Rich Dad Hawaii - a new concept in Wealth Management

Rich Dad Hawaii is a franchise of The Rich Dad Company based in Scottsdale, Arizona, and is run by Lee Ann and Javier Del Carpio. This franchise has started Cashflow Clubs on Oahu and Maui, and in April, will begin clubs on Kauai and Molokai. While I don't recommend or speak against the organization, the concept is interesting and I'm just passing on the news. There will be a training event this month on Oahu, and others are planned in the future on Maui.

When Robert and Kim Kiyosaki retired in 1994, the Cashflow Game was designed to teach people how they did it. As Robert explains, "It's best to invest in your mind before you invest your money into the stock market - or any market for that matter - because ultimately it's your financial intelligence that makes you money." Lee Ann Del Carpio, a Honolulu-based business woman and real estate investor, and her husband Javier Del Carpio, founded the Rich Dad's Franchise Hawaii in late 2008, to bring Robert Kiyosaki's financial education to the islands.

Robert Kiyosaki's Cashflow game is about people teaching people how to invest, make smarter choices with their money, and develop a financial freedom plan to create additional income beyond their paycheck. Participants learn about the power of investing in real estate, good debt versus bad debt and how to avoid buying doodads like that big flat screen TV.

Comparing Neighbor Isle Real Estate Prices

The Star Bulletin last Friday ran a story with this headline, "The Big Island and Kauai posted declines in costs while condos increased on Maui." According to the Realtors Assn. of Maui, in February, condo prices rose even as the number of condo sales, and of single family home prices and sales, fell. On the Big Island and Kauai, median prices and numbers of sales both dropped.

Statistics from the Association showed that on Maui, the median price for condos rose 0.7 percent to $578,950 from $575,000 a year earlier but condo sales plunged 53.7 percent to 44 from 95. Single-family home prices on Maui slipped 6.9 percent to $581,250 from $624,391 while home sales nose-dived 60.5 percent to 30 from 76.

Pacific Whale Foundation Needs Volunteers

The new trend, Volunteering on Vacation, has been embraced and promoted by the Pacific Whale Foundation. Many travelers, seeing the decreased funding for environmental and social efforts, are volunteering their vacation time. With support from Hawaii Tourism Authority, the Pacific Whale Foundation has launched a new "Volunteering on Vacation" program. Sign on for three hours and you'll walk away with a free Volunteering on Vacation tote bag, plus the satisfaction of making a difference on behalf of Maui's environment.

Participants can peruse a calendar of weekly group activities such as clearing invasive weeds in Hosmer Grove in Haleakala National Park or restoring native plantings in Honokowai. Free admission is part of the deal; you also learn about the history and environment of the beautiful natural areas you visit. If the group events don't fit your schedule, you can pick up a kit to undertake a solo project. For example, the "Beach Clean-up" kit includes directions to a local beach, rubber gloves, trash bags and instructions on disposing of the litter you gather.

Kihei Charter School on Maui Views Changes, Expansion

President Obama has often mentioned the importance of charter schools in his overall plan to improve education in the nation, and Maui will now the one in Kihei will be larger and improved. A nightclub and restaurant space will be converted into the new campus for the Kihei Charter Middle School.

"We're gaining more space and we're decreasing our costs," Kihei Charter Executive Director Mark Christiano explained recently as he toured the space once used by Hapa's nightclub, a Mexican restaurant and the current Title Guaranty Escrow & Title Services offices on Lipoa Street.

Currently, middle school students at the only public charter school on Maui are split in two locations - a Science Technology Engineering and Math Academy in the Maui Research & Technology Park, and an Arts Academy at the Maui Academy of Performing Arts on Market Street in Wailuku.

The opportunity to consolidate into one campus came up during the charter school's attempts to find one site for all of its programs.

There are 72 students in the Science Technology Engineering and Math middle school program, and about 51 in the Arts Academy. All together, Kihei Charter School projects a student population of 460 students.

