. </em></li> <li>Provide plenty of water. Your dog or cat is just as likely to get dehydrated in the winter as in the summer.   Remember snow is not a satisfactory substitute for water. </li> <li>Frostbite is a winter hazard. To prevent frostbite on ears, tail and feet, don't leave your dog or cat outdoors for too long. </li> <li>Be very careful of supplemental heat sources. Fireplaces and portable heaters can severely burn your pet. Keep portable heaters out of reach and make sure screens are in front of the fireplace. </li> </ul> <p style="text-align: center;"><em><strong>WINTER EXERCISE - STRESS REDUCTION </strong></em></p> <p style="text-align: center;"><img title="indoor sports" src="http://www.dogtalk.com/DSCN0039.JPG" height="151" alt="indoor sports" style="vertical-align: middle;" width="240" /></p> <p>The stressful holiday season is NOT the best time to start training your pet.</p> <ul> <li>Puppies, dogs, kittens and cats get stressed during the holidays. Allow them time-outs if you cannot supervise interactions between visitors and your pet. </li> <li>Pets need to be exercised regularly for optimum health and well-being. </li> <li>Just like humans, dogs need to be "conditioned" for specific sports or winter exercise.  Be sure to have your pet do a warmup. </li> <li>    </li> <li>Different breeds are better coated for harsh winter weather. Short coated breeds, need protection! </li> <li>If you have an energetic pet but it is too cold to be outside, consider a healthy outlet like indoor dog sports/agility - or indoor play with your cat.  </li> <li>To alleviate winter boredom around the home, create games that simulate outdoor activity. What does your dog or cat enjoy doing: digging, chewing, chasing things down? For guaranteed success, quick-chill and prebake the crust at a high temperature before adding the pumpkin custard and baking the pie at a lower temperature.</p> <p>Pastry for 9-inch (23 cm) single-crust <a>pie</a><br /><strong>Filling:</strong><br />2 <a>eggs</a><br />1-1/2 cups (375 mL) cooked <a>pumpkin</a> puree<br />1 cup (250 mL) packed dark <a>brown sugar</a><br />3/4 cup (175 mL) <a>light cream</a><br />1 tsp (5 mL) <a>cinnamon</a><br />1/2 tsp (2 mL) <a>cloves</a><br />1/2 tsp (2 mL) <a>ginger</a><br />1/2 tsp (2 mL) <a>nutmeg</a><br />1/2 tsp (2 mL) <a>salt</a><br />2 tbsp (25 mL) <a>sour cream</a><br />1-1/2 tsp (7 mL) <a>milk</a></p> <p><strong>Preparation:</strong></p> <p>Roll out pastry and fit into 9-inch (23 cm) pie plate. Trim pastry, leaving 1-inch (2.5 cm) overhang; fold under and flute edge. With fork, prick shell all over. Place in freezer for 30 minutes.</p> <p>Line pastry shell with foil or parchment paper; fill evenly with pie weights or dried beans. Bake on lowest rack in 400°F (200°C) oven for 10 minutes; remove weights and foil and bake for about 10 minutes longer or until pastry is set.</p> <p><strong>Filling:</strong><br />Meanwhile, in large bowl, beat eggs lightly. Blend in pumpkin, sugar, light cream, cinnamon, cloves, ginger, nutmeg and salt, and pour into pastry shell.</p> <p>Combine sour cream with milk; pour into funnel with narrow tube, blocking opening with finger. Remove finger and quickly drizzle mixture in spiral pattern over filling.</p> <p>Beginning at centre, pull tip of knife shallowly through filling and sour cream mixture at 8 evenly spaced intervals. Beginning at outside, pull knife through middle of intervals toward centre to create web pattern.</p> <p>Bake on lowest rack in 350°F (180°C) oven for about 1 hour or until filling is set and point of knife inserted into centre comes out clean. As a <strong>Realtor, </strong> I definitely have a 'biased' perpective and answer to that question.  But since the question involves 'working with a<strong> Realtor'</strong> - who better to answer it? :) </p> <p><strong>1.)Yes </strong>- if you're working with <strong>Realtor</strong>'s in two different Cities - where each has their own area of expertise! Go ahead and Use 2 Different Realtors! As a matter of fact your local<strong> Realtor</strong> can probably refer you to a <strong>Realtor </strong>in the city you're moving to.</p> <p>2.)If you are <strong>Selling Your Home and Buying</strong> again - it is possible to work with a Listing Agent to sell your home and a Buyer's Agent in the purchase of your new home.  Often these 2 Realtors can even be a part of a team where they tag-team each other.</p> <p>More importantly however, is the Buyer asking about this from a legal or moral/ethical perspective?</p> <p>First of all I want to say that Real Estate Associations in each Province and State have their own rules.  