Due to our economic times and all the negativity that surrounds us with television and the news, it seems that it is time to take action and be proactive.

Many families are struggling to make ends meet. Sometimes it's hard to think of different ways to save money. It's like the old saying

you can't see the forest for the trees...

Here are a few ways to help save money in your household. Can you think of any to add?

Get rid of the Satellite Dishes and just have cable (don't need 105 channels)
Get rid of home phone line and use cell phone instead
Cut out buying lattes
Pack a lunch

Where Is The Bailout Money When You Need It?

Where is all this bailout money that we as tax payers have paid banks? As a Sacramento Realtor/Broker and owner of Riede Real Estate I am here to tell you that the banks have taken our money and bought out other banks and no telling what else...but they aren't helping the distressed homeowner.

For over a year there have been TV commercials stating that all you have to do is call your bank. If you would like to see what a typical scenario of "just calling your bank," is like you really need to watch ABC news video were Congresswoman Waters of Los Angeles tried to do just that with IndyMac Bank, Bank of America and Countrywide (was this when Countrywide outsourced these calls to India?...of course it's no better now, either). It is a joke calling the banks for help! If they treat a Congresswoman like this, how do you think they treat the troubled homeowner calling?

Are You Thinking of Remodeling? You Might Want to Read This First

This week I was contacted by Jesse Herman, the Awareness Coordinator at the Mesothelioma Cancer Center who was looking for a Voice that would reach the Sacramento homeowners and home buyers. Sacramento REAL Estate Voice was asked to help since so many of our readers live in Sacramento. I always want to help be a service to my community and thought this was noteworthy.

You may want to share this with homeowners in your community, as well.

Since homes built prior to 1980 likely have asbestos insulation, it is important for Sacramento homeowners and home buyers to be aware of the hazard while remodeling as this can be linked to Mesothelioma cancer. There are many environmentally safe and healthy ways to insulate your home.

Are You Watching the Commercials or the Game Today?

Not being a huge football fan, I was wondering how many Active Rain members are watching the Super Bowl today.

It would seem that clients are preoccupied with the game today as the phone is silent.

Good day for me to catch up after a busy week with no time to blog.

I heard that the commercials today for Super Bowl are geared more for the rough economy that we are currently experiencing. I'm curious so the TV is on in the background to catch the commercials.

Did you get your 3D glasses to watch the commercials? After the game, let me know what your favorite commercial was or if you had one.

This morning I received a counter in response to an offer for my FHA home buyer. This REO agent crossed off an item I had typed on the Purchase Order.

This is a BIG NO, NO!!

Real Estate Agents, if you are not aware, please become aware that you NEVER change or cross off items on a Purchase Contract.

That is why we have Counters!!

Please learn to use them. Counters are used to indicate what the Seller will NOT cover nor accept.

I am continually surprised at the lack of knowledge out there in the Real Estate world. We have rules for a reason, we have forms for a reason. Please learn to use them properly.

While I'm at it, One of my pet peeves is to read agents who continually write that if a home buyer's offer is not accepted that the buyer needs to get another agent. Or if a bank has not responded on a Short Sale in a timely manner, that the Seller should get a "qualified" agent.

These are blanket statements which in my humble opinion should NEVER be used. It is only the agents who are so unaware and lack experience that make such claims. Unless and until you, as an agent are aware of every buyer's situation, all the ins and outs of their loan terms, whether or not the buyer needs funds back from the bank for closing costs, etc. you have no business making such claims.

Not all banks handle Short Sales the same...

As an experienced Realtor knows, no two deals are alike, nor are buyers or their needs. Loan terms differ. Let's learn to stop making claims such as I have read right here on Active Rain by a limited few. If a home buyer was not selected by a Seller or if a bank has taken an exorbitant amount of time to respond it is not necessarily due to the agent representing the parties in question. Let's not assume and make statements that the agent is not doing a good job and should get themselves another agent.

You do yourself and others an injustice by making such rash claims. It only shows your lack of experience in making these ridiculous statements!

Long Timer Here on Active Rain is Asked to Speak

What a surprise to have been asked by our Sacramento Association of Realtor MLS system, Metrolist to take part in a seminar about social networks.

Active Rain was obviously one of the major social networks discussed and since I have been a member here on Active Rain since August 2006, I was the likely choice to have been asked to participate on the panel for the seminar. Linkedin, facebook, Trulia and Twitter will also be the focus of this February training seminar in Sacramento at the Sacramento Association of Realtors.

My guess is that due to my Google rank on the Internet for Sacramento Real Estate Voice and being #1 for Sacramento on Active Rain since 2006 as well as being active on Twitter, Linkedin, Facebook and Trulia and others, was why I was asked.

This is a seminar geared for the newer members or members who are unaware of the importance of social networking and how it will impact the future of Real Estate.

Graciously, I had to decline due to a previous engagement that takes precedence. Hard to believe that I am considered to have been on all these social networks the longest here in Sacramento...oh well it was nice to have been asked.

Much to be done to give us a renewal and much hope for change.

Together, we can make a difference. Divided we will keep the status quo.