Meanwhile, the state Department of Education is pursuing the negotiation of nearly 77 acres of property just south of the Kihei Commercial Center to build a more traditional high school.

Conservation Efforts in the Islands Face Budget Cuts

Hawaii conservationists are warning that many important Maui efforts may be severely curtailed because of state revenue shortfalls. Environmental programs like miconia eradication, coqui frog control and watershed fencing could see major setbacks.

According to Maui News, the state's Natural Area Reserve Fund, which supports watershed partnerships, invasive species committees and Natural Area Reserves throughout the state, anticipates having only $6 million available for grants in the fiscal year that starts July 1. That's down 46 percent from the $11.2 million the fund had available this year.

"It's huge," said Jordan Jokiel, project manager for East Maui Watershed Partnership. "We've got to start thinking about damage control and laying people off. And the thing is, we've had these successes with invasive species. We lose those gains." He's planning for a cut of 40% in his total overall budget.

The Natural Area Reserve Fund revenue comes from the state conveyance tax, paid on real estate sales, and that source has dropped dramatically. Teya Penniman, manager of Maui Invasive Species Committee, said the budget cuts mean conservationists likely won't be able to keep up the gains they've made against invasive species and other environmental challenges in the past several years, especially with the coqui frog.

MauiGrown Coffee Enjoys Best Yield Ever

After 6 years of rebuilding an abandoned coffee plantation, MauiGrown Coffee, Inc. announced a harvest 4 times that of previous years. Owner James "Kimo" Falconer stated he got 225,000 pounds of green coffee beans in the season ended last month, up from about 50,000 pounds in the prior season. Yield was really good," Falconer said, adding that his challenge now is to find new customers for the pricey coffee in tough economic times."

Located in the West Maui Mountains near Lahaina, MauiGrown started in 2003 in Ka'anapali on land formerly owned by Amfac Hawai'i subsidiary Pioneer Mill. The company had created a 600-acre coffee farm on former sugar land, but in 2001 closed and the coffee trees grew wild. Falconer was a Pioneer Mill executive, and arranged to lease many of the acres from the company. He now has a 325-acre farm, and attributes the increased yield to help from Amfac successor Ka'anapali Land LLC, which added new irrigation and fertilizer. They grow several varieties of Arabica coffees.

Ka'anapali Land will integrate coffee farming and million-dollar residential lots, which keeps the ag lands in production and supports the real estate development. With increased production, Falconer plans to focus on exports to the mainland and possibly Europe. Close to half of MauiGrown's coffee is sold in Hawai'i. Prices for most MauiGrown varieties sell for $4.50 to $5 a pound, though some sells for as much as $9 a pound. (Read the full article on Honolulu Advertiser.)

Hawaii Tourism Numbers Down but So Are Prices!

A recent article in USA Today online said tourist numbers have declined by 50% not just on Maui, but all the islands, "Symbols of the global financial meltdown are ubiquitous in the Aloha State, from shuttered shops along Lahaina's main drag, Front Street, to empty tables at popular restaurants on Kauai's South Shore, to the foreclosure of Honolulu's landmark Ilikai Hotel.

"Hit early by the California subprime mortgage debacle, last spring's back-to-back bankruptcies of Aloha and ATA airlines and the May pullout of the second of three Norwegian Cruise Lines' Hawaii-based ships, the state's tourism industry has been taking it in the boardshorts ever since. Last year, visitor arrivals dropped 10.8% from 2007, to 6.8 million. Spending fell by 9.9%, and statewide hotel occupancy slipped 4.7%, to 70.4%. December was even worse, with hotels emptier than they'd been since just after 9/11."

For tourists who do come, there are unprecedented discounts available in some of the country's most luxurious accommodations, from Wailea to Paia. The whales are back and the island is as beautiful as ever, so come visit and take advantage of great tourist "deals." Businesses from shops to restaurants have lowered prices and want your patronage!

