      <title>South Causeway Isle and Yacht Club Estates St. Petersburg, FL</title>
      <description>&lt;p&gt;This area is often referred to as Causeway Isles and includes Causeway Isles which is on the north side of Central Ave, South Causeway Isle which is south of Central Ave and South Causeway Isle Yacht Club which is reached via 79&lt;sup&gt;th&lt;/sup&gt; Street through South Causeway Isle.&lt;/p&gt;
&lt;p&gt;The area consists of approximately 770 single family homes built primarily in the 1950's and 1960&amp;lsquo;s. A large majority of the homes are waterfront. There are canal front homes as well as homes with views of the Intracoastal Waterway and Boca Ciega Bay.&lt;/p&gt;
&lt;p&gt;The square footage of the homes range from 1038 square feet to 6773 square feet with the predominant size being in the 1500 to 2500 square foot range. Approximately 90 of the homes are more than 3000 square feet. A majority of the homes are located on lots that are less than &amp;frac14; of an acre.&lt;/p&gt;

      <title>Divorce Appraisals</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;Are there more divorces recently? I have not seen any recent divorce rates but I have received a number of inquires lately&amp;nbsp;about doing appraisals for home owners in a divorce situation.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Divorce generally involves dividing assets and many times includes Real Estate. Two of the choices presented to homeowners in a divorce situation are to either sell the house and divide the proceeds or to have one person buy the other out. In either case, each of the parties should get a separate home appraisal performed by a local State-Certified Real Estate Appraiser. Some times the parties agree to have one appraisal performed.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; It is important to hire a professional State-Certified Appraiser that has knowledge of the market area. The appraiser should be objective and unbiased so that a fair and impartial valuation estimate is provided. The goal of the appraiser is to provide an accurate estimate of value based on comparable sales in the area.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&lt;/em&gt;Sometimes the appraisal will be a retrospective appraisal because one party owned the home prior to the marriage and may have obtained equity assets.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; I have met and worked with many good, honest, knowledgeable and professional mortgage brokers. I appreciate the service they provide to the public as well as other professionals in the real estate industry. Of course every profession has it's share of bad apples. Most mortgage brokers, Realtors, appraisers, loan officers, doctors, lawyers, plumbers, electricians, painters, carpenters, pharmacists, writers, etc. are good ethical people, but there are always a few in each group that are not so good.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; This post is about a mortgage company that I consider to be one of the bad ones.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; I am a Real Estate appraiser in St. Petersburg, Florida and was contacted by Precision Plus Financial Services, which is located at 3801 Germantown Pike in Collegeville PA, to do an appraisal of a home in St. Petersburg, Florida. I performed the appraisal and delivered the completed report in July 2008. It is now October 2008 and I have not received payment. I have called many times and left many messages requesting payment. I have also e-mailed them requesting payment. They have not responded. &lt;span style=&quot;text-decoration: underline;&quot;&gt;The owner of the home that I appraised even paid them to have an appraisal performed&lt;/span&gt;. Lee Austin of Precision Plus guaranteed me payment verbally and in writing. I have left many messages for Lee and also for Jim Bissel the founder and president of the company. Of course they never answer the phone - all calls go straight to voice mail. This company is part of the problem in this country. &lt;span style=&quot;text-decoration: underline;&quot;&gt;The home owner paid them&lt;/span&gt; hard earned money.       <title>PMI Removal Appraisals</title>

&lt;p&gt;What is PMI?&lt;/p&gt;
&lt;p&gt;Private Mortgage Insurance or PMI is an insurance policy for the lender. It is additional money built in to a borrower's &lt;strong&gt;monthly mortgage payment which insures the lender against loss if the borrower defaults on the mortgage loan. It is generally required by a lender if a borrower makes a down payment of less than 20% when they purchase their home. This additional money paid each month can add up to thousands of dollars over the course of the loan&lt;/strong&gt;.&lt;strong&gt;&lt;em&gt; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;How do I know if I am paying PMI?&lt;/p&gt;
&lt;p&gt;It should be noted in your monthly mortgage statement. If not you should contact your lender or mortgage servicer.&lt;/p&gt;
&lt;p&gt;Can I have PMI removed?&lt;/p&gt;
&lt;p&gt;In many cases the answer is yes. Once you determine that you are paying PMI you must contact your lender and inquire as to what requirements are needed to remove PMI. Generally what is needed is for your home to be valued at more than 80% of the loan amount. Different lenders have different guidelines or requirements for PMI removal. Some require good payment history.&lt;/p&gt;
&lt;p&gt;How do I know if my home is worth more than 80% of the loan amount?&lt;/p&gt;
&lt;p&gt;The lender generally requires that an appraisal be performed by a local State-Certified Real Estate Appraiser. It is important that you contact your lender before having an appraisal performed since some lenders have a list of appraisers that are approved by their company. Generally the lender will allow the home owner to choose an appraiser. It is important that you select an experienced appraiser that works in and is familiar with your area and that has a State Certification.&lt;/p&gt;
&lt;p&gt;How much will I save?&lt;/p&gt;
&lt;p&gt;Once you determine the amount of your monthly PMI payment multiply it by how many payments you have left to find out how much you will pay over the remaining life of the loan. Compare this total amount with the one time cost of an appraisal. The savings from having PMI removed will most likely pay for the cost of an appraisal many times over and save you thousands of dollars.&lt;/p&gt;

This approach is considered the most reliable indicator of the market and is the primary method used by real estate appraisers. This approach to value compares similar properties that have sold recently to the property being appraised, which is called the Subject Property. It is preferable to use properties for comparison that are similar in size, age and appeal to the subject property.&lt;/p&gt;&lt;p&gt;&amp;nbsp; The sold properties that are selected to compare to the subject property are called Comparables.