Time is NOT of the Essence!

What are your thoughts on Bankruptcy Judges handling the current Foreclosure crisis?

It's obvious that the servicers cannot keep up with the current demand of Short Sales and Foreclosures.

Just today, when calling for an update on the two Short Sale listings I currently have listed where IndyMac Bank is the mortgage holder, I was told that they receive at least 500 new Short Sales per day! The Short Sale package was sent to IndyMac Bank along with offers for each at the beginning of October.

Needless to say, time has NOT been of the essence for IndyMac Bank. Last week I was given email addresses for the negotiator but have heard nothing back from either one. This morning I was told that there is no other solution but to just wait until I receive an email from both negotiators. No phone number will be given out and no projected date was given when I might anticipate hearing anything.

It is obvious to all or at least it should be, that the servicers can not handle the load of all the homeowners in trouble with their mortgages.

My question is how in the world are the Bankruptcy Judges going to be able to handle the load? What do you think about a Judge reducing the mortgage through a Bankruptcy? Will we have a nation filing bankruptcy?

The loan modification program that some of the banks have instituted seems to be an act in futility. What the banks are finding is that those modifications that they have actually approved resulted in the homeowner simply delaying the inevitable and losing the house. It would seem that the loan modification programs were designed for failure.

As Realtors we know that time is of the essence with all Real Estate transactions.

What is your solution to this problem? With government stepping in, are we solving the problem or creating a new one? What is your take? Do you think the Bankruptcy Judges will be the cure all?

A Look At Sacramento Real Estate Sales Over 11 Years

Sacramento single family homes market stats are ready. The Sacramento County homes sold in 2008 for each month is shown in the chart to the right and as you can see shows a steady increase in home sales for most of 2008.

The month of December picked up from November with 1,891 single family homes throughout the Sacramento County area sold.

The average sold price of a home in Sacramento County was $198,919 and the average list price was $200,719 taking an average of 45 days to sell.

New Homeowner Tax Deductions

Hey, congratulations on buying a home or condo this past year.

Do you know what is deductible on your taxes if you are a new homeowner? There were a lot of new home buyers this past year who bought homes in the Sacramento and surrounding areas that may not be aware of some of the homeowner deductions that you can take on you taxes in April.

As a Realtor in the Sacramento and surrounding areas, I send all my new homeowners a copy of their HUD1 Settlement Statements which when given to their tax accountant will help to insure that my clients receive all of the possible deductions on their new home or condo purchase.

To Rent or To Own - That is the Question

Are you renting right now? Been a little scared about taking that first step toward buying a house or condo?

That's good. I hope you are a little frightened. You should be. Perhaps, with that attitude, you will do your homework, first.

Many of the homeowners in trouble right now, didn't have a Realtor that helped them find a good loan and many of them unfortunately didn't listen to their Realtor. If there is anything to be learned from what has happened with all these foreclosures, it is that a home buyer's home loan is the most important aspect in homeownership. Loan Modifications Becoming the Next Big Scam

Opportunists who want to suck what little money you, the homeowner have left, are calling to HELP with a loan modification.

Are you having trouble paying your house payment? Many Sacramento homeowners are. If it sounds too good to be true, it is.

These scam artist are charging several thousand dollars to do what you can do yourself for FREE.

Yes, many of these people are real estate agents and mortgage brokers hungry for money. These are the same people who put you in the position that you find yourself in today. Don't be fooled!

Those of us who are reputable real estate Realtors and Mortgage Brokers don't take your money and make empty promises. The CA Attorney General has his hands full dealing with loan modification companies who are taking your money on this latest scam. Check out this video on how the sub prime mortgage burned the homeowner and how they are being burned again. Don't become the next victim.

Nothing in life comes easy, you have to put forth the effort to help yourself. Don't throw your money down the drain with these scam artists. It takes work on your part, so be prepared for the fight of your life.

Many will take your money and do nothing. Check out frequently asked questions about loan modification from HUD.

Call the bank that you pay your mortgage to each month. Tell them you want to stay in your house but can't meet your payment. Ask for a loan modification. It won't be simple. Dealing with the banks is not easy but keep at it. Keep your temper. You won't accomplish anything if you aren't sincere.

In order to qualify for a loan modification here are the qualifications you must meet:

Your original loan date must be prior to December 31, 2007
You must have an existing sub prime loan (fixed or adjustable) or Option ARM
Loan to value ratio needs to be above 75%
You must live in the house as your primary residence
You must be employed
Your mortgage payments must exceed 31% of your gross monthly income

Although we keep hearing that the banks are doing modifications, many have not come on board yet. With the new year, and hopefully some stipulations on the bail out money from Congress, we will see more banks stepping up and securing loan modifications in 2009.

If you are unable to get a loan modification through your lender, a Short Sale is the next option to consider. This is when with the help of your Realtor, you put your home up for sale for less than what you owe on your loan(s). Short Sales are long and tedious but if successful will harm your credit for a lesser time than a foreclosure.

