      <description>&lt;p&gt;Here is my&amp;nbsp;&lt;strong&gt;top 5&amp;nbsp;ways to market your open house&lt;/strong&gt; list - please note that these may vary by market, and the type of house you are selling:&lt;/p&gt;&lt;p&gt;1) &lt;strong&gt;Invitations to the neighbors&lt;/strong&gt; - Neighbors are inherently nosey (myself included) they have always wanted to know what your house looks like on the inside.&amp;nbsp; An open house sign is their chance to do that.&amp;nbsp; The only ones who won&amp;#39;t come are those who feel like they have to come up with an excuse to come to your open house - since they already live in the neighborhood and won&amp;#39;t be buying your home. Some of it is up to you - the seller! You can get plain white blinds for about $6 if it is a pretty standard sized window.&amp;nbsp; You don&amp;#39;t have to love them, since you more than likely will be leaving them behind.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4) ALWAYS remove pets from the home if you have a showing.&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p&gt;No one wants to be responsible for letting Fluffy out, or wants to wonder what the room looks like that they couldn&amp;#39;t see since Bruiser was in there.&amp;nbsp; Some buyers just may not be comfortable knowing that a dog or cat is there at all.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5) Avoid cooking strong smelling foods while your home is on the market.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;You would be surprised how long smells last in upholstry, carpet, and even in the walls. If you are craving fried catfish or curry - eat out.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6) Find your most recent utility bills and provide your agent with them.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Don&amp;#39;t let a buyer assume anything about your house! Give them all the information that you can.&amp;nbsp; Often times, they will go with the house they feel like they know the best.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7) Tell your co-workers, friends, and family that your house is for sale.&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;Refer them to your property website, &lt;a href=&quot;http://www.youtube.com/thatrealestatelady&quot;&gt;&lt;strong&gt;email them your property video&lt;/strong&gt;&lt;/a&gt;, show them your property brag-book, &lt;a href=&quot;http://evawilson.lnfre.com/Falcon/WebUi/LnFContentPage.aspx?ContentId=19051&quot;&gt;&lt;strong&gt;DVD or CD (if you have one)&lt;/strong&gt; &lt;/a&gt;and the MLS #. You never know who has had their eye on your house - and has just been waiting for it to go on the market so they could buy it from you.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8) Have your home professionally cleaned at least once before you put it on the market.&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p&gt;Have someone else come in to get on hands an knees and clean baseboards, windowsills, and other nooks and crannies that you may not ordinarily even look at during your day to day cleaning.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9) Get out the caulk.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Homes settle with time.&amp;nbsp; Fix cracked and separated caulk around windows, door frames, moulding, tubs, showers, sinks, toilets.       <title>Reposted for Mother's Day - My Hero is back from vacation... THANK GOD!</title>
      <description>&lt;p&gt;I was calling everyday for the last 3 days before her vacation ended.&amp;nbsp; Several times a day actually!&amp;nbsp; You would think I was giving her the minute by minute settlement update or something.&amp;nbsp; I wasn&amp;#39;t falling apart yet, but things sure were getting loose.&amp;nbsp;&amp;nbsp;2 months?!? Who goes on vacation for 2 months and leaves a woman with 2 kids under 2,&amp;nbsp;a demanding 7 year old, and a real estate career for 2 WHOLE MONTHS?!? My mom, that&amp;#39;s who.&lt;/p&gt;&lt;p&gt;Yep, my mom is my hero.&amp;nbsp; Let me tell you a little something about her.&amp;nbsp; She was&amp;nbsp;a pediatrician for over 20 years before she retired.&amp;nbsp; She managed to have one of the largest - if not the largest - pediatrics practices in the area in the south in the 70&amp;#39;s, 80&amp;#39;s, and 90&amp;#39;s.