You may have thought this was going to be about clients past and present and their wants and needs and/ or when they go to buy and/or sell their home. As realtors, that is our job. To really hear the needs of our client. But what I'm talking about is something different.

This holiday season so many people whether it's family, friends, acquaintances..whoever, will experience a loss this Christmas. With the economy this past year, it may be the loss of a job, loss of a home, or even the loss of a loved one, the list goes on. We all do what we feel we can do to help in these situations...We make a phone call, we send a card. But the real question is, do we really LISTEN to what they need, especially this holiday season.

Maybe during that phone call, instead of just saying "I'm sorry for your loss", we can go a step further and say " I wouldn't begin to know what you're going through, but I am here for you, whatever the need at whatever time. Maybe instead of just mailing the card, add a personal note. Maybe it's just a day or a few hours of "normal" for them.... to go to the movies, take a walk, go to the mall, go for coffee, lunch. No one knows until they walk in those shoes what it is to experience loss and everyone deals with it in different stages in different ways.

Tis the season to be.... What are you as you prepare for the holiday season?

Have you already put your outside lights and/or decorations out? Our decorations are up but we decided not to do outside lights this year. Some of our neighbors from different streets were quite joyous this year and really went all out with their Christmas lights...it almost feels like we have Christmas lights ourselves with the outer glow from their lights. It is pretty and we are enjoying them.

Do you have all your cards sent and your presents bought and wrapped? Do you have your family holiday plans finalized? Is your tree bought and put up and decorated just waiting for everyone to enjoy? Do you have your holiday menu items bought and meals all planned out? If you're traveling, are all your arrangements made and ready to enjoy the holiday season?

How about going one step further and make the decision to do one thing that will make a difference in someones life? Don't have a BAH HUMBUG attitude and not think of others in need this holiday season. There are so many families in need more than ever. Be a Shining Star and make a difference...Better yet, do it anonymously and feel the difference you can make. After all, isn't that what this season is all about?

Self Promotion at All Costs!

Michigan has an difficult economy...I guess that has been pretty well established. We have a state government that has had thier economic head in the sand for more than 50 years...nothing ventured nothing gained.

The average Realtor® in the West Michigan area, based on the number of sales and agents, is selling less than 6 homes per year. Hardly enough to make a living. So agents are looking at new ways to utilized sell promotions.

Some sell promotions go to the point of degrading our profession in my opinion. Survival is one thing that moves to the top of the list when income drops and the bills aren't getting paid. I understand, desperate times call for desperate measures.

Recently an agent stood on a street corner holding a sign...it might have been a great promotional idea until the newspaper added a twist.

It basically said Realtor's® will do anything to close a sale. Clean houses, wash dishes, do repairs, replace locks, help move....anything!

I wonder...do you think my financial consultant will come over and clean my house? Will my doctor come over and do my dishes? Here is one, my dentist...I'll bet he would come over and shovel my sidewalk (winter here).

Keeping professional isn't just saying no....to requests for help. Keeping professional is the very act of doing your business as professionals and promoting your business in a professional manor.

No wonder people align our profession closer to auto salesmen image than Financial consultants. The fact is we as real estate professionals handle on average, as a profession more dollars because of the value of peoples homes than financial consultants.

Note: I have a couple friends that are car salesmen, they are nice people but the image of car sales people is well documented based on public perception.

When using personal promotions look at what it does for your personal and professional image. Does it promote you as a buffoon or a professional. Does it get the job done, promoting your current clients and yourself or is it just a gimmick that will be viewed as a gimmick?

Remember for every action there is an equal and opposite reaction!

PEANUT BUTTER SCOTCHIES

As I'm finishing my last bite, I thought I'd pass along this wonderfully rich, yet delicious holiday fudge recipe that my mother-in-law makes and shares with us each year.

2-6 oz pkgs (2 cups) butterscotch pcs

1-12 oz jar (1-1/4 cups) peanut butter

1-14 oz can sweetened condensed milk

Combine butterscotch pieces and peanut butter in top of double boiler. Place over hot water. Stir until butterscotch pcs melts and mixture is smooth. Remove from water. Add sweetened condensed milk. Stir until well blended. Turn into foil-lined 8" square pan. Chill until firm. Cut into square pieces. Store in covered container.