There used to be <strong>'threshold'</strong> rights in British Columbia.  This is where the Realtor who introduces you to the house - is the Realtor who gets the commission.  However it's not so cut and dried anymore.<a href="http://www.ageinplace.org/Portals/5/no_step_threshold_2_lg.jpg" id="thumbnail"><img src="http://t1.gstatic.com/images?q=tbn:knk1WNe4eVsIwM:http://www.ageinplace.org/Portals/5/no_step_threshold_2_lg.jpg" height="80" alt="See full size image" width="118" /></a></p> <p>If you signed a <strong>Buyer's Agency Agreement</strong> - then you are under 'contract' to work with that and only that Realtor.  If for some reason you choose not to - then your new <strong>Realtor</strong> may very well end up getting paid by YOU or not at all!  And YOU will be breaching a contract to work with another agent. This can get ugly ... <em>and no one wants "ugly" ...</em></p> <p>However if you have No Contract - Let  me Tell you You some Reasons Why it is NOT a good idea to <strong>work with more then One Realtor!</strong></p> <p>Home Buyers often call on signs and advertisements and talk with MANY real estate agents until they find a home that they want to buy ... and then just work with the listing agent to buy the home. Sometimes this is <em>not </em>a good idea, as the home buyer may not get the best deal if  the listing agent is looking out for the best interest of the seller ... not the buyer.</p> <p><strong>Or the Buyer may work with several different Buyer Agents</strong> to see who will find them the best deal. This is ALSO not a very good idea for a couple reasons ...</p> <p> </p> <p>                                <img src="http://activerain.com/image_store/uploads/7/5/1/5/7/ar125800253375157.jpg" height="211" alt="" width="300" /></p> <p>1.  First of all all Agents have the same access to the same homes for sale via the local MLS.  They all have the potential of finding the "best deal".</p> <p>However Agents only get paid when they successfully find a home for a home buyer ... and it closes. All the up front work of finding the home is done without pay and in good faith that the home buyer that they are working with is using them to represent them. If a home buyer is not disclosing that they are potentially working with other agents, then the Buyer Agent does not have the ability to fairly weigh out the situation and determine whether or not they want to work with that home buyer.</p> <p><strong>There Are some exceptions though:</strong></p> <ol> <li>If a home buyer wants to work with more than one agent (for whatever reason), the right thing to do is to NOT sign a Buyer Agency Agreement and to <em>notify </em>each agent of this decision. </li> <li>If a home buyer is considering buying different types of property or different areas, they may consider hiring an "expert" for each area.  </li> <li>If you're still not sure and don't know if you will like being 'married' to just one agent - Consider  signing a week long Buyer Agency agreement - If after that week, the agent is not a good fit, then the home buyer can move on and find a new agent. Buyers can see past my stuff</strong><br />No - they can't. 95% of house hunters shop with a <em>'what you see is what you get'</em> eye. It's <em>more </em>likely to trigger alarm bells, with many wondering what it is you're trying to hide. Your buyers will be happy with a place that looks and smells clean.</p> <p><strong>3. I'll need to clear everything out to help buyers see themselves living here.<br /></strong>This is only partly true. Wall to wall family photos are distracting, as is your porcelain rooster collection. These things are best put away. But don't go overboard, otherwise you'll end up with a look that feels cold and sterile.</p> <p><strong>4. If it's an original feature - it adds value.</strong><br />Sometimes yes - but often no. Generally a property built less than 50 years ago without being updated is more likely to appear dated, rather than classic.</p> <p><strong>5. My place isn't worth staging.<br /></strong>All homes are worth taking the time to present in a positive light to buyers. The trick to knowing where to start and what to do is in having a good idea of what buyers in your target market will expect, along with learning more about what competing properties in your area are offering.<strong></strong></p> <p><strong></strong></p> <p><br /><strong>6. Buyers will always prefer to see how a room is used and what will fit in it, rather than be left to guess. Very large rooms can also be too intimidating for some. Even borrowed furniture can help buyers get an idea of scale and give the eye something of interest to focus on.