Maui's First-Ever Urban Boundaries

On Feb. 15, the 25-member Maui General Plan Advisory Committee (GPAC) reviwed the draft of the subcommittee's Maui Island Plan. The deadline for presentation of the long-term master plan is March 1. Then the committee has six months to review and forward to the Maui County Council for final approval.

According to Maui News, one of the projects that the subcommittee wanted scaled back was Maui Land & Pineapple Co.'s Pulelehua near the Kapalua-West Maui Airport. Because of concerns about its proximity to the airport, a gulch and Hawaiian homelands, the subcommittee recommended cutting Pulelehua from 1,100 housing units to 696. The subcommittee also made a request to scale back Makila Land Co.'s Launiupoko on the Hill 200-lot subdivision above Honoapiilani Highway.

GPAC Vice Chairman Dick Mayer explained that the subcommittee considered 3 main factors for siting future growth: projected population growth, current unbuilt housing units, and public opinion on urban sprawl. The subcommittee divvied up the island into six community plan areas: west, south, central, Upcountry, north and east. Based on existing County Council project approvals or entitlements, some of which are decades old, the subcommittee determined what the future housing unit supply and demand should be for each area.

Maui Economic Forecast

Bank of Hawai‘i Chief Economist Paul Brewbaker addressed a crowd of local business owners at the Maui Chamber of Commerce Economic Update luncheon Feb. 6, and predicted "it is highly likely that our economy will scrape the bottom of the barrel in 2009-before bouncing back in 2010.

"We're definitely in a very treacherous place right now," he said, "and policymakers and government [officials] need to make policies to help us," he continued.

"And for what it's worth, Brewbaker added, Hawai‘i's economic conditions follow a generalized pattern of synchronicity of those on the Mainland. From new housing construction to unemployment rates, the islands are in synch with the national cycle-a sharp contrast from 1990, when the state was at a "peak," and the Mainland was in a "trough." Yet the rise in unemployment is a dark cloud in Hawai‘i's typically sunny skies. "I'm sorry to tell you, but it [unemployment] is ramping up right now," said Brewbaker. "I think Hawai‘i is more exposed to the side effects of this recession."

But despite the doom and gloom overshadowing his first forecast of the new year, Brewbaker guaranteed there will be warmer, sunnier skies on the economic horizon. "Our economic recovery will arrive in the fourth quarter of this year," he said, noting the gradual upturn in tourism, resiliency of "real time" valuation and the efforts of monetary and fiscal policymakers who continue to "look for ammunition."

"Sure, it's been rough," he said, "but I don't think it can get any worse, so hang in there-we'll get through this."

The Maui News ran a depressing story today for hotel owners, but good news for travelers planning a get-away to Maui:

"Maui hotel occupancy rates plunged to 56.8 percent in December, capping a sickening plunge that consultant Joseph Toy called the most dramatic in 25 years of observing.

Statewide occupancy rates have not been as low since December 2001. They were 60.9 percent, down from 70.4 percent in December 2007.

In a normal year, December is a split month on Maui. The first days are typically slow, the tail end of a generally soft period that begins with September. Then, toward the end of the month, rooms are scarce as the high season gears up.

Not this past December. While occupancy had been 71.2 percent in 2007, it was 14.4 percentage points lower in 2008.

The slide in occupancy accelerated a little on Maui compared with November, although Maui's occupancy numbers have been tumbling for months now." Read the entire article on the Maui News.

The good news is the strong euro price against the dollar, and low airfares. The hospitality industry will welcome visitors and do all they can to insure you want to come back.

