      <title>Oahu, Hawaii Real Esate Report - March 2007 Sales Activity</title>

When the class began, wordlessly, he picked up a very large and empty mayonnaise jar and proceeded to fill it with golf balls. He then asked the students if the jar was full. They agreed that it was.&lt;/p&gt;&lt;p&gt;The professor then picked up a box of pebbles and poured them into the jar. He shook the jar lightly.&amp;nbsp; The pebbles rolled into the open areas between the golf balls. He then asked the students again if the jar was full. They agreed it was.&lt;/p&gt;&lt;p&gt;The professor next picked up a box of sand and poured it into the jar. Of course, the sand filled up everything else. He asked once more if the jar was full. The students responded with a unanimous &amp;quot;yes.&amp;quot;&lt;/p&gt;&lt;p&gt;The professor then produced two cups of coffee from under the table and poured the entire contents into the jar, effectively filling the empty space between the sand. The students laughed.&lt;/p&gt;&lt;p&gt;&amp;quot;Now,&amp;quot; said the professor, as the laughter subsided, &amp;quot; I want you to recognize that this jar represents your life.&lt;/p&gt;&lt;p&gt;The golf balls are the important things in life.&amp;nbsp; Your God, your family, your children, your health, your friends, and your favorite passions, things that if everything else was lost and only they remained, your life would still be full.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The pebbles are the other things that matter like your job, your house, and your car.&lt;/p&gt;&lt;p&gt;The sand is everything else, the small stuff.&lt;/p&gt;&lt;p&gt;If you put the sand into the jar first,&amp;quot; he continued, &amp;quot;there is no room for the pebbles or the golf balls.       <title>2006 Oahu Real Estate Recap</title>

      <title>Flip my own house</title>
      <description>&lt;p&gt;Just finished watching&amp;nbsp;&amp;quot;Flip This House&amp;quot; on A&amp;amp;E and it just reminds me of my own flip earlier this year.&amp;nbsp; &lt;/p&gt;&lt;p&gt;It was my first flip and it was a great learning experience managing everything from start to finish, from buying to selling.&amp;nbsp;&amp;nbsp;I learned to&amp;nbsp;expect unforeseen problems and not to expect a smooth flip especially when&amp;nbsp;the&amp;nbsp;history of the home is not really known.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I was looking&amp;nbsp;through the&amp;nbsp;hot sheet one morning,&amp;nbsp;looking at all the new invetory on the MLS that just came out on the market when I found a new listing&amp;nbsp;that I&amp;nbsp;thought was a really great deal.&amp;nbsp; The listing was&amp;nbsp;for a 739 square foot one-bedroom condo unit&amp;nbsp;that was right across the street from my building.&amp;nbsp; It&amp;#39;s in an excellent 40 story building with tons of amenites like central AC, roof top BBQ&amp;nbsp;area and pool, fitness room, sauna,&amp;nbsp;on site security and more.&amp;nbsp;&amp;nbsp;The only negative thing&amp;nbsp;to me was that this unit for sale&amp;nbsp;was&amp;nbsp;leasehold.&amp;nbsp; All the terms on the lease were good enough with a low&amp;nbsp;monthly lease rent of $44 and a&amp;nbsp;lease that expired in 2049.&amp;nbsp; That was long enough for a potential buyer to get a 30 year mortgage.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Other similar units in the building were selling for around $230,000 in an&amp;nbsp;&amp;quot;above average&amp;quot; condition&amp;nbsp;and they were asking $180,000 in &amp;quot;fair&amp;quot; condition.&amp;nbsp; Well...I quickly called the listing agent and&amp;nbsp;immediately took a look at&amp;nbsp;the unit.&amp;nbsp; One hour later, I put in a strong offer and got it accepted.&lt;/p&gt;&lt;p&gt;Come to find out, the story behind the owner was that he past away some time back (not in the unit) and left the&amp;nbsp;condo to&amp;nbsp;eight family members.&amp;nbsp; No one lived there but used it as storage while fighting about who would pay for the monthly $450 maintenace fee.&amp;nbsp; It was owned free and clear and they just wanted to get rid of it, split the proceeds and get on their way.&amp;nbsp; That was the reason for the &amp;quot;priced to sale&amp;quot; listing price.&lt;/p&gt;&lt;p&gt;The&amp;nbsp;one-bedroom unit had&amp;nbsp;gold wallpaper that was&amp;nbsp;probably there&amp;nbsp;since 1974.&amp;nbsp; The kitchen and&amp;nbsp;bathroom were original with eight inch drawers in the cabinets.&amp;nbsp; Everything was filthy and looked like it hadn&amp;#39;t been cleaned in 10 years.&amp;nbsp; A&amp;nbsp;home flipper&amp;#39;s ideal project.&lt;/p&gt;&lt;p&gt;Well...to try to keep cost low, I took down the wall paper myself which&amp;nbsp;seemed to take forever.&amp;nbsp; I helped demo the kitchen, bath and floors with friends which went ok.&amp;nbsp; A day later, I realized that the floor condensated by the entrance of the unit.