&amp;nbsp; That is no small feat for a black woman.&amp;nbsp; Now I said black woman instead of African American&amp;nbsp;for a reason.&amp;nbsp; She was born in poverty in the 40&amp;#39;s in Port of Spain, Trinidad.&amp;nbsp; Oh, yea, you read right.&amp;nbsp; She went to college, got her masters in biochemistry and then her MD.&amp;nbsp; She started off in real estate by buying a little house in Silver Spring, MD that is now worth well over 600K.&amp;nbsp; She sold it though, before she moved south.&amp;nbsp; Once she got there, she bought a house with a fence and a pool... after that, it was on.&amp;nbsp; I don&amp;#39;t know how many transactions she has been involved in by now, but at one time, she had a huge real estate portfolio, AND ran a full time medical practice in two offices... and she was the only physician at both!&amp;nbsp; The raised 2 kids, putting us through the best private schools our area had to offer, and while NEVER driving a brand new car, buying fancy jewelry, or running up credit cards.&amp;nbsp; Shortly before my son was born, the stress, ripping and running, and a congenital heart defect, as well as a neurological defect that makes people pre-disposed to having strokes took it&amp;#39;s toll, and she had a stroke.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Real Estate was her second love, children were her first.&amp;nbsp; So when my son was born, she didn&amp;#39;t even want rehab.&amp;nbsp; He was her rehab and she decided, she was officially retired.&amp;nbsp; Now, she isn&amp;#39;t fully recovered from the stroke, but who ever really recovers fully from one of those, but she is still doing her thing.&amp;nbsp; She said if she hadn&amp;#39;t gone into medicine, she would have been a real estate agent.&amp;nbsp; She says that she is ready to watch the kids, so that I can do what I love - so that is how we work.&amp;nbsp; Being from the islands, she hates the cold, so during the worst parts of the winter here, she returns to her house in Georgia, or she goes to visit her mother in St. Vincent or family in Trinidad.&amp;nbsp; &lt;/p&gt;&lt;p&gt;While she was gone, I managed to get one of my listings under contract, and list 2 apartment buildings, so I didn&amp;#39;t do too badly considering, the job of watching the kids was split between myself and my husband and that was it.&amp;nbsp; We work pretty well together.&amp;nbsp; If I have a big appointment, he&amp;#39;ll watch the little ones, and vice-versa.&amp;nbsp; So she is back and resting some, but soon it will be back to business as usual.&amp;nbsp; I called her in Trinidad when I finished my GRI designation, and she was really really proud.&amp;nbsp; I have one more class and I will take my Broker&amp;#39;s exam.&amp;nbsp; When I get it, I am having a party - for her.&lt;/p&gt;&lt;p&gt;Love you ma!       <description>&lt;p&gt;As real estate agents, we can easily get consumed by our jobs.&amp;nbsp; Real estate is our lives... our passion... but what else is there in your life that gives you goosebumps?&amp;nbsp; I don&amp;#39;t mean the warm fuzzy stuff like your spouse or kids or church.&amp;nbsp; I know that those are at the top of&amp;nbsp;most&amp;nbsp;lists as far as things are important.&amp;nbsp; I want to know what else besides real estate that really gets your blood pumping.&lt;/p&gt;&lt;p&gt;Fishing? Hunting? Star Trek Conventions? Golf? Sewing? Painting? has a love language.&amp;nbsp; Your &lt;strong&gt;love language is how you give love, and others have to do to make you feel loved.&lt;/strong&gt;&amp;nbsp; For example, I love to give gifts.&amp;nbsp; That is how I show someone that I love them.&amp;nbsp; So gift giving is my love language.&amp;nbsp; That is the love language that I speak if I want to tell someone that I care about them.&amp;nbsp; I feel loved when people do things for me.&amp;nbsp; So &amp;quot;acts of service&amp;quot; is the love language that I hear and understand.&amp;nbsp; My husband speaks &amp;quot;words of affirmation&amp;quot; as his love language.&amp;nbsp; He tells me he loves me by saying how nice he thinks I look or how well I did something.&amp;nbsp; He hears &amp;quot;touch&amp;quot; as his love language.