&lt;p&gt;Do You Have A Friend in the Real Estate Business?&amp;nbsp; I hear that a lot, &quot;I have a friend in the real estate business.&quot;&amp;nbsp; Often times people think that because they have a friend in the business this means that magically they will get a good deal or some sort of special privileges.&lt;/p&gt;
&lt;p&gt;In some cases this is true. It has been my experience unfortunaley, that isn't always the case.&amp;nbsp; If you have someone in mind or even if you don't, before selecting a real estate agent to help you, I would ask them a few questions. After all this is probably the biggest investment you will ever make in your life.&lt;/p&gt;
&lt;p&gt;Questions to ask your agent?&lt;/p&gt;
&lt;p&gt;1. ONE mistake could cost you thousands of dollars when &lt;strong&gt;buying or selling a house&lt;/strong&gt;.&lt;/p&gt;

Designations, or the abbreviations behind someones name, may not mean a lot to you.&amp;nbsp; It does mean, however, that the agent has spent their time and money to become more knowledgeable and to help you make informed decisions.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp;What can you do for me that is different from the other people I&amp;nbsp;may interview?&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Every agent should say they will&amp;nbsp;do a&amp;nbsp;Competitive Market Analysis of your home, market your home with a sign,&amp;nbsp;flyers&amp;nbsp;and Internet advertising, input the listing into the multiple listing services, hold open houses, etc.&amp;nbsp; That's great but what else are they going to&amp;nbsp;do?&lt;/p&gt;

      <description>&lt;p&gt;This year I am starting a &quot;tradition&quot; in my office. I will be conducting a non-perishable&#160;food &amp; gently used clothing drive for the Lincoln Salt mine. It will run until Dec. 21st.&lt;/p&gt;
&lt;p&gt;I have been trying to find a local charity to support and this past year I met a wonderful organization called the &quot;Salt Mine&quot;.&#160; They are a public charity, offering emergency services to the city of Lincoln and surrounding communities. The Salt Mine also operates two Thrift Stores in Lincoln to help raise the money needed to support both operations.&#160; Most of the people who work at the Salt Mine and in the thrift stores are volunteers. The Salt Mine is sponsored by Vine Life Ministries, Inc., and has been in operation for over twenty-five years. The Salt Mine is fully qualified with the IRS and the State of California for maximum tax deductions (501 (c) (3)).&lt;/p&gt;

      <description>&lt;p&gt;OK home sellers.&amp;nbsp; Please do your selves a favor, if possible, be present at the time the appraiser is appraising your home.&amp;nbsp; They may not be able to contact us, the agents and lenders, but you can be there to offer your two cents!&lt;/p&gt;
&lt;p&gt;Go ahead, tag along!&amp;nbsp; Tell them what they need to know! No one knows the property like you do.&lt;/p&gt;
&lt;p&gt;I have a transaction going that the appraiser appraised the property for almost $20,000 less than we were in contract for.&amp;nbsp; WHAT? WHY?&amp;nbsp; Well, one thing noted in the appraisal were the kitchen cabinets, they were missing the doors, or were they?&amp;nbsp; NO, the seller had taken them off and had stored them in the garage. She thought it made the kitchen look larger. This is just one example of why it is important to make sure that the appraiser gets all the information they need to make correct calculations.&amp;nbsp;&lt;/p&gt;

Foreclosure is one of the most devastating financial challenges that a family can face and one that many times can be avoided. The options available to home owners for foreclosure are many. Following is a brief explanation of these solutions:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1.) Reinstatement &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The next stimulus package called the American Recovery and Reinvestment Act of 2009, has been passed by Congress and signed into law. &lt;br /&gt;&lt;br /&gt;So what does that mean to you?&lt;br /&gt;&lt;br /&gt;Details were still sketchy but here's what to expect:&lt;br /&gt;&lt;br /&gt;- The tax credit increases from $7,500 to $8,000.&lt;br /&gt;- Anyone who has not owned a home in the last 36 months is eligible.&lt;br /&gt;- The new provisions begin January 1, 2009 and will extend through the end of the year.&lt;br /&gt;- The tax credit &lt;strong&gt;does not&lt;/strong&gt; have to be paid back if the buyer stays in the home for at least 3 years.&lt;br /&gt;- No changes to income eligibility: Buyers must make less than $75,000 for singles and $150,000 for couples. If you make more money than that you may be eligible for a partial credit.&lt;br /&gt;&lt;br /&gt;How do you get the money? Here are a couple examples:&lt;br /&gt;&lt;br /&gt;Example: At the end of the year your tax liability is $5,000, but you've overpaid by $1,000 through your withholdings. Normally, you would get a $1,000 refund check from the IRS. In this example, you get $9,000. The $8,000 credit plus the $1,000 you overpaid. &lt;br /&gt;&lt;br /&gt;Example: Your final tax liability is $6,000, but you've underpaid through your payroll withholdings by $1,000. Normally, you would have to write the IRS a $1,000 check when you file your taxes. This time, the first $1,000 of the tax credit pays the amount you owe, and you get the remaining $7,000 as a refund. &lt;br /&gt;&lt;br /&gt;****************************************************************************************&lt;br /&gt;The not so good news: Those who bought a home last year and were eligible for the $7,500 credit. &lt;li&gt;Let your neighbors know what you are doing and to keep an eye out for suspicious activity.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Keep the window shades open.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Unlock the doors for an easy escape. If necessary.&lt;/li&gt;
&lt;li&gt;Determine several &quot;escape&quot; routes that you can use in case of an emergency.&lt;/li&gt;
&lt;li&gt;Carry a phone on you at all times.&lt;/li&gt;
&lt;li&gt;Never allow the party to split apart and keep you &quot;pre-occupied&quot; while the others are out of sight.&lt;/li&gt;
&lt;li&gt;Keep all medications out of sight, and if possible locked up.&lt;/li&gt;
&lt;li&gt;Do not have any firearms in the home.&lt;/li&gt;

      <title>Are You Safe From Lightning Strikes?</title>
      <description>&lt;p&gt;Lightning in the Sacramento area happens only a few times a year, maybe.&amp;nbsp; I think there have been only a few times in my whole life that I can remember a bad thunder storm.&amp;nbsp; We just don&amp;#39;t experience extreme weather here. &amp;nbsp;Well, Monday we had a few strikes, nothing much at all &amp;nbsp;though.&amp;nbsp; My son and puppy were scared to death.
