First Time Hone Buyers Put the Brakes on Expectations

There is no doubt it's a buyers market. Inventory levels have never been better, coupled with the best interest rates in years and you have the perfect synergy effect for home buyers. However, buyers beware just because you have the perfect conditions does not entitle you to unrealistic expectations. While this market gives you the opportunity to buy a house, it does not mean you get the Tasmajal on a Clampett budget (pre hitting oil).

While you might be able to afford more home, do you really need it? Will you use all those extra rooms? Do you have time to handle the landscaping and mowing or do you need to hire a lawn company and add more expense to your monthly budget? Majority of my business is helping guide first time home buyers through the process of purchasing a home and more importantly helping them figure out the important aspects of their lives and ensure their homes fits their needs.

One of my favorite sayings I tell people is "you cant change the lot, location or the layout" (ok with major renovations this can change). So dont always look at the cosmetics of the home, but rather does the location work for you, is it where you want to be? What about the lot? Lastly, does that layout give you goose bumps? Do you see yourself hosting a girls brunch on Sunday or having the guys over to watch the big game?

You might be hearing a lot of noise in the Real Estate arena, could all that noise be opportunity knocking? I read some great information and thought I would share it with those of you who have been on the fence about purchasing real estate here in Central Florida. First time home buyers now has never been a better time. Are you unsure if you can financial afford to buy or maybe people have been telling you to wait til interest rates or prices go down. If so then you need to read my blog about financing your real estate.

This is a Real Buyers Opportunity

We are in a buyer's market today in part because there's a surplus of new homes available. Why? "Investors drove prices to new heights in the first half of the decade, so they could flip purchases for profit. Builders started more and more new homes to meet the increasing demand. Then, as investors found it more difficult to turn an instant profit by "flipping" new homes, they began leaving the market. The result is excess inventory. Once that inventory is absorbed, the market is expected to return to normal - which for Central Florida means strong but sustainable.

But what about those surplus homes?

Builders would like to sell them before they pick up the pace of new construction. That's why now is the perfect time to buy a new home. Builders are currently offering unprecedented opportunities to buyers by discounting homes, giving away options and upgrade packages, adopting creative financing plans, paying closings costs, fees and taxes and much more.

While the surplus certainly plays a large role in today's buyer's market, there are several additional reasons why this is a uniquely advantageous time to buy a new home.

So what's the next Opportunity Buyers have in this market?

A Real Financial Opportunity

Rates are, in fact, comparable to 40-year lows nationwide, according to the National Association of Realtors; comfortably close to their record lows of only a year or two ago.

Plus the more mortgage companies find it necessary to compete - and they really are competing in today's market - the more their efforts will continue to keep mortgage rates as low as is economically feasible.

So waiting today for the market to become even more favorable tomorrow - hoping for lower interest rates and lower prices - could cost you thousands of dollars.

In short, it could be a monumental mistake to predicate your buying decision based on what you think might happen with mortgage interest rates. Even industry insiders can't make those predictions with any certainty. Odds are pretty good that you'll be even less successful than they are.

A Real Pricing Opportunity

In today's buyer's market, homebuilders are faced with the realities of one of the first laws of economics - supply and demand. An increased supply and decreased demand means that something has to give. The days when buyers would actually bid above the asking price, and stand in line just for a chance to enter a lottery to buy a home, are over.

Today builders & home sellers are dealing, presenting homebuyers with more inducements than ever to help increase traffic and sell more homes. Incentives run the gamut from free upgrades to favorable financing packages.

What all this really means is that now is an excellent time to take advantage of an unusual combination of circumstances. Buy now, while the pricing and timing are on your terms. And be aware that this buyer's market is a temporary situation. Once the surplus is gone - and every home that sells brings us closer to that time - there will be fewer discounts. Fewer upgrade deals. And fewer opportunities. Wait too long and that great deal you'd hoped for on the home of your dreams will be gone with the surplus.

You have probably heard how important first impressions can be. But did you know that within 15 seconds a buyer has developed an opinion of your property? This is why establishing the right first impression is critical to a successful sale! My team's goal is not simply to sell our client’s homes, but rather to help them realize the best price obtainable for the property. Based on proven marketing techniques, the following will introduce you to practical ideas on how to successfully prepare your house for sale. These suggestions require a minimum amount of time and expense and are designed to make your home stand out from the competition.

The Model Home Effect
The best way to make a buyer “feel at home” is to create an environment similar to that found in a model home. Now obviously you can not recreate the feeling of a perfect display home without starting from scratch, but there are some valuable techniques to be learned.

The Model Home Effect
- Neutral, clean and clutter free environment
- The colors and decorating accent the home’s features
- The smell is new and clean and the lighting is bright
- All details are looked after, from manicuring the lawn to a
floral arrangement in the entry

The Home Front
Your property’s landscape is not limited to the lawn and shrubs but encompasses everything from the street to your doorstep. For this reason, you must make sure each component of the visual landscape looks it’s best. The real estate industry refers to this as “curb appeal”.

