      <title>Why Do You Do Real Estate?</title>
      <description>&lt;p&gt;&lt;strong&gt;It only takes one great closing to make you realize ,one of the reasons you became a Realtor.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;At a recent closing of a family of First Time Home Buyers&lt;/strong&gt;, I was presented with 2 bouquets of flowers (isn't that what I am suppose to bring?).&amp;nbsp; One from the mom, which was beautiful, but the one that got to me, was the smaller bouquet from their daughter.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;She&amp;nbsp;came dressed in a darling summer dress&lt;/strong&gt;, patent leather Mary Jane shoes (my all time favorite for little girls), and a pretty bow in her hair.&amp;nbsp; She was to enter the first grade this fall,&amp;nbsp;and was well behaved, and very charming.&amp;nbsp; She also brought with her a folded note, which she handed to me after we sat down at the table.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I&amp;nbsp;am as proud of this note, that she wrote, as I would have been with a million dollar commission. &lt;/strong&gt;If you can not see it clearly, I am so sorry, I could not get a good copy to bring out the colors, but I knew I just had to put it up, regardless.&amp;nbsp; I truly think this is a priceless letter.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As a Realtor we want to provide the best service&lt;/strong&gt; we can, so as to obtain the best price, cover all the important factors of the contract, protect our clients from a bad situation, and&amp;nbsp;be there for them, when they become overwhelmed with stressed induced&amp;nbsp;emotion.&amp;nbsp; We have shown them a multitude of homes, in hopes that we can find just the right one.&amp;nbsp; Then spent our evenings working on the paperwork, connecting with the inspectors, title companies, repair people, and so on.&amp;nbsp; Then the big day arrives, the closing, and you watch as they sign a ton of papers, and hand them their keys.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But do we really know what impact we have made to their lives?&amp;nbsp;&amp;nbsp;&lt;/strong&gt; I think not.&amp;nbsp; I can only hope and strive towards excellence in making a measurable difference in the peoples lives that I have had the privilege to work for.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This thank you note will ALWAYS have special place in my heart, &lt;/strong&gt;&lt;/p&gt;</description>

      <title>A Little Down Under in Bryan Texas.</title>

&lt;p&gt;They are a wonderful family, Robert and Anne Quick, and their daughters Danielle and&amp;nbsp;Gemma, who also work and help out in this wonderful family owned business.&amp;nbsp; Robert is originally from Austin, TX, moved to Australia where he met his wife whose family owns a bakery. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;They are located in the Tejas Shopping Center on the Corner of Texas Ave and Villa Maria, on the side facing Texas Ave (2 doors down from Carter's Burgers)&amp;nbsp; It's not all take out either, they have some small tables if you want to eat there.&amp;nbsp; But beware !!!&amp;nbsp;you may stay longer than&amp;nbsp;intended because you will be &amp;nbsp;wanting to sample everything in the case&lt;/p&gt;
&lt;p&gt;This is the good stuff from the old country. &amp;nbsp; Also, all the items were very, very reasonable. &amp;nbsp;Most of the pastries were only $1,&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;Vanilla Slice - This is a slice of Heaven without purgatory. &amp;nbsp;As one of the staple pastries of Australia, I can see why. &amp;nbsp;A vanilla slice is essentially a thick vanilla custard sandwich. &amp;nbsp;Think about a 2 inch layer of custard sandwiched between two piece of puff pastry and lightly frosted.&amp;nbsp; OMG !!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Rumbles - This is cross between a cake ball and truffle that tastes like I'll be drunk very soon. &amp;nbsp;Chocolate, rum, and sprinkles. &amp;nbsp;I don't think I need to elaborate. &amp;nbsp;Perfect size for a treat, without having to eat anything huge. &amp;nbsp;Brought a couple home to try, and I it took only one to as a dessert. The other was saved to be treasured another night.&lt;br /&gt;&lt;br /&gt;Lamingtons - This is a yellow sponge cake that has been soaked in chocolate syrup and covered with coconut flakes. &amp;nbsp;Lamingtons to the Australians is like Twinkies to Americans, except these were homemade.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;Torpedo bread - Looks like a torpedo, tastes like a spiced soft bread lightly frosted. &amp;nbsp;The owner asked, &quot;Are you okay with the butter on it?&quot; &amp;nbsp;I just giggled and stuffed it in my mouth. &amp;nbsp;Many of the other breads (cream puffs, cream finger buns) are made with the same torpedo bread dough. &amp;nbsp;It is similar to a cinnamon raisin bread. &amp;nbsp;Yum-me!