      <title>Inspired by working with a GREEN project. . .</title>
      <description>&lt;p&gt;When I listed Hermosa Pointe Homes, the beach cities' 1st certified Green townhomes, I admit I was aware of the buzz about Green building and my interest was peaked, but I never expected to take away from this project a new committment to being green personally.&lt;/p&gt;
&lt;p&gt;I have literally learned so much about green living and green building these past weeks. I often ask myself why we never adopted these practices decades ago. It would have been so easy. Regardless, I am really taken with what the builder has accomplished at &lt;a href=&quot;http://www.HermosaPointeHomes.com&quot; target=&quot;_blank&quot;&gt;Hermosa Pointe&lt;/a&gt;. They have really incorporated traditional design elements with hundreds of green building items. These are the 1st I have seen that have such a warm, welcoming feel to them. What Urban Pointe has brought to the table is a product that has the look and feel of a more mainstream, custom home, yet everything you touch or see has some kind of green element to it. I have adopted their practices and suggestions for operating inside my own office space. I decided to really get aggressive with it all.&lt;/p&gt;
&lt;p&gt;We have installed motion sensors on all of our office lights; we recycle not only at our desks, but also in our kitchen. We use plates, napkins &amp;amp; paper towels made of recycled materials. We all started bringing in our own coffee mugs and silverware to wash and reuse, rather than use disposable ones. Our printer/copier&amp;nbsp; &amp;amp; computers&amp;nbsp;are set to &quot;sleep&quot; when not in use. We don't use the A/C on weekends (which can really get warm sometimes!) We recycle our toner cartridges &amp;amp; shipping materials. &amp;nbsp;We have implemented a new e-fax system so that we can &quot;wean&quot; off of our traditional, paper fax machine. We use recycled paper for our printer &amp;amp; re-use our file folders regularly. And recently, we converted to the new, Department of Real Estate endorsed, &quot;RELAY&quot; system, which is set up to eventually take our entire transaction process paperless.&lt;/p&gt;
&lt;p&gt;To continue our efforts and to take it one step further, we are converting our entire flyer system over to a new &quot;waste not&quot; flyer format. We found that every year, our office was using over 260,000 pieces of paper to print flyers for outside flyer boxes. Most curious passersby will take a flyer, get the basic information they want from it, then toss it in the back seat of their car, which eventually makes its way to the trash.&lt;/p&gt;
&lt;p&gt;Our &quot;Waste not&quot; flyers not only help us reduce consumption of paper, energy, toxic inks &amp;amp; fuel used in the printing, production &amp;amp; stocking of flyers; they also make our sales team that much more effective in securing interested parties and converting them to buyers for your property! Plus,&amp;nbsp;our flyers never run out!&lt;/p&gt;
&lt;p&gt;Our new format, a &quot;permanent&quot; flyer affixed to the sign post, will feature&amp;nbsp;multiple photos, and appropriate bullet points of information about the home. People will be instructed to call our 800# which offers 24 hr, pre-recorded information about&amp;nbsp;the property, and allows them to leave a request for a flyer to be emailed to them if desired. What is great about call capture is that my entire team is&amp;nbsp;simultaneously &amp;amp; instantly notified that an inquiry just came in, and&amp;nbsp;the sales staff to call&amp;nbsp;back within moments of a buyer being in front of&amp;nbsp;a property to have a LIVE conversation with them and go for the appointment/conversion; much more effective than tossing a flyer in the back seat! The &quot;waste not&quot; flyer&amp;nbsp;also gives directions on where to go online to view a virtual tour and additional photos of&amp;nbsp;our properties.&lt;/p&gt;
&lt;p&gt;We are the first in the area to take this monumentental step away from the tradtional &amp;amp; very wasteful method of marketing with flyers. We are very excited to br bringing this change to our local marketplace.&lt;/p&gt;
&lt;p&gt;I learn something new everyday in this business. Marketing a &quot;green&quot; project has personally touched me and I hope to move forward as an example to my Real Estate community with ideas and innovations to continue to reduce waste in our industry.&lt;/p&gt;</description>

      <description>&lt;p&gt;Congratulations to all the hard working South Bay teachers, students &amp;amp; parents! The 2008 school API results have been reported and once again, South Bay schools rocked the score!&lt;/p&gt;