Communicating has always been a challenge. Why make it so challenging in today's world.

I have used a free service to bring my clients within a clicks of being updated. This is one of those little
thoughts about options you should consider.

Security is always in a seller, buyer and Realtor's® mind, as it should be.

Skype is your communication answer. It costs you nothing but great PR and gets your client at your fingertips 24/7! You can update clients with copies of advertising by sending them a file copy. You can send them a quick message like using Twitter only more versatile.

How do you get them to sign up? Simple, you do it for them. Do something you should do anyway, get their email address, a release form signed allowing you to enroll them. A free service where when you have completed the sale of their home or helped them purchase they can add family and friends and make calls to them free with this option.

Use Skype as part of your presentation. I was the only agent doing this in my metropolitan area....so don't tell somebody else may figure out this is a great presentation idea that nobody offers!

They do No work and get all the benefits...you don't have an account either?

OH, by the way, you don't have to share who is on your account with the world like other services. Remember the privacy thing...Pretty important and a great option for you to keep others from seeing your activity and client list!

The Weatherman Was Wrong ~ We Received TWICE The Amount Forecasted!

Our first snow fall of the year became a winter storm blizzard. And our weatherman was a little off on his predictions...he forecasted 5-6 inches of snow with an additional 1-2 inches. Instead, we received as much as 12" of fresh new snow with flurries and possibly more accumulation over the weekend.

Most all schools were closed, accidents galore and everyone out shoveling, snowblowing....gas stations were lined up with people needing to fill the ol' gas cans for the snowblower ( I got mine last night).

We can all gripe and complain about the cold and the snow and the ice and the slush, but no one can complain about the beauty the first snowfall offers. This photo is taken from our dining area showing the deck and trees and that was before it started coming down again.

I Heard That Dreadful 4 Letter Word ~~ SNOW

Yep, the weatherman confirmed it and I see proof of it, watching it from the window coming down... nice and fluffy and white .

Don't get me wrong, I enjoy the first snowfall and how pretty it looks, but..... Tonite we are forecasted for over 2 inches with another 4 inches tomorrow , continuing off and on the weekend and hazardous weather conditions. When it comes, it all comes at once. We literally get dumped on! So, it's off to the gas station to fill up the gas can...The snowblower is all set and ready to go. Thankfully, we got all of fall/winter outside maintenance complete and not a moment too soon.

WII..that was Fun!

Over the Thanksgiving holiday our home was full of noise and laughter.

My sister and brother-in-law brought a WII over...for those of you like me, with your head in real estate instead of the world, this is a digital game connected to your TV or computer. Similar to the old Atari except on steroids! The computer programing (coding) to write such complex programs is amazing. All I want is my email to work!

My father-in-law has dementia and doesn't quite connect as well as he used too. They broke out the bowling game...each gets an avatar...we quickly made some fun ones up and the game was on.

My father-in-law could sit in a chair swing his arm in a bowling motion and he was enjoying the game with everyone. He laughed had a great time and liked it so much we bought one for Christmas on Black Friday so he could come over and give my mother-in-law a bit of a break.

We didn't wait for Christmas....we set the unit up and he has been here twice since we bought the system, spending hours playing the game. He is so focused on his technique and score he hardly thinks about other issues.

We give him little cues to help him remember which buttons to push. It is worth every moment to see him happy and enjoying life again. It is almost like he is back with us.

We know it is temporary. We know once the game is over he will talk about the spare or strike for a couple of hours and drift back to his world that most of us don't penetrate. He doesn't recognize my wife's voice anymore...but when she tells him who she is a nervous smile comes across his face...with a longing look of I know that name.

For now we are enjoying him and happy to have purchased the WII, putting a little more fun back in his life.

Mold, The Hidden killer.

So much has been written about mold...I came across a posted question recently concerning mold.

