Showings are starting to pickup here in the Chicago metropolitan area. After a long slow winter the buyers seem a little more active in viewing homes listed. Mortgage rates are low and home prices have dropped as much as 20%, not bad if your in the market looking to buy a home. It's not bad even if your selling, that is if you're selling and buying another home chances are the price on the new home has dropped as well.

The key to buying in this market is to select a home with a motivated seller. Motivated meaning the seller needs to sell for one reason or another whether it's due to losing their job, pre-foreclosure or simply because they can't afford the home anymore, these are the homesellers that realize that they have to keep dropping their price until it sells.

The smart buyer is the one that seizes the opportunity and scoops up the home usually for a great price.

How many home viewings does it take to find THE one you want to buy?

What I'm experiencing with home buyers in Chicago, on average the amount of homes viewed is 10.

How many did you view or show before finding the right home?

Most of the time this is what happens....

The first home is the least expensive and in need of much repair, then as the price goes up they get better but, there is always that one in 10 that is way overpriced and makes the others look real good. The home that most often ends up being the one is because it either has been staged or remodeled. The cleanest, most spacious, well kept home out of the 10 ends up selling if it's reasonably priced of course.

How many do feel you need to see in order to make a decision? What's your magic number?

In 2006 the numbers were a bit different for this date: 11 units sold with an average market time of 113 days. The median sold price was $368,000, average sold price of $383,136, max sold $593,000 and min. sold price of $285,000. The total volume $4,214,500.

Overall we are looking at a price drop of about 5% from this time last year, with less homes being sold and about an extra 3 weeks for days on the market.

What do you do when you sell your used car?

If you want the blue book value, not the trade-in value there are certain things you have to do. The same applies to selling your home.

Some things you would probably do to your car would be... a tune up, change the oil, air filter, replace any burnt out bulbs, steam clean the engine and interior, get it detailed.

In your homes the same would be...fixing any and all of the minor repairs like cracks in drywall, tile grout etc. Cleaning the inside and outside of your home. Hiring a maid service during the time your home is on the market.

When you look at the blue book you have deductions to the value with mileage (in the home... wear and tear, out dated etc), the year of the vehicle (in the home... age of appliances, furnace, roof etc.) What's the make of the car? (the style of your home) What model is it? (the area your home's in) What class car is it? (vinyl flooring or marble) Power windows? (double hung windows)Air conditioning? (central air or window units)etc......

Trading your car in would be the same as selling your home to an investor (one of those "We Buy **** Homes" guys), they want to give you trade-in value.

Pretty much all of us go out of our way to do these improvements to get blue book value when selling our cars but, when it comes to selling our home we don't.

Sure it's a lot less of an expense for a car than a home but, if you want "Market Value" it has to be done.

Oh! by the way, one difference is Realtors are not like used car salesmen....or are we?

It's important to make sure your closing goes smoothly. Many people are involved in the transaction of your home purchase.

They might include.

Home inspector
Pest and dry rot inspector
Appraiser
Handyman
Title officer
Insurance agent
Mortgage broker
Loan processor
Realtor
Attorney
Seller

It might not include all of these people but, nonetheless you can see that many are involved in the transaction. So here is a punch list to keep the process moving when you are buying a home.

Once you have an accepted offer get a copy to your attorney.
It's best to schedule a home inspection right of the bat. Your contract should allow 5 business days for inspection and attorney review.

You might think an inspection is a waste of money but think of it as an added insurance policy. Even if you think that there is nothing wrong with the house it's a good idea to get a third party, non-biased opinion from a professional on what repairs may be needed or things that could possibly go wrong in the years to come.

If there are issues, you will want to look at the possibility of re-negotiating the contract. It is best not to use this as an excuse to try to get a better deal, but it can be a great way to get the seller to help with the cost repairs that may be needed prior to closing.

If there are repairs, get estimates and weigh the costs of having them done before the closing as opposed to doing them at a later time yourself.

Keep in mind, the lender may have repair requirements that will need completion to process the loan. After the appraisal the lender will let you know what has to be repaired before you can get the loan.

