The Open House Marketing List...

Here is my top 5 ways to market your open house list - please note that these may vary by market, and the type of house you are selling:

1) Invitations to the neighbors - Neighbors are inherently nosey (myself included) they have always wanted to know what your house looks like on the inside. An open house sign is their chance to do that. The only ones who won't come are those who feel like they have to come up with an excuse to come to your open house - since they already live in the neighborhood and won't be buying your home. Invite them to a "NOSEY NEIGHBOR NIGHT" where you have cocktails and snacks. Go knock on doors and drop off invitations. It is a nice social setting to find out if they know anyone interested in moving into their neighborhood!

2) Evites - Everyone loves an evite. Go to Evite.com and invite your friends and relatives to come by an after work open house. Serve nice drinks and snacks. Owners... go out to dinner and a movie!

3) Giveaways - I give away free HMS home warranties (redeemable when your home is on the market or if you purchase a home) to anyone who comes to an open house.

4) Cookout/Yard Sale - Put your grill in the front yard, get out the burgers and chips and sodas/water and have a yardsale and cookout! Everyone loves a cookout! Won't work in the winter - but it is a homerun for the summer!

5) Team up! - A group of local agents, not even from the same brokerage, did a neighborhood open house. People got a card stamped at each location then put their card in for a drawing at the last house for a nice prize.

Help me Eva! My house isn't selling!

So your house has been on the market for a while now and you need to get it sold. You have decided to take it off to give yourself a break from worrying about it and to regroup. Ready to call me? Here is my number 202-528-3942. BUT WAIT! Before you call me - let me tell you a few things that you will need to know before we talk so that you won't be surprised.

You want to sell your home fast? Some of it is up to you - the seller! Here are some of my tips for selling your home fast. Get more by watching my video presentation of "Preparing For the Buyer's Eye" brought to you courtesy of myself and HMS home warranties (which I provide as a gift to my sellers - worth over $400).

1) Cut the grass.

When people drive by your home and see a for sale sign, they want to think that the home is well taken care of. The grass is one element that can add to or take away from curb appeal. Also, a well-manicured lawn increases the perceived value of the home.

2) Clean out the garage and organize storage spaces.

No one wants to see how you store YOUR stuff, they want to know how they will store THEIR stuff. So if you don't have a place to put your things, make sure it looks neat. If you can, get a storage unit to put everything in that is not absolutely necessary.

3) Replace old bedspreads and sagging cracking miniblinds.

It is a inexpensive way to make a room look fresher. You can get plain white blinds for about $6 if it is a pretty standard sized window. You don't have to love them, since you more than likely will be leaving them behind.

4) ALWAYS remove pets from the home if you have a showing.

No one wants to be responsible for letting Fluffy out, or wants to wonder what the room looks like that they couldn't see since Bruiser was in there. Some buyers just may not be comfortable knowing that a dog or cat is there at all.

5) Avoid cooking strong smelling foods while your home is on the market.

You would be surprised how long smells last in upholstry, carpet, and even in the walls. If you are craving fried catfish or curry - eat out.

6) Find your most recent utility bills and provide your agent with them.

Don't let a buyer assume anything about your house! Give them all the information that you can. Often times, they will go with the house they feel like they know the best.

7) Tell your co-workers, friends, and family that your house is for sale.

Refer them to your property website, email them your property video, show them your property brag-book, DVD or CD (if you have one) and the MLS #. You never know who has had their eye on your house - and has just been waiting for it to go on the market so they could buy it from you.

8) Have your home professionally cleaned at least once before you put it on the market.

Have someone else come in to get on hands an knees and clean baseboards, windowsills, and other nooks and crannies that you may not ordinarily even look at during your day to day cleaning.

9) Get out the caulk.

Homes settle with time. Fix cracked and separated caulk around windows, door frames, moulding, tubs, showers, sinks, toilets. It is very inexpensive.

10) Make sure the door is easy to unlock and open.

It is really not a good first impression if your buyers can't get in the door.

Reposted for Mother's Day - My Hero is back from vacation... THANK GOD!

I was calling everyday for the last 3 days before her vacation ended. Several times a day actually! You would think I was giving her the minute by minute settlement update or something. I wasn't falling apart yet, but things sure were getting loose. 2 months?!? Who goes on vacation for 2 months and leaves a woman with 2 kids under 2, a demanding 7 year old, and a real estate career for 2 WHOLE MONTHS?!? My mom, that's who.

