Well the inevitable happend today.After a total of 11.5 years with the same company I got the axe today. I can't say I'm surprised but of course I'm very very upset and in panic mode and the hubby has been on unemployment for 3 months already.

I know its a total long shot but if anybody out there knows of anything in my area (Quakertown/Allentown/Doylestown heck I'd even go to Jersey and maybe Philadelphia and everything inbetween).

My back ground (the short version is), I have a PA real estate license, I'm a notary public, I have accounts payable experiance (I don't really want to do that again but I would if I had to). My title with this last company was settlement coordinator. Its a new home builder. Dealt with buyers, mortgage companies, title companies, municipal authority, and was a semi-boss to the sales people on the jobsite. And I have my little jewelry biz going on, I'm a Reiki Master and I'm certified in Funeral Service Education.

Any help would be greatly appreciated. Network, network, network!!

I just want thank everyone from the bottom of my broken little heart for all of the incredible support on my job loss issue. I am certainly not the only person in this situation and the support has been enourmous. Believe it not I"ve already adjusted pretty well to being home. Yesterday it really hit me as to how burned out I've really been. My brain is in major need of a break. This biz I'm in has been such a roller coaster ride and getting worse by the day. The boss I had there called me today and had me send him my resume. He told me its his mission to find me anothr job and he had a lead for me. We'll see what happens. As they say - when one door closes another door opens....

I DON'T EVEN OWN A FAX MACHINE!!!

OK, this is truly bizarre, received a phone call from a Prudential agent in California asking me about a 30 page fax he had just received that he thought was from me because it was basically all the pages asociated with one of my networking profiles online.

I don't even own a fax machine and I don't send faxes via the internet either. I have cable and I don't even have the phone line hooked into my computer. He's going to look at everything and see if he can find the original phone it came from and mean while I have to go around posting about this so no one thinks that was really me. I don't spam by phone or email either. I'm a no-spam zone! LOL... I laugh but at the same time, I am T-totally pissed about this. How can someone do that and better yet, why would they?

Have you ever had this happen to you or heard of it happening to someone else? How do I find out who's doing it? I have no idea how many people they sent this 30 page fax to, but I do know it's a major waste of ink and paper. If I did have a fax machine I think I would only hook it up when I am sending something and then turn it right back off, or if I knew something was incoming I would turn it on just forthat ad back off again.

I've heard of people receiving spam faxe before, but to do it as if it was sent from someone else, that feels invasive like having your computer hacked or something.

If you receive anything that looks like it's from me turn off your fax because apparently it's over 30 pages. Then please let me know about it. I'm hoping to find ot who is doing his and perhaps there will be an originating phone number listed so I can find out who this person is.

Sirius Expects 2nd-Quarter Sales to Rise 25%

(The merger was voted on between xm and sirius Friday with the final vote given for apoval of the merger!)

I've been watching this stock because it fascinates me the political struggle that has gone on with it and am pleased to see the voice of the people win in the end. It's actually been going on for 17 months and finally is approved for the merger. I watch cnbc while I work on my computer and can't wait to see the upward movement take hold on this stock. Even if I can't jump in myself, I see it as a learning process so when I can do this myself later I will be better informed.

Sirius said that revenue for the second quarter 2008 should be approximately $283 million, up from $226 million in the same period in 2007. The Thomson Reuters average estimate currently stands at $283.9 million. Sirius also said that it will have an adjusted loss from operations of $24 million, narrowing from an adjusted loss of $79 million a year ago.

Additionally, Sirius said its subscriber count rose 25% from a year earlier to 8.92 million. Retail subscribers were up 7% in the second quarter, while OEM subscribers, which include automobile installations, surged 53%. Monthly churn, a measure of how many subscribers left the service, decreased to 1.6% from 2.1% in the year-ago period, and the conversion rate is estimated to increase to 48% from 47% last year.

Personal take, I wish I had the money available to get in on this right now since the stock is set to go up now with the recent events that have happened.

I just ran into this story and was glad to see it. It irks me when I read the news about there being less buyers when that isn't the truth at all. There are plenty of buyers but it's harder to get a mortgage now than it was before. Here's the story:

Between higher fees and and larger down payment requirements, buyers have to pony up more money than ever these days just to land a loan.

