First Time Home Buyer Credit Band-Aid?

The real estate market has shown signs of life in the past year as sales have picked up, and inventory has dropped nationally. As a real estate agent, I know that many Realtors would be out of the business if this tax credit was not implemented for 2009.

I must speak the truth as a local expert real estate agent. I think that the $8,000 tax credit is great for first time home buyers. But, what is going to happen when eventually Uncle Sam stops writing checks? Did you know that according to the National Association of Realtors that 45% of all buyers this year were first time-homebuyers?

As I ponder the thought of this statistic, I remember the same National Association of Realtors announcing that at the height of the real estate market that approximately 40% of all home purchases were investment properties or secondary homes. Are we leading down the same path? Have we not yet learned from our mistakes?

Are first time home buyers ONLY purchasing properties before the November 30th deadline, so the government can put some much needed cash in their pockets? In luxury real estate markets, like Parkland, first time home buyers are not a strong driving force for an increase in sales. Many Parkland sellers are not seeing the dramatic increase in sales like neighboring communities.

So, the moral of the story is that Parkland is not out of the wood work just yet. Sellers should expect that prices will continue to decline and stabilize into 2010. Inventory has dropped, but is that because more sales are occurring or because potential home sellers are seeing the real estate reality and just taking their homes off the market? Also, there are over 70 pending single family short sales in Parkland. What percentage of these pending Parkland short sales will actually close or go back on the market, or worse become foreclosures?

These questions should be addressed in our local and national media, but of course only the popular news is getting attention. Instead of learning from the past, the media is continuing to highlight whatever it thinks is newsworthy for today and not looking at the bigger picture. Unfortunately, once again, misinformed buyers and sellers are not reading between the lines!

Should I Purchase A MAC For Real Estate?

Calling All Real Estate Web Gurus!

I am looking to purchase a new laptop for real estate business. I would like to know the Rain's personal experience with purchasing a Mac. I know that I will have to purchase extra programs in order to run Microsoft Internet Explorer and Office. I have done some extensive research on Mac's and I can't tell you how many viruses and spyware I have had on all of my PC's. With Mac's, they are virtually spam, virus, and spyware free, and this is extremely important for me.

I only use Internet Explorer for the MLS. Please share your positive or negative experiences with the MAC. I really appreciate all your comments and suggestions.

Do We Need An Addendum To Secure Our Commission?

Recently, I have a deal where my client put an offer on a condo in South Florida. The MLS showed a commission in the amount of 3% of the sales price along with a $2,000 bonus in the broker remarks.

When submitting my offer, I included the commission in the proper field with the exact amount of what the MLS said. Both my buyer and the sellers signed and initial in all required fields making it a fully executed contract.

After some bumps on the road to closing, my buyer requested that she receive a credit for a non-operative a/c unit, which was also typed in the special clause section where the seller agreed to fix or replace the a/c unit. After three walk-through's and three independent inspectors stating that the a/c needed to be replaced, both sellers and my buyer agreed for a $1,500 credit.

Now, it is the day of the closing and the seller does not want to pay me the $2,000 bonus. I have forwarded the contract along with a copy of the Multiple Listing Service sheet to the selling broker. What form of action should I take? I have already submitted a letter to the broker and sellers stating that they are defaulting on the contract, and that I fully intent to proceed with going after my fully deserved commission.

I think for now on, bonus or no bonus, I am going to put together a separate addendum together stating that the seller agrees to pay my brokerage the listed commission in the MLS. I also heard from a local Realtor that the listing agreement is the final say for commission disputes. Any thoughts would be greatly appreciated.

I Want To Present All Buyer Offers To The Seller In Person

What happens after the real estate faxes his/her clients offer to the listing agent? We assume that the listing agent presents the offer in a timely fashion, right?

Two days ago, I presented a great offer to a listing agent. It was typed out professionally, included a detailed preapproval letter from a name mortgage company, and even submitted a personal letter from my buyer to the sellers in the offer. I faxed and emailed the offer to the agent. 2 days later, and I have not heard back from the agent! What goes?

After watching many HGTV shows, where in the North, especially in Canada, buyer’s agents present the offer directly to the seller with the listing agent present. Why don’t we do this here in South Florida or other areas? Who better than the buyer’s agent that can present the offer to the seller, even bring comparables justifying the purchase offer? On these HGTV shows, I even see the buyers in the cars outside of the homes of the seller anxiously awaiting an answer and counteroffer. Everything is done at the same time. Sellers and buyers are within stone-throwing distance from each other. Let the games begin and end quickly!

Either way, the buyer and seller knows if their is a deal or not. I sit here and wait for the listing agent to give me the common courtesy of a return phone call as my buyer calls me, texts me, and emails me. I feel for my buyer, and am trying to do everything I can in my power to get him this property.

As a result, I am having all future buyers request that I present their offers directly to the sellers with their listing agents present. No more drama, games, or what if’s. It is time to take control, especially when your client is 100% qualified and submits an offer that the sellers should take and take now before their home goes down in value even more!