&amp;nbsp; He likes the comforting hand on his shoulder and the pat on the buns as he goes out the door.&amp;nbsp; I am not a touchy feely person, so that is where we don&amp;#39;t communicate.&amp;nbsp; After reading the book, we understood this about one another, and &lt;strong&gt;we make conscious efforts to speak and hear each other&amp;#39;s love languages, making for a much happier relationship&lt;/strong&gt;.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I have applied what I learned from the book to my relationships with clients as well.&amp;nbsp; I can tell pretty early in the client/agent relationship what love language they speak/hear.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;u&gt;Here are the 5 love languages&lt;/u&gt;&lt;/em&gt;&lt;/strong&gt;, and this is how I apply them to my profession...&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Words of Affirmation&lt;/strong&gt; - I tell my clients that I think they are intelligent for making certain decisions, not just that the decision they made is smart.&amp;nbsp; There is a difference.&amp;nbsp; I let them know that I like what they have done with their home, not that the home is nice.&amp;nbsp; I don&amp;#39;t answer calls while I am with a client.&amp;nbsp; I want them to know that nothing is more important than the business that we are dealing with right then and there.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Receiving Gifts&lt;/strong&gt; - I give my clients a gift that shows that I was paying attention.&amp;nbsp; If I have learned throughout the process of working with them that they are avid readers relocating to Florida, rather than give them the same old same old gift, I make sure that it is personalized to their interest, so I may include a book about Florida that I think they&amp;#39;d enjoy.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Acts of Service&lt;/strong&gt;- I go above and beyond when I am working with a client.&amp;nbsp; I try to meet and exceed their needs.&amp;nbsp;I make sure they aren&amp;#39;t going to call me and say - &amp;quot;Agent XYZ is doing this, why aren&amp;#39;t you?&amp;quot; I let them know what I will do to get their property sold, and I don&amp;#39;t skimp whether it is a $50,000 property or a $5,000,000 property!&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Physical Touch&lt;/strong&gt; - If I am extended a hug by a client, I receive it.&amp;nbsp; I am not too big on hugging, but I know that if they have reached out to me in that way, that they trust me... and that trust is what I work hard for.&amp;nbsp; If a warm hug is a sign of that trust, I&amp;#39;ll accept it openly and give a hug in return.&amp;nbsp; I hope that all my clients are happy enough with my work to give me a hug!&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;So what do you think your love language is?&amp;nbsp;What have you determined your client&amp;#39;s love languages are? Yesterday was my day off.&amp;nbsp; Well 1/2 day.&amp;nbsp; I pictured it going differently.&amp;nbsp; First of all, mom&amp;#39;s don&amp;#39;t get to spend their days off playing golf, having lunch with friends and trendy little cafes, getting manicures and pedicures and cool stuff like that.&amp;nbsp; At least not mommies like me - with kids like mine!&amp;nbsp; I was just about to leave... I checked the pants - fine. I sent him back to brush his teeth.&lt;/p&gt;&lt;p&gt;7:30 - My husband has already started to &amp;quot;make&amp;quot;&amp;nbsp;the oldest&amp;#39;s&amp;nbsp;lunch (he showed him where the Lunchables were), and started on his coffee. I told him it was pizza day and he could buy lunch - so he put it back.&lt;/p&gt;&lt;p&gt;7:32 - I put some cheerios and milk&amp;nbsp;in a big cup with tall sides so that he can take it with him and have breakfast in the car.       <title>It's a small world after all...</title>