Yep, my mom is my hero. Let me tell you a little something about her. She was a pediatrician for over 20 years before she retired. She managed to have one of the largest - if not the largest - pediatrics practices in the area in the south in the 70's, 80's, and 90's. That is no small feat for a black woman. Now I said black woman instead of African American for a reason. She was born in poverty in the 40's in Port of Spain, Trinidad. Oh, yea, you read right. She went to college, got her masters in biochemistry and then her MD. She started off in real estate by buying a little house in Silver Spring, MD that is now worth well over 600K. She sold it though, before she moved south. Once she got there, she bought a house with a fence and a pool... after that, it was on. I don't know how many transactions she has been involved in by now, but at one time, she had a huge real estate portfolio, AND ran a full time medical practice in two offices... and she was the only physician at both! The raised 2 kids, putting us through the best private schools our area had to offer, and while NEVER driving a brand new car, buying fancy jewelry, or running up credit cards. Shortly before my son was born, the stress, ripping and running, and a congenital heart defect, as well as a neurological defect that makes people pre-disposed to having strokes took it's toll, and she had a stroke.

Real Estate was her second love, children were her first. So when my son was born, she didn't even want rehab. He was her rehab and she decided, she was officially retired. Now, she isn't fully recovered from the stroke, but who ever really recovers fully from one of those, but she is still doing her thing. She said if she hadn't gone into medicine, she would have been a real estate agent. She says that she is ready to watch the kids, so that I can do what I love - so that is how we work. Being from the islands, she hates the cold, so during the worst parts of the winter here, she returns to her house in Georgia, or she goes to visit her mother in St. Vincent or family in Trinidad.

While she was gone, I managed to get one of my listings under contract, and list 2 apartment buildings, so I didn't do too badly considering, the job of watching the kids was split between myself and my husband and that was it. We work pretty well together. If I have a big appointment, he'll watch the little ones, and vice-versa. So she is back and resting some, but soon it will be back to business as usual. I called her in Trinidad when I finished my GRI designation, and she was really really proud. I have one more class and I will take my Broker's exam. When I get it, I am having a party - for her.

As real estate agents, we can easily get consumed by our jobs. Real estate is our lives... our passion... but what else is there in your life that gives you goosebumps? I don't mean the warm fuzzy stuff like your spouse or kids or church. I know that those are at the top of most lists as far as things are important. I want to know what else besides real estate that really gets your blood pumping.

Fishing? Hunting? Star Trek Conventions? Golf? Sewing? Painting? Superman collectibles?

What do you do that makes you happy (besides selling houses) outside of faith and family?

I like shoes. Whenever I get a chance, I buy shoes. I am going to take a picture of my shoe monument that takes up much of my bedroom and let ya'll see it... if and ONLY if you tell me what you do/collect in your leisure time. It is a fantastic spectacle, that you won't want to miss. So tell me what your THING is, and how into it you are, so that I won't feel bad when I show you how into shoes I am!

When I was getting ready to get married, I was told to read a book by Dr. Gary Chapman called The Five Love Languages. I recommend that book anyone who is any profession in which they have to deal with people as closely as we do. Sometimes we see/talk to our buyers and sellers more often than or own spouses. My husband and I used to drive around all weekend looking at houses and thinking up wonderful business ideas. That is now a thing of the past... I spend weekends driving around with my clients looking at houses. The relationship that we have with our clients really seems like a short (hopefully - we want your house SOLD right?) marriage.

Agents court clients and tell them why they are better than other agents, and all but get down on one knee.

Clients agree to be with one agent and only one agent (exclusive agency) for better or worse - till SOLD do you part.

Agents come in (like a lot of wives do) and rearrange clients' homes to make them look perfect... tell them to cut the grass... and nag them about the dishes in the sink.

Agents have to pay attention to their clients or else a sweeter deal may woo them away.

When its over, Agent and client end up in an attorney's office sitting across from each other and...

They each get a check, shake hands and part ways friends.
The agent gets a check and the client gets the house.

If you want to keep them happy, I suggest that you read Dr. Gary Chapman's book called The Five Love Languages. That book made me understand my husband so well and my client's as well.