We don't want to take for granted the beauty we have on our island, so here are 10 easy ways to become greener or stay a Green Homeowner, thanks to RisMedia:

1. Recyle and Reuse - save money and increase your energy efficiency.

2. Save water - even Hawaii has water shortages and water bills.

3. Conserve rain water - use rain water for your plants, indoor and out.

4. Reduce electricity - saves money and energy. Turn off appliances not in use.

5. Replace light bulbs - the new compact fluorescent light bulbs use 30% less energy and last longer.

6. Drive less. Go to the beach more.

7. Think smart when you print - use both sides of the paper, reuse paper, save trees and ink.

8. Turn down the refrigerator - this appliance uses the most electricity in your house. Turn to 37 degrees in the main part, and 0 degrees F in the freezer.

The first whole ownership resort and spa on Ka'anapali Beach in 25 years is now officially open.

From a press release by PRNewsWire, "Hokulani, phase one of Honua Kai Resort & Spa, officially opens; Homeowner closings already reach $100 Million in January 2009. The new $400-million development is situated along nearly 40 beachfront acres on Ka`anapali Beach, one of Maui's best snorkeling and dive locations.

"Honua Kai Resort & Spa delivers a unique Hawaiian experience for vacationers and homeowners, featuring contemporary architecture amidst a dynamic resort environment...Homeowners and resort guests will have their expectations exceeded at this premier destination resort on the beautiful island of Maui," said Brian Collins, president of Intrawest, a leader in the development and management of experiential destination resorts.

The resort consists of two U-shaped buildings (Hokulani and Konea) with ocean and mountain views, lush landscaping and expansive open spaces. The opening of the Hokulani tower marks the completion of the first phase of development encompassing 318 studio, one-, two- and three-bedroom suites, a lobby cafe, pool and hot tubs, beachside barbeque grills, meeting rooms, and a keiki (kids) club. Maui Restaurants Win Honors

In the 25th Annual Hale 'Aina Dining Awards of Honolulu Magazine, several Maui restaurants won top honors.

Best Maui Restaurant went to Lahaina Grill, 127 Lahainaluna Rd, Lahaina, 808-667-5117. Silver was won by Mama's Fish House, 799 Poho Place, Ku'au, 808-579-8488. Hali'imaile General Store took the Bronze, 900 Hali'imaile Rd, 808-572-2666. The 2 finalists were Roy's Kihei, 808-891-1120, and Sansei Seafood Restaurant & Sushi Bar, 808-669-6286.

Two Maui eateries won awards for Best New Neighbor Island Restauraurants: Merriman's Kapalua, 1 Bay Club Place, Kapalua, 808-669-6400, and Mala Wailea, 3700 Wailea Alanui Dr, Kihei, 808-875-9394.

Established in 1990 in the historic Lahaina Inn, the Lahaina Grill was also a finalist for Best Bistro/New American Cuisine, and Best Wine Program. Here's a description from the magazine of the Lahaina Grill: "Formerly David Paul's Lahaina Grill, the name changed in 2007 but owner Jurg Munch and the exceptional food and service are still the same. Creative New American cuisine using the freshest ingredients. Best Maui Restaurant for 16 consecutive years (1994-2009)!" Their web site states, "Lahaina Grill uses techniques and flavors from around the world, all perfectly blended with the freshest ingredients cultivated by Maui's local farms, dairies and surrounding waters...Complementing the cuisine at Lahaina Grill is a wine list that features over 350 selections from notable wineries and boutique vineyards from around the globe."

Mama's Fish House was born in 1973 - Maui's first fresh fish restaurant. The Christenson family sailed the South Pacific in the late 1950's, and discovered the Polynesian ways of preparing fish and living the Aloha spirit. The settled on Maui in 1963. Perry Bateman, Executive Chef, draws on a multiethnic background of Hawaiian, German, Tahitian, Chinese,and Japanese to work his magic in the kitchen.

Hali'imaile General Store has been receiving awards for most of its 19 years. It is a gourmet takeout food shop turned restaurant. Their web site describes the fare as "eclectic American with Asian overtones." Chef and owner Bev Gannon published the Hali'imaile General Store Cookbook in 2002, and is the corporate chef for Hawaiian Airlines.