Another option is Deed in Lieu of Foreclosure. This is when you ask the mortgage lender that you pay each month if they will accept the keys to your property to avoid foreclosure. For further information be sure to read What is Deed in Lieu of Foreclosure?

Prepare the following papers which are needed if you are also going to list your house as a Short Sale, getting a Loan Modification or Deed in Lieu of Foreclosure.

2 years of W2's (or letter explaining you are unemployed)
Last 2 years tax returns
Financial Statement listing assets and liabilities (stocks, retirement fund, 401K's)
Last 2 employer pay stubs
Hardship letter limited to one page (Short and to the point)

Banks have taken their sweet time with Short Sales in 2008 but hopefully the banks have gotten wiser and realize that they are far better off to accept a Short Sale than to spend needless money and risk break-in's with foreclosure. Let's hope the banks are wiser in 2009.

See a few examples of hardship letters to get you started and tweak them to your own circumstance. These letters are just meant to get you started with your own personal explanation of hardship.

In the year ahead, hopefully we will see the banks more receptive to loan modifications.

Where to Celebrate New Year"s Eve in Sacramento

Happy New Year Sacramento!

If you haven't made your New Year's Eve plans or you just relocated to Sacramento and wonder what celebrations may be going on for New Year's Eve here are 2 FREE choices for you.

Every year Old Town Sacramento by the Tower Bridge celebrates the New Year in style at the waterfront with fireworks at 9:00 pm and again at midnight. The evening begins at 6:00 pm with street entertainment, fire jugglers and strolling bands.

This year will be the first BALL drop in Sacramento which will be held at 10th and K Streets in Downtown Sacramento. It will be scaled down from the Times Square Ball drop in New York City. Sacramento will have it's own Ball drop. Paragary Restaurant came up with the idea and 22 other businesses have joined in to help support this event.

10th Street will be blocked off between L and J for the party. The ball will be a meter wide dropping from a building on the southwest corner of 10th and K lighting up a 2009 sign with all the cheers and horn blowing.

This may become a tradition in Sacramento...

Count Our Blessings

During these economic times, times which many of us have never experienced, it is time to find our many blessings.

Sometimes, it is hard to find those blessings especially when:

You have lost your job
You have lost a loved one
You are ill
You've lost your home to foreclosure
You got divorced
Your car was repossessed
Your family is estranged

Maybe, once you listen to this video, you too will find something to be thankful for...we really do have so very much but times we forget all the many blessings we do have.

This is a time that is difficult for some people more so than any other time of year. I strongly urge you to take the time each day and just be thankful for 1 thing and then the next day, think of another blessing you have.

I was inspired when I saw this video and I hope you are, too.

Sacramento Home Sales Report for Year End Sales

Been busy selling houses but now the Sacramento Real Estate Market Statistics are ready to view by zip code. Simply click Sacramento Home Sales in all neighborhoods. The home sales report for November 2008 is strictly residential single family homes by zip code in the Sacramento County area.

Below is a chart showing the Year-to-Date residential home sales in all of Sacramento County from January 2008 through November 2008.

The home sales numbers are as follows:

January 2008 - 812 homes sold

A New Beginning With A New Year...CHANGE

With the new year approaching and new beginnings... change is on the horizon.

It seemed appropriate to announce the start of my new Real Estate Company, Riede Real Estate here on Active Rain.

This week was my last week after many years with Remax. However, having been a Broker for several years it makes sense to strike out on my own.

One of the questions many of my friends who are not in Real Estate asked was, "how are you going to make it in this economy?"

I was perplexed by that question and asked what they meant. "Well, doesn't Remax give you buyers and sellers and pay for everything?"

There is such a misconception out there in the world about Realtors, Real Estate Agencies and the like.

When I answered no, Remax does not give me clients nor do they pay for any of my bills. I've been paying Remax for many years and before that Century 21. Now, it's time for me to pay for my own company. My clients come to me from my blogging and my past service, as referrals.

I loved being with Remax but it is time for Riede Real Estate to step up and be noticed.

My past clients and friends are thrilled and I'm excited, too!

I polled my past clients this year and asked them if they came to me because I was with Remax and the answer was, no. When I asked them if it would make a difference if I had my own company, they said, no. Past home buyers and home sellers came to me because they liked what I stand for and how I do business.

Above is my new business card and my signs are exquisite. A young man from Southern CA by the name of Carl Lindstrom designed both my signs and business cards and I think he did a fantastic job.

I must show you the signage so that you too can ohhhh and ahhh as I did. I think the signs are exquisite.

During all the planning I so wanted to come to the Active Rain community and ask your opinion but I felt that I needed to give Remax the respect due them and make sure that they were made aware of the change before anyone else.

This is not the finished product but I just couldn't wait to show you.

Just in case you are wondering I'm not one to like my photo on my signs...

It's a time of new beginnings and change... but still the same quality service that I've been known for.

For years I have had to use the title Associate Broker since there can ONLY be ONE Broker on record. And anyone using that title that works for a brokerage is missleading the public.

Although my license has said Broker for many years, I had to use Assoc. Broker.

Now, Broker is my title.