The basic premise is that everyone has a love language. Your love language is how you give love, and others have to do to make you feel loved. For example, I love to give gifts. That is how I show someone that I love them. So gift giving is my love language. That is the love language that I speak if I want to tell someone that I care about them. I feel loved when people do things for me. So "acts of service" is the love language that I hear and understand. My husband speaks "words of affirmation" as his love language. He tells me he loves me by saying how nice he thinks I look or how well I did something. He hears "touch" as his love language. He likes the comforting hand on his shoulder and the pat on the buns as he goes out the door. I am not a touchy feely person, so that is where we don't communicate. After reading the book, we understood this about one another, and we make conscious efforts to speak and hear each other's love languages, making for a much happier relationship.

I have applied what I learned from the book to my relationships with clients as well. I can tell pretty early in the client/agent relationship what love language they speak/hear.

Here are the 5 love languages, and this is how I apply them to my profession...

Words of Affirmation - I tell my clients that I think they are intelligent for making certain decisions, not just that the decision they made is smart. There is a difference. I let them know that I like what they have done with their home, not that the home is nice. There is a difference.
Quality Time - I make sure that I allot enough time for each appointment and give my clients the attention they want and deserve. I don't answer calls while I am with a client. I want them to know that nothing is more important than the business that we are dealing with right then and there.
Receiving Gifts - I give my clients a gift that shows that I was paying attention. If I have learned throughout the process of working with them that they are avid readers relocating to Florida, rather than give them the same old same old gift, I make sure that it is personalized to their interest, so I may include a book about Florida that I think they'd enjoy.
Acts of Service- I go above and beyond when I am working with a client. I try to meet and exceed their needs. I make sure they aren't going to call me and say - "Agent XYZ is doing this, why aren't you?" I let them know what I will do to get their property sold, and I don't skimp whether it is a $50,000 property or a $5,000,000 property!
Physical Touch - If I am extended a hug by a client, I receive it. I am not too big on hugging, but I know that if they have reached out to me in that way, that they trust me... and that trust is what I work hard for. If a warm hug is a sign of that trust, I'll accept it openly and give a hug in return. I hope that all my clients are happy enough with my work to give me a hug!

Why doesn't it happen like it does on TV? Like on the diaper commercials where mom and dad are in all white kissing chubby cheeks of babies on a clear clean rug with no stains? Or on the Gerber commmercial where the food goes from the bowl to the babies mouth with no protest? I should have known. My mom was a doctor and my dad was a lawyer - we are african american - why wasn't it like the Cosby show??? My dad didn't wear great sweater's all the time nor did he have time to take naps on the sofa in the middle of the day, go out to eat with old friends all the time, or set up elaborate scenarios to teach us a lesson. My momdidn't have time to complain about her figure, join a gym, learn Spanish, always have her hair done and nice outfits, and always have the house gorgeous and clean with dinner made and all the kids clothes clean with no maid - EVER!

Life just isn't like TV. People complained that the concept of the Cosby show wasn't realistic because people didn't identify with highly educated African American professionals with good kids. Uh.... that isn't it. The unrealistic part was that the house ran like clockwork, everything stayed clean, and there was no maid to help get it done. Doesn't happen. So I figured, maybe it was just my parents who didn't have it on the ball - I could do it like the Huxtables! NOT!!!

Well, here's the sitcom that is my life... Yesterday was my day off. Well 1/2 day. I pictured it going differently. First of all, mom's don't get to spend their days off playing golf, having lunch with friends and trendy little cafes, getting manicures and pedicures and cool stuff like that. At least not mommies like me - with kids like mine! I was just about to leave... I told my momthat I would stay until naptime so that she could get a break, and I kept my promise. No computer, no calls, just with the kids. Here's how my day off went...

7:20 - Got up late, my oldest has dressed himself. Has yet to brush his teeth, all I care about is that his pants are not too short. I don't want to have to pull something out of the dirty clothes. I checked the pants - fine. I sent him back to brush his teeth.

7:30 - My husband has already started to "make" the oldest's lunch (he showed him where the Lunchables were), and started on his coffee. I told him it was pizza day and he could buy lunch - so he put it back.

7:32 - I put some cheerios and milk in a big cup with tall sides so that he can take it with him and have breakfast in the car. He starts to eat it sitting on the stairs.

7:35 - Baby girl wakes up... and wakes up Dave. Dave is not in the room they share, he is in our bed - where he has been since 4:30 that morning. He has peed our bed, and wanders downstairs with some of the evidence on the front of his pajamas.

7:45 - I have changed diapers and I am trying to encourage my husband to leave so that he can get our son to school on time... he's still making his coffee.

7:52 - They leave.... late.