&lt;p&gt;The Daily Breeze reported on Friday, May 22, 2009 that &lt;strong&gt;&lt;em&gt;nearly 40&lt;/em&gt;&lt;/strong&gt; South Bay schools performed in the top 10th of campuses across California! The top score in all the South Bay, 968, went to Cornerstone at Pedregal Elementary in Rancho Palos Verdes.&lt;/p&gt;
&lt;p&gt;As South Bay residents, we must continue to support fundraising efforts and programs in place to protect area students from ill effects of drastic and unprecedented&amp;nbsp;cuts to education funding by the State of California.       <description>&lt;p&gt;I have spent the last week digesting the latest &amp;amp; greatest Real Estate tool to hit me in all the years I have been doing business. I am so excited about ListingBook. Not only because it is FREE&amp;nbsp;for my clients, but because it has such a comprehensive platform for client and data management. ListingBook is similar to Facebook, but it's all about Real Estate. My clients can now long in any time, day or night, and search the very same information I use as a leading agent to do my job everyday.&lt;/p&gt;
&lt;p&gt;What's so great about it, and why it's different than a simple IDX fed based information program, is that it pulls directly from the MLS and updates itself every 30 mins. I can set up a CMA and email it to a client and if that client goes back into that email link of the CMA I sent, the data is all current and up to date because it refreshes every half hour, saving me loads of double work and time. I can watch my buyers and sellers as they broaden and narrow their searches, save favorite properties, and&amp;nbsp;reject properties they do not like. But what's so cool about this is that they can jot me a quick note about a property they are interested in, I can jot one right back and we can literally virtually source a home or work on comparables together in real time. Even better, we can set up showing appointments right through the system and ListingBook will prepare a showing itinerary for the client, complete with photos, detailed descriptions, appointment times &amp;amp; more, which will also remain updated if status were to change right before we head out for a showing.&lt;/p&gt;
&lt;p&gt;I am so excited about being able to let my clients take better control of their buying or selling experience. The power of the internet has truly allowed buyers and sellers to quickly become very educated in the Real Estate process and this tool will only help me serve them better. I am such a fan of this system that I already tied it into my website so that buyers and sellers can access it, set up their accounts and get busy right away! I already loaded over 3,500 contacts into the system and within 2 days I had hundreds using it. It also sets up marketing campaigns, prints flyers &amp;amp; emails traffic reports right to my sellers. My sellers can see how many&amp;nbsp;buyers looked at their listing as well as how many agents looked at it, flagged it &amp;amp;/or emailed it to a client.       <description>&lt;p&gt;Great new marketing tool I discovered on Facebook this past week. It creates a quick eCard of your listing, takes like 10 minutes to do it. Adds so much character to the listing though--with music, animated fire in the fireplace, animated clouds in the sky, animated flowers and birds. Really cute and the sellers love them. Once you build one, it gives you just about every link and code you would want so you can integrate them in all your other marketing. I found it's really simple to attach a link to a Facebook update and it prompts a viewer to want to play the video card, rather than just sitting there as a boring old link. Pretty cool. Sellers like them because they can email them out to their sphere--and they do! Been getting great traffic with these things. Got over 387 views in less than 5 days on a new listing!       <description>&lt;p&gt;I have been presented with a wonderful opportunity to market a multi-family &quot;green&quot; project--the first of it's kind in our area. Of course there have been a few single family spec homes and individual custom homes that have gone up recently, but this is the first luxury townhouse development to be constructed from the ground up in our particular market. The builders have partnered with Build It Green and have applied for the GreenPoint Rated process. It's going to be a fabulous project!&lt;/p&gt;