NEW YORK (CNNMoney.com) -- Are you ready to buy a house in this crazy market? Better bring a boatload of money to the closing.

In a brutal real estate market where all the players want to hedge against the tremendous risks, down payment requirements and up-front fees have soared, shutting many potential home buyers out of the market.

"I have as many people calling me for financing as ever," said George Hanzimanolis, a Pennsylvania mortgage broker, "but I'm putting less than half of them into loans."

That's happening all over the country, and may slow the housing market's recovery. Indeed, in a Realtor.com survey released today, potential home buyers said high down payments were the second biggest obstacle, after high home prices, to buying a home.

These days, home buyers almost always have to make a substantial down payment, at least 5%, according to Rich Wordman, president of the Florida Association of Mortgage Brokers. The days of no-down loans are over.

In deeply declining markets, lenders are reluctant to issue loans unless borrowers put at least 10% down, he said.

JP Morgan Chase (JPM, Fortune 500), for instance, now asks for a minimum of 10% down in most markets, according to a spokesman, and for 20% in hard-hit areas. In Reno, Nevada, which has been devastated by the housing crisis, the bank requires 25%.

Even bigger jumbos

For expensive homes, the down payments are disproportionately more. Lenders issuing jumbo loans, which are too pricey to be sold to Fannie Mae (FNM, Fortune 500) or Freddie Mac (FRE, Fortune 500) in the secondary market, are asking for at least 20% down, according to Ed Craine, a San Francisco mortgage broker. In the most expensive markets, where jumbo loans are over $729,000, that means a minimum down payment of $148,500.

Higher interest rates on jumbo loans are also making them more expensive than they normally would be - with interest rates a full point to a point and a half higher than non-jumbo loans, said Mike Tacconi, a mortgage advisor with lender CMG Mortgage Services based in San Ramone, Calif.

And buyers purchasing homes for investment purposes are getting clobbered. Lenders are telling them to come up with at least 25% of the purchase price, according to Tacconi - and sometimes as much as 35%, depending on the kind of loan.

"Rents are high where I am," said Pennsylvania mortgage broker Hanzimanolis, "so people are having trouble saving enough for down payments."

Those high down payments are are being driven in part by the private mortgage insurance companies, according to Jay Brinkman, chief economist for the Mortgage Bankers Association, which have themselves hiked their down payment requirements. These firms insure loans when borrowers put less than 20% down, making lenders whole when homeowners default.

In the past, these companies, such as MGIC Investment Corp (MTG). and PMI Group (PMI), often guaranteed mortgages when borrowers put no money down. Today they require 5%, 10% in steeply declining markets, according to Jeff Lubar, spokesman for the trade association Mortgage Insurance Companies of America.

In addition, private mortgage insurers are also charging higher insurance rates. Historically, PMI cost about 0.5% of a home's purchase price. Now, a borrower putting 5% down can pay about 0.75% for the first year.

And although interest rates are relatively low, industry experts say that they're higher than they should be, thanks to concerns about the solvency of Freddie and Fannie, which buy about half of all outstanding mortgages in the U.S.

The average 30-year, fixed-rate loan carried a 6.37% interest rate last week, according to Freddie Mac, up nearly a point from the year's low of 5.48% set last January and up from under 6% in late May. At the same time, yields on 10-year treasuries, which mortgage rates usually track, have trended down.

From June 12 to July 10, 10-year treasurys fell from 4.20% to 3.81%, while mortgage rates actually increased, inching up from 6.32% to 6.37%. Borrowers are probably paying at least a half point more than they ordinarily would, according to Keith Gumbinger of HSH Associates, a publisher of loan information.

That's because the questions surrounding the future of Fannie and Freddie have made the investors who buy their loans - hedge funds, pension funds, and banks - wary. They're demanding higher interest rates to take on the added risk they perceive.

Freddie and Fannie have also imposing higher up-front fees for riskier borrowers, based on credit scores.

As of June 1, buyers with scores of less than 620 with less than a 30% downpayment must pay a fee of 2.75% of mortgage principal, up from 2%. Between a 620 and 640 credit score, borrowers pay 2.5% (up from 1.75%); 640 to 660, 1.75% (1.25%); 660 to 680, 1.25% (0.75%); and 680 to 720, 0.5% (0).

