Real Estate Deals in todays Market Longwood Goshen KY

As I mentioned before, I think corporate relocation owned properties are hidden deals in this market. Usually in good condition, not much work needed and relo companies willing to take a hit to move the properties.

Another potential area for excellent real estate deals in this market are new construction executive style inventory homes. I don't have specific knowledge of what builders might come off of the prices, but I think there is potential to negotiate.

For example, Longwood is a great subdivision in Goshen. Its proximity to the schools is excellent and it has a community pool, tennis courts and clubhouse. Very impressive. As of today, there are 24 homes for sale in the neighborhood. Of those 15 are new construction ready to go. The new construction homes are price from $499,000 up to $770,000. Some of these have been on the market a year plus closing in on 2 years. Also, only 2 homes have sold in Longwood this year according to the mls, so if my math is correct, there is about 10 years worth of inventory on the market right now. Ouch. It would make sense that is a builder had an offer from a ready, willing and able buyer, they might not mind coming of the price to move some of the current inventory.

Price Drop on Foreclosure in Prospect KY

I saw this in the hot sheet this morining, price dropped from $299,000 to $279,000.

Looked at sales in the neighborhood over the past 2 years and the average sales price has been right at $340,000. Could be a good deal for someone looking to get in to Oldham County, but right at the edge of Louisville.

As I have mentioned in my last few posts, I think there are deals to be had with corporate relocation properties. Many times the homes are in move in condition and can be bought at below market prices. The owners have transferred and they have taken a buyout from their company and it is now up to the relo company to move the house. They do not want to sit on it and can afford to take a bit of a loss to get it out of inventory.

This house was originally listed at $374,900, last time it sold it transferred for $355,000. I had folks that would have done a full price contingent offer, but the relocation company would not do a deal contingent on the sale of the buyer's house. So, a ready willing and able buyer came along and pick it up for $311,000. It closed this morning. Why I like this comapred to a short sale or foreclosure, the house is in move in condition, you don't have to replace carpet, the furnace, update kitchen and baths. The seller's were not in a distressed situation, they were just transferred and the relocation company has deep enough pockets to get the house moved under market value. Here are several Oldham County neighborhoods with community swimming pools, might have left out a few, but I think I hit most of them. Let me know if I left anybody out.

Longwood homes range in age from new construction to about 3 years old. Prices range from $600,000 up to $800,000. Along with the fine executive style homes in Longwood it also has many amenities to offer as well. Longwood has a community pool, clubhouse, tennis courts and an active community.

Hillcrest homes range in age from new construction to about 10 years old. Prices range from $450,000 up to $900,000. Hillcrest has a community pool, clubhouse, tennis courts and an active community. Also, there is an elementary school in the neighborhood.

Paramont Estates is a beautiful neighborhood with much to offer its residents. Paramont has a 15 acre lake that offers fishing and recreational boating. Some of the homes back up to the lake and offer dramatic views. It also has a clubhouse with a a large great room with an open fireplace and private bar area. There is also an indoor junior olympic sized pool, saunas, whirlpool and sundeck overlooking the lake. Paramont Estates also has tennis courts, 2 raquetball courts, a fitness center and snack bar. The annual assessment for the home owner's association is around $1500 per year.

Part of Glenoaks is in Jefferson County and part in Oldham County. You will want to make sure which section you want.

Also, if a neighborhood does not have a community pool, check out the Oldham County Country Club (Video Link). They have memberships available and includes golf, tennis and the pool. It is a great facility.

Heather Hill is a great subdivision in the Buckner area. It is a one way in and one way out place. It is tucked behind the Oldham County Country Club and Oldham County High School. It is a destination for tricker treaters at Halloween. Many residents grew up in the neighborhood, moved away for school and have moved back to raise their families here. There are 3 sections. The first section has many lots that are close to an acre. Sections 2 and 3 have newer homes from 12-25 years old or so. Lots of trees and great yards. Just a few miles from the Oldham County Campus make it a short bus ride to school.

Some of the houses on Fairway Drive back up to holes on the golf course. It is also about a mile from the Oldham County Aquatic Center and Wendell Moore Park.

HUD HOMES Louisville KY

Hud homes can be a great deal for owner occupants and investors who are looking for a good deal.

But you have to know what you are lookng at, just because it is a HUD Home does not make it a great deal.

You have to consider the costs of repairs and the end retail value of a property to see if it is a good deal.

If you are an owner occupant, you have a slight advantage over investors when it comes to bidding on Hud Homes. Owner occupants get first shot at buying the property. Owner Occupant bids are looked at first and if your bid meets Hud's threshold for selling that particular house then you are the winning bid, even if an investors bid is higher than yours. Hud wants to promote home ownership.

If you are thinking about buying your first home in the Louisville KY area, now may be a great time. With many motivated homeowners and low interest rates you may find owning more beneficial than renting. On top of those wonderful incentives, you may also qualify for an $8000 first time Home Owners Tax Credit. Here is how it works:

Amount of Credit- 10% of the cost of the home up to $8000

Eligible Properties- Any single family residence including townhomes and condos

Refundable- can elininate tax liability for the year and any unused portion os refundable to the purchaser

Income limit- $75,000 filing single and $150,000 married filing jointly and phases out at $90,000 and $170,000

First time Homebuyers Only- For first time buyers or if you have not owned a home in the past 3 years

Repayment- if purchased in 2009 there is no repayment unless you sell within 3 years of the purchase

When does the credit end- you must purchase before December 1st 2009 and applies to all purchases after January 1, 2009