8:01 - I make breakfast for my momand the 2 kids still at home. Grits, eggs, and beef sausage. My 2 year old comes in and says, "Munk and shirios, peeese." So I have to stop and get that for him... I cut up some strawberries too to buy myself some time to finish breakfast.

8:04 - The one year old screams in disgust... she wants hers too. How dare I get him something without getting Baby girl something. I got her a cup and bowl of cheerios and strawberries too.

8:15 - Breakfast is done, and now I have to feed them. Dave sits in the highchair and feeds himself. Baby girl wants to do it herself too, and wants no help... Needless to say, I am still finding grits in the strangest of places.

8:45 - My mom reminds me that I have laundry to do. Uh... knew that! I said, "yes mom" respectfully, but annoyed on the inside. I went downstairs and washed another load. It is never going to all be done - so it seems pointless and hopeless.

9:00 - Snuck in a call. :)

9:35 - I sat on the floor and played with the kids. Well, they took turns sitting in my lap. When one would come and sit down, the other would come up and fight for a spot. They all think they are only children.

9:45 - They are bored with me, so I snuck in another call.

10:02 - It is time to start planning lunch - yes, they really do eat that much. I did another load of laundry. It still hasn't made a good dent in the week's washing.

10:40 - Sesame street is blaring, and I am getting antsy. 50 minutes until nap time. 20 minutes until lunch time. I gave them each some arrowroot cookies to tide them over.

10:59 - I can't wait one more minute until lunch time - they get noodles and half a banana and some watered down apple juice.

11:20 - Time to get everyone changed and in the bed for nap-time. I started to read them the second story when the phone rang. I gave Baby girl a book, and Dave the book I was reading and went downstairs to answer the phone.

11:35 - I don't hear anything so I figure they are asleep. I started on my calls again.

11:40 - While I leaned on the counter in the kitchen on the phone, Dave comes up. He doesn't say anything, just looks guilty. I figured the look of guilt came from the fact that he knew he was supposed to be in the bed (he is still in a crib, so he had to climb out and come down the stairs) for naptime. I decided I would finish up the call and deal with that in a minute.

11:42 - Call is cut short because Dave is doing a strange thing with his binky. He keeps taking it out of his mouth and looking at it like he is confused. Still on the phone, I took a closer look. There was stuff all over it. He tends to throw up sometimes, so I figured that was what it was... then the smell hit me....

IT WAS POO!

My eyes travelled down and it was all over him. He had rubbed two big circles of poo onto his cheeks... and on his arms... and on his legs... I said - "Oh my gosh - gotta go." They understood - stuff happens when I am at home - and let me get off the phone with no questions. I was worried that he may be sick - you know diarrhea or something. Nope. I sent him upstairs and told him to get in the tub and stay there. I undressed him carefully, expecting more of a mess... it was solid. The boy had gone into his pants to get the poo. He created the mess himself.

11:52 - I bathed him, changed his clothes and sent him downstairs - just in time for Baby girl to wake up. I sent them both downstairs with my mom, who hasn't budged. It is her day off. She puts them on the sofa with her, and gets back to her nap. I started the cleanup.

12:45 - Still cleaning.

1:25 - Started cleaning the stairs. My momcommented that if that had happened to my brother, he would have just moved to a new house rather than clean up poo. I wonder if she saw the look I gave her. Probably not.

1:45 - Finally finished the cleanup (it wasn't that bad, but his crib was gross, and I couldn't stand the idea of poo OUTSIDE the bathroom. Naptime is over - not that anyone took a real nap - and I need to leave to get some work done.

6:54 - Missed my 4:00 meeting... and my 6:30... and my 7:30. It is my husband's men's group meeting with the guys from church. He came home, helped feed the kids until it looked like bedtime - told me he was sorry things went the way they did - and left to go bowling. It is only once a month, and he always misses it because of my 6:30 meeting, so I wasn't annoyed.

7:30 - Couldn't wait until 8:00 for bedtime, so I put in a load of laundry, marched them upstairs, changed diapers, and started the bedtime story. I got 20 pages into Henry and the Paper Route by Beverly Cleary and Dave was finally falling asleep. Baby girlwas throwing her binky. I decided that I was not going to get it that last time, and she lost it. She screamed and screamed until my mom came upstairs. I told her that I was handling it. She went back downstairs, and I let Baby girl scream for another 10 minutes or so.

8:15 - I got up and got her binky. Gave it to her and rubbed her back. 2 minutes later she was snoring.