The Home Front
- Keep grass healthy (fertilized, watered, mowed and edged). Mulch beds fresh, shrubs trimmed and leaves raked. Plant flowers, pull weeds and clean up after pets.
- Power wash house, sidewalks, and/or deck or patio if needed.
- Paint the house if needed as this is one of the best investments you can make to increase the value of your home.
- The doorway is the focal point of your home and if it needs; repainting, a hardware update, or a new light fixture do not hesitate to do so.
- Make sure the windows are sparkling clean.
- A quick painting of an old mailbox will let potential buyers know you care about the details. If outdoor lamps look rusted and worn out, replacing them will cast a positive light on your property.
- It is best that vehicles not be left at the home during shows however, if this can not be avoided it is best that they be detailed or thoroughly cleaned to create an overall impression.

Roof
The roof may be the single most important aspect of your home front. A well-maintained roof will say a lot about the overall condition of the property.
- Replace any broken or missing shingles
- Repair flashing where needed
- Paint eaves and fascia boards
- If the roof is old and needs to be replaced, consider having the work done before showing the property

Gutter/Downspouts
Neat and trim-looking gutters and downspouts make a house look shipshape and will help keep the basement dry. If these items are in disrepair you can count on this being addressed by the buyer’s inspector.

Driveway
Consider the surface condition of the drive-way, if it is an asphalt drive have it professionally resealed, or do it yourself with a high quality sealer. If yours is a concrete drive-way, power wash it to remove any stains. If needed apply a concrete cleaning solution and then power wash.

The sooner a person owns a home, the faster they begin to build up equity and wealth. When you buy a home, you are also purchasing price stability, knowing that you will pay the same monthly payment for the life of your 30-year, fixed-rate mortgage. Interest rates are so low you couldnt ask for a better time.

Now consider the current rental market. Where is the economic security in not knowing how much your rent will increase in the next three years? You don’t receive any tax benefits from paying rent, nor do you accumulate any price appreciation, as you would if you owned a home of your own. All of the economic fundamentals show that this is a good time to buy a home. The real risk isn’t in buying a home, it’s continuing to rent.

Orlando's Real Estate Market Is Fierce - Properly Pricing your home to sell is more then a market analysis

When you plan on selling your home you have a series of thoughts. How is the market doing? How fast can we sell our home, how much can we make and how should we price it? If you are considering using a Real Estate agent then that is a whole other list of questions. But all I want to talk about today is proper pricing.

There is a curve in all markets, but it's never more important then in a buyers market. Your goal as a seller is to always stay in front of the curve. Those on the curve will probably eventual sell, but with most expiring off the market. Those behind the curve will never sell and only become tired and frustrated with real estate. By staying in front of the curve you give yourself a fighting chance out there in the competitive market. I know the news media spreads doom and gloom but people are still buying homes, they always will. People will always need a place to live, people will always move from one area to another. There are buyers out there but if you are not in front of the curve then you are not in front of these buyers.

Proper education is key and a great Real Estate Agent will do just that. When looking at a market analysis you want to analyze what has sold in your area (and I dont just mean your neighborhood). Put yourself in a buyers shoes, if they are looking at your home what other areas in a few mile radius would you consider? That is your market area. Now once you have a handle on that I tend to look at price per sq ft to come up with the most accurate pricing for appraisals.

But on to the next step you must be aware of how many homes are currently under contract in your market. Is your market warmer then others, are people looking to live in your area or is it kind of chilly?

Last but not least your competition. These are homes currently on the market waiting to snatch up your buyer and do what they can to entice them to their side of the fence, but it's not just resale homes you have to compete with.

Big Bad Builder is also there doing all that they can to sell just above cost to make their dollars and move on to the next project. If they could give you the sun they would, plus the home buyer gets a brand new house.

Oh but wait in this new market we have Slimy Foreclosures competing for your buyers. Promising stellar deals pennies on the dollar, they will give you the moon and the stars.

So how to you compete with these sellers? Well pricing properly has a lot to do with it, but also having a top notch realtor who understands your market, the buyers in your market and the competition puts you in the front line of defense. There are tons of ways to make your home stand out to buyers over those Slimy Foreclosures and it's not that hard. Big Bad Builder well he is a little harder but I still have a few tricks up my sleeve.

Oh wait you thought I was going to tell you all my secrets, no that's why you have to email or call me. But I will give you one tip. Ask your agent when interviewing them why they price the house at $199,900 or $274,900? I bet their response is something along the lines of "well it's the psychology behind getting a good price it sounds better then $275,000." Sorry people we arent selling bananas. When you do a home search on any real estate website they most likely give you a range to choose from: $175,000-$200,000 or $200,000-$300,000. Now if I price your home at $199,900 sure when someone types in $175,000-$200,000 your home will come up, but if I type in $200,000-$300,000 your home is no where to be seen because of a $100 and what your agent says is the "psychology of a good price" but I use whole numbers like $200,000 so now your home shows up in twice as many peoples searches doubling your chances for a sale. Takes a good agent with street smarts in todays market.