&amp;nbsp; After doing some detective work, come to find out that the unit right below me was&amp;nbsp;a commercial unit and that they had an A/C ducts bolted to the bottom side of my floor.&amp;nbsp; They forgot to&amp;nbsp;put in&amp;nbsp;insulation and therefore, the reason why my floor looked like it sweat.&amp;nbsp; After contacting the right people and going back and forth with thier engineers, they finally fixed the problem which took about a month.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Meanwhile, I hired some construction friends to do the labor intensive work.&amp;nbsp; We opened up the kitchen to the living room by tearing down the wall in between and putting in new cabinets, appliances and&amp;nbsp;granite counter tops.&amp;nbsp; &amp;nbsp;We put in new cabinets, granite counter tops and fixtures in the bathroom as well.&amp;nbsp; We lay down&amp;nbsp;18-inch ceramic tiles from the kitchen to the bathroom and carpeted the living and bedroom. &amp;nbsp;Put on a fresh coat of paint and gave everything else a thorough cleaning.&amp;nbsp; Finally changed all the lighting and electrical outlets and switches.&amp;nbsp; I ended up putting in around $17,000 in renovations.&lt;/p&gt;&lt;p&gt;After about a month and a half of renovating and taking care of unforeseen problems, I put it on the market and fianlly got it sold for $250,000.&amp;nbsp; Not bad for a novice.&amp;nbsp; It wasn&amp;#39;t too hard and it was definitely fun and I learned that much more about renovations.&amp;nbsp; It was an exciting project that I will enjoy doing again and again.&amp;nbsp;       <title>Learning more about your hometown from out of town clients</title>
      <description>&lt;p&gt;It&amp;#39;s all a very humbling experience but every time these client&amp;#39;s (very close friends now) come to Hawaii, I seem to learn and experience new things about the island I live on.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;#39;ve lived here on Oahu, Hawaii for the past 28 years, since I was 6 and have experienced and done a lot of different things but everytime they come here, they seem to have something new up their sleeves.&amp;nbsp; My girlfriend and I have had the pleasures of showing them local places and foods but we&amp;#39;ve also had the pleasures of learning something new about our island every time they visit.&amp;nbsp; &lt;/p&gt;&lt;p&gt;They&amp;#39;re a wonderful couple from California that just loves Hawaii.&amp;nbsp; I believe they listen to our radio stations and even get our newspapers.&amp;nbsp; They buy season tickets to our college football games here and give us whatever games they can&amp;#39;t make.&amp;nbsp; Ever since I&amp;#39;ve met them about 4 years ago,&amp;nbsp; they&amp;#39;ve been coming here about 4-6 times a year.&lt;/p&gt;&lt;p&gt;We&amp;#39;ve done so many different things&amp;nbsp;here with them but some of the most memorable&amp;nbsp;ones were:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;Laugh Factory Comedy&lt;/strong&gt; &lt;strong&gt;Show -&lt;/strong&gt; a couple of comedy acts for around $30 with drinks.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;Cirque Hawaii in&lt;/strong&gt; &lt;strong&gt;Waikiki -&lt;/strong&gt; Hawaii&amp;#39;s version of Vegas&amp;#39;s Cirque du Soleil for about $60.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;Horseback riding&lt;/strong&gt; &lt;strong&gt;at Turtle Bay on the North Shore of Oahu -&lt;/strong&gt; This was a nice 45 minute ride along sandy beaches and tropical forests.&amp;nbsp; Prices were around $50 dollars for adults and $30 for children 7-12 years old.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;Parasailing&lt;/strong&gt; &lt;strong&gt;off of Waikiki&lt;/strong&gt; - It was a cool way to see the Waikiki coastline for about $40.&amp;nbsp; We were out on the water for about an hour and a half and I got to see a turtle from the air. &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;Dolphin excursion and snorkeling&lt;/strong&gt; &lt;strong&gt;off of the Ko Olina Resort on West Oahu&lt;/strong&gt; - &amp;nbsp;The&amp;nbsp; boat took us out from the Ko Olina Resort Marina and took us to the very west tip of Oahu to Ka&amp;#39;ena Point where we got to snorkle for about an hour. Got to see a lot of small tropical fish, a moray eel and a couple of turtles. &amp;nbsp;The water there was beautiful. About $100 for adults which includes lunch.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;ATV riding&lt;/strong&gt; &lt;strong&gt;at Kualoa Ranch which is on the north east side of Oahu&lt;/strong&gt; - $94 for a half day activity tour.&amp;nbsp; You get a to do a couple of different activities which included a buffet lunch.&amp;nbsp; We rode a boat around Chinaman&amp;#39;s Hat (a tiny island off of Kualoa which looks like a &amp;quot;chinaman&amp;#39;s hat&amp;quot;) for about an hour, had lunch then rode ATV&amp;#39;s into Kualoa Valley where they filmed a bunch of movies like Jurassic Park, 50 First Dates, Mighty Joe Young, Pearl Harbor, Windtalkers, You Me and Dupree, etc.