</p> <p style="text-align: left;"><strong></strong><strong>7. Converting a bedroom into a home gym won't be a problem.<br /></strong>Bedrooms are one of the most valuable commodities of the 'for sale' property. Having a home gym set up in a bedroom will prompt buyers to wonder why that is. I remember once looking at a house where this was the case. When I came across the bedroom with the gym in it, I immediately began to question if a bed would even fit. Always give the rooms in your house a purpose.</p> <p><strong>8. No need to worry about wardrobes and cupboards.</strong> <br />Home storage is a big deal to most buyers and is surprisingly valuable. Prospective buyers will open storage cupboards in kitchens and bathrooms, so keep them tidy. I have two answers for you. First, if you don't really need to move, it is worth whatever you say it is. If you think, "I wouldn't sell this house for less than $300,000," then it is worth that much to you. If you need to sell it, though, what it is worth to you is irrelevant.</p> <p>Market value is the only relevant value once you are ready to sell. This is the value according to all the home buyers out there. They don't care what you spent renovating the house, or what you originally paid. Spend $50,000 adding a pool, and they may only pay $20,000 more for the home. Real estate is worth what the market says it is worth.</p> <p><strong>How Much Is My House Worth - Part One</strong></p> <p>To estimate the market value of your home, use "<strong>comparables.</strong>" This is how appraisers do it. Find at <img title="house" src="http://www.dreamstime.com/cartoon-house-holding-money-thumb4681975.jpg" height="192" alt="House" style="float: right;" width="207" />least three similar homes nearby that have sold within the last two to three months (these are your comparables).  Also, plan on requesting current listings as some banks are actually looking at new listings for value since the markets tend to trend to the decline in value.  This information is in county records (sometimes online now), or ask a real estate agent with access to the multiple listing service. Get the sales prices, terms of sale, description of the property, and other information.</p> <p>Take your first comparable, write down the selling price, and review the description item by item. Add to the sales price of the comparable for each thing it doesn't have that your subject home has, and subtract for each thing it has that your subject home does not have. This sounds confusing, but it will make sense once you try it a couple times.</p> <p>For example, if your home has a second bathroom, and the comparable doesn't, add the value of the bathroom to the sales price of the comparable. You'll have to estimate what these things are worth, or ask for professional help.  Sometimes it is just worth paying the price for an appraisal to get it done right, or maybe your local realtor can help.</p> <p>You are rectifying differences, to see what the comparable home WOULD have sold for if it was just like yours. If a comparable sold for $242,000, with one less bathroom than your home, and a bathroom is worth $15,000 in your area (ask a real estate agent for help with these figures), then you ADD $15,000 for the bathroom it doesn't have. Subtract, say $5,000, for the paved driveway it does have, that your home doesn't have. $242,000 plus $15,000, minus $5,000 gives you a comparable sales price of $252,000.</p> <p>Do these with each comparable, then average the three comparable prices. If, for example, the three comparables now have adjusted sales prices of $252,000, $262,000, and $249,000, add the three figures and divide by three. The indicated value of your home is $254,300. Remove from heat. Add pineapple juice and cream cheese. Beat until well blended. Cool slightly.</p> <p>If you have round ice cube trays, spary them with non-stick cooking spray first, then pour the mixture in the molds and leave to set in the fridge.</p> <p>Otherwise pour into a deep dish and chill until thickened or firm enough to use a melonballer to scoop full balls of the mixture and set aside for decoration.</p> <p>To decorate, use liquid food coloring and an artists paintbrush and get creative. They put a price on a property that they think "someday" it may sell for. If moving on with your life requires the sale of a property you own...there is not an infinite amount of time to accomplish this sale. <strong>Life is Short.</strong></p> <p>What got me thinking about this, is I have several short sales a bank owned sale and a probate property that are pending. With these sales the process to close will be longer (in some cases much longer) than the time it took to find a buyer.