"The fees are costing consumers a considerable amount of money," said Marc Savitt, a mortgage broker there and current president of the National Association of Mortgage Brokers.

All these added expenses are slowing an already moribund real estate market. That means it's going to take even longer to get rid of the tremendous inventory of unsold homes, according to the MBA's Brinkman, especially in areas that were overbuilt during the boom.

Cities hard hit by the housing bust, like North Las Vegas, Stockton, Calif. and Tucson, Ariz, may have to suffer through many more months of stagnant prices and increased foreclosures before they return to better times.

And these higher costs are going to stick around long after housing recovers, according to Brinkman. From now on, they'll just be the price of doing business.

My opinion:

If you have paid rent in one house for 8 years solid I think you have proven you will pay and it should count in the scheme of things. Whether you give your money to mortgage payments or rent to pay someone elses mortgage, you are paying just the same. Why should it be so hard to get a mortgage? Make it easier for those who will pay and you'll fix the market quicker.

Jesus, seriously. I used to wonder alot about time travel back when I was younger and when considering what time period I would visit, I would love to be sitting there listening to him at the time he walked the earth and shared his wisdom. I always wondered if it was like a spiritual thing where you could actually feel that he was special. Just to have 5 minutes of that time...

5. What did you want to be when you grew up?

I used to want to be an artist but my father told me that it was a hobby and I would never make any money doing it. He said you have to be one of those special few with born talent to be amazing to sell paintings in art galleries. Little did I know that I would some day grown up to be a graphic designer and actually live my dream!

6. What is the most interesting piece of trivia you know?

7. If you could live in any point of history, what would it be and why?

I used to think the time of King Arthur and the knights would be cool, but that was a pretty violent time. Then I thought maybe in the 50's in America but women's rights as they were I wouldnt last long. I guess I would have to pick the future because I can't wait to see what new technology we come up with next! (As long as I am a part of it!)

What I am doing now is the most interesting job I have ever had because it's different every day. I deal in ideas and imaginings of other people and they all see the world different so I am constantly going through new experiences because of it.

Kamey Hawk's Myspace page deleted (Back up your friend list)

You probably have seen Kamey Hawk either from here on myspace, on WannaNetwork.com or Active Rain, or many other networking sites. She is on many people's top friend list because of what a wonderful person she is. She's also a realtor in Augusta... here... look familiar?

Her page is still showing but she recieved an email from myspace that her page
was deleted for reasons she would never have done. There was a list and I know
she didn't break one of the items listed in any way.

She opened a new page, please add her there and send her a message of
encouragement. I feel so bad for her. I know what it felt like when I lost my page
with over 27,000 friends on it. Many people thought I deleted them, I know
because they told me when we found each other again but it will take time to find
everyone again. It's heartbreaking after spending so much time getting to know
people and talking to them on a regular basis and then they are just gone.

I posted before about my friend Rich having a great seminar luncheon in California, I wish I could have been there! Well he did have it video taped and has three videos up in his blog from the event and I have to say he did a wonderful job!

On a sidenote, he has also been chosen to be in a reality tv show as a realtor in California... read his blog! LOL... I can't wait to see the show start!

Is it raining cats and dogs here in the Rain?

I'm wondering if it's just me or if it's everyone. It used to be that Active Rain was the fastest loading networking site and now the pages take forever to load whether they have images o them or not. I know there's over 83,000 members now and some days there are over 5000 people logged in here at one time.

So I'm wondering if maybe the server is running on overtime and having a hard time keeping up?

My other pages and sites seem to load fine except of course, the other networking sites. Some of them move as slow as molasses! LOL... But it's always been quick here. Anyone hear anything about this? I did serch first to see if anything was posed about this but couldn't find anything.

Ann Freed is an amazing lady who grew up in Germany during WW2. They were always running away from Allied missiles, the Gestapo, Allied bombs or Fighter planes with machine guns. After the war she finished High School, went to College and found a great job in Government. She has lived in the US for almost 50 years now and still has an accent she says she can't shake. LOL...

She had lots of different jobs, e.g., staff writer/editor for the Kokomo Morning Times in Indiana, writer/editor for News Features, Inc and freelance stuff, taught High School (German, Latin, Government), taught College (Management, Poli Sci, Law), ran a University in Florida and Dean in Maryland. Now, she's doing lots of other things. She always likes to hear what people are doing for a living and how they use that to live.