Maui Celebrates Obama's Inauguration

So many stories, so much excitement for our Native Son, even at the early hour the inauguration was televised in the Islands. The dawn of Obama's presidency held a special meaning for Islanders, who provided him with his biggest majority of any state with 72 percent of the vote last November.

At Charley's Restaurant in Paia, a crowd was packed shoulder to shoulder, crying and cheering, joyous and buzzing, in spite of the event's 6:30 a.m. start. The Paia event was one of at least three on Maui Tuesday morning and evening, including a gala at the Maui Tropical Plantation and a more casual Upcountry celebration at the Stopwatch Bar and Grill in Makawao.

Many residents traveled to the ceremony, calling it a chance of a lifetime to witness history. One high school sophomore said, "It was very exiting. It was also really cold, and I was tired because of the time difference. But I'm really proud of Barack Obama. I know because he is from Hawaii that he'll spread aloha around the country and world. At one point, I felt like crying when he said we could unite together as one. If we just work together, I feel confident in what a wonderful place our world will become."

A volunteer who worked on the campaign and was given tickets to attend, described "this feeling of openness and joy. We really are one. It felt like the world had changed."

A former Makawao resident now living on the mainland who went to Washington said, "I felt like I was watching our nation's history in the making." "It was really powerful being there. Just looking around at people's faces, you could feel the sense of hope."

The Punahou Band played in the inauguration parade, the second group after the U.S. military. Obama made the shaka sign as they passed his viewing platform. At the school in Honolulu, students and parents watched Obama take the oath of office. Everyone stood when Vice President Joe Biden and Obama took their oaths, and again after the new president finished his inauguration speech.

Back in Maui, two retired teachers reminisced about 5-year old Barry Obama, whom they taught as student teachers in a kindergarten class. One said, "You tell students all the time you can be whatever you want to be when you grow up. And now here's Barack Obama. He's president. Who would have thought?"

From Wailuku, Punahou classmate Robert Apo - who played basketball with Obama and was one grade ahead, remembered, "If he told me he was going to be president in high school, we would have laughed. He's just an amazing guy. And boy I didn't know how brilliant he was."

Many feel the spirit of the Islands, the multicultural and multinational acceptance given so freely to everyone here, helped shape the new President's views. His kindergarten teachers remembered a young boy who was "being confident, like the way a president should be. He was a good listener from the time he was little," one said. "I remember him always smiling and observing, just watching all the time, smiling and observing. He didn't have to be the center of attention."

It was a day of joy, hope, and pride throughout our Islands.

Maui Real Estate in 2008

The Hawaii market in general, and Maui in particular, stayed strong long after the mainland prices started dropping and foreclosure rates rising. But in 2008, the nation's real estate woes found their way here.

"Short sale" became part of our vocabulary, we've seen some foreclosures, and the number of sales has definitely declined. Prices have held steady, even with the loss of buyers, except for some large projects like the Kihei Villages condos and new developments.

Our Maui MLS shows average prices for single family homes down 10% for 2008, and condo prices down 13%. The median price of a single-family house in Maui County was $577,867 in 2008, compared with $630,069 in 2007.

In 2005, the peak of the recent market upswing, 1316 single family homes sold, but in 2008, only 907. For condos, 2,050 sold in 2005, and only 788 in 2008. But compared to 2007, sales are down considerably - 21% for single family and 34% for condos. Half of all 2008 sales occurred in central Maui, and about 1/4 of those in Spencer Homes' Waikapu Gardens - a fast-track affordable project of 412 units.

Terry Tolman, the chief staff executive at the Realtors Assn. of Maui, suggests "sellers who don't really need to sell should stay off the market, and clear the marketplace for those who really want/need to sell." As for buyers, he writes,"It's a great time to buy and hold. Prices have declined considerably in the past two to three years. . . . Buyers waiting for the 'bottom' may also miss unique properties or opportunities as market forces, qualification requirements and rates may fluctuate. (There is no bell that rings when the market hits the bottom.)"