8:20 - I am giving a baby shower for some friends of ours and I have finally finished the mailing list and the email list. I got on the computer to send it to the showeree to approve, and then I just gave up on the work day. I got a bowl of rice, a soda, and a fudgsicle, and retired to watch the rest of American Idol. I promised my mom I would come back down and do another load of laundry.... I didn't make it.

Needless to say, I was up and out the door this morning bright and early. I was gone before my husband even got his coffee. I kissed the babies, and my husband, told my oldest get in the car... he didn't have shoes on - so I told him to just pick them up, and put them on in the car. I am at work now, getting a day off - from my day off. I wonder if Clair Huxtable had days like mine??? Doubt it.

Unbelieveable. I am not a natural salesperson. I am the person who likes to sit in a room and come up with ways to promote everyone and everything except me. I had to give that up for the most part to become a real estate agent. So today, I had a showing at a building that I have listed and afterwards I walked up the street to check out some condos being built in the area. I walked back down the street and a lady on the porch of her house caught my eye. I don't know why, but she just did. A gentleman was on the porch of my listing and I got a card out, introduced myself, gave it to him and moved on. I was just about to jump in the car to go to my son's soccer practice and something about that lady kept bugging me, so I got another card and headed across the street. The conversation was insane. Talk about 6 degrees!!! As I got closer to her, I saw that she was on oxygen, and I felt bad for even bothering her.

I handed her my card. So here is the synopsis.

Lady - You look so familiar.

Me - Well, I am across the street a lot.

Lady - No, you look like a lady who used to teach with me.

Me - I was a teacher in North Carolina, not here.

Lady - What part?

Me - Greensboro.

Lady - My daughter used to be in Greensboro. She went to North Carolina A&T.

Me - Oh, so did I! My husband did too (pointing across the street to him)

Lady - Her name is...

Me - Sounds familiar.

Lady - she was in that freshman dorm...

Me - Barbee?

Lady - No... not that one.

Me - I was in Vanstory.

Lady - Yea, that is it. Vanstory. She was on the 3rd floor.

Me - I was on the 3rd floor!

Lady - Her friend was..... you know her?

Me - Oh yea, I know her. She was friends with my roommate. She was from Rocky Mount.

Lady - Yea, my daughter had a friend from Rocky Mount too.

Me - My roomate was...

Lady - yep, that is her. You know what - I have a picture.

Me - Omigosh! I know her! She always had on some bedroom shoes!

Lady - Sure does! Or did back then anyway.

Me - wow the world is small!

Lady - It sure is. You know ... is looking for a house. I'll give her your information.

Me - Thank you! It was great talking to you.

Lady - Great talking to you too. Made my day! What in the world made you come up and talk to me?

Me - Honestly, I have no idea, but I am so glad that I did!

When your gut tells you to go up and talk to someone, listen! You never know where your next deal will come from - or new friend for that matter. The world is way too small not to be nice. My husband came up to her while we were talking, and when I introduced her as the mom of an aggie, he (much more outgoing than myself) bent down and gave her a hug - He said, "moms of aggies are aggies. We are all family!" She lit up and I knew he made her day. The conversation lasted so long, I barely made it to my son's practice. She's not planning to sell EVER, and her daughter's friend, knowing this area, may already have an agent, but I left that conversation feeling great about following my gut. We talked about all kinds of things. She and her husband went to Howard. My mom and dad went to Howard. She had 2 boys and a girl - girl last. I have 2 boys and a girl - girl last. And more stuff too!

You would be surprised how much we all have in common. I will definitely check her out on days that I am in the area. It's a small world after all... it's a small, small, world!

Ahhhh beep beep.... awwww toot toot! Ya'll know the song. I am about to toot my own horn.

Today I settled on a house in Capitol Heights. Capitol Heights is not known for high priced properties, but I just sold this house for the highest price EVER in the Bradbury Heights section of Capitol Heights.... AGAIN! Yep. I sold this house before for 50K less - less than a year ago and was the highest sale THEN. So if you have anyone who is wanting to sell their house and is worried that it won't go because of the market or competition - I am feelin' froggy so send them my way. There are only 5 properties in the city of Capitol Heights that are on the market now that are more expensive than the one I just sold - for full price might I add - and there are 192 on the market for less.

Now it was no million dollar house, but as always, I gave it my million dollar treatment:

Open Houses (every weekend until it was under contract)
