Green...A new way of Design

In a commitment of preserving our earth's resources to ensure the needs of

generations to come, the design world has taken on a new life. Manufacturers in

all facets of home building and design are developing new Eco-friendly products to

enhance our homes as well as our lifestyles.

The most visible eco-design trend is the extensive use of "earth-friendly" products.

Fabrics and textiles made from all-natural and organic fibers, as well as chemicalfree

materials are becoming increasingly available. From upholstery to wall

coverings, you can create a feeling of luxury or simply a natural comfort haven

using environmental friendly products. In something as small as selecting paint,

choose from one of the many companies that now offer "green" paints, which are

Low- or No-VOC (Volatile Organic Compounds).

If paint isn't your choice, there are many ways to treat your walls. You can find

wallpapers that are printed on a 100% paper base (not vinyl), using water-based

inks low in VOC. You can create faux finishes on your walls using recycled paper

that take advantage of making old into new. A myriad of items such as antiques,

metals, tiles, glass, cabinetry, and light fixtures can be reclaimed from other uses

a touch of warmth to your floors using rugs made from sustainable materials such

as jute or hemp. Vegetable dyes are now being used to provide the color creating

Sustainable design techniques can lead to greater Energy efficiency. A few

important steps to take are listed below.

o Use of Energy star appliances

o Lighting: Use of Compact Florescent light bulbs; more task lighting,

which reduces the need to light large areas of rooms; designs with

lots of natural light

o Heating and cooling: use of cellular window shades (trap air keeping

room heated or cooled), ceiling fans, Low-E energy efficient

windows, high efficiency HVAC systems

Reviving the real estate housing market must be the focus of any future stimulus bill

Support NAR's Four-Point Housing Stimulus Plan

Congress may soon consider a new economic stimulus bill. Housing has always lifted our economy out of past economic downturns so it is imperative that Congress focus on housing in the next stimulus package.

We need ALL members to support NAR's efforts to have the NAR Four-Point Housing Stimulus Plan included in any future stimulus bill.

Contact Congress today and ask them to include NAR's Four-Points in the next stimulus package.

As a constituent and a Realtor, I ask that Congress focus any future stimulus package on reinvigorating housing markets. The current crisis is the result of problems in the nation's housing markets. Efforts to boost the economy must calm jittery real estate markets.

Earlier, the National Association of Realtors (NAR) proposed a 4-Point Housing Stimulus Plan that should be part of any new stimulus package. NAR's plan would:

*Make the $7500 first-time homebuyer tax credit available to all buyers and eliminate repayment requirements. The credit's limited availability and repayment requirement severely limit the credit's use and effectiveness.

*Make the 2008 FHA, Fannie Mae and Freddie Mac loan limits permanent. New rules for 2009 will reduce them. Now is not the time to limit mortgage affordability.

*Get the Treasury relief program back on track and target more funds to mortgage relief. Create a federal mortgage interest buy-down program to make below-market rates available and stabilize home prices.

*Permanently bar banks from engaging in real estate brokerage and management. The banks have proven they have enough to do to simply manage the loan process. Banks should not manage home sales and purchases.

Housing has always lifted our economy out of past economic downturns. It's imperative now to foster a housing recovery, so that the economy can recover. Thank you for your hard work.

We recently staged a home for Mark Ross with Modern Tech Home Builders which was featured during the 35^th Annual Grant Park Tour of Homes. The new construction, craftsman style turn of the century home is located at 393 Kendrick Avenue, Atlanta, GA 30315. The home is built under the historic district regulations adopted for the neighborhood in 2001 ensuring that new construction, and renovations to existing homes, fit within the character of the 125-year-old neighborhood. This is one of many homes we have staged in Grant Park that sold quickly over the years but our first project with Modern Tech Home Builders. One of the challenges we had with this project is that the built in book cases were not wired for lighting accessories and the paint color was very dark. So, we had a quick electrical fix done, purchased modern white accent lamps and filled the book cases with all white accessories to create maximum impact.
