Sales activity has been quite good in the Pleasanton Meadows neighborhood since June of 2009!! So far 14 homes have been sold, 2 are pending and 3 are active on the market. For the most part homes in Pleasanton Meadows are not staying on the market for too long, on average homes are on the market for under a month. There are a few exceptions of course where the homes are staying on the market longer!!

Prices are holding well and even the "bargain list priced" home at 3410 Stacey Way, went for over $550K!!!!!

Pleasanton Real Estate Trends: "This is NOT a short sale or REO!!!!!"

Looking at the financial headlines today, September 16 2009, there seems to be more and more evidence that the economy is on the mend.

On the news today:

These were the news at the national level, but a little bit closer to my hometown of Pleasanton California, as I keep tabs at the Real Estate market (and please note that every Real Estate market is local), I look for every "clue" and indication of how the Real Estate market here is doing.

An interesting trend has emerged in the last few months, as I look at the Multiple Listing Service (MLS) for Pleasanton, I have noticed that quite a few agents have started to make it a point to note on the MLS that the home they have listed is "not a short sale or REO".

Part of the reason of course is so that it cuts down the number of phone calls to the agent asking: "is this a short sale or reo?", but part of the reason is also the fact that there is not that many short sales or REO's in Pleasanton! Another positive sign on the economic horizon? Only time will tell...

Meanwhile, I will be bringing a home on the market soon. By the way, it is not a short sale or REO!!

Pleasanton's "The Gates" Neighborhood Offers Great Homes And Convienient Location!

It is very interesting! We humans give just the right names to areas (like "long beach", it IS a looong beach!!!) or neighborhoods, and then the names just stick because they make perfect sense.

Such is the case with "The Gates" neighborhood in Pleasanton California. From Fort McHenry on the East coast to the Sutter's Fort right here in California the streets in the neighborhood are named after historic military forts (McHenry Gate, Sutter Gate, Laramie Gate, etc).

Pleasanton has beautiful homes and neighborhoods, and "The Gates" is no exception. It is located on the North part of the town, within easy proximity to Highways 580 and 680 and the Dublin/Pleasanton BART station. The homes in "The Gates" neighborhood of Pleasanton were mostly built in the early 1970's, with the last homes built around 1986.

"The Gates" neighborhood is very popular because of its central location just off of Santa Rita road, and access to transportation, shopping, and the excellent schools of Pleasanton. Homes in the neighborhood are in the $700K to $1MM range.

Homes in "The Gates" neighborhood are well kept and quite a few of the homes have been remodeled.

Positive News (Finally!!!!) For Real Estate! July 29 2009

I know that a couple of months does not a trend make...BUT, there are some signs that home prices around the country are stabilizing.

The much ballyhooed Case-Shiller 20 city index posted its first montly increase since the summer of 2006. Out of the 20 cities that the index tracks, 13 posted gains.

This is on top of positive news that newly built and existing home sales rose for the third straight month in June 2009.

The index only measures price data in 20 metropolitan areas in 15 states and the District of Columbia. So a large chunk of the country is not measured.

Looking at the activity in my hometown of Pleasanton California, and again please be aware that every real estate market is local, I see that homes are selling well. Especially homes that are in the "sweet spot" of between $500K - $700K in price.

I am also heartened to see that in that price range, there are a lot of buyers, and they do recognize that their buying opportunity is now. My latest listing was for a 1750 square foot home, built in the late 1960's, remodeled, and in a good location. I put this home on the market on Friday July 24th, in the upper $500,000's, and by Sunday I had...COUNT them... 10 offers!!!!

Of course only time will tell if we indeed have turned the corner, and usually an opportunity is not recognized as such until we look back in the "rear view" mirror.

Pleasanton Meadows Neighborhood

I will never forget our family's move to Pleasanton, CA back in 1991.

My husband had just gotten a position with a computer company, and we were happy to escape the winter snow of the midwest.

