      <title>Why does Massachusetts (MLSPin) and New Hampshire (Innovia) MLS systems sabotage their own sales?</title>
      <description>&lt;p&gt;I guess I don't get it.&lt;/p&gt;
&lt;p&gt;I don't understand why on earth MLS systems go to great lengths to sabotage the sale of home, especially in this economy.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;INNOVIA/ New Hampshire:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It's been proven for years that the &lt;em&gt;quantity&lt;/em&gt; of photos and the &lt;em&gt;quality&lt;/em&gt; of photos helps to sell homes. &amp;nbsp;Yet, Innovia offers only 12 photos. &amp;nbsp;Not only that, they're exactly 290 x 218 pixels, just a little bigger than a lousy postage stamp! &amp;nbsp;In addition, up until recently, descriptions were limited to a very small number of characters, forcing agents to abbreviate their brains out trying to fit everything in. &amp;nbsp;Of course, the result for the &lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;consumer&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; was an intelligible mess of made up abbreviations! &amp;nbsp;Finally they got wise a few months ago and increased the size of the comment box. &amp;nbsp;Now how about those photos, Innovia? It's 2009!!!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;MLSPin/ Massachusetts:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;MLSPin at least offers 30 decent sized photos, but beginning in August, they now have &lt;strong&gt;REMOVED&lt;/strong&gt; all descriptions of all properties... unless you register of course!&lt;/p&gt;
&lt;p&gt;This is absurd. &amp;nbsp;This is 2009, and this is a blatant attempt at a closed system once again. &amp;nbsp;And if they think buyers are SO STUPID as to fall for this game, they need to think again. People are very sensitive about giving out their email addresses and the resulting stream of spam. &amp;nbsp;It's 2009. &amp;nbsp;This is the age of transparency, yet MLSPin seems to want to take a few steps backward. &amp;nbsp;Maybe we should just remove the IDX from the web altogether and start printing up MLS Books so everyone will be FORCED to call an agent if they want information?&lt;/p&gt;
&lt;p&gt;The whole idea here (unless I'm mistaken) is to sell HOMES, not to put barriers up to keep that from happening. &amp;nbsp;I believe the MLS is supported by agents, yet I can't imagine most web savvy agents thinking that removing ALL descriptions helps them sell homes or helps their sellers get their homes sold. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;To make the online experience of buying a home less meaningful is doing a disservice to agents and to sellers, and hobbling the ability to sell a home in this market.&lt;/p&gt;
&lt;p&gt;I've always believed the real estate industry was about 10 years behind regarding technology. &amp;nbsp;This just proves I'm still right.&lt;/p&gt;
&lt;p&gt;I would strongly suggest agents in Massachusetts and New Hampshire let their feelings be known to THEIR MLS that this is &lt;strong&gt;&lt;em&gt;not&lt;/em&gt;&lt;/strong&gt; acceptable. &amp;nbsp;Information should be free and open to the public and every effort should be made to facilitate the sale of a home.&lt;/p&gt;

But if you're interested in a small, residential community or a small neighborhood in a major city, it can be very difficult to find out ANYTHING about these small communities. (generally it's a short paragraph that came from the Chamber of Commerce site that every Realtor lifted for &lt;em&gt;their&lt;/em&gt; site!)&lt;/p&gt;
&lt;p&gt;One of the single best ways to make your website &amp;quot;sticky&amp;quot;, to showcase a small neighborhood and it's quirky shops, neighborhoods and residents is to do a community video tour!  Not only that, at the same time you are selling &lt;em&gt;yourself&lt;/em&gt;... &lt;em&gt;your&lt;/em&gt; knowledge of the community.  Inotherwords, you're giving people what they &lt;em&gt;want&lt;/em&gt; (information on the community) and at the same time, giving them an opportunity to meet and see &lt;strong&gt;you&lt;/strong&gt; (what they &lt;em&gt;don't&lt;/em&gt; want!).&lt;/p&gt;
&lt;p&gt;The shelf life of a community video is essentially - forever! Over time, building a library of community videos can provide a rich addition to your website, separate you from virtually all of your competitors and at the same time showcase you as the community &amp;quot;expert&amp;quot;.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;FACT:&lt;br /&gt;Nearly 90% + of buyers begin their search on the internet.&amp;nbsp; That's a pretty large majority!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;If that wasn't bad enough, they limit the number of characters in the description, which forces Realtors to get &quot;creative&quot; with their abbreviations and punctuation.&amp;nbsp; In most cases, those abbreviations are made up on the fly, giving 'regular people' absolutely no hope of understanding exactly what the heck they are talking about!&lt;/p&gt;
