      <title>WHY HIRE A PROFESSIONAL, IF YOU ARE NOT GOING TO TAKE THEIR ADVICE??</title>
      <description>&lt;p&gt;I&amp;#39;m sure many of you who are professionals in any field, but certainly a Realtor has this happen more than once.&lt;/p&gt;&lt;p&gt;A potential client calls and sets up an appointment, to talk about putting their property on the market. After presenting a Comparative Market Analysis,and answering all their questions, you say, &amp;quot;Based on all the information available, your property should be $150,000&amp;quot;.&lt;/p&gt;&lt;p&gt;And they say, &amp;quot;Well that&amp;#39;s fine, but I think we should set the selling price at $175,000, because my property is much better than all those that have SOLD.&amp;quot;&amp;nbsp; What&amp;#39;s amazing is that they can say this with a straight face, without ever have looked at the other properties, and they mean it.&amp;nbsp; SO WHY DID THEY CALL A PROFESSIONAL???&lt;/p&gt;</description>

      <title>What We Need Is Another Golf Course!</title>
      <description>&lt;p&gt;Hemet, Ca. is a relatively small community of less than 100,000 people. We have very few major retail stores, even less nice restaurants, but we do have is &lt;strong&gt;seven golf courses!&lt;/strong&gt; Now I know that the Hemet-San Jacinto Valley was (in the 60&amp;#39;s) created for those who had reached the ripe old age of 55, and was, and still is, the perfect town to spend the winter. It doesn&amp;#39;t snow here, seldom rains, is located within an hours drive to Palm Springs, the Pacific Ocean, San Diego, and the snow,if you miss yours, all the businesses catered to the &amp;quot;seniors&amp;quot;.&lt;/p&gt;&lt;p&gt;However, we are no longer &amp;quot;just for Seniors&amp;quot; anymore. We have the second largest man made reservior, and 8 other lakes within an hours drive, we have a water park, a casino rigth here in town, and three others close by. Our housing costs are still very low.       <title>NOT A SMALL TOWN ANYMORE!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Many,many years ago, the Hemet/San Jacinto Valley, was a small farming community. In 1960 Art Linkletter and a couple of friends developed a community of 1472 mobile homes, restricted to those 55 years and older. This community has 4 seperate clubhouses, each one serves a different purpose. The main one houses the pool,spa,library etc. One of them is a hugh ballroom for their monthly dances, there are also several &amp;quot;laundryrooms&amp;quot; scattered around the community. The reason for this is that in the 60&amp;#39;s most mobiles did not have laundrry hook-ups. &lt;/p&gt;&lt;p&gt;So you can imagine, Hemet became the Palm Springs for the middle class retirees. When my daughter and I came to Hemet, to open a business, the population was about 45,000 and 75-85% were &amp;quot;Seniors&amp;quot;. The population is now around 100,000 and the ratio has changed to about 45% families. &lt;/p&gt;&lt;p&gt;Our home prices are still very,very affordable compared to other cities in So.Calif. Now we are starting to attrack Big Businesses, Restruant and fast-food chains. There are two large commerical developers in town and will be starting construction on two shopping complexes. One is a Regional Mall, over 1 Million square feet of shopping and dining under one roof, and the other is 52,000 acre shopping Plaza with WINCO Foods as the anchor, and that&amp;#39;s just in Hemet, San Jacinto is undergoing similar growth.&lt;/p&gt;&lt;p&gt;If you&amp;#39;re like me, until 1980 I had never heard of Hemet or San Jacinto. We actually have the best place to live, within 30 to 60 minutes you can be either in Palm Springs, Skiing at Big Bear or Lake Arrowhead, dipping your toes in the Pacific Ocean or waiting in line to cross over into Mexico. We are at the base of Mt. Jacinto, and it&amp;#39;s just a short drive up the mountain to have lunch or dinner in Idlywild. We are the home to the 2nd largest man make reservior and surrounded by 8 other lakes.&lt;/p&gt;&lt;p&gt;Now that the secret is out, We are NOT a Small Town, anymore.&lt;/p&gt;</description>

      <title>Don't Wait----Buy Now! Hemet/ San Jacinto Houses &amp; Land</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt; &lt;p&gt;I know that everything we read and/or hear on TV, says the Real Estate Market is the worst it&amp;#39;s been in decades. That now is not the best time to purchase a house.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;But wait a minute; here are a couple of reasons to rethink these statements;&lt;/strong&gt;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Interest rates are still low, but very volatile. The mortgage people that I&amp;#39;ve talked to, think rates for home buyers are going to increase drastically after the elections.&lt;/li&gt;&lt;li&gt;Home prices are low. In the Hemet/San Jacinto Valley, prices have dropped dramatically in the last year. Some say that they will level out by the end of spring.&lt;/li&gt;&lt;li&gt;Hemet Bank Owned properties are super buys, if you don&amp;#39;t mind a little work. While the banks and mortgage companies are allowing Hemet Realtors to do some rehab work, in most cases, &amp;quot;what you see, is what you get.&amp;quot;&amp;nbsp; However, in today&amp;#39;s market what you are paying is sometimes under a hundred thousand than you would have paid in yesterday&amp;#39;s market.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Hemet/San Jacinto has &lt;a href=&quot;http://www.hemethouses.com&quot; title=&quot;Hemet Bank owned Search&quot; target=&quot;_blank&quot;&gt;bank owned properties&lt;/a&gt; for just about every buyer, whether you are over 55+, a first time buyer, and investor. If you want a manufactured home on it&amp;#39;s own property, need to down size, need to purchase a home because your family is growing or want to take advantage of the market and purchase some income property, we have it!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;A couple of examples of the great values in the Hemet/San Jacinto Valley are; A great family size home of over 2,000 sq.ft. built in2006, with 4 bedrooms listed price is only $219,545; and another 4 bedroom older home listed for a low,low $149,900.&amp;nbsp; If you are looking for something in a 55+ community, there is one in El Granda Estates 2 bedroom, 2 bath home listed for $74,750. If&amp;nbsp; you are in market for a home that you can rent out, how about this 3 bedroom, 2 bath home for only $121,900???&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;There is a catch!! Here it is. You have to be able to prove you have a job, unique concept, you actually make the income you claim you&amp;#39;re making, you need decent credit, and in some instances you have to have some money in the bank for a down payment &amp;amp; closing costs. This in not a new idea, this is the way everyone had to purchase a home ten years ago.&lt;br /&gt;&lt;br /&gt;</description>