It was a consumer asking how to rid their home of mold. The answers were superficial and home remedies. None of the responses addressed the questions of mold or solutions.

I should mention the solution is pretty simple. Keep your home dry. No moisture no mold. Mold requires a couple of issues to be available to grow. These two elements are moisture and heat or warmth.

The responder to the consumer wrote...use "white vinegar" to kill 88% of the mold. The fact that the health hazards and mold have been very well documented was not revealed. The lack of a link to reviewing types of mold was also not present...looks like a home remedy with the science and reason mold impacts respiratory systems was left out of the discussion.

Mold can happen under the right conditions nearly anywhere. In cites or rural areas...it doesn't discriminate.

I have seen and heard my investors using a 50/50 blend of bleach and water to get rid of surface mold. Being an Authorized HUD broker in Michigan...we see mold in many forms. Most require removal of surface affected including the insulation and sheet rock (wall board).

For those of you buying homes where mold has been found have a professional evaluate the cost of remediation. Take a moment to follow the link to the EPA site. Being informed about mold and it's potential health hazards in only good personal protection.

Seller Anxiety...I am READY!

Seller's can become very anxious in a buyer's market.

Buyers have started to take longer to make up their minds on property choices. Writing a purchase contract isn't just a simple process any more. Or should I say....with so many home choices buyers are seeing more homes before making a final choice.

This means that seeing more homes, offers a wider knowledge base of features and availability for a given price range. Buyers are becoming more educated with the Internet and the simple act of seeing more homes.

Right now it is fair to say that agents are seeing more homes than they did in the past because of buyer demand to see them. The average number of homes shown just a few years ago was, to any give buyer was 6-8 homes. Today I hear agents are showing 25-50 before a buyer makes a decision.

So once a seller gets and offer...they too know that the economy is affecting buyer credit. They want the sale closed so they can move-on to a new home or life. Many times I am the second or third realtor listing the property.

I am hired to get their home sold and in most cases hadn't had an offer before the one on the table now. This morning I had a seller call to check on that status of her sale.

The seller asks, have you heard anything...yesterday were the property inspections. I don't usually hear anything the same day of inspections unless something is wrong. So no news is good news.

The seller turned down this same offer 90 days ago. Then we found the condo that is a dream come true, for the seller. So now the seller can't sign the papers fast enough!

The buyer still has to do the inspections and appraisal.

90 days ago the seller couldn't see the same number as an acceptable sell price. Now the seller would be willing to take another $5000.00 off if they could close tomorrow.

It is the difference between being motivated and not. Buyer's have anxiety and so do Seller's.

The New Normal isn't Normal Anymore!

It used to be that you could take information and believe it to be factual.

Now you better check. You might not be getting all the information. Michigan's unemployment rate has dropped to 15.1 this past week. That's like saying it rain in the desert for 2 minutes. Nice to have the rain but it didn't really impact the environment or drought much. This unemployment rate is almost 5 points over the national average. People have been struggling with unemployment and making ends meet.

When you ask information it isn't always that people forget they are behind in house payments or they let a car go back to the bank...they are embarrassed. The information is personal and makes them feel like they shouldn't have to discuss this painful topic.

Part of the rapport building process is trust...but that trust will only carry you so far. If a client has a painful secret...they still are not going to share it.

The credit reports usually show all the missteps people have taken financially. Then each one of these missteps has to be reconciled.

While taking clients throught the thumbs up process of getting financing I have helped them keep some of their information personal.

I have made it a habit of letting the lender and client confront these issues without me involved. Letting personal information stay personal. If the lender runs into a roadblock, I'll step in to help the client meet their goal of buying or selling, that's my job.

Helping people understand before they meet with a lend what questions they can expect is another part of my job. The other thing that clients find very helpful is the paperwork checklist. I use a checklist so clients will know what they will need when they meet with a lender.

The checklist helps buyers identify each document that will be needed. They are prepared when they meet with a lender for the first time. I also offer then a questionaire guide to help them ask the right questions for each style loan available in today's market.