&lt;p&gt;So, lets see... almost &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;all&lt;/em&gt;&lt;/span&gt; buyers start looking on the web, yet what they see are a limited number of muddy, sometimes unidentifiable photos with descriptions that sound like they're written in another language.&lt;/p&gt;
&lt;p&gt;Boy, I can't think of a bettter system than that!&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;strong&gt;&quot;Curb Appeal&quot; of yesterday is &quot;Web Appeal&quot; today&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;Your web presentation means &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;everything&lt;/em&gt;&lt;/span&gt;.&amp;nbsp; Buyers are &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;eliminating&lt;/em&gt;&lt;/span&gt;&lt;/strong&gt; properties solely based on what they see on their computers.&amp;nbsp; It doesn't matter if you think it's right, wrong or unfair - it IS what buyers are doing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;With a record number of properties on the market, and broadband connections and computers in every home why wouldn't you do that?&amp;nbsp; You can see photos of the exterior... then step right inside and look around and see the house!&amp;nbsp; Why wouldn't you make your decision based on what you see?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yet, the MLS seems to be stuck in the days of the old MLS books - offering poor quality and tiny photos and a brief description of the property.&amp;nbsp; Of course, back then you HAD to call a Realtor in order to have any clue as to what was on the market, right?&lt;/p&gt;
&lt;p&gt;Well, those days are long gone.&amp;nbsp; At least Realtor.com has it together when it comes to presentations.&amp;nbsp; You can put up to 25 LARGE photographs, plus a video or virtual tour on your listing.&amp;nbsp; But not with most MLS IDX systems!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to offer on the MLS what buyers want, even though you can't.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Even though your MLS may be living in the stone age, there is a way around this:&amp;nbsp; &lt;strong&gt;&lt;em&gt;A virtual tour.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Of course, most Realtors use this virtual tour to link to a zooming slideshow of the bad photos that the buyer just looked at on the MLS!!!!!&lt;/p&gt;
&lt;p&gt;Exactly what is the point here?&amp;nbsp; You're offering NO additional information to the buyer, and I hardly think buyers are fooled into thinking that those photos are any different or better because now there's zooming and music!             &lt;p&gt;For the past four years, in good times, in OK times, and now in difficult times, I have monitored the number of properties on the market that offer virtual tours (and I'm using that term &lt;em&gt;very&lt;/em&gt; loosely).&lt;/p&gt;
            &lt;p&gt;The ratio has been almost exactly the same, regardless of the economy and in spite of the fact that the number of properties on the market has exploded in the past year. Roughly 20% of all properties in Hillsborough Country have a virtual tour on the MLS system. &lt;em&gt;Only 568 properties out of nearly 2,700 on the market.&lt;/em&gt;&lt;/p&gt;
            &lt;p&gt;Numerous polls and studies done in recent years show that the quantity of photos, the &lt;em&gt;&lt;strong&gt;quality&lt;/strong&gt;&lt;/em&gt; of photos and the presence a virtual tour help make properties stand out, receive more views, and help get perspective buyers in the door. And yet, with a record number of homes on the market, only 1 in 5 have a virtual tour of any kind! And many have photos that are embarrasingly bad.&lt;/p&gt;
            &lt;p&gt;To make matters worse, probably 500 of those virtual tours are just regurgitated photos that have been recycled from the MLS and put into an inexpensive program that now zooms in and out and in and out - set to music! The zooming is random, so oftentimes we're zooming in on the arm of a sofa (are you selling furniture or homes?). And of course, being small, low resolution, low quality photos in most cases, when you zoom in, the slideshow gets &lt;em&gt;blurry&lt;/em&gt;.&lt;/p&gt;
