&lt;p&gt;Now I had mentioned that David Cohen has an eye for marketing and now I can get to Elwood. You all remember the great car chase scene from the Blues Brothers. Homes for Heroes and David Cohen had an opportunity to meet the real Elwood at a local wine shop. The idea hit David hard and the rest is Home for Heroes history.&lt;/p&gt;
&lt;p&gt;This last Saturday, Dan Aykroyd (aka Elwood Blues) was in Minneapolis promoting his new Wine and Vodka Products. He generously offered Police, Firefighters and Military (our heroes) a free autographed bottle of wine! And of course David was there clad in his Home for Heroes sweatshirt. Never missing an opportunity to spread the word of Homes for Heroes to a captive audience; David seized this highly publicized event to stand in line for FOUR HOURS to hand out lovely Home for Heroes T-shirts he digitally prints himself. When finally his turn in front this celeb for a signed bottle of wine, David offered Mr. Aykroyd his very own Homes for Heroes t-shirt. Seeming to welcome a chance to take a break from the repetition of signing bottles endlessly for hours, he happily replied &amp;rdquo; Thanks, that&amp;rsquo;s a great program!&amp;rdquo;&lt;/p&gt;

      <description>&lt;p&gt;I have been working with 1st time buyer for about a week. He is capped out at $145,000.&amp;nbsp;&amp;nbsp; He wants to purchase a single family ghome in Dakota or Scott County. If you would have asked me four years ago if you could find single family homes in this price range, I would have told you that you were on crack! I have been amazed how many properties are listed bellow $150,000.&amp;nbsp; The only problem is that every decent property has two to four offers on them! The banks finally get it and are pricing some of gthe3se properties so ridiculously low that Buyers are jumping on them.&amp;nbsp; Moral of the story is help our client analyze and realize many of these proprieties have been discounted enough already so there is no need to play the typical &quot;BUYER GAMES&quot; like&amp;nbsp; low ball 25k under list when the property has all ready been adjusted for condition. Now more than ever we need to help our buyers see a property's real value and not let their ego and desire to make a steal prevent them from making a wise investment and purchase.&lt;/p&gt;</description>

      <title>MARKET  REALITY</title>
      <description>&lt;p&gt;&amp;nbsp; I have recently compiled year end statistics for the Plymouth Real Estate Market and have made some observation.&amp;nbsp; The Media, The Realtor Associations&amp;#39;, the Public, and even Realtors are making sweeping generalizations about the state of the Real Estate Market.&amp;nbsp; &amp;nbsp;People have tendency to make sweeping statements.&amp;nbsp;&amp;nbsp; First let&amp;#39;s look at the MEDIA.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp; The Media has helped exacerbate the public&amp;#39;s perception of the downward spiraling of the Real Estate market.&amp;nbsp; I remember in 2005 the media describing the market as tanking and sales were down 1%.&amp;nbsp;&amp;nbsp; Like it or not the Media is in the business of selling papers and &amp;quot;Hype,&amp;quot; especially with a negative spin sells lots of papers.&amp;nbsp; 1999-2005 were record setting years.&amp;nbsp; The reality of the REALTY is that 1% off a record year is pretty good!&amp;nbsp;&amp;nbsp; In fact 2006 was the 3&lt;sup&gt;rd&lt;/sup&gt; best year in the last 20 years of our market in Minnesota.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Media fails to tell the public that Real Estate like any investment fluctuates like any market (like Wall Street.)&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Consider this example:&amp;nbsp; Joe buyer purchases his home for 270k in 2000.&amp;nbsp; His home is worth 370k in 2006.&amp;nbsp; In 2008 his home is now sells for 345k.&amp;nbsp; Did Joe lose money? In reality he did not.&amp;nbsp;&amp;nbsp; Joe will net almost a 48k&amp;nbsp; PROFIT after paying a 7% commission to sell his property for highest price&amp;nbsp; a buyer will pay in this market.&lt;/p&gt;&lt;p&gt;His original investment was 62,000 (20% Down Payment &amp;amp; 3% Closing Costs) and his return on investment was 77.4% over 8 years or 9.6% a year TAX FREE!&amp;nbsp; Unless Joe has a miracle worker for a Financial Planner, I highly doubt Joe could have had that return on Wall Street same time period.&amp;nbsp; How is that losing money?&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Now if Joe went and refinanced and bought himself vacations, cars, and clothing that has nothing to do with the value of his property, the fact he spent his equity.&amp;nbsp; That has to do with Joe&amp;#39;s fiscal choices that might not have been the wisest and fiscally responsible.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp; The Media never talks about the fact your home is still worth more than you paid for it 4 years ago.&amp;nbsp; The problem is that everyone thought the Appreciation train would keep running at over 5% a year. And that is not in the world of Reality!&amp;nbsp; &lt;/p&gt;&lt;p&gt;The Media only focuses on the cases of FISCAL IRRESPONSIBILITY &amp;amp; FISCAL INCOMPETICY due to consumer ignorance or lack of education and unfortunately Lack of Professionalism in the Mortgage &amp;amp; Real Estate industry.&lt;/p&gt;</description>

I create strategic business alliances with other business owners and cross market their products and services with my property listings.&amp;nbsp; In Cottonwood&amp;#39;s case, I have several local Chanticlear Pizza stores handing out coupon cards that have &amp;nbsp;&amp;nbsp;color photos and property info to apartments in Maple Grove &amp;amp; Plymouth.&amp;nbsp; The Renter is seeing the listing and receiving a coupon for a future pizza offer.&amp;nbsp; It is a win-win-win fo everyone. The seller&amp;#39;s home is being exposed to the correct target market ( 1&lt;sup&gt;st&lt;/sup&gt; time home buyers,) Chanticlear gets free print marketing, and I get extended exposure.&amp;nbsp; But at the center of the marketing message is the client&amp;#39;s property. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;My responsibility to my client is at the forefront of my efforts!&amp;nbsp; That is my value proposition and differentiates me from the other Realtors in my market place. To me I do not need to market my ego.&amp;nbsp; I just want to promote, expose, and market my clients&amp;#39; properties!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