For some reason I have notice that people will sign a guest book like this on a networking site rather then the message board down further on the page. Some say it is just easier to use and others find it to be more fun.It can be especially useful if you have your settings to not allow html code on your message board and people still want some fun way of showing they were there.

My Speaking Engagement with Monica Villasenor

As many of you know, Wednesday I had a speaking engagement for a Woman’s Council of Realtors in Burbank and my MySpace friend, commercial real estate investor/developer/author Monica Villasenor was the Keynote Speaker. The turnout was fantastic and the event a great success.

But the event was not without it’s challenges... especially for Monica.

A few days before the event, Monica emailed me her presentation, which I opened and was working fine. But the evening before the event when I was copying it to my flash drive the file wouldn't open. I let Monica know and she burned it to a cd and brought it with her.

The morning of the event, I tried playing Monica’s cd on my computer, and for some reason, I couldn’t even get it to see the files on her disc. We tried another computer and it worked.... but that computer didn’t have the connector to work with the projector.

So, Monica stepped up to the podium and delivered an amazing presentation without the aid of her PowerPoint presentation. She had the room on the edge of their seats with her tales of challenges encountered and victories won with her Redding, California Condo Conversion project.

What an amazing presentation from a woman who has taken Winston Churchill’s famous quote "Never, Never, Never Give UP" as her motto.

My presentation on Online Social Networking for Realtors was last. The event was scheduled to end at 2:30, but because of our earlier technical difficulties, I wasn’t able to step up to the podium till 2:15. To my surprize, the room was still nearly packed. I had expected/hoped that the crowd would have dwindled to a just a few. This clearly wasnt the case.

I say hoped because this was the largest group I had ever addressed and wasn’t too sure how nervous I’d be and how well I would present. Well, somewhere in about the second sentence... as I looked out into the crowd of friendly eager faces, my nerves disappeared and the performer in me was let loose.

I could see heads nodding agreement and approval... Hands were furiously taking notes... They even laughed where I hoped they would... It really was a golden afternoon for me.

I was asked to cut the presentation brief because we were so behind, but I hope that I was able to reach some agents that hadn’t considered this venue... and the ones that are online, perhaps they got some ideas on how to tweak their pages and techniques for better connections with their friends.

I thank you, my friends for your many encouraging comments as I prepared for what was a life long dream... public speaking.

A Major change to my MySpace Profile

For anyone used to seeing m on MySpace and wonder why I am no longer on your friend list, I was adding pople "friend request" that were new to myspace and the new button that has been added has to be the reason this happened. Instead of just saying yes or no, people can now hit a "spam" button. This was installed due to spammers and cam girls that won't take no for an answer I worried about this new feature hen it was first installed.

Exactly what I was concerned with, happened. My myspace page is deleted now at the main page at http://www.myspace.com/CandelLife

I have another page that I was using just to test background layouts and various widgets etc that I am now using for my main profile page. Please add me back there.

There are literally tens of thousands f profiles being used as business profiles on myspace. I know because I had 27,000 of them on my friend list.

People have been steadily coming in and signing up their businesses just like you would a business web page, only with myspace you can directly contact the people you do business with. That includes not only everyone affiliated with the Realty business but also any other type of business you are used to seeing on the web.

Please add me back there and check my friend list frequently for new friends to safely add to your own contact list. I will be very careful this time around. LOL... Yes after having the page for almost 3 years, it is very disheartening, but I don't accept defeat. When life throws bumps into the road, just go around them and carry on. Getting upset about it won't do me any good.

Is It You? Are you Prepared?

No matter where you live, there is always something weather wise to watch out for. I truly believe there should be at least one designated person to keep tabs of what is going on in every home and let the others know when neccessary. That way the people who don't concern themselves with it because usually they are simply too busy to do so, don't have to, yet they still are updated by the person keeping track of things.

You can't say "I wouldn't live here....or there..... because of weather related issues" because it doesn't matter where you live, there is SOMETHING. It doesn't have to control your life, just be watchful and informed, and ready when neccessary.

