The Naples summer tradition continues at The Naples Beach Hotel & Golf Club. Bring your chair or blanket and relax along the beach and enjoys the jazzy sounds under the palm trees. The Listing – Who’s Job Is It Anyway?

Oftentimes we are told to focus on the basics. You may know the basics, yet it’s been so long since you focused your attention on them, you might find the following helpful.

So, first things first…

Your job is not to apologize for the market.
Your job is to blame the market.
Your job is to interpret the market.
Your job is to educate the seller so they can make an informed decision.

The seller controls the listing price. (Lead them to the right decision)
The seller controls the condition of the property.
The seller controls the terms offered.
The seller controls the selection of the agent.

Build rapport by engaging the seller. Ask questions to break the ice. Use the F.O.R.D. formula… “Tell me about your Family. What Occupation are you in? What do you do for Recreation? Tell me what you Dream about when you’re not working.

You are there for the seller and not for any other reason. Know your “identity” vs. your “role.” Keep "I" and "my" out of your conversation.

The seller doesn't care how many, if any, designations you have, they are only interested in getting their home sold.

Memorize scripts and dialogs every day until they become your own. Role play your scripts and dialogs with another agent and practice in front of a mirror. Better, video tape yourself interview a seller. You’ll be amazed at the outcome!

Use the Platinum Rule: Do unto others as they like to be done unto. Ask the seller what is important to them and build your presentation around their needs.

Here are a few last tips that will help sharpen your skills and success with Sellers

Be confident in your questioning and reasoning. "What you paid doesn't matter and has no impact to what the market will bring. Consider sellers who inherited a property. Should they list for nothing?"

Handle emotions with facts, data, and logic.

Learn how to calculate the home absorption rate…the time it would take to sale all the properties in a particular area at the current rate properties are being sold.

Express your Team!

Compliment your competitors. In the real estate business, my competitors are as valuable as my friends. My friends are too polite to point out my weaknesses, but my competitors are attentive, direct, and are eager to take my place if II don't do my job. They keep me focused and on my toes. They inspire me to find new way to improve my service. If I had no competitors, I would be less professional and efficient. I am better for the discipline they command of me. I respect and salute them. They have been good for me.

If a seller wants to overprice a home, do it for 30 days and have a clause in the agreement to automatically "reposition" the price is it has not sold.

Always ask for the order. “Are you prepared to list your home today? Would that be ok with you?”

Always go 3 deep…that means follow up answers to your questions to more questions. Eventually you will get “real-truthful” answers. “Why is that? Really? Can you give me an example? Just out of curiosity...”

Do you have any other properties to sell?

Are you already working with another agent to purchase your next home? May I refer you to a top agent in that area?

Do you want to price you home in the current condition or with the modifications we discussed? “I have found that repairing and fixing up a home now to be far less than most sellers are willing to give up with the 1^st price reduction when the home hasn’t sold.”

Are you willing to list at fair market value? Appraised value?

Based on the supply and demand for homes in your price range" where do you feel we should price your home to get you to your next home on time?

If we get to ______DATE and your home hasn't sold, what will you do? What would make that happen faster?