            &lt;p&gt;Does this offer a buyer &lt;em&gt;anything&lt;/em&gt; of value? NO. In fact, you're &lt;em&gt;insulting&lt;/em&gt; the buyer by forcing them to take extra time to download your &quot;virtual tour&quot;, only to find the EXACT SAME information &lt;em&gt;they just saw&lt;/em&gt;, only now it's ZOOMING! What is the point? Buy downloading a virtual tour, a buyer is &lt;em&gt;expecting&lt;/em&gt; more information. More photos, more angles, larger photos, neighborhood photos... MORE than what they've already seen on the MLS! And most of these so called &quot;virtual tours&quot; are just giving them the same and wasting their time. More importantly, these slideshow programs are what they see time and time again when they find a listing that even &lt;em&gt;offers&lt;/em&gt; a virtual tour. Same old, same old. Most even have the same (default) music in the background, and most offer absolutely &lt;em&gt;nothing&lt;/em&gt; of additional value.&lt;/p&gt;
            &lt;p&gt;How can &lt;em&gt;&lt;strong&gt;your&lt;/strong&gt;&lt;/em&gt; listing stand out among the rest? How can &lt;em&gt;&lt;strong&gt;you&lt;/strong&gt;&lt;/em&gt; stand out as a professional and as someone who understands how to properly &lt;em&gt;&lt;strong&gt;market&lt;/strong&gt;&lt;/em&gt; real estate? How can you make your listing &lt;em&gt;&lt;strong&gt;engage&lt;/strong&gt;&lt;/em&gt; the buyer so they pick up the phone and visit in person? How can you use high quality marketing to make &lt;em&gt;you&lt;/em&gt; look like a professional?&lt;/p&gt;
            &lt;p&gt;Virtually all buyers begin their search online. Your internet presentation is THE first thing buyers see. It's your 'curb appeal'.&lt;/p&gt;

				&lt;p&gt;Respondents that saw a property marketed with professional photography viewed the home as being worth 12.9% more than similar homes without professional photography!  When asked how likely they were to visit the homes the were viewing, respondents were &lt;strong&gt;&lt;em&gt;7 times more likely&lt;/em&gt;&lt;/strong&gt; to visit the home with professional photography.&lt;/p&gt;
				&lt;p&gt;Respondents also saw a property marketed with a video property tour viewed the home as having a 6% higher value than the description-only property!&lt;/p&gt;

&lt;p&gt;If you want music for a background for a virtual tour, a video or use on your website, it's simple to just Google &quot;royalty free music&quot;.&amp;nbsp; There are plenty of companies that will sell you completely royalty free songs in any genre to accompany your tour.&amp;nbsp; Granted, many are expensive ($25++ per song), but you can use it repeatedly with no repurcussions whatsoever.&amp;nbsp; There are even some sites that offer free music, although most is a step above rollerskating music!&lt;/p&gt;
&lt;p&gt;To cheap?&amp;nbsp; To lazy?&amp;nbsp; YouTube now offers this service for free!&amp;nbsp; It's called &quot;Audio Swap&quot;.&amp;nbsp; Just upload your video to YouTube.&amp;nbsp; Go into the 'edit your video&quot; area, and there is a choice of &quot;Audio Swap&quot;.&amp;nbsp; You can choose the length of your video and have YouTube automatically substitute your ILLEGAL music for something that is royalty free!&amp;nbsp; You can choose the genre or the artist. It will [permanently] replace the audio track with legal, royalty free music - just like that!             			&lt;p&gt;Put yourself in the position of a perspective buyer and show the home in a way that showcases its most outstanding features.&lt;br /&gt;
            					Obviously, the exterior and the way it is situated on the lot is a big factor. Buyers want to know if it's attractive. Does it have a garage? A large porch or deck? Does it sit on a hill or is it level? Can you see the neighbor's homes? How many trees are on the property and where are they located? Is there a view of the freeway in the backyard?&lt;/p&gt;
            			&lt;p&gt;You also need to look at the amenities: a spacious yard, a large two story foyer, master bedroom, hot tub, cathedral ceilings, walk-in closets, a dream kitchen, a three-car garage....?&lt;/p&gt;
            			&lt;p&gt;Lastly, there is the physical location. Is it close to a freeway, shopping center or a school? What is the neighborhood like? Are the houses close together or is there space between them? Are they set back from the street, or 10 feet from the curb? How is the town positioned in relationship to larger cities? The seacoast? Satellite imagery for your video is readily available and can help position the home within the community.&lt;/p&gt;