&lt;br /&gt;&lt;br /&gt;Shepard's Pie - Best pie crust, EVER! &amp;nbsp;Flakey. &amp;nbsp;Buttery. &amp;nbsp;Heavenly.&amp;nbsp;&amp;nbsp;This has Marie Callanders beat any day of the week&lt;br /&gt;&lt;img title=&quot;Shepads Pie&quot; src=&quot;http://activerain.com/image_store/uploads/4/3/4/0/5/ar123818668850434.JPG&quot; height=&quot;174&quot; alt=&quot;Shepards Pie&quot; width=&quot;248&quot; /&gt;&lt;br /&gt;&lt;br /&gt;I've been back here several times getting treats for friends and family. &amp;nbsp;Here's some new must trys. &amp;nbsp;&lt;br /&gt;&lt;br /&gt;Melting Moments - The name says it all. &amp;nbsp;They seem hard and crumbly, but I assure that they'll melt in your mouth like a cute puppy melts your heart. &amp;nbsp;Get one for your sweetheart. &amp;nbsp;It's a marriage proposal waiting to happen. &amp;nbsp;&lt;br /&gt;&lt;br /&gt;Strawberry balls and cream puffs - soft, puffy, creamy, YUM!&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&amp;nbsp;Coconut cake - shortbread crust with raspberry jam, and an ultra thick layer of coconut cake. &amp;nbsp;I love this cake. &amp;nbsp;If I ever my daughter&amp;nbsp;decides to get married, I hope she will want this cake&amp;nbsp;at&amp;nbsp;her wedding&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I have pictures and as soon as I can figure how to get them from my Vista (ugh!)&amp;nbsp;Picture package I will add them as soon as possible, because a picture is worth a thousand words.&amp;nbsp; Plus the telling of all these delectable goodies, has just made me realize I haven't had lunch yet.&amp;nbsp;&amp;nbsp; What an excuse!!!&lt;/p&gt;

      <title>A&amp;M Students Proactive in the Community</title>
      <description>&lt;p&gt;Yesterday I attended the Board of Realtors Luncheon, held at the Briarcrest Country Club, and was astounded and blown away&amp;nbsp;by&amp;nbsp;two guest speakers, that were introduced by Mayor Sam White of College Station.&amp;nbsp; After listening to them, I can understand why the Mayor was&amp;nbsp;equally impressed. &amp;nbsp;I was particularly impressed by Tyler Koch, who holds the distinction of being &amp;quot;speaker of the Senate&amp;quot; for the Student Government Association for Texas A &amp;amp; M University.&lt;/p&gt;&lt;p&gt;They were speaking on an &amp;quot;White Paper&amp;quot; that they recently wrote, taking up the concerns of the community of College Station and it&amp;#39;s residences, in relationship to concerns of neighbors where there is a population of multiple students living in rental houses.&amp;nbsp; There have been recent rumblings that maybe some deed restrictions would be created to limit the number of non-related&amp;nbsp;occupants in one single family home, be restricted to only two, thus curtailing too many cars, excess parties, etc.&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;College Station&amp;#39;s sister city, Bryan, recently had many subdivision petition their council and were successful in passing such restrictions.&amp;nbsp; These young men decided to develop a program to bring&amp;nbsp; the University in&amp;nbsp;to be proactive in the issues of off campus housing.&amp;nbsp; This would entail and&amp;nbsp;three phase program which would interact with offending students,&amp;nbsp;with visitations and documentation. Then University mediation and letters of reprimand.&amp;nbsp; If all else failed it could be reflected in the student&amp;#39;s academic file. This would mean that&amp;nbsp;the University would take responsibility beyond the campus, and help establish a good neighbor policy,&amp;nbsp; Student Tenants would be held accountable to the the University&amp;#39;s code of conduct&lt;/p&gt;&lt;p&gt;The subject was brought up, in the question and answer period, as to whether of not an amendment could not be developed to be included in standard lease agreements, which would make student tenants aware and compliant to the University&amp;#39;s off campus regulations.&amp;nbsp;I believe that was taken under serious consideration.&lt;/p&gt;&lt;p&gt;I may not have all the details, and I am sure there are others of&amp;nbsp; the Real Estate community that can add some of the items that I might have missed, but I just wanted to get it said how much I appreciate Texas A&amp;amp;M and the quality of education, support and inspiration that makes this one of the best places to live.&lt;/p&gt;</description>

      <title>Being a Better Realtor on Sunday</title>