We stayed at an apartment while we were house hunting, and as we looked around the homes available at the time in Pleasanton, we kept coming back to this Pleasanton Meadows neighborhood. The elementary school that serves the neighborhood is called "the Fairlands Elementary", and sometimes people refer to the neighborhood as "Fairlands".

In any case, we kept coming back and looking at the homes which were built in the late 1960's. What caught our attention was the fact that the original 836 homes that were built in the community belong to the Pleasanton Meadows Cabana Club (PMCC) which features 2 pools, swimming classes, and space for events such as Easter egg hunts, and birthday parties. Another thing that caught our attention was that the community was built around a "greenbelt", and quite a few of the courts in the community end at the greenbelt, and have an opening so that the residents can get onto the belt easily. The Pleasanton Meadows greenbelt, besides the Cabana Club, has walking paths, tennis courts, a playground, and open space to play.

Another unique feature is that the greenbelt ends up at the Fairlands Elementary, thus allowing students at the school to either walk or ride their bikes to school.

We were also drawn to the neighborhood because of its proximity to the school (both our children went to K-5 at Fairlands Elementary) shopping, there is a shopping center at the corner of Santa Rita and W. Las Positas, easy access to Highway 580 and proximity to the Hacienda business park.

A few years later BART came to Pleasanton thus increasing the transportation options, and from Pleasanton Meadows it is a 5 minute drive to the BART station.

Most residents of the Pleasanton Meadows neighborhood have made improvements to their homes, some have made additions, some have remodeled more than once!

Typical homes are two stories around the 2,000 square foot range, and single story from 1500-1900 square feet.

Back in the late '60's the typical price for real estate in Pleasanton Meadows was $28K!!! for a 3 bedroom, 2 bath home. When we bought in 1991, the homes were selling for around $250,000.

Home values in Pleasanton have gone up since then!!! In Pleasanton Meadows homes start from the high $500,000's to the mid $700,000's, depending on condition and square footage.

The neighborhood continues to be very popular and homes do not stay on the market for too long.

What are the builders thinking??? Housing starts up by 17.2% in May 2009!!!!!!

I don't know how "executives" make decisions. I hope that they have access to data that us mere mortals do not.

There was a report today (June 16, 2009) in the news that housing starts were up in May 2009, up by 17.2% from April. According to the report, all four regions of the country registered increases.

I guess putting people to work, construction crews etc, is not a bad idea. What IS a bad idea is creating more supply to an already oversupplied market!

According to the report again, housing starts in the West were up, get this, by an incredible 28.6%. Now, a lot of the foreclosure action is concentrated in Western states (Nevada, California, Arizona). Doesn't it make sense to not start as much construction till the demand is there again.

I know, I know, you cannot build a home in a month, so the builders are anticipating future demand. I can only hope their "forecasts" are good.

Indeed it is gut wrenching to watch what is happening to banks and firms on wall street. The Dow today plunged 777 points, the worst point decline in history!

No matter who we think is responsible for all this, the huge run up in Real Estate values was unsustainable and while all this is painful to watch, we will get through it!

Looking at my home town of Pleasanton California, and every Real Estate market as they say is local, I still see a very desirable place to live, great weather, terrific schools, close proximity to jobs (Silicon Valley), close proximity to San Francisco, Yosemite, Lake Tahoe, and the list goes on!

A search on the Multiple Listing Service (MLS) for Pleasanton yields 106 homes pending sale as of today (Sept. 29, 2008). At about the 23rd home on the list, the price is already at $500K. At the 78th home we are at $1,095,000, and the most expensive home pending is almost $4MM.

These are pending sales! Buyers ARE purchasing homes and do not worry what is happening in the short term. They are buying a home to raise their families, play in the backyard, dress up on Halloween, and even perhaps create the next innovative technology in their garage!

So the sky is NOT falling, and we will get through this!! Just be a little patient...