            			&lt;p&gt;As a realtor, you know buyers look for all of these things in a piece of real estate. You'll want your video tour to answer these questions.&lt;/p&gt;
            			&lt;p&gt;&lt;strong&gt;&lt;em&gt;Begin with the Exterior&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
            			&lt;p&gt;Start by shooting the property with a wide, establishing shot. Position your video camera across the street from the home to get a nice wide shot. This establishing shot provides the buyer with a &quot;first impression&quot;, as well as giving them a perspective as to the lot, the position of the home on the lot and the general lay of the land. To make the shot as flattering as possible, try shooting on a nice, sunny day. A grey, overcast day sets the scene for a horror movie, not a home tour.&lt;/p&gt;
            			&lt;p&gt;Remember that real estate is by its very nature three dimensional, and you are not taking still photos of the home. Homes have four sides, so it's always helpful to try and show all four sides of the home, which is easy to do. When you shoot your establishing wide shot, shoot from an angle to include two sides of the home as opposed to the flat front.&lt;/p&gt;
            			&lt;p&gt;Of course, the backyard is especially important, because it can't usually be seen from the street, yet they are almost like a room within the house because a family may want to spend a lot of their time in the backyard.&lt;/p&gt;
            			&lt;p&gt;If the home has special exterior features, such as a deck, patio, hot tub or solar panels for power, be sure to include them as well. You might choose to focus on them in detail a little later, but by showing them up front you can pique your viewer's interest. Remember to only focus on amenities that are actually included in the sale of the home, such as hot tubs, elaborate children's swing sets and play areas, etc.&lt;/p&gt;
            			&lt;p&gt;&lt;strong&gt;&lt;em&gt;Inside the Home&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
            			&lt;p&gt;As far as interior amenities, you need to be sure to give buyers what they want! Show them the obvious rooms. Bathrooms are a given and difficult to film sometimes, but in the case of an opulent or large bathroom, it's a selling point and you need to be sure to at least show a glimpse. A basic half bath is a toilet and a sink - not always necessary or easy to film. It goes without saying to make sure the toilet seat is CLOSED!&lt;/p&gt;
            			&lt;p&gt;Use wide shots, close-ups and camera movements to create a sense of space for your viewer. A slow pan of each room will establish the big picture, allowing the buyer to get a feel and sense of the size and shape of a room, and walking THROUGH the rooms shows how it may relate to other adjacent rooms.&lt;/p&gt;
            			&lt;p&gt;It's important to include certain elements in your shots for perspective. Of course, furniture always helps with a spacial reference in a room, but these days many homes are vacant - then what? Shooting slightly down so the viewer can see the contrast between the walls and the floors, doors, closets, etc. help to give a sense of the size of an empty room. Just showing walls straight on tends to blend into one big beige hole with no clue as to the actual size. Sometimes including a person in the room offers perspective as well. Maybe show the agent walking across the room and opening a closet door or a window?&lt;/p&gt;
            			&lt;p&gt;Some amenities are worth focusing on with a little more detail, such as fireplaces, hardwood floors, upscale appliances, wine coolers, elegant granite countertops, columns, cathedral ceilings, skylights, details in hardwood floors, etc are highlights that demand additional attention, and should be pointed out whenever possible. For example, shoot a wide shot of a dining room, followed by a close-up of the leaded stained glass window. By actually walking around through the house, you give the viewer and actual &quot;feel&quot; for the layout of the home, just as if they were personally touring the house. Of course, you MUST have a wide angle lens on your camera or all you will be focusing on are furniture pieces, not the actual room. Buyers aren't buying furniture!&lt;/p&gt;
            			&lt;p&gt;&lt;strong&gt;&lt;em&gt;Location, Location, Location&lt;br /&gt;
            						&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