      <description>&lt;p&gt;Yes, we are open on Sunday, it is only&amp;nbsp;4 hours, and for the most part it is pretty quiet.&amp;nbsp; This is an excellent time to spend some time on AR.&amp;nbsp; I guess it would be so easy to find a good book and lose myself, until that one wonderful call of the day rings on my phone.&amp;nbsp; Instead I try to make this a productive time, and AR has lots of areas to learn from.&amp;nbsp; I just read a blog about a Virtual Assistant, now I need to do all the research and find out more.&amp;nbsp; There just might be something there for me to utilize, as well.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Earlier, I read about a situation an agent found themselves in regards&amp;nbsp;to a seller allowing a buyer to move in before closing, against their advice, I might add.&amp;nbsp; I will file that away, and if I ever&amp;nbsp;get a seller that wants to do the same, use that tale as an example to explain why they don&amp;#39;t want to do that.&lt;/p&gt;&lt;p&gt;It is this kind of information that gives inspiration to being a better Realtor.&lt;/p&gt;&lt;p&gt;I know that many AR members may not have floor duty on Sundays, but for those of you, what do you do? I would love to hear and more ideas.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Pick up the Phone !!!!</title>
      <description>&lt;p&gt;The Cell phone is a necessity in our business, but why don&amp;#39;t some agents use it?&amp;nbsp; I mean its there in their hand, hooked to their belt, attached to their purse, and yet when you call you get their voice mail.&amp;nbsp; You leave a voicemail, and hope to hear back from the agent.&amp;nbsp; NOT !!&amp;nbsp;&amp;nbsp; If you are lucky you get them to actually anwser the phone and they are&amp;nbsp;polite, glad to hear from you, and full of infomation about their listing, and boy they encourage you to go sell it for them.&amp;nbsp; Don&amp;#39;t count on that same person to anwser or return a call when you have a question about the property that they had only minutes ago, they&amp;nbsp;were so eager to tell you about.&lt;/p&gt;&lt;p&gt;Then there are the ones that do call you back, but have never bothered to listen to the voice message, they just pushed the button to call back to whom ever called them.&amp;nbsp; You now you get to repeat yourself, though that could be a good thing, because maybe you can word your thoughts better.&lt;/p&gt;&lt;p&gt;But how do you tell your client, that they can not view that house that required special instructions from the agent, or the infomation they asked you to get for them can be found.&amp;nbsp; Why ? because the agent will not pick up the phone or return the calls.&amp;nbsp;&amp;nbsp; Does their client know that is the kind of&amp;nbsp;attention their agent is giving to their property? &lt;/p&gt;&lt;p&gt;&amp;nbsp;To these agents, and you know who you are, I ask of you.&amp;nbsp; If you don&amp;#39;t have the information, call back and tell who ever is calling that you are sorry, but you do not have that information yet.&amp;nbsp;&amp;nbsp;&amp;nbsp; Call back and give those showing instructions, who knows this may be the only buyer you might get.&amp;nbsp; Don&amp;#39;t burn you bridges behind you.&amp;nbsp;&amp;nbsp; Other agents just may give up trying to work with you in the future, and then where is your market.&lt;/p&gt;</description>

      <title>&quot;Foreclosed Pets&quot;  the other victims</title>
      <description>&lt;p&gt;When I was looking for a picture for my other blog regarding &amp;quot;Congo the German Shepherd&amp;quot; I came across some other articles about pets and foreclosures.&amp;nbsp; Even though I don&amp;#39;t like to linger on negative blogs, or do I wish to create one, I just can&amp;#39;t let this situation go unnoticed on AR.&lt;/p&gt;&lt;p&gt;While we are showing our concerns for the state of the housing market in some areas of the country, particularly those effected by a&amp;nbsp;high foreclosure rate,&amp;nbsp;and are concerned about how sell in the market in order to survive and pay our bills and put gas in our tanks.&amp;nbsp; There are victims created from this same problem that are also just trying to survive, they are going without food or water, and being left in all kinds of in-climate situations without protection.&amp;nbsp; I am talking about the &lt;strong&gt;&lt;u&gt;FAMILY PETS&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I know that photos and art are great eye catching tools for AR blogs, but the pictures of this that I have seen are just too graphic.&amp;nbsp; They are heart stopping, stomach turning and enough to make a grown man cry.&amp;nbsp; So I will save you from this&amp;nbsp;dismal display.&amp;nbsp; I know all of us are intelligent enough to imagine.&lt;/p&gt;&lt;p&gt;There was a recent story of a couple of Realtors in AZ that when showing a house, were welcomed by some abandoned pets, and the stories go on.&amp;nbsp; The lucky ones, and that may be for just a short time, are left at local shelters.&amp;nbsp; And the really lucky ones might make it to a Rescue league.&lt;/p&gt;&lt;p&gt;What is wrong with these people, that they&amp;nbsp;just leave them in the home after they have moved out?&amp;nbsp; What is the reasoning behind their thinking?&amp;nbsp; I am heartsick and just can&amp;#39;t understand.&lt;/p&gt;&lt;p&gt;I could go one with excerpts from the numerous articles and heart rendering stories, but I won&amp;#39;t.&amp;nbsp; I sure you get the picture.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

