Instead of posting just the regular local news, I wanted add some cheerful holiday blogs in a creative way. While I organizing my thoughts yesterday, I came up with the idea to post on blog for every day remaining in the month of December about local events or fun activities to enjoy for the holidays. For today, I choose the locally well-known "Festival of Lights" in Bull Run Regional Park in Centreville, Virginia. If you have never been, I highly suggest loading up the car with seasonal music, family and friends one evening during the week to check it out. Starting just a little over a decade ago, the light display now stretches over 3 miles of park grounds and attracts about 30,000 cars every season!

The Festival of Lights is open 7 days a week from now until January 10th during the hours of 5:30pm-9:30pm on weekdays and 5:30pm-10pm on weekends and holidays (Christmas Eve and New Years Eve). The drive through light show only costs $15 per car on weekdays and $20 per car on weekends.

If you so well choose, the fun does not stop there! At the end of the light show, get out and enjoy carnival rides, food and gift vendors, and even take a picture with Santa Claus! The Holiday Village Carnival tickets cost $15/person for an all-you-can-ride wristband or tickets sheets are sold separately increments of $27 for a sheet of 30 tickets and $40 for a sheet of 50 tickets (rides are 2, 3, & 4 tickets).

Loan Discounts to First-Time Homebuyers in Virginia

The Virginia Housing Development Authority (VHDA) announced earlier this month that it will be giving discounts to first-time homebuyers seeking homes below market value (i.e. foreclosures only) under the Sponsoring Partnerships and Revitalizing Communties (SPARC) program until June 30, 2010. Loans will be discounted as much as 0.5% and made available to individuals with incomes ranging between $21,550 to $82,150 (adjusted appropriately to family size).

Under the Neighborhood Stabilization Program (NSP), the current eligible homes in Loudoun County are in the Sterling and Sugarland Run neighborhoods with the zip code 20164.

We ALL Need Water to Survive

Recall back in science class in junior high when you learned in science class that water makes up over 70% of your body, but yet less than 1% of the Earth's water is clean enough to drink? Loudoun County residents are strongly urged to drop off unwanted paints, stains, fuels, cleaners, and other hazardous wastes to Heritage High School in Leesburg on Saturday, November 21st, from 8:30am-2:30pm during the Household Hazardous Waste collection event. The next collection will be has yet to be announced, but Loudoun County authorities say it will be held after the New Year.

More H1N1 Vaccinations coming to Loudoun County!

Approximately 1,500 vaccinations will be available and administered on a walk-in, first-come-first-serve basis from 10am-2pm.

Swine Flu (H1N1) Vaccinations are Available!

On November 7th from 10am until 2pm at Smart's Mill Middle School in Leesburg, the Loudoun County Health Department will administer approximately 2,000 of the H1N1 vaccine to high risk people including pregnant women and children ages 2-9. The vaccination will be administered on a walk-in basis and desired recipients are encouraged to wear a short sleeve shirt.

This Friday, the Dulles Area Association of Realtors (DAAR), will its 18th Annual Charity Auction & Dinner from 6-11pm at the River Creak County Club. The event will begin at 6pm sharp with a cocktail and hors d' oeuvres being passed around. The silent auction will host 75-100 items that will end at 7:30pm when a gourmet Fillet Mignon dinner will be served with 2 lovely bottles of wine per table (you may put in a request in advance for a vegetarian meal if desired). More Foreclosures to come by the MILLIONS

The other night I was chatting about real estate with a close friend of mine, who also happens to be an appraiser. We got to talking about what we think will happen in the near future with the foreclosure ratings and I started to grow a little concerned. Previous to talking with my appraiser friend, I had heard rumors about MANY, MANY more foreclosures that are projected to come to the surface. It was not until I came across multiple articles posted by RISMedia that I started believing those rumors and began to prepare for the next wave of distressed properties...

Currently, about 65% of the recent home sales have been distressed properties and the U.S. Treasury Department says there is more to come in 2010 - by the MILLIONS. So get ready, because they are coming whether you are ready or not!

Okay, don't stress, just freshen up on your skills and prepare for the worst - like mom always says. I made a list comprised of tips on how to effectively target prospective buyers of foreclosures. I combined the list of tips RISMedia gave and added a few of my own. This is what I came up with:

Include the terms "foreclosures" and "bank-owned properties" in your listings and html tags. ALWAYS, check with your seller first to make sure they are not sensitive to seeing these terms when describing their property.
If you have a personal web page, add a section about describing to the public what defines a short sale and a foreclosure. Follow with a link to your distressed properties.
If clients contact you in regards to foreclosures and short sales, comprise a list for them and/or add them to an MLS property search.
When working with a client, extensively educate your clients, buyers and sellers, on what constitutes a short sale and foreclosure.

Who says you can't get a little creative and have a little fun when your working?

Time to prepare for a cold winter - burr!

Okay so I woke up this morning and the temperature gauge read 42 degrees. Brr!! Winter is definitely on it's way! With the heat cranking this fall already, it becomes very apparent in differences that insulation upgrades like double pained windows and blown in blanket (BIB) insulation make.

As the market turns and the economy continues to recover from one of the longest recessions in history, homeowners are looking to live in a home for a longer period of time. This supports the statement that energy efficient and quality materials are more important now than ever.

Wall Insulation: Whenever exterior siding is removed on an Uninsulated wood-frame wall: Drill holes in the sheathing and blow insulation into the empty wall cavity before installing the new siding, and Zones 3–4: Add R5 insulative wall sheathing beneath the new siding Zones 5–8: Add R5 to R6 insulative wall sheathing beneath the new siding.