When your inspections are out of the way, it is time to have the appraisal scheduled. The lender needs to be informed that the appraisal is to be ordered.

The appraisal is one of the costs that will have to be paid up front (along with any inspections that need to be done on the property.) The quicker all these steps take place the faster you can close on the house.

If you are not working with a Realtor, it is best to contact your mortgage broker or lender once a week just to make sure they are not missing any documentation and that the process is moving ahead smoothly.

Once a week you will also want to contact your escrow officer who is in charge of the closing at the title company.

At this time you will also want to call your insurance agent and inform them you will be buying a house and will need coverage for the closing of the loan. The title company will send you a form to be completed with your insurance information.

Whenever the title company or the lender calls you requesting information, get it to them in a timely manner. The quicker you respond, the faster the loan process.

You can generally expect a closing to take about 30 days from the time an offer is accepted, If you stay on top of things you can move the closing forward about a week. But that is about the quickest you can expect the closing to happen.

You can talk with your mortgage broker and get an estimate of their average closing time.

There are a lot of people involved in any single home purchase, but by understanding the order in which things take place, it will help you to make sure you will get the keys to your property in a timely manner and that you will have made the process as easy as possible.

Your homes been on the market 3,4,5 or even 6 months.

You had showings in the beginning but then buyers stopped coming, even after you dropped your price.

How Frustrating!

WHY is this happening?

There are really only two reasons why a property fails to sell during its marketing period: price and/or exposure. Price is determined by using objective data such as recent comparable sales and can only be determined by what the best, most qualified, buyer is willing to pay. You can only find that buyer through creating maximum exposure for your property. Exposure is the key to getting your property sold to the right buyer in the shortest amount of time.

So, either you or your agent priced your home too high or your home is not being marketed to the right prospects.

Put yourself in the buyers shoes who saw your home when it was first available, they were either not interested because of the price or your home just simply did not fit their needs so, even dropping in price did not alter their decision.

The solution - market to someone or somewhere else - if you or your agent are bombarding the same people over and over, change the audience. Market your home from a different angle:

Provide a Home Warranty

Stage your home

Curb appeal (make them want to come and see the inside)

On a scale of 1 - 10 I would say 7 maybe 8. Is it worth trying, YES. According to the 19th annual Cost vs Value Report a Chicago bathroom remodel should recoup around $9700. If you did it yourself it would cost about $2500-3000, potential profit $6000+ and not to mention possibly a much quicker sale. (not a bad thing for the buyer's market we are currently experiencing).

You might say, "easy for you to say" cause I've got 15 years experience in remodeling bathrooms but, In my years of remodeling I've trained more than a handful of guys and found that with a few skills learned you can undertake a remodel in short order.

How?......Gut your bath (demo only what you're going to replace, for instance, if you have tile only in the shower don't remove the drywall in the rest of the bathroom). If the tub is just stained paint it with epoxy paint (kits sell for about $30 at home centers). Remember how you removed the fixtures because installing the new ones is the exact opposite.

Install cement board in the shower area...score the board with a utility knife several times snap and cut the other side. Screw with 1 5/8" drywall screws.

Install your wall tile...most important step is draw a vertical plumb line from the edge of your tub and a horizontal level line around all 3 walls. If you've never laid tile before, stick with ceramic that has the notched spaces already there. In a standard tub area you need about 90sf of tile, 3 gallons of mastic glue and 10lbs of non-sanded grout.

Install floor tile...I would go right over the existing floor if possible, just get a thin set mortar that will adhere to ceramic. Usually the best layout would be going along the tub with your tile and squaring off of that. If your left with a small cut try and have it go along the wall with the fixtures. Use 1/8"-3/16" spacers. 25-30sf of tile, 5lbs sanded grout. 25lbs of thin set mortar.

Patch & paint...if your walls are really bad go with Venetian plaster (easy to do, looks great and professional).

Install fixtures...just remember if you went over your existing floor tile to get a double wax ring gasket for the toilet.

Remember stick with neutral colors when choosing tile and paint. Also adding a 4"-5" baseboard with quarter round makes a huge difference.