He did nothing more than protect my wife. He never bit anyone until she was grabbed and pulled to the ground,&amp;quot; James said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Congo has been ruled vicious by a municipal judge and ordered put down. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;As a family, it&amp;#39;s destroyed our way of living,&amp;quot; said James, 46. &amp;quot;We&amp;#39;re just consumed with the whole thing.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;The landscaper, Giovanni Rivera, has won a $250,000 insurance settlement as a result of serious injuries he sustained in the attack, which occurred when he and others disobeyed instructions from James not to get out of their car until Congo and several other dogs on the property could be sequestered for safety. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Rivera, a Trenton man, was on the 10-acre, fenced property on Stuart Road to do yard work. The landscaping crew had arrived before 7 a.m., about an hour before they were expected. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;James, who was about to take a shower, called out a window to them in Spanish, telling them to get back in their car and wait because the dogs were in the backyard being fed. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;While the dogs, two 2 1/2-year-old German shepherds and their four 6-month-old puppies, had not had problems with people on the property before, James said in an interview that he didn&amp;#39;t want them to interfere with the workers. Also, he wanted the workers to wait until he was dressed so that he could tell them what to do, he said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Instead, Rivera and another worker got out of the car after a few minutes and the dogs began to bark. That worker began to hit the dogs with a metal rake and Elizabeth James, Guy James&amp;#39; wife, yelled for him to stop. Meanwhile, Rivera, who was afraid of the dogs, grabbed her from behind and pulled her to the ground, causing her to scream. At that point Congo began to bite and scratch Rivera and some of the puppies joined in. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;The whole thing was pretty terrifying,&amp;quot; Elizabeth James said. &amp;quot;You can&amp;#39;t imagine. I was scared. It happened extremely fast. I didn&amp;#39;t have time to think.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Meanwhile, her 8-year-old son, Ben, ran into the house to get his father. Moments later, Guy James hurried out and called off the dogs. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Rivera, who was treated for bites at a local hospital, settled with the couple&amp;#39;s insurance carrier for the $250,000, Guy James said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Rivera&amp;#39;s lawyer, Kevin Riechelson, said his client has scars from the dog bites and scratches that may be permanent on his arms, legs and torso. Rivera still suffers from numbness in his leg but is able to walk. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;He had a really deep wound on his right thigh,&amp;quot; Riechelson said. &amp;quot;Luckily, his face wasn&amp;#39;t touched.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;In addition to the $250,000 settlement, the Jameses&amp;#39; insurer agreed to pay medical bills and worker&amp;#39;s compensation claims for Rivera, Riechelson said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;The Jameses&amp;#39; children, especially Ben who witnessed the attack, have been &amp;quot;crying nonstop,&amp;quot; Elizabeth James said. &amp;quot;They&amp;#39;ve been on an emotional rollercoaster.&amp;quot; Their dog has been placed in a shelter while the court process plays out. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Hannah James, 11, wrote a letter to Judge Russell Annich Jr. saying in part, &amp;quot;I am so upset seeing my dog locked up in jail for doing his job. When my friends are over they play with and around Congo and have no problems. I want you to know that this is coming from my heart and I mean it with all my heart and soul. Actually, my broken heart. We will never ever forget this for the rest of our lives. You have made the wrong decision in my eyes.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;And Congo, who is being held at Save a Friend of Homeless Animals, is depressed and anxious, Guy James said. He now has to be hand-fed or he will not eat. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Meanwhile, James&amp;#39; lawyer, Robert Lytle, argued at a hearing in Municipal Court that the attack had been provoked and under New Jersey law, the dogs had a right to protect themselves and their owner. