Acquisition Reverses the Trend of Mortgage Banks buying up Mortgage Brokerages. First Priority Financial, the Nation's largest Mortgage Broker, Expands its Retail Origination Capabilities by Purchasing the Assets of Austin Perry Financial, Their Highest Rated Wholesaler.

December 10, 2009 (Fairfield, CA) First Priority Financial Corporation, a privately held retail mortgage origination firm (1,000 loan originators strong) announces the intended acquisition of Austin Perry Financial Corporation, a privately held residential wholesale mortgage banker based in Santa Rosa, CA. While terms of the agreement were not disclosed, the companies expect to complete the transaction by year end with full funding integration by Q1, 2010.

Long recognized as both a quality and price leader in the retail mortgage origination sector, First Priority Financial was one of few companies surviving the entire meltdown of recent past without posting any losses or going through a single layoff. Below is a chart that will give you a good explanation of why it is so hard for buyers to get into a home in this market. This is a trend in real estate that we see all over, not just in Citrus Heights, CA. We currently have for sale in Citrus Heights, CA only 138 single family residences and 107 are pending as opposed to a year ago when we had 302 homes on the market with only 77 pending! What a difference!

It is extremely important that if you are looking for a home you move quickly. You must be receiving emails of the listings that meet your criteria daily. If you don't get your offer in on day one, it may be too late! Be sure that your real estate agent has you set up on a listing notification and that you are checking those listings as soon as you get the information.

Thinking about buying or selling a house? 5 Questions to ask an agent?

Do You Have A Friend in the Real Estate Business? I hear that a lot, "I have a friend in the real estate business." Often times people think that because they have a friend in the business this means that magically they will get a good deal or some sort of special privileges.

In some cases this is true. It has been my experience unfortunaley, that isn't always the case. If you have someone in mind or even if you don't, before selecting a real estate agent to help you, I would ask them a few questions. After all this is probably the biggest investment you will ever make in your life.

Questions to ask your agent?

1. Are you in the real estate business full time?
This is especially important because agents who aren't in the business full time can't keep up to speed on the industry changes that are happening every day. It may also mean that they have another job that is taking away from the time needed to successfully negotiate on your behalf, oversee your transactional details and the ability to consult you on the details of the transaction. In your transaction there can be as many as 100 pieces of paper requiring signatures and initials, hundreds of phone calls and emails with the many entities involved in your transaction including the title company, pest inspectors, home inspectors, lenders, banks, appraisers, CPA's, etc. When is your agent going to take care of you? ONE mistake could cost you thousands of dollars when buying or selling a house.

2. Are you a REALTOR®?
Why is this important? Because REALTORS® are community supporters. They are active spokespeople for many local agencies. They are held to a strict code of ethics and must abide by a set of professional principles to serve their clients fairly. REALTORS® provide due diligence in evaluating properties. REALTORS® are also expected to maintain high levels of industry knowledge. You can visit the Realtor.com website for more information on why you should work with a REALTOR®.

3. Do you have any designations or special trainings?
Because the real estate industry is changing daily it is important that the person you choose to help you is educated in the real estate market. Designations, or the abbreviations behind someones name, may not mean a lot to you. It does mean, however, that the agent has spent their time and money to become more knowledgeable and to help you make informed decisions.

4. What can you do for me that is different from the other people I may interview?
Every agent should say they will do a Competitive Market Analysis of your home, market your home with a sign, flyers and Internet advertising, input the listing into the multiple listing services, hold open houses, etc. That's great but what else are they going to do?

5. Can you send me some information about you and your company?
See how long it takes you to get the information you requested. This should be a good indicator of how efficiently they are going to handle the responsibility of the sale or purchase of your home. You can also get a good idea of how professional they are by the materials that they provide.

It's cold outside, the tree lights are on and so is the Christmas music! I thought I would try to compile my list of my Top 10, which quickly turned into my top 15, Christmas songs. This was difficult since Christmas music is played in my house and my car from the day after Thanksgiving until New Year's Day. Yes, I love Christmas music! I also came across a video that I thought was worthy of a post, Christmas isn't about getting it's about GIVING. Holiday Food & Clothing Drive at Executive Properties in Roseville, CA

This year I am starting a "tradition" in my office. I will be conducting a non-perishable food & gently used clothing drive for the Lincoln Salt mine. It will run until Dec. 21st.

I have been trying to find a local charity to support and this past year I met a wonderful organization called the "Salt Mine". They are a public charity, offering emergency services to the city of Lincoln and surrounding communities. The Salt Mine also operates two Thrift Stores in Lincoln to help raise the money needed to support both operations. Most of the people who work at the Salt Mine and in the thrift stores are volunteers. The Salt Mine is sponsored by Vine Life Ministries, Inc., and has been in operation for over twenty-five years. The Salt Mine is fully qualified with the IRS and the State of California for maximum tax deductions (501 (c) (3)).

