Friday, November 2, 2007 Hector Gavilla wants to sell you a house without giving you vertigo.

He's not talking about the woozy feeling the ordeal of buying property often causes - it can be disorienting, navigating that maze of banks, lawyers, accountants and engineers. Gavilla, creator and owner of Commack-based Diamond Home Videos, is speaking about something more visually distressing - when a potential buyer takes a virtual, online tour of a house and winds up trapped inside photographs stitched together to form a 360-degree view.

"It's like putting a buyer in a chair and spinning it around until they're dizzy," he said.

Gavilla's startup - planned for a year and launched in June - makes mini-movies of a property, with the broker acting as host, guiding the viewer around the grounds and through the home's interior. The movies are heavy on professional filmmaking techniques such as pans, fills, zooms and crisp editing, and can be found on brokers' Web sites and the site of the Long Island Board of Realtors, as well as Realtor.com.

So far, Gavilla has about 40 brokers as clients. Shoots can cost as little as $150. The process begins when the realtor and videographer meet and discuss the shoot; the standard three-minute tour, usually takes about an hour of actual shooting.

Using professional editing software, the video is edited, the narration checked and background music synched. The final package is uploaded and is ready to go within three or four days of the final edit.

Every mini-movie has a unique Web address that can be linked to multiple sites, guaranteeing a wide audience of potential buyers, Gavilla noted.

Startup costs were under $10,000, because Gavilla has 15 years experience building Web sites - he put the Sachem School District on the Web in 1994. A man of many parts, Gavilla is also a top-producing broker with Prudential Douglas Elliman out of Dix Hills and is the brokerage's new agent trainer.

The idea began developing about four years ago. Dissatisfied with virtual tours, Gavilla was intrigued by new technology that put video on Web sites. There didn't seem to be anyone using video to sell real estate, so Gavilla moved to fill the gap.

Now he hires professional, freelance videographers with digital camcorders that can cost as much as $10,000 apiece. "A consumer camera will not cut it," he said. "With state-of-the-art equipment, there's no distortion."

Broker Paul Brennan, who manages the Prudential Douglas Elliman office in Bridgehampton, said his operation has been using video tours for the past eight months, all handled in-house. "It's the future," Brennan said, "replacing the wobbly, 360 degree photos."

The only downside he sees is that it can be time consuming to get a video on the Web, if it's not done totally professionally.

Marilyn Urso, owner of Syosset's Long Island Village Realty with her husband, Frank, agreed video is the future of selling online. She described her two children, who are also brokers, as members of "Generation Y" who insist business must get with the YouTube era.

Video tours "are also much more personal," Urso said.

With his years in real estate, Gavilla works his Rolodex to market DHV. He also makes it a point to have a presence at tech fairs and real estate conventions, with plans to attend events in the near future in New York City and New Jersey.

As far as marketing goes, he added, that's about it.

"The videos sell themselves," Gavilla said.

buyers are coming out again

There is light at the end of the tunnel. I have noticed lately there are more buyers out there than in the past few months. Also, only sellers who are serious about moving continue to list their homes. The speculators are keeping their homes off the market for the moment.

I believe that a responsible broker should sit down with perspective sellers at a listing presentation and determine their real motivation for selling their home. Agents should not be afraid to reject a listing for the sellers who are not very serious.

Here are some of the warning signs to look for.

"We will only sell if we get our price" (note: if their price is very unrealistic).
"My wife wants to move, but I really don't"
"We don't have to move."
They do not have a house to move to
Not sure where they would move

I am not implying that an agent should never take a listing if he hears the above comments. He should use these comments to help him make good decisions. It can be frustrating when a seller continually rejects several good offers because they are not very serious about moving in the first place. The person who loses is the realtor that spent money on video tours, open houses, etc.

Below are good signs that a seller is serious!!!

My job is relocating to another State
We cannot afford the taxes, mortgage payments
We are expecting our 10th child and are running out space!!!
I can't live in a two story home because of health issues
The home is empty
A divorce

Video Tours discussed at Long Island MLS Tech Fair

This past Tuesday I was part of a three person panel that presented information to an audience of about 100 Real Estate agents on the topic of Real Estate Video Tours. I spoke on behalf of Diamond Home Videos, a Long Island based provider of video tours for homes listed on MLS. All these video tours appear on MLS sites and other real estate websites.

The panel included myself, another video tour provider, and Phil from Wellcomemat. We each had about 15 minutes to speak at the podium and then we took questions and answers from the audience.

I shared stories of how I was never satisfied with the 360 tour operators and the "slide shows" offered by others being sold as video tours when they really are not. I also shared tips on how I promote my video tours to help me secure listings, and retain more buyer loyalty.