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;But some, including municipal prosecutor Kim Otis, argue that the Jameses should have had control over the dogs and were negligent. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Indeed, Judge Annich found that &amp;quot;the prevailing circumstances did not constitute provocation and that the attack upon Mr. Rivera, initiated by Congo and subsequently by the other dogs present, continuing unabated for three minutes, was a response grossly disproportionate to the prevailing situation.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Guy James pointed to testimony from dog behavior expert and University of Pennsylvania professor Ilana Reisner, who said that in her professional opinion James&amp;#39; dogs were &amp;quot;clearly provoked.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;Based on these threats (unfamiliar individuals, perceived threatening position, the attack on the puppies with a metal rake, grabbing the owner from behind and pulling to the ground) the dogs were compelled to defend themselves and their owner,&amp;quot; Reisner wrote. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;I am so sorry for what happened but it was not out of viciousness,&amp;quot; Guy James said. &amp;quot;This was a provoked attack and any dog would protect its owner in the same manner. I can&amp;#39;t imagine that any dog -- who was beat with a rake, hard enough to cause bloody gashes, and then had its owner grabbed from behind -- would walk away without action.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Guy James also garnered statements from several people who had been on his property and attested to the dogs&amp;#39; friendly behavior, including John Pettenati, the township building inspector. In fact Pettenati nicknamed them &amp;quot;the happy dogs&amp;quot; because they were so pleasant. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Guy James said that while he and his family were waiting for their house to be finished they lived for several months at a hotel. During that time Congo and his mate, Lucia, interacted with maids and others and never caused a problem, he said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;James also sent Congo and Lucia to the American Dog School in Denver for obedience training. James stressed that the dogs were trained for obedience, not as guard dogs. The four puppies are currently at that school, he said. Five of their siblings were adopted and one of those dogs is being trained to be a police dog in Pennsylvania, Guy James said. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Meanwhile, an article in The Times and reports in other media outlets have spurred the public into action on Congo&amp;#39;s behalf. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Kat McAfee of the Coalition for Action in the Interests of Animals has organized the Coalition to Free Congo. She expects hundreds to come to a rally Tuesday at 10 a.m. at the municipal building at 400 Witherspoon St. in Princeton. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;McAfee said they hope to save Congo&amp;#39;s life by &amp;quot;bringing pressure on the powers that be.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Annich is expected to place his ruling on the record Tuesday afternoon. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;For his part, Guy James said he has received thousands of letters and e-mails and thanked those who have offered their support. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;Congo is a fantastic family pet who is loved by everyone we know and many we don&amp;#39;t,&amp;quot; James said. &amp;quot;We will not let this rest for the sake of all dogs and their owners, and most of all, our family and Congo.&amp;quot; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;Guy James plans to appeal Annich&amp;#39;s ruling to Superior Court. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;We will fight with all our love and support from friends and strangers until he is back with us,&amp;quot; he said.&lt;/em&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;As I said before I had workers in and out of my yard recently, and time and time again, they would disregard my instructions, even when told to them in spanish.&amp;nbsp; I was fortunate that neither of my dogs bit them, but I can assure you that&amp;nbsp;they did not like the men there and were very distrustful.&amp;nbsp;&amp;nbsp;&amp;nbsp;I too was very specific as to what time to come, so that I could make arrangements for the dogs.&amp;nbsp;&amp;nbsp;How can they say that the owner was not responsible??&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;He instructed them to wait for him, just for that reason,&amp;nbsp;they were there&amp;nbsp;over an hour early, aft all.&amp;nbsp; &amp;nbsp;If that is not being a responsible owner, then what is?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I&lt;strong&gt;&amp;nbsp;bet that if some&amp;nbsp;workers come and DID DO some bodily harm to the home owners and&amp;nbsp;Congo&amp;nbsp;saved them he would be rewarded.&amp;nbsp; In this case the authorties are making the assumption that because the workers were there to do good and were frightened, then the dogs are bad.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;My own dogs are watchful for people and I tell everyone, that when they come, wait for me to introduce them.       <title>The Globalization of Bryan Texas</title>