My House Appraised at WHAT?

OK home sellers. Please do your selves a favor, if possible, be present at the time the appraiser is appraising your home. They may not be able to contact us, the agents and lenders, but you can be there to offer your two cents!

Go ahead, tag along! Tell them what they need to know! No one knows the property like you do.

I have a transaction going that the appraiser appraised the property for almost $20,000 less than we were in contract for. WHAT? WHY? Well, one thing noted in the appraisal were the kitchen cabinets, they were missing the doors, or were they? NO, the seller had taken them off and had stored them in the garage. She thought it made the kitchen look larger. This is just one example of why it is important to make sure that the appraiser gets all the information they need to make correct calculations.

Just a little frustrated with the "changes" that are supposed to be helping the consumer not hurting them!

Foreclosure Solutions-Hope for Home Owners

The current U.S. housing market and national financial crisis has caused untold stress and heartache for many American families. Foreclosure is one of the most devastating financial challenges that a family can face and one that many times can be avoided. The options available to home owners for foreclosure are many. Following is a brief explanation of these solutions:

1.) Reinstatement

A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The homeowner simply requests the total amount owed to the mortgage company to date and pays it. This solution does not require the lender's approval and will 'reinstate' a mortgage up to the day before the final foreclosure sale.

2.) Forbearance or Repayment Plan

A forbearance or repayment plan involves the homeowner negotiating with the mortgage company to allow them to repay back payments over a period of time. The homeowner typically makes their current mortgage payment in addition to a portion of the back payments they owe.

3.) Mortgage Modification

A mortgage modification involves the reduction of one of the following: the interest rate on the loan, the principal balance of the loan, the term of the loan, or any combination of these. These typically result in a lower payment to the homeowner and a more affordable mortgage.

4.) Rent the Property

A homeowner who has a mortgage payment low enough that market rent will allow it to be paid, is able to convert their property to a rental and use the rental income to pay the mortgage.

5.) Deed in Lieu of Foreclosure

Also known as a 'friendly foreclosure', a deed in lieu allows the homeowner to return the property to the lender rather than go through the foreclosure process. Lender approval is required for this option, and the homeowner must also vacate the property.

6.)Bankruptcy

Many have considered and marketed bankruptcy as a 'foreclosure solution,' but this is only true in some states and situations. If the homeowner has non-mortgage debts that cause a shortfall of paying their mortgage payments and a personal bankruptcy will eliminate these debts, this may be a viable solution.

7.) Refinance

If a homeowner has sufficient equity in their property and their credit is still in good standing, they may be able to refinance their mortgage.

8.) Servicemembers Civil Relief Act (military personnel only)

If a member of the military is experiencing financial distress due to deployment, and that person can show that their debt was entered into prior to deployment, they may qualify for relief under the Servicemembers Civil Relief Act. The American Bar Association has a network of attorneys that will work with servicemembers in relation to qualifying for this relief.

9.) Sell the Property

Homeowners with sufficient equity can list their property with a qualified agent that understands the foreclosure process in their area.

10.) Short Sale

If a homeowner owes more on their property than it is currently worth, then they can hire a qualified real estate agent to market and sell their property through the negotiation of a short sale with their lender. This typically requires the property to be on the market and the homeowner must have a financial hardship to qualify. Hardship can be simply defined as a material change in the financial stability of the homeowner between the date of the home purchase and the date of the short sale negotiation. Acceptable hardships include but are not limited to: mortgage payment increase, job loss, divorce, excessive debt, forced or unplanned relocation, and more.

The Federal Tax Credit for first time home buyers of up to $8000 is only good until November 30, 2009. You must be CLOSED on the purchase by that date. Please visit Executive Properties website now to search for homes on the market. Be sure to look in the "Documents" tab for the attached flyer from the National Association of Realtors for more information on the tax credit.

UPDATE: The California tax credit of $10,000 for those buying a "new" home has stopped taking applications as of July 3, 2009. They have used all of the $100,000,000 allowed for the program.

Would You Like An $8,000 Gift From the Government?

Lawmakers tried to get you $15,000 but settled on $8,000. The next stimulus package called the American Recovery and Reinvestment Act of 2009, has been passed by Congress and signed into law.

So what does that mean to you?

Details were still sketchy but here's what to expect:

- The tax credit increases from $7,500 to $8,000.
- Anyone who has not owned a home in the last 36 months is eligible.
- The new provisions begin January 1, 2009 and will extend through the end of the year.
- The tax credit does not have to be paid back if the buyer stays in the home for at least 3 years.
- No changes to income eligibility: Buyers must make less than $75,000 for singles and $150,000 for couples. If you make more money than that you may be eligible for a partial credit.