            			&lt;p&gt;We know this is hugely important in real estate. Is the street wooded with mature trees lining the streets? Is there conservation land and a river behind the home? Can you see a view of the city skyline from the master bedroom window? These need to not only be shown, but highlighted to the buyer, as these are major selling points for this particular location.&lt;/p&gt;
            			&lt;p&gt;By showing the immediate area, the viewer gets a feeling for the neighborhood as well. Maybe there's a convenience store on the corner? A train stop down the street? Is it located on a quaint side street or a busy main street? Whether it's a selling point or a negative, it IS a reality, and that's what people want to see. That busy main street will NOT magically change into an idyllic side street just because you visit the home in person.&lt;/p&gt;
            			&lt;p&gt;A real estate video tour &lt;em&gt;&lt;strong&gt;tells a story.&lt;/strong&gt;&lt;/em&gt; A story of the home and the benefits of LIVING in that home and the lifestyle it can provide. But buyers don't just buy a home, they buy a community, so you need to tell a story of the community as well! If time allows, I always like to include 30-45 seconds of community shots... schools, parks, the downtown area, shopping districts. For buyers relocating from another area, this is extremely important as Wichita, KS looks very different from Dallas TX or Beacon Hill in Boston. You want viewers to get a sense of 'knowing the neighborhood&quot;, regardless of whether they currently live there or have never visited. It makes the buyer vicariously feel like part of the community, which ultimately, is a big part of what they're buying when purchasing a new home.&lt;br /&gt;

&lt;li&gt;I had lunch with another client today who has had a &quot;bad year&quot; this year (only $4M, about half of last year), but already has almost $4.5 in closings in place for early 2009! He works with very few foreclosures - avoids them like the plague.&lt;/li&gt;
&lt;li&gt;A client I shot a video for today said 2008 was also her best year in the business so far.&lt;/li&gt;
&lt;li&gt;A client a shot two videos for last week told me she has more business right now than she can handle - she sold one listing I filmed two days later - just a few days before Christmas. It was hardly even on the market. We had just had two feet of snow! (I filmed it as it was snowing!)&lt;/li&gt;
&lt;li&gt;A client had a listing we filmed on Tuesday a few weeks ago, had a broker open house on Thursday (50 people attended) and 3 offers over the weekend, all at nearly full price.&lt;/li&gt;
&lt;li&gt;Another client of mine, only in business for a couple of years, is the at the top of his market already!&amp;nbsp; He closed three properties very recently, all within 98 or 99% of asking price - all within days of going on the market.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;A client in Lexington MA just recently sold her $2.1M house in 50 days.&amp;nbsp; Not bad in this market at the end of the year and in that price range!&lt;/li&gt;

Zoom in on details, then zoom out and zoom in tight on something else you want &lt;/strong&gt;&lt;strong&gt;us to see.&lt;/strong&gt;&lt;p&gt;If your goal is to make your audience throw up - go for it!  Basic rule of thumb: You should almost &lt;em&gt;&lt;strong&gt;never&lt;/strong&gt;&lt;/em&gt; use your zoom except to move close in to establish your next shot - and THEN start shooting...  or to pull out for the same purpose. Or better yet, just move closer to the subject (with your feet!) Zooming should be used very sparingly, if at all. There is almost nothing that will make your video look amateurish than to use that #$&amp;amp;*#$&amp;amp;# zoom lens! Watch any movie or TV show. You will never see zooming done with the actual LENS.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.  When panning from left to right or right to left, be sure to pan quickly so people won't get bored.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Again, your goal is not to make people &lt;em&gt;nauseous&lt;/em&gt;. Additionally, if you're doing a property tour your viewers are interested in seeing the HOME. Pan slowly and deliberately. Additionally, most video is rendered in Flash format, and Flash is NOT good with fast motion.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.  Be sure to keep your auto focus ON so you don't have to worry about it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Auto focus is great - sometimes.  But if you're moving around inside a home with low light, you'll quickly realize that the auto focus gets 'confused' more often than not, and it takes quite a bit of time to get it properly focused - and in the meantime, we're looking at blurry video as it 'searches' for the proper focus.  