      <description>&lt;p&gt;I just got through reading an interesting article in our newest local newspaper, AbouTown Press. Even in Central Texas, Bryan to be exact, the rest of the world is discovering all the great things that Bryan, College Station and the Brazos Valley, have to offer.&lt;/p&gt;&lt;p&gt;This article introduced a new company moving to Bryan, Toyo Ink International, based in Japan.&amp;nbsp; They&amp;nbsp;produce high-quality, high performance printing inks, organic pigments and other chemicals and a major distributor of graphic arts supplies.&amp;nbsp; The Bryan&amp;nbsp;facility will produce and sell coatings, fluid inks.&amp;nbsp;&amp;nbsp; The article did quote the President of Toyo Ink, Fusao Ito, as saying &amp;quot;My personal hope is to develop a research and development center here in Texas to promote business in the US,.&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;nbsp;According to the article, they had looked at 100 communities, but chose Bryan.&amp;nbsp; I guess because, we&amp;#39;re a great community,and our values are strong in the quality of life for our children, our homes and our neighbors.&amp;nbsp; I would venture to say that having&amp;nbsp; the close proximity to Texas A&amp;amp;M, and all that the University has to offer, was an added bonus.&lt;/p&gt;&lt;p&gt;My family and I moved to the Brazos Valley in 2001, and as each year passes, we&amp;nbsp;are reconfirmed that we found the best place to be.&amp;nbsp; After we have spent most on our life traveling to&amp;nbsp;and living in other countries, it seems that the other countries are coming here to Central Texas and the Brazos Valley.&amp;nbsp;&amp;nbsp;&amp;nbsp;AbouTown also express my sentiments as well, that as Bryan/College Station continues to experience business growth, the hope is that more international companies will locate to the Brazos Valley.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Historic Downtown Bryan and Worldfest</title>
      <description>&lt;p&gt;I just found out that there is going to be a Worldfest in downtown Bryan this coming Saturday,Nov 17, 2007,&amp;nbsp;and it is being sponsored by Citibank, Clear Channel, and KBTX.&amp;nbsp; I am looking forward to it, and plan on attending for most of the day.&amp;nbsp;&amp;nbsp; I am not sure how long this has been planned or advertised, but am glad that it hasn&amp;#39;t pass me by.&lt;/p&gt;&lt;p&gt;The Historic Downtown Bryan, is hosting a lot of great events throughout the year, and I hope this one&amp;nbsp;will be a big plus for them and the globalization of the Brazos Valley.       <title>What happen to Loyalty?</title>
      <description>AM I just old fashioned, or maybe I just expect too much from people.&amp;nbsp;&amp;nbsp; I am on floor this morning and I just got a call.&amp;nbsp; The buyer wants to look at a listing we have in the office, and insists that he can only do it between 1 and 2 pm.&amp;nbsp; Well, as it turns out the reason for this is, that he has 3 other houses to look at, and when I told him I would be happy to set up appointments and show them to him, he imformed me that he likes to set up showings with the listing office of each house, because he thinks he can&amp;quot; get a better deal&amp;quot;.&amp;nbsp;&amp;nbsp; Help me have patience, and be understanding.&amp;nbsp;&amp;nbsp; I wish I knew just the right words to tell him.&amp;nbsp;&amp;nbsp; Anybody got some suble one liners?&amp;nbsp; He just moved to College Station, from somewhere in Ohio.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; </description>

      <title>Katie did it again !</title>
