Recently theres been a lot of press coverage of banks failing not only in Europe but also here in the US. Some of my friends and clients have asked me what this means to them. If a local bank goes out of business not only does it affect the local economy through thier employees being displaced but also depositors may have to reimbursed through the FDIC of up to $100,000 per person per account. If you have $100,000 on deposit with a bank the interest accrued would be a risk over the $100,000.

If you would like to check the rating of your bank you can get an idea how solid your bank may be use the screener at Thestreet.com Enter your banks name in the screener. A rating of B+ or better is usually good. What do you see in your local market?

But after a few days I found my way around the site and learned that there are some very successfull tactics being used to market area listings on a daily basis. Here's the key... The best thing you can do is model yourself after agents that are scored highest and do what they do consistantly. Study thier sites and follow thier lead. Avoid foreclosure short techniques

If you own a home and are facing foreclosure because of late payments or back taxes etc. There Are other options rather than having your name listed in the paper and going through the embarrassment and pain of losing your home to foreclosure. If your willing to list and sell your home rather than have the bank force the sale on you a short sale may be right for you.

In some cases your lender can and (in this market) may very well be inclined to accept less than what you owe them to sell the house and maybe even help you move out and get set up in a new house or rental. If you are facing foreclosure proceedings and would like to be proactive in the process, "Short sale" may be the answer your looking for. At the very least it may put you in control instead of being at the mercy of the lenders.

In a short sale ...if it is presented properly,it can be economically more sound for the bank to take less than holding out for the full amount you owe them. When your home goes to foreclosure the bank isnt being paid for the months it may take to complete. Also taxes and upkeep then the commissions to resell it all add up. In this market many homeowners find themselves in a position where they are upside down in thier own home. Meaning they owe the banks more than what the market will pay them for the home as things are currently. If you find yourself in this position and maybe your behind on the mortgage a month or two. It may be clear that you will have to sell your home so that you can start fresh and pay off all your bills in the process. You need to find a real estate professional that can arrange a short sale with the bank and sell the home at fair market value. It works like this. If you owe the bank 200,000 for you home and the market is only bearing 175,000 you may be able to sell you home for the 175,000 and make an agreement with the bank to accept less than the 200,000 that they are actually owed. If it is done right you may be able to walk away fresh and the bank satify the loan for less.This is typically not a simple process and should be left up to someone with experience. This is a common situation Luckily REALTORS^{® or /and} lawyers have plenty of experience in arranging contracts and loans so that the two transactions work seamlessly and smoothly. In a market like this a buyer may well entertain an offer that is contingient upon sale of your old home.

Hiring a Mover

If your moving and need to hire a mover, ask for recommendations from your REALTOR^® and friends and or associates. There are a number of important factors to consider. Cost is one issue: Of course you'll want to spend as little as possible, but choosing only based on cost can be a mistake, believe me. Movers must have the right equipment and experience to do a good complete job...without damaging your furniture . A mover, no matter how large or small, should be able to provide recent references from previous clients who had a similar move.

Get mover estimates in writing. Be aware that it may be possible to get discounts through membership organizations and, sometimes, on the basis of your profession and maybe AAA.

Always ...always confirm mover credentials. Movers should be licensed and bonded as required in your state, and employees should have workman's compensation insurance. It's a good idea to check whether a potential mover is approved by the Better Business Bureau - many aren't. most Importantly though a moving company should have a good attitude.

There is also the question of how many movers to use - usually either 2 or 3. Naturally, 3 movers will cost more, but the time saved might mean that using 3 is more cost effective than using 2, who would take longer. Additionally, it's good to find out what the minimum number of hours you'll be charged for, given that this could determine how many movers you use. Here are some tips to sell your home quickly!

The way the market has been recently...if you want to sell your home you must be competitive in all aspects of presenting your home to the market. here are two of the 7 tips you should make use of.

Consider home staging. The quickest way to add home value to a home for sale is a fresh coat of paint. But after you do that, you may want to consider home staging. Either do it yourself or hire an outside firm to do so. A home staging professional will come in and take away some furnishings and rearrange others to make your home show better. When home sales were going gangbusters this was a technique used mostly by those selling high-end homes. When things get slow and homeowners need to sell, more people find home staging professionals to help them prepare their home to make it more appealing to prospective buyers.

Fix stuff. The loose railing. The broken pane of glass. The closet door off of its track. The leaky faucet. They all need fixing. If you don't have the time or skill, find a handyman to go through your home and make repairs. With the price of Gas at $4.50 for alot of people are looking for closer alternative weekend place for a little down time. New Yorkers have enjoyed the coveted Hamptons but unless you can hop a helecopter and beat the traffic it can take you hours and hours to get out there.