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;We&amp;#39;ve also been to a&amp;nbsp;bunch of great restaurants and bars to fill in any gaps between activities.&lt;/p&gt;&lt;p&gt;If it wasn&amp;#39;t for these out of town friends of ours, we would have never experienced any of these things.&amp;nbsp; Also, by playing host to them, it&amp;#39;s like we took a little vacation ourselves and learned that much more about our own hometown.&lt;/p&gt;&lt;p&gt;We&amp;#39;ve become such wonderful friends and I always look forward to seeing them again.&amp;nbsp; These types of friendships aren&amp;#39;t made everyday and we will treasure the time well spent in the near future also.&amp;nbsp; They are lifetime clients and friends.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I heard something about shark cages on their next visit.....&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Hawaii goes smoke free</title>
      <description>&lt;p&gt;Smokers beware....Hawaii just became the 14th state to become a smoke free state&amp;nbsp;on&amp;nbsp;November 16th at virtually all public places and workplaces.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Smoking now will be prohibited anywhere they serve food and drinks including restaurants, bars, lu&amp;#39;au parties and hotel lobbies.&amp;nbsp; Smoking is banned from&amp;nbsp;anywhere there are two walls and a roof including bus stops and semi-enclosed places.&amp;nbsp; Other public places involve outdoor stadiums and amphitheaters.&amp;nbsp; Smoking is allowed&amp;nbsp;20 feet away from entrances and windows to enclosed areas and public places.&amp;nbsp; Not even next to the lifeguard stand on the beach unless you are 20 feet away because that is considered a workplace and there is still further talk about a total ban from all public beaches and parks in the near future.&amp;nbsp; Most&amp;nbsp;prohibited areas&amp;nbsp;shall have prominently posted no-smoking signs.&lt;/p&gt;&lt;p&gt;Businesses in violation will be fined:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;$100 for the first offense&lt;/li&gt;&lt;li&gt;$200 for the second offense&lt;/li&gt;&lt;li&gt;$500 for every offense after&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Individuals will be fined $50.&lt;/p&gt;&lt;p&gt;The state has set up a hotline for complaints and feedback.&amp;nbsp; They don&amp;#39;t want smokers to feel discriminated against and say that they want to educate smokers more on the negative effects that smoking has.&amp;nbsp; They hope that this will set a course for more smokers to become aware and hope that more smokers will&amp;nbsp;want to quit on their own.&amp;nbsp; This is for an even healthier Hawaii.&amp;nbsp; Is your state smoke free?&lt;/p&gt;</description>

      <title>Did you guys see ABC News's Nightline last night?</title>
      <description>&lt;p&gt;Did&amp;nbsp;anyone see &lt;strong&gt;ABC News&amp;#39;s Nightline&lt;/strong&gt;&amp;nbsp;last night about the current real&amp;nbsp;estate market?&amp;nbsp; We&amp;nbsp;all know what&amp;#39;s going on in the real estate maket in our own backyard but when I saw the report last night on Nightline, it really woke me up and made me think twice about our market here.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I knew Hawaii&amp;#39;s market slowed down but I guess I just didn&amp;#39;t realize&amp;nbsp;how much it really slowed down&amp;nbsp;for&amp;nbsp;other&amp;nbsp;places until I seen it on&amp;nbsp;TV last night.&amp;nbsp; We&amp;#39;re not as slow here compared to some of the places that they&amp;nbsp;mentioned last night but it really opened my eyes&amp;nbsp;and got me rethinking my business plan for next year.&lt;/p&gt;&lt;p&gt;I think that we have a really&amp;nbsp;unique real estate market&amp;nbsp;here in Hawaii and that it hasn&amp;#39;t slowed down that much yet but if we&amp;#39;re not ready for a slower&amp;nbsp;market, it will be really hard to&amp;nbsp;survive it when it comes.&amp;nbsp; Prospecting and marketing will become more&amp;nbsp;and more important as the market gets slower and slower while&amp;nbsp;showings&amp;nbsp;will become more and more plentiful before putting in any offers.&amp;nbsp; We gotta start taking &amp;quot;slow market&amp;quot; preventatives and put together an emergency &amp;quot;real estate&amp;quot; kit.&amp;nbsp; haha&lt;/p&gt;&lt;p&gt;Has anyone else see the episode?&amp;nbsp; I didn&amp;#39;t get to see the whole episode but if anyone else has more information from the show, please share.&amp;nbsp; I&amp;#39;d say we&amp;#39;re at about 90 to 120 days on market now before a listing goes into escorw here but there still seems to be a lot of buyer activity.&amp;nbsp; How many days on market now in your town&amp;nbsp;before a listing goes into escrow?&lt;/p&gt;</description>