I live in sunny Florida, the place where people love to come and vacation and retire to. I was actually born in Elgin, Illinois right next to Chicago and grew up making snow men and snow caves, having snow ball fights...and shoveling, shoveling, shoveling the snow....LOL

I remember the city used to have the streets shoveled up with these huge trucks, and then dump the snow at every corner house. We lived in one of those corner houses and used to play "King of the Mountain" on top of those hills of snow. There were many snow days when I didn't have to go to school just because there was so much snow.

It was my father's dream to move to Florida and one day we finally did it. We have many old pictures and video tapes of arriving in Florida with all the Palm trees and orange juice you could want! LOL... I think he was in his 20's then. I do know it was the 70's. I still have pictures of my mother with long blonde hair wearing these flowery hawaaii looking dresses sipping drinks out of a pineapple cup. LOL...

In all the years I have lived here in Florida (not counting when I moved out to Arizona for a few years) I have only evacuated one time. That was during Francis because Charlie had already come through, (mentioned that in another blog) and Francis that was coming and very slow moving. I picked a spot I thought would be good, out of the path.... Mobile, Alabama.

For those of you reading this that know what happened next...shhh for right now.... LOL

Let me tell you this... It was the first and maybe the last time I will ever evacuate.

When you sit out a hurricane at home, you go to the store and it's actually fun shopping for the last item on the shelf, making sure you have water and batteries and canned food. By the way, make sure your can opener is hand operated and not electric....LOL just an inside tip there for when the power goes off.... he he he... it's a good time to rediscover "SPAM"... oh yea... LOL not the internet and email kind, but the canned ham chemical processed stuff that pretends to be ham. It may normally taste like crap to you, but with mustard on bread when you can't cook anything because you forgot ice for the ice chest and charcoal and lighter fluid for the grill, that Spam tastes pretty darn good!

Anyway, the alternative is driving in evacuation traffic to a destination you better hope you already made a reservation for or there will be "no room left at the inn." Seriously.... Thank goodness I had made rservations based on the nice pictures of the place online... *cough* *cough* that made it seem like such a deal for such a beautiful place at cheap rates.... *LIARS* *cough*....

So we spent almost a week in Mobile, Alabama and even got invited to a family cookout while we were there. The people were so nice, it was awesome to forget why we had come there, even for a day. I especially loved the "red pepper" garden they had in their yard and the "turtle pond"... I had meant to do that when I got back and haven't still.

We timed our trip back carefully, I'll tell you why. It sounds funny to me now as I write this but it sure wasn't at the time! I was watching The Weather Channel, my best friend during hurricane season, and saw that while we were waiting for Francis to make her jolly time across Florida.... Hurricane Ivan was headed straight for Mobile, Alabama where we were! Oh yea!

We had evacuated to a direct hit of the next hurricane! LOL... I laugh now... wasn't funny at all then... My brother was there with us and as he is a bank courier, he left early because he said if he didn't get back it would effect every bank on his route. He literally drove directly in front of Francis as he crossed back over the bridge on I10 back to Florida as she was crossing it headed up north. We went back after she crossed, right before Ivan hit Mobile. It wasn't easy deciding when to leave.

After we got back home we found out that Ivan took out half of that bridge on I10 and a semi truck had been found there that went over in the dark not knowing it had happened. I watched The Weather channel report on Mobile being flooded, the same streets we had just came from, admiring the beautiful homes there and homey feel.... it was surreal to say the least.

We had run from home in Florida to lose one storm only to find another where we evacuated to. If that doesn't prove my point, I don't know what does. My father doesn't live in Florida any more, he moved to Oklahoma..... how many of you know about the tornadoes there? And my younger borther moved to Austin Texas.... ahem.... yea.... flooded...

I was talking to a friend here on myspace this morning, he lives in Ohio.... guess what their weather is like up there right now? Yes... more flooding....

Bottom Line -------------------------------------------------

So back to my original question, who is designated in your house to keep tabs on the weather? Who makes sure the supplies are in ploace when needed? Who makes sure you have a hand operated can openr and charcoal and lighter fluid? Is it you? Do you have extra batteries for radios? Perhaps a battery operated tv like people use when they go camping? Maybe even a generator?

I like to throw pillows at my tv for that commercial of the family who are the only house on the block with the generator....LOL We have one now finally, but never did before....