Always use MANUAL FOCUS to avoid problems.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.  Since your camera has something called &amp;quot;image stabilization&amp;quot; built in, it's perfectly OK to shoot handheld.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Again, back to the nausea factor. &lt;em&gt;&lt;strong&gt;Nobody&lt;/strong&gt;&lt;/em&gt; can hand hold a small consumer video camera and carry it off. &lt;p&gt;The best way to make your video NOT look like Uncle Bob's bad home movies is &lt;em&gt;utilize a tripod&lt;/em&gt;. They can be purchased for as little as $20 bucks or so, but most of those are so lightweight they're nearly worthless. The result is worth it - you can replicate 'floating through the house'... smooth as glass!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.  The camera came with a microphone built in, so be sure to narrate your video as you're walking around.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Good audio is one of the most important aspects of a good video - don't go second rate with your audio! Built in microphones on a consumer camcorder are NEVER a good option. &lt;p&gt;Walking around shooting video handheld while YOU'RE narrating from behind the camera using the bad built in microphone that's on the &lt;em&gt;front&lt;/em&gt; of the camera - BAD IDEA. Remember, you're not shooting a stalker horror film. Most of their accessories are proprietary, so you need to be absolutely sure your external microphone is compatible with your particular camera.  Sony makes great equipment, but that is one of their main annoyances - you're forced to use their accessories, usually higher priced than they normally would be.]&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Its much easier to write a script and overlay an audio track over your video that is recorded under controlled conditions.  Get a good &lt;a href=&quot;http://www.bluemic.com/products/snowball&quot;&gt;USB microphone&lt;/a&gt; for your computer. &lt;p&gt;What's the best way to insult your viewer? We KNOW the room with the stove and refrigerator is the kitchen!! If you feel you must insert text overlays, sell BENEFITS. Sell a LIFESTYLE. Don't state the obvious.  &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7.  Use background music from your favorite artist or band.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Do you enjoy the company of lawyers? This is a perfect way to get cozy with one. You CAN NOT use copyrighted music in your videos. EVER. It's against the law. There is nothing else I can say. I see this on real estate videos more often than not. People are pursuing their rights more than ever before. Photos.  VIdeo. Text.  You can't use other people's creative work!!!&lt;/p&gt;
&lt;p&gt;Google &amp;quot;&lt;a href=&quot;http://www.google.com/search?client=safari&amp;amp;rls=en-us&amp;amp;q=royalty+free+music&amp;amp;ie=UTF-8&amp;amp;oe=UTF-8&quot;&gt;royalty free music&lt;/a&gt;&amp;quot; and find music that is free from royalties and copyright issues and you'll sleep well at night. Yes, it's expensive (sometimes you pay $20 - $60 + per song), but you can use it as often as you want anywhere you want. Some of it is even free (although, you DO get what you pay for! Rollerskating music anyone?)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8.  Use screen shots of Google Earth satellite flyovers to pinpoint the location of your property.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;See #7 above. You're in violation of copyright again. If you want to incorporate Google Earth fly overs into your video, you need to purchase &lt;a href=&quot;http://earth.google.com/enterprise/earth_pro.html&quot;&gt;Google Earth Pro&lt;/a&gt; ($400 per year). Yup.  Every single year.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9.  Be sure to take clear video of the sofa and lamp in the living room.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Remember, you're filming a HOME for sale, not the furniture. Focus on the architecture and details that will be SOLD with the home, such as kitchen countertops, appliances, fireplaces, columns, jacuzzis, etc. If you're unable to do this, it's probably because you don't have a wide angle lens. This is a MUST and you will never be able to accurately film a home without one!  If you're not using a wide angle lens, don't even bother.  You're wasting your time.  Of course, Realtors take photos all the time without a wide angle lens... but I digress....&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10.  Be sure to put the property address,  your contact information, photo and website address on the video so customers can contact you.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This can be valuable if you produce TWO videos! Most MLS systems in this country do NOT permit any contact information whatsoever. In fact, most do not even permit an address to be mentioned - and this includes the audio track! If this information is contained in your video or audio track, you will be unable to use the video where it COUNTS THE MOST - your MLS!  What's the point if your video can't be seen by the widest audience?&lt;/p&gt;