One story I shared was how I was walking in the neighborhood with my daughter and a complete stranger pulled over to tell me how she loved my newest video tour and that if she were selling her home she would list it with me. This emphasizes that the video tours have put meon the level of super agent without any exageration. I am very well known in my town largely because of a lot self promotion. These video tours have only helped to increase that popularity which is very important if you want to be a successful Real Estate broker in New York.

Another story I shared was how a co-worker used www.DiamondHomeVideos.com to help promote her listings. She reported to us that the sellers were proudly demonstrating the video tour of their home to family and firends at work, etc. I have never heard those testimonials from the 360 tour operators!!! NEVER!!

A third story I shared was one where an agent successfully listed a home and sold it within three weeks and credits her video tour with helping her sell the home. She had taken over the listing from a competing broker who had it listed for more than a year!

I also encouraged brokers not to be passive about these video tours as great as they are. In all of their marketing including postcards, the Realtors should mention how to view these video tours. They should also have a dvd player or laptop playing the video tours at every open house because buyers will become sellers. A video tour at an open house will help the buyers remember the home better.

Probably the most important advice to them was to discourage agents from trying to do their own video tours. They should hire professional videographers. Insist on getting samples of their work and referrals. An amateurish video tour will yield negative results. A professionally made mini movie will bring you up to the next level of super agent.

I believe because I am an active Realtor, I was more credible in convincing other agents to switch over to video tours. After the discussion many of them ordered video tours at the show!!!

After the three of us spoke individually, the Realtors had a question and answer session. below are some of the questions they asked.

How long does it take to do a video tour?
It usually takes between an hour to two hours to shoot a video. Within a week, the video tour will be uploaded to the MLS websites.

How much does it cost?
Less than a newspaper ad and the video tour stays there until the listing sells.

How do people view the video tours?
All they need to do is search for the listing on Realtor.com or any real estate website and click on the virtual tour link.

How long does the video tour stay on the web?
It stays there until the home sells or expires.

Just received another e-mail from a Prudential Douglas Elliman agent. SHe got great results from her first video tour that she is doing another for a new listing she just picked up yesterday. The sellers were very impressed that she did a video tour. Much better than the slide shows or other lame 360 tours.

virtual tour operators spreading lies

Beware. The virtual tour providers are spreading lies about the video tours. They try to scare Realtors by telling them that the video tours need tremendous bandwidth and that the video tour providers servers will crash. This is absolutely false and slanderous on the part of the virtual tour providers.

A good video tour provider will implement flash (FLV) video on their servers. This format offers a high compression yet gives the video tours a very high quality. Plus, today's technology has advanced so much within the past three years. What may have been true a few years ago is no longer true today. As early as three years ago, we could not offer video tours. Today we can!!! It is amazing!!!!

Don't listen to the spinning heads that do the 360 tours. They are very worried about the video tour revolution taking place.

advice for shooting first video tour

From a Realtor's perspective the video tour can serve many purposes.

1. You can use it as a listing tool to secure that new listing from the 100 other agents who want that same home

2. Help you earn a higher commission. Very few sellers will argue paying a higher commission when you are providing a high quality "movie" video tour of their lovely home.

3. Retain more buyers!! A great video tour will keep the buyers coming back to see it over and over.

4. Keep the sellers very happy. Sellers will love you for offering this product!!!

When you do a video tour, here are some quick tips:

1. Do not appear in every scene! The movie is about the home, not the agent. If you are in every scene, you are doing a disservice to the seller.

2. Prepare a very good script. Write, re-write, re-write, re-write. Treat this like a movie production. A great narration makes the difference between a great video tour and a mediocre video tour.

3. Since this is video take advantage of it. Turn on the fireplace, the ceiling fans. Light candles in the room. Show people swimming in a pool or fish in a pond. Subtle activites like this make a big difference. Live action makes a video tour much more interesting than slides!!!

slide shows are not video tours

My office made the decision to offer for free to it's agents a virtual tour that consists of photos that zoom in and out and pan from side to side. If that's not a step backwards, I don't know what is. In addition these tours are created by the Realtors themselves. They can upload the photos regardless of the quality of the pictures. Here's the kicker, the service is a flat fee of only $125 per year for unlimited tours uploaded.

However, we need to realize that not all homes are worthy of a video tour either. It is best for agents to have options to choose from. For the most part the video tours are the best way to show the features of a home. As an agent we need to differentiate ourselves from the rest!

When I go on a listing presenation and show one of my video tours created by Diamond Home Videos, the sellers get very excited. This new technology has won me more listings.