Who is now camped out for all the good lil boys and girls to see before Christmas. My favorite part is all Santa's little helpers that bounce around the mall on pogo sticks and stuff. I recently helped a customer of mine pick up 2 bank owned properties in the Orlando area. These are his first investment properties and with my help as a Realtor and General Contractor he decided to take the plunge.

The first one is a great house in Northwest Orlando. The home was in a generally really good condition, however the previous owner decided the bathrooms and kitchen were two nice to leave behind. This great home is over 1500 sq ft, 3 generously sized bedrooms, 2 bathrooms, screened in pool and 1/4 acre yard. The A/C units are only a few years old and the bones in great condition according to the inspector. I found this gem and negotiated an amazing deal for him.

This week he will be installing new bathrooms and kitchen (with all stainless steel appliance) as well as having the house overhauled with new flooring, fresh paint inside, pool & patio cleaning, new light fixtures installed and landscaping. The property should be ready in a few weeks for purchase.

First Time Home Buyers Your Home Is Too Small for your couch

I specialize in working with First Time Home Buyers and have heard this line time and time again. I love the house, everything is perfect, but "I just purchased a new_____ (bed, table, couch) and it wont fit in the _________ (bedroom, dining room, living room)" You fill in the blanks, but either way you fill it in, it's still the same sad excuse.

Part of my job as a buyers agent for First time home buyers is to help educate you and help you see past the little hurdles that often times hinders buyers from purchasing the right home. Your furniture is not part of the buying process. Stick to your needs and wants list. I understand you recently purchased a new oversize couch and that you are proud and happy of this purchase because it's your first real piece of furniture. It's not a couch that was given to you by a friend or relative that has seen many bad nights in your dorm or apartment.

There are certain things that can be changed in life, flooring, paint, furniture, boyfriends/girlfriends, all can be easily changed. However the lot that a home sits on, the location of the neighborhood and the overall layout of the home are not readily changeable. These items should be first priority to fit your needs list. Remember this is a place that you are going to rest your head for the next few years and in my opinion your plan should be for at least 5 years.

So if your plan is a 5 year one do you think that couch you purchased will still be with you in 5 years or will you change your mind? Will you then be disappointed by your home purchase based around an easily disposable piece of furniture? My suggestion leave your furniture out of the decision making process. If your furniture wont work, surf your way over to craigslist and make a little extra cash.Don’t go furniture shopping the day after you move in. Upgrade it later on once you have lived in the home for a little time. You can have empty rooms for a while, no one is going to yell at you. Save up until you can afford what you actually want instead of buying furniture just to fill a room. In the end you will be much happier with your decision and calling your house a home.

Ice Skating in Downtown Orlando

What? You heard me right, there will be ice skating in Downtown Orlando at Lake Eola. I couldnt be more excited. I figured skated when I was younger for 4 years and I live on Lake Eola. I will spend the 9 days that the ice rink will be set up on the ice.

What could be better spending a beautiful Florida day on an outdoor ice rink. I hope to see you there.

The rink will be located at Lake Eola on the International Bridge next to the Farmer's Market location at the corner of Central Blvd. and Osceola Avenue. Tickets are $7 with a $3 skate rental.

Orlando First Time Home Buyers - Dont Stress

As a first time home buyer there are generally many stresses that come along with purchasing that first home, almost like planning a wedding. You want everything to be perfect, you want the whole thing to be beautifully orchestrated and when it's not just right, when one little thing goes slightly in the wrong direction first time home buyers tend to freak out and go into panic mode.

With the right Buyer's Agent in your corner this shouldnt be the issue. The Realtor is there to help asses your fears and the situation and disseminate the problem. A good agent often times wont even let you know the hurdles or problems that occurred just like a good wedding planner.

So here are some tips from working with hundreds of first time home buyers like yourself that might help calm your fears or anxiety.

1. Take a deep breath and step back for a second. There will most likely be a few events that arise in the process of purchasing your first time home that feel like major hurdles or road blocks. Remember when you have a good agent that is what they get paid to do is take care of those speed bumps and get you towards your finish line. So take a deep breath, now if your agent sucks completely freak out and RUN! (just kidding)

2. If you are unsure about a step in the home buying process or just want affirmation on purchasing your Orlando home ASK dont be afraid to speak up and say I dont understand or could you affirm something has been done, when will or should this take place. Sometimes even the best of agents can forget to mention something or often get caught up in their day to day Real Estate lingo and might say something you dont quite understand.

Remember no two deals are alike but your Orlando Buyers Agent has the training and knowledge to get you through your hurdles and on your way to home ownership. So it's important to not just choose any agent. It's important to interview the agent make sure you guys are going to mess and even throw in a scenario or two to see how that agent might react. You are spending your hard earned money on your new home and want to make sure your agent is working hard for you!

The Extension of the First time Home Buyer tax credit and addition of the move up buyer credit is official it has passed the house and senate and sits for the President to sign tomorrow.