"Yes We Can" Echoed Around the World

Today marked a new beginning for millions around the world, not just those in the U.S. President Obama's spirit and message will be felt as far away as Africa and Iceland. In his inauguration speech, he pledged that "On this day, we gather because we have chosen hope over fear, unity of purpose over conflict and discord. On this day, we come to proclaim an end to the petty grievances and false promises, the recriminations and worn out dogmas, that for far too long have strangled our politics."

People around the world relate to Obama's themes. A world made weary by war, recession, joblessness, and fear celebrated with him. At the United Nations complex overlooking the Danube River in Vienna, Austria, someone wrote "YES, WE CAN!" in giant block letters in the snow.

An Irish village called Moneygall covered itself in red, white and blue bunting Tuesday in honor of Obama's ancestry, a great-great-great grandfather named Fulmouth Kearney who emigrated to the United States in 1850.

In Kenya, birthplace of Pres. Obama's father, feasts were prepared, beer with Obama's name on it brewed, and movie screens erected so neighbors could join together for the moment.

In the Japanese town of Obama, hula dancers performed, and businesses offered Barack Obama sweet bean cakes, chopsticks, T-shirts, fish burgers, neckties and noodles.

"Obama fever is all over the whole world, " said Cyndee Peters, an Afridan-American singer who grew up in North Carolina and New York, and now lives in Sweden. "I was congratulated by I don't know how many Swedes after the election. I think what he stands for needs to be celebrated. No one is doing their favorite songs or greatest hits. We're doing songs about hope."

He has been praised for a trait unusual in politicians - an unwavering message: a heartfelt call to service, to help each other. We in the Islands who live Aloha understand his commitment, and in the next four years, so will the rest of the world. He said today, "At this moment - a moment that will define a generation - it is precisely this spirit (of service) that must inhabit us all." So we wish our Native Son well, and hope all countries will now work together to realize his visions of honesty, tolerance, and the brotherhood of all peoples.

Don't Miss Maui - a Parable for Paradise

I received this in an email, so don't know if it's true. But the message comes across loud and clear!

A man sat at a metro station in Washington DC and started to play the violin; it was a cold January morning. He played six Bach pieces for about 45 minutes. During that time, since it was rush hour, it was calculated that thousands of people went through the station, most of them on their way to work.

Three minutes went by and a middle-aged man noticed there was musician playing. He slowed his pace and stopped for a few seconds, and then hurried up to meet his schedule.

A minute later, the violinist received his first dollar tip: a woman threw the money in the till and without stopping continued to walk.

A few minutes later, someone leaned against the wall to listen to him, but the man looked at his watch and started to walk again. Clearly he was late for work.

The one who paid the most attention was a 3 year old boy. His mother tagged him along, hurried but the kid stopped to look at the violinist. Finally the mother pushed hard and the child continued to walk turning his head all the time. This action was repeated by several other children. All the parents, without exception, forced them to move on.

In the 45 minutes the musician played, only 6 people stopped and stayed for a while. About 20 gave him money but continued to walk their normal pace. He collected $32. When he finished playing and silence took over, no one noticed it. No one applauded, nor was there any recognition.

No one knew this, but the violinist was Joshua Bell, one of the best musicians in the world. He played one of the most intricate pieces ever written, with a violin worth 3.5 million dollars.

Two days before his playing in the subway, Joshua Bell sold out at a theater in Boston and the seats averaged $100 each.

This is a real story. Joshua Bell playing incognito in the metro station was organized by the Washington Post as part of an social experiment about perception, taste and priorities of people. The outlines were: in a commonplace environment at an inappropriate hour: Do we perceive beauty? Do we stop to appreciate it? Do we recognize the talent in an unexpected context?

If we do not have a moment to stop and listen to one of the best musicians in the world playing the best music ever written, how many other things are we missing?
