      <title>Integrity Comes from Where?</title>
      <description>&lt;p&gt;Funny is it not that a lot of what we are is a product of the influence that other people may have had on us at some point in our lives. My grandmother told a story about a time when I was about seven years old she and my grandfather were watching from inside the house talking to a machinery dealer that called on my grandfather. My grandfather said as he looked out,&quot;What is wrong with the kid? While he is standing there talking he turns his head and spits.&quot; Grandma told him thats just what he did and that I learned it from him. I have to say that is learned trait I lost a long time ago thankfully. The one thing that I did&amp;nbsp;learn indirectly from my grandfather was from a story about his time as the president of the Town of Otter Creek board. He was checking on some road construction being done by a contractor on one of the town roads. The contractor wanted to take a short cut in the materials and offered my grandfather a bribe to look the other way. My grandfather told the contract that he was insulted to think that the contractor would offer a bribe, got very angry with the contractor and made sure that the work was done to specifications and probably beyond. He was held with high regard in the community and as he went on at the county level.&lt;/p&gt;
&lt;p&gt;The only part that I really regret is that he passed away within months of my daugher being born in 1981 and she never got to know what a good, honest person of integrity. I hope that I have instilled that in her and she in her children.&lt;/p&gt;

      <title>When They Come Out of the Wood Work</title>
      <description>&lt;p&gt;Have you noticed in the last couple of months an increase in the number of calls, texts and emails for sales of SEO, web sites, seminars etc that all promise to put you on top in a down market?&amp;nbsp; I have to confess that after 22+ years in real estate I have bought into some unreal seminars. The strangest I can remember was a seminar sponsored by one of my former companies. Learned how to tell when some one was making up something oh all right lying. There are a lot of materials, systems and services out there that may work.&amp;nbsp;I have to admit that a lot of what I built my real estate career on I learned&amp;nbsp;from the basic sales skills from the tapes I purchased at sales training seminars.Then came technology when everyone needed a web site - can not tell you how many I have had employing broker &quot;sponsored&quot; or otherwise. Then the SEO people hit. I purchased key word phases, SEO etc etc with little result that I could track and then thousands of dollars later I dropped a key phrase&amp;nbsp;service then&amp;nbsp;received at least 3 calls trying to sell me the phrases again. I was able to track that one&amp;nbsp;and prove they had done absolutely nothing to generate leads for me. I am still learning more about&amp;nbsp;blogging and viral marketing every day and hope to be&amp;nbsp;half as good as &lt;strong&gt;Tom Braatz&lt;/strong&gt;. I am&amp;nbsp;also learning how to send back to the woodwork&amp;nbsp;those&amp;nbsp;worms that call especially those that try to sell SEO.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>It is More Than A Numbers Game</title>
      <description>&lt;p&gt;When I started in this Industry in the middle eighties I had a very renowned real estate coach remind me on a daily basis that this was a numbers game. Call, Call, call some more, write offers, and take listings. I did that for years and delegated everything else. I always loved the people, and yet I had to maintain it was all a numbers game. I so enjoyed working with people, and I really had more fun directly than cold calling all day.&lt;/p&gt;
&lt;p&gt;All those smiling faces, and all the humor and fun. Things have changed, and some of those same smiling faces are shedding tears. They have family, children, pets, and a history in their wonderful home. How sad it is to see and&amp;nbsp;hear the pain that these people are going through. The fact that they call me and are deeply saddened by things that for the most part out of their control leaves me speechless at times. The other night I received a call from a Seller that was frantic. It actually stopped me in my tracks; all I could do was listen.&amp;nbsp;It's not just a numbers game, and it was not that awfully long ago that&amp;nbsp;I changed coaches. This is as real as it gets, very real. People are hurting, and some are very devastated with their lives having fallen apart. I was always there for them when it was better times, and I will certainly be there for them in these times of uncertainty.&lt;/p&gt;

      <description>&lt;p&gt;Last month my wife and I were in Norway visiting her relatives and looking for the family farms that mine came from. At the end of a long day we decided to grab a quick bite to eat at the local McDonalds. Could not figure out the difference on the menu between the 2 prices for an item. Turns out it was more expensive to dine in instead of carring it&amp;nbsp;out. maybe it's because&amp;nbsp;&amp;nbsp;no one has to clean up after the carry out patrons. Two sandwiches, two medium drinks and a regular fry came to 30 dollars. That included a 25 per cent tax. Most expensive meal we have ever had to unwrap!!&lt;/p&gt;

Had 3 calls within 10 minutes. Checked the &quot;referral board&quot; and there were 10 contacts about the listing referral. One of the &quot;board posts&quot; was one of the three that called. &lt;p&gt;It's days like these when I get up and wonder where in the world I am going to start, and the work ahead of me.&lt;/p&gt;

&lt;p&gt;It is another cold day in Wisconsin. I might add though it is not as cold as it will be and I will take that rather than below zero weather and all the snow.&lt;/p&gt;
&lt;p&gt;Recently, I found myself driving through down town Milwaukee and was marveled by all the new building, and the new billions of dollars of highways going through the City.&lt;/p&gt;
&lt;p&gt;As big as Milwaukee will get you still cannot help to have a sense of security, and the average person walking down Wisconsin Avenue, or Michigan Avenue, still lends you that warm, kind smile.&lt;/p&gt;
&lt;p&gt;It would be something for the town fore fathers to see what has happened to the City. The Port masters, the river masters, The beer barns; ah, the beer barons. There is so much beer in this City that people water their flowers with it! The World's largest four face clock at Rockwell always keeps me on time. Sometimes, I wonder if that is good, or if it could be off at times it would make my day easier. Gone are the days where the local radio personality was Tom Snyder, and life was nothing more than turning on the ball game in your garage.&lt;/p&gt;