      <description>&lt;p&gt;Well, here I go again.&amp;nbsp; Why do I even watch Katie Couric?&amp;nbsp; I only get one local station on my tv, which is CBS, that why !&amp;nbsp;&amp;nbsp; She did it again.&amp;nbsp; doom and gloom for the real estate industry, and no end in site.&amp;nbsp; So I decided that I needed to write her and tell her that maybe she needs to read some of the comments by all of us, ARs&amp;#39;&lt;/p&gt;&lt;p&gt;So, I&amp;nbsp;went to the CBS website, to try and find some sort of response button to the individual stories.&amp;nbsp; Why am I not surprised that there were articles on all of the stories presented on her news presentation,EXCEPT, about the real estate doom and gloom, that she had reported on.&amp;nbsp; I am now thinking, that the reason is, that it was just a time filler, and for no other reason.&amp;nbsp; Do they even have a clue, or care, what the results are, just because they&amp;nbsp;have some extra time to fill, and have nothing worthy to fill it with.&amp;nbsp; Enough !!&amp;nbsp; &lt;/p&gt;&lt;p&gt;I could not find any kind of button to send a remark to CBS, but maybe some of you ARs&amp;#39; are more knowledgable than I , and&amp;nbsp; could point me in the right direction, otherwise the guess I must resort to snail mail and hope that in the enormouse pile they must receive each day, mine would get noticed enough to be opened and read.&lt;/p&gt;&lt;p&gt;Also, I would love to hear from all of you ARs&amp;#39; that have a comment or two to contribute to the letter, it would be my pleasure to include you, and it would help me get more meat into the letter.&amp;nbsp; Whether or not I think&amp;nbsp;it would do any good?&amp;nbsp; I don&amp;#39;t know, but I am willing to try.&lt;/p&gt;</description>

      <title>Good comes from the Doom and Gloom, Thanks Katie Couric</title>
      <description>&lt;p&gt;I had an appointment last night to show a home to some very serious buyers, so serious, that they wanted to put a contract on something by Monday.&amp;nbsp; It was about 530pm and I turned on the national news and it happened to be Katie Couric, I watched as I was getting ready and putting my shoes, they started&amp;nbsp;in on how bad the housing industry was, and the number of foreclosures, blah, blah !!, And I am thinking to myself, here we go again, when are they going to get tired?&amp;nbsp;&amp;nbsp;The day before &amp;nbsp;it was all about the California fires, and I don&amp;#39;t mean this to belittle the situation for all the Californians effected by it, but it took up the whole show.&amp;nbsp; Now that the situation is getting better for&amp;nbsp;California, the news media has to go find something to fill the slot.&amp;nbsp; Of coarse what better item, The Housing Market.&amp;nbsp; This is getting to be tiresome, repetitive, dribble.&lt;/p&gt;&lt;p&gt;Where I practice my real estate is in College Station, Texas, home to Texas A&amp;amp;M, only 1 1/2 hours from either Austin or Houston, we have a steady market and a growing community.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Okay, I hope I have set the stage for the grand finale, having never been an author, and unsure of myself as a blogger of any note. &lt;/p&gt;&lt;p&gt;The the final statement to the news items, was the fact that on Tuesday the feds are going to consider lowering the interest rates again.&amp;nbsp; In hopes of bolstering the economy and staying off a recession.&amp;nbsp; How does that equate to my immediate situation?&lt;/p&gt;&lt;p&gt;So does this mean that in my good market area, my buyer is going to&amp;nbsp;now get an even &amp;nbsp;better rate?&amp;nbsp; So, what I am getting at is, as long as the media wants to report doom and gloom and the feds want to react to those messages, those of us&amp;nbsp;still healthy across the country are going to receive something positive out of it.&amp;nbsp; To all those buyers waiting on the fence, it&amp;#39;s time to climb down.&amp;nbsp; Maybe the prices aren&amp;#39;t going as low as you would like in your area, but the interest rates a definite incentive.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Pugh !!!!!!! Help !!!!!!! Max got hit by a Skunk</title>
      <description>&lt;p&gt;Last night my husband took our two dogs Major and Max for a walk, like he always does in the evening before he settles in for Jay Leno&amp;#39;s commentary.&amp;nbsp; When he got back, Major was with him, but Max was no where around. If he sees a rabbit or other small critter he goes after him.&amp;nbsp; He is a stubborn, hard headed little black mutt with a mind of his own (but we love him).&amp;nbsp; We live in an older subdivision of 3 and 4 acres lots and so we are very much in the country, though we&amp;#39;re only 5 minutes away from Kyle field and Texas A&amp;amp;M.&lt;/p&gt;&lt;p&gt;Well to get my point of this.&amp;nbsp; As we waited for Max, I noticed a light skunk smell (first one this year), and shortly after that, here is Max, at the door waiting to be let in.&amp;nbsp; Not in your life !!!&amp;nbsp; within minutes the whole area was reeking.&amp;nbsp; No sleeping with the windows open tonight.&lt;/p&gt;&lt;p&gt;Does anyone has a sure proof method of getting rid of this skunk spray odor????&amp;nbsp; The last time Max did this about 4 years ago (short memory) we tried tomato juice, and it did not work, maybe it was just and tough AGGIE skunk defending his territory.&lt;/p&gt;&lt;p&gt;Looking for some great solutions to my aromatic problem.&lt;/p&gt;</description>