How do you get the money? Here are a couple examples:

Example: At the end of the year your tax liability is $5,000, but you've overpaid by $1,000 through your withholdings. Normally, you would get a $1,000 refund check from the IRS. In this example, you get $9,000. The $8,000 credit plus the $1,000 you overpaid.

Example: Your final tax liability is $6,000, but you've underpaid through your payroll withholdings by $1,000. Normally, you would have to write the IRS a $1,000 check when you file your taxes. This time, the first $1,000 of the tax credit pays the amount you owe, and you get the remaining $7,000 as a refund.

The not so good news: Those who bought a home last year and were eligible for the $7,500 credit. You still fall under the old rules requiring the tax credit to be paid back beginning in year 2010 at the rate of $500 a year.

Sometimes this is how our lives pass us by...here today changed tomorrow. Sometimes people leave all too soon, their lives but a vapor. Tell someone you love them now. Remember, it's the kittle dash between the years on the tombstone that makes the statement about you, what you did during your life to help others is what matters most. At the end of your life you won't say, "Gee, I wish I would have spent more time at the office!" or "I wish I could have closed one more transaction!" It will be, "Did I tell her/him I loved them enough?" "Did I help them out when they needed me?" Make the most of every second in 2009. Make the world a better place...one person at a time. First Time Home Buyers Suffer Another Blow

Did the housing market trip you up?

Buying a home in California through a California Housing Finance Agency, aka CalHFA, assistance program? Not so fast! The real estate and mortgage industry suffered yet another blow this past Friday.

Due to the nature of the unsettled California budget, or lack of, CalHFA had no other option but to suspend their programs.

The Rest of the Story....

The good news...any loan in their system through Friday, December 19th, will be honored. After that, the program is at a standstill.

Remember FHA allows gift money.....so if you are thinking about buying a home....you know what to ask for this Christmas!

One more bit of useful information....After January 1st the new minimum down payment goes from 3% to 3.5%.

A Little Bit of Christmas Carol History

From 1558 until 1829, Roman Catholics in England were not permitted to practice their faith openly. Someone during that era wrote this carol as a catechism song for young Catholics.

It had two levels of meaning: the surface meaning plus a hidden meaning known only to members of their church.

-The partridge in a pear tree was Jesus Christ.

-Two turtle doves were the Old and New Testaments.

-Three French hens stood for faith, hope and love.

-The four calling birds were the four gospels of Matthew, Mark, Luke and John.

-The five golden rings recalled the Torah or Law, the first five books of the Old Testament.

If you are trying to sell your home yourself you make want to consider a few things first like, "How should I price my home, how can I advertise, how am I going to show my house, and how am I going to protect myself." Selling your home can be challenging and risky.

How will you price your home?

Consider your competition. What is currently on the market? How do those properties compare to yours in terms of home size and lot size, curb appeal, upgrades, and amenities? What are the asking prices of those homes?

Consider appraisal value. What have other homes in your neighborhood sold for recently? What will your appraised value be?

Consider your reasons for selling. Do you have to move in a specified time frame? Are you facing an illness or other hardship?

How are you going to show and market your home?

Have you thought about how you are going to get buyers inside to take a look at your home? Do you have an advertisement and marketing plan? Can you make flyers and ads? Do you know haw to advertise on the web? Do you have a schedule that allows you to be flexible with the buyer's schedules for showing the home?

Are you going to have an open house? If so here are some safety tips:

Take notice of the people that are approaching, and if possible jot down their license plate number.
Let your neighbors know what you are doing and to keep an eye out for suspicious activity.
Keep the window shades open.
Unlock the doors for an easy escape. If necessary.
Determine several "escape" routes that you can use in case of an emergency.
Carry a phone on you at all times.
Never allow the party to split apart and keep you "pre-occupied" while the others are out of sight.
Keep all medications out of sight, and if possible locked up.
Do not have any firearms in the home.
Keep jewelry and other valuable items out of sight.

Here are some tips for a successful open house:

Open up the curtains, or blinds to allow as much natural light as possible.
Turn on the lights in every room.
Bake some cookies for your guests.
Play soft music.
Have a lender on site to talk to buyers about getting pre-qualified.

Are You Safe From Lightning Strikes?

Lightning in the Sacramento area happens only a few times a year, maybe. I think there have been only a few times in my whole life that I can remember a bad thunder storm. We just don't experience extreme weather here. Well, Monday we had a few strikes, nothing much at all though. My son and puppy were scared to death. Actually, my son said he wasn't afraid of the lightning but the thunder. I told him that the thunder couldn't hurt him but the lightning could.

My son might have a different opinion when he hears what happened to this man's car just miles form our home. You can read the story and watch the video on this local news website.
