It's a Buyer's Market....or Is It??

Everybody bandies about the terms Buyer's market and Seller's Market but do they or more importantly you know what they mean.

The most basic definition of a buyer's market is when the supply exceeds the demand. We see that in lots of places today...I'm thinking cars. That's a good start but how about when it comes to real estate, can we be a little more precise? I found a good article online entitled "How To Spot a Buyers Market" It states that a buyers market is when you have greater than a 6 month inventory of homes.

I decided to take a look at the numbers, using the entire year of 2008 plus January of 2009, here in Loudoun County to see exactly which type of market we're in.

I first looked at Solds -remember though a settlement usually occurs 30 to 60 days after contract signing, so this is not a good indicator of how many people are looking for and contracting homes in the month.

From these numbers, you can see how, as we went through the spring market, the numbers hovered around the 6 month mark and in some cases dipped below a 6 month supply and as we went into the winter months the supply increased. The numbers in December are skewed since many REALTORS enter their new homes sales at the end of the year.

Also note that January of '08 and '09 are remarkably different. The inventory has gone down by about 6 months! And in January of '09, there were 2,288 active listings. The last time we saw a number that low was in August of 2005 which was when the market in our area started to change.

Wow!! Look at those numbers. For most of 2008, using the classic definition, we were in a seller's market!! I know, I know..you're probably thinking,"it sure didn't feel like it!!" Yes, the prices are down. This is due to the number of bank-owned properties that are out there. But the reason we're seeing these numbers is due to the shrinking inventory. And here's the data , if you're so inclined to look at this information yourself.

So, if you're thinking about buying, what are you waiting for? Everybody else to jump in the pool? THEY ARE!! Want to be one of 12 offers??? THAT'S HAPPENING TOO! Prices to go up? IT WON'T BE LONG!

And, if you're selling, what are you waiting for?

The subtitle of this book is "My Year of Learning to Live Better with Less". Each month, the author chooses to give up something ranging from her cell phone to multitasking. We learn what she finds essential to what can be pared down to what can be almost completely gotten rid of. We should all think about those things that to cut out for a month and then try it.

It's an easy read which provides us the opportunity to think about just what it is we can do without...if just for a month!

Ashburn Farmers Market

Looking for fresh produce??

Ashburn has finally gotten a farmers market. You'll find it in the parking lot of the Kaiser Permanente building right behind the Ryan Park Shopping Center. It runs every Saturday from 8am to 12pm through October 25th.

And it's not the farmers markets of old. While strolling through yesterday, I saw butchers, bakers and winemakers too.

Baker Farms sells just pork. Stop by and ask Mr. Baker...he'll tell you all about the differences between fresh off of the farm and store bought. Millcreek Farm was there too. They sell beef, lamb, chevon(goat) and eggs.

Two local wineries were there too-Corcoran Vineyards and Fabbioli Cellars. If you're so inclined, you can sample the wines. When you visit the Fabbioli tent, make sure to try their dessert wine, the Raspberry Merlot...it's not too sweet!

And of course the produce...melons, tomatoes, zucchini, squash and radishes were just a few of the fruits and vegetables you can buy there.

Next weekend, stop on by the Ashburn Farmers Market! Oh, by the way....my office is right next door-stop in and say hello!

Last night, a few friends and I went to a mixer on the rooftop of the Hilton Embassy Row right around the corner from Dupont Circle. Here are a few pictures from somewhere other than the Mall.

Mohonk Mountain House

Mohonk Mountain House was built in 1869 and has been family operated ever since. It's located in the Shawangunk Mountains of New York state and is near New Paltz. It overlooks a glacier lake where you can swim, canoe or fish.

Here's another view of the hotel from the lake. I was told that this is the only lake in the area where life exists-acid rain has decimated the other lakes in the region.

Here's one of my favorite photos. Notice how the roots are stretching to find water. It always amazes me how the tree does it. And then I think of how we humans find so many reasons why we can't what we need...like people to do business with us)

On the last morning of my stay, the clouds were cutting through the mountains. I went for a walk and ended up walking in the cloud....and this is what it looked like.

An Organization Tip

Last month, I sent out the mailing entitled "Keep it Simple"

I decided to team up with a Janet Schiesl who owns a company called Basic Organization. Unlike a stager, she helps you organize things so that you can find them when you need them. And for some of our sellers, her services may be the first line of defense in getting a home ready for sale.

ANYWAY....she recently sent out a email newsletter with a helpful hint that I thought I would share. She recommended using a Shoe Organizer that hangs over the back of the door to organize your office and help clean off your desk.

I tried it....and I like it. I put my notecards in there (yes, I'm the one whose cards multiply when I'm not looking), Oh by the Way stickers, business cards...all sorts of stuff.

And...she's now part of my business directory.

It's a Good Life!! Get out there and enjoy it!

HOW FULL IS YOUR BUCKET?

How MUST the consumer feel???

I've been thinking that it might be fun to rent a house at the beach for a month. I could prospect in the mornings, walk along the beach...a great change of scenery. So I decided to email an agent (on Wednesday) to find out if it was possible and if so, how much it would cost.

At first, I was impressed. I received an auto responder that said I would get a reply within 24 to 48 hours. Okay, I thought. I can live with that. Two days turned into six. When I finally received a response, the subject line was Sept. rental. Nowhere to be found was a signature line with this person's contact information. As you can imagine, I'd almost completely forgotten that I had requested information 6 days ago. I had to read the email twice before I could figure out what the heck they were referring to.

Here's the response in full:

"Hi Nancy, I rec'd your request for a rental for the month of Sept, can you tell me a little about what you are looking for? How many people, how much $, do you want to be walking distance to the beach or is a mile away ok ?."

Just like that!! Okay, maybe I'm a bit uptight about punctuation but would you send an email like that to a prospect? Would you, as a professional, feel confident that this agent would take care of your needs or the needs of one of your clients?

TALES OF A FEMALE NOMAD

A friend of mine, Catherine, had lent me this book after we both read Eat, Pray, Love by Elizabeth Gilbert.

Tales of a Female Nomad by Rita Golden Gelman is similar to Eat, Pray,Love in that both women wander the world. That's where the similarities end. Elizabeth travels far away to find herself. Rita travels to find others.

Rita and her husband decide to separate for a few months and she decides to visit Mexico and live among the people. This is the beginning of a worldwide adventure. What makes the book so special is that she wants to live not like a tourist but among the people, learning their rituals often by cooking with them.

As a REALTOR, I found it insightful because it helped me understand why people behave the way they do. One of Rita's travels took her to Nicargua. Go G-Men!!!

Wasn't that a great Superbowl?? I am a Giants fan but even if I wasn't and even if they had lost, it was a great game. The Giants played their hearts out!

On the drive home, I told my son that they are a real life lesson. Nobody told the Giants they were supposed to lose. The media, nonfans and fans alike (although not all) had written them off. But they didn't listen. They believed in themselves. They didn't listen to the naysayers....they just moved the ball forward one yard at a time. They stopped the Patriots, one play at a time.

As real estate professionals, what can we take from that game? Do you listen to the naysayers? How is your market? Do you judge it by what the media says or do you make your market by working? Do you have that little voice inside of you that says "Never Give up? Never give in?"

So here's to the Giants and the giant that's within you!!