      <description>&lt;p&gt;Unbelieveable.&amp;nbsp; I am not a natural salesperson.&amp;nbsp; I am the person who likes to sit in a room and come up with ways to promote everyone and everything except me.&amp;nbsp; I had to give that up for the most part to become a real estate agent.&amp;nbsp; So today, I had a showing at a building that I have listed and afterwards I walked up the street to check out some condos being built in the area.&amp;nbsp; I walked back down the street and a lady on the porch of her house caught my eye.&amp;nbsp; I don&amp;#39;t know why, but she just did.&amp;nbsp; A gentleman was on the porch of my listing and I got a card out, introduced myself, gave it to him and moved on.&amp;nbsp; I was just about to jump in the car to go to my son&amp;#39;s soccer practice and something about that lady kept bugging me, so I got another card and headed across the street.&amp;nbsp; The conversation was insane.&amp;nbsp; Talk about 6 degrees!!! As I got closer to her, I saw that she was on oxygen, and I felt bad for even bothering her.&lt;/p&gt;&lt;p&gt;I handed her my card.&amp;nbsp; So here is the synopsis.&lt;/p&gt;&lt;p&gt;Lady - You look so familiar.&lt;/p&gt;&lt;p&gt;Me - Well, I am across the street a lot.&lt;/p&gt;&lt;p&gt;Lady - No, you look like a lady who used to teach with me.&lt;/p&gt;&lt;p&gt;Me - I was a teacher in North Carolina, not here.&lt;/p&gt;&lt;p&gt;Lady - What part?&lt;/p&gt;&lt;p&gt;Me - Greensboro.&lt;/p&gt;&lt;p&gt;Lady - My daughter used to be in Greensboro.&amp;nbsp; She went to North Carolina A&amp;amp;T.&lt;/p&gt;&lt;p&gt;Me - Oh, so did I! My husband did too (pointing across the street to him)&lt;/p&gt;&lt;p&gt;Lady - Her name is...&lt;/p&gt;&lt;p&gt;Me - Sounds familiar.&lt;/p&gt;&lt;p&gt;Lady - she was in that freshman dorm...&lt;/p&gt;&lt;p&gt;Me - Barbee?&lt;/p&gt;&lt;p&gt;Lady - No... not that one.&lt;/p&gt;&lt;p&gt;Me - I was in Vanstory.&lt;/p&gt;&lt;p&gt;Lady - Yea, that is it.&amp;nbsp; Vanstory. She was on the 3rd floor.&lt;/p&gt;&lt;p&gt;Me - I was on the 3rd floor!&lt;/p&gt;&lt;p&gt;Lady - Her friend was..... you know her?&lt;/p&gt;&lt;p&gt;Me - Oh yea, I know her.&amp;nbsp; She was friends with my roommate.&amp;nbsp; She was from Rocky Mount.&lt;/p&gt;&lt;p&gt;Lady - Yea, my daughter had a friend from Rocky Mount too.&lt;/p&gt;&lt;p&gt;Me - My roomate was...&lt;/p&gt;&lt;p&gt;Lady - yep, that is her. You know what - I have a picture.&lt;/p&gt;&lt;p&gt;Me - Omigosh!&amp;nbsp; I know her! She always had on some bedroom shoes!&lt;/p&gt;&lt;p&gt;Lady - Sure does! Or did back then anyway.&lt;/p&gt;&lt;p&gt;Me - wow the world is small!&lt;/p&gt;&lt;p&gt;Lady - It sure is.&amp;nbsp; You know ... is looking for a house.&amp;nbsp; I&amp;#39;ll give her your information.&lt;/p&gt;&lt;p&gt;Me - Thank you!&amp;nbsp; It was great talking to you.&lt;/p&gt;&lt;p&gt;Lady - Great talking to you too.&amp;nbsp; Made my day! What in the world made you come up and talk to me?&lt;/p&gt;&lt;p&gt;Me - Honestly, I have no idea, but I am so glad that I did!&lt;/p&gt;&lt;p&gt;When your gut tells you to go up and talk to someone, listen!&amp;nbsp; You never know where your next deal will come from - or new friend for that matter.&amp;nbsp; The world is way too small not to be nice. My husband came up to her while we were talking, and when I introduced her as the mom of an aggie, he (much more outgoing than myself) bent down and gave her a hug - He said, &amp;quot;moms of aggies are aggies.&amp;nbsp; We are all family!&amp;quot;&amp;nbsp; She lit up and I knew he made her day.&amp;nbsp; The conversation lasted so long, I barely made it to my son&amp;#39;s practice.&amp;nbsp; She&amp;#39;s not planning to sell EVER, and her daughter&amp;#39;s friend, knowing this area, may already have an agent, but I left that conversation feeling great about following my gut.&amp;nbsp; We talked about all kinds of things.&amp;nbsp; She and her husband went to Howard.&amp;nbsp; My mom and dad went to Howard.&amp;nbsp; She had 2 boys and a girl - girl last.&amp;nbsp; I have 2 boys and a girl - girl last.&amp;nbsp; And more stuff too!&lt;/p&gt;&lt;p&gt;You would be surprised how much we all have in common.&amp;nbsp; I will definitely check her out on days that I am in the area.       <title>Market... Shmarket! </title>
      <description>&lt;p&gt;Ahhhh beep beep.... awwww toot toot! Ya&amp;#39;ll know the song.&amp;nbsp; I am about to toot my own horn.&lt;/p&gt;&lt;p&gt;Today I settled on a house in Capitol Heights.&amp;nbsp; Capitol Heights is not known for high priced properties, but I just sold this house for the highest price EVER in the Bradbury Heights section of Capitol Heights....