&lt;p&gt;At &lt;a href=&quot;http://www.NashuaVideoTours.com&quot;&gt;Nashua Video Tours&lt;/a&gt;, we produce TWO versions of every video. One is branded with the agent's contact info, website, photo, logo, etc. This version is uploaded to a dozen or more video sites such as &lt;a href=&quot;http://www.youtube.com/profile?user=NashuaVideoTours&amp;amp;view=videos&quot;&gt;YouTube&lt;/a&gt;, etc. as well as &lt;a href=&quot;http://www.realtor.com/search/listingdetail.aspx?loc=cohasset%2c+ma&amp;amp;mnp=2000000&amp;amp;sid=b630431002164dc8bfba13cce92f01fd&amp;amp;lid=1104064258&amp;amp;lsn=3&amp;amp;srcnt=14#video&quot;&gt;Realtor.com&lt;/a&gt;. The second one is completely unbranded for use on the MLS. If your video isn't on the MLS, where MOST people are searching for real estate... what's the point?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;11. Be sure to shoot directly at that bright picture window in order to capture the view.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You will have hellish exposure issues if you don't do everything you can to avoid shooting directly into sunlit windows! If you want your video to be a nice dark mess, this is the perfect way to do it! You can remedy the problem with a great deal of lighting equipment, but for this type of video, hauling around a ton of lights is totally impractical. Most consumer camcorders have very little in the way of manual exposure controls, so this is just not easy (if not impossible) to control. If at all possible, make sure to have bright windows at your back. Oftentimes, it helps to crack the blinds a bit to cut the direct sunlight, but many times it's best just to close the blinds altogether to cut the sunlight (but be sure to always turn on ALL interior lighting).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;12. Be sure to use as many transitions between scenes as possible - especially the 'cool' ones.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ah, the sure signs of an amateur. Also see #1 and #2 nausea issues....&lt;/p&gt;
&lt;p&gt;Just because you CAN doesn't mean you SHOULD. No video should have more than one or two different transitions, if any. And of course, the more subtle, the better! I've seen so many videos where EVERY transition is a different one - and one is more outlandish than the next. Nobody wants to see the variety of transitions that came with your editing software! Keep it simple. In fact, it's always best just use a simple jump cut or a dissolve. Everyone will be much happier and you won't look like a kid in a candy store with all his new 'toys'.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;13. If you're uncomfortable being on camera, don't worry about it. It will look &amp;quot;natural&amp;quot; and viewers will be able to &amp;quot;connect&amp;quot; with a &lt;em&gt;real&lt;/em&gt; person.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yeah, right. If you're uncomfortable on camera, &lt;em&gt;you will appear uncomfortable to everyone who views your video&lt;/em&gt;. Not everyone was meant to be speaking on camera! If you don't feel comfortable, don't do it! A video can still be effective without your personal participation. Why bring down the quality of your video as well as YOUR perception to the general public? It's really not worth it. Hey, you can't be good at everything, right? There is nothing wrong with admitting that appearing and talking on camera is just not your thing! Show off your strengths, not your weaknesses! And spare the audience that 'cringe' factor where all we can do is feel sorry for you!&lt;/p&gt;
&lt;p&gt;And, (drumroll, please!) the best example EVER on how bad video can instantly remove any semblance of professionalism from your career...... This is the creme de la creme.... the best example &lt;em&gt;&lt;i&gt;ever&lt;/i&gt;&lt;/em&gt; in history..........&lt;/p&gt;

	Video production is not for everyone.  Not only is it frustrating, but it's time consuming and technical.