&lt;p&gt;I'm in the middle of a web design project that is huge. It's costly. It's time consuming, but for what&amp;nbsp;we are going to accomplish it's worth everything we're putting into it. Will post on it when it goes live, but that's another matter. Just read a great article on the beauty of the most basic of websites.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I've read, discussed,followed blogs and attended classes that all seek to reveal the secret to the perfect real estate website. I've seen real beauties. I've drooled over costly designs I've run across in our peer group. I'm still yet to be convinced there is a perfect formula for a site that does it all. If there was such a&amp;nbsp; thing, wouldn't we all have one? Then wouldn't most Real Estate agent's sites pretty much be the same? Then, what would the point be for a consumer to look around much?&lt;/p&gt;
&lt;p&gt;What I'm getting at is that I adore that Real Estate agents' sites are so different. Like each agent, the personality of the site really gives insight to who the agent might be. Each site is a tool to define the individual, thus allowing the consumer to shop around and match their own personalities to that of an agent who may work for them. It's like a pre-interview. That's what I have taken away from all that I have been reading and following.&lt;/p&gt;
&lt;p&gt;That's why it is so important when building your site to make sure that you are giving the consumer what they&amp;nbsp;expect&amp;nbsp;to find, as well as what you believe it is important for an agent to provide a client. Yes, school info should be there, but what about the other stuff that a brand new member of the community would rely on you to provide? What about simple links to local happenings? A cool local blog? Where to find the lowest gas prices in town, where to conveniently track local news and entertainment? This kind of content, no matter if flashy or a simple link, is stuff that will prompt buyers and sellers alike&amp;nbsp;to bookmark your site. Being connected to you means much more than finding a home. Relationships have changed. You stay in contact with friends and family via the internet now, don't you? Facebook? Twitter? Why shouldyour website be any different?&lt;/p&gt;
&lt;p&gt;So, be creative, introduce your internet consumers not only to who you are, but what you are about and what you know about the community; not just why you are a great agent (which you are and they will find that out once they start working with you), but why you are a great person to&lt;em&gt; know.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;A Real Estate site as simple, yet complex as the Drudge site? Sure, why not? As long as the consumer is relying on your site to provide new information, reliable sources, and content richer than a template, you are certain to gain repeat visitors.&lt;/p&gt;</description>

      <title>In the face of devastation I am proud of my Realtor community</title>
      <description>&lt;p&gt;You know, truthfully, we've all shouldered the varying, somtimes harsh and at others supportive, public opinions of Real Estate agents. Our ethics get questioned. Our motives. Our basis for making a living. I read many public blogs and sometimes it does get hard to turn the other cheek to the occasional&amp;nbsp;very angry and targeted comments about the &quot;worthlessness of agents&quot; and &quot;what do they ever do except help you through an easy transaction then collect their check and you never hear from them again?&quot; etc.etc.etc.&lt;/p&gt;
&lt;p&gt;I'm inspired this week by what's left in the wake of these awful fires. I see my fellow agents, who themselves may be struggling in the adversity of this market, giving of themselves freely and without a second thought to help, in any way they can, the victims of these fires. Emails went out&amp;nbsp;almost immediately from other agents and brokers asking for donations, for volunteer work, &amp;amp; for relocation support. Many colleagues, without question, opened their hearts, their schedules, their wallets, their homes, even, to victims without a thought. Realtors are right there to help re-build lives, re-build communities and re-build hope.&amp;nbsp;Everyday, I am proud to be a Realtor, but today I am even moreso.&lt;/p&gt;
&lt;p&gt;though, thankfully, my community was one not directly impacted by the fires, I want to thank every agent out there, whether I know you or not, for stepping up and being there, once again, when your community needs you most. Not only is the show of humanity an eloquent gesture in this tough world, but to show what it is we do, that our job never is done, THAT is what we are made of and I am proud to be a part of such a great network of outstanding people.&lt;/p&gt;

      <description>&lt;p&gt;My marketing manager pointed out to me today that we can log on to Homes.com, click on a listing, then at the top of the listing there is a link icon. Click on that, and you can create instant links to your listings that take you right to the logon page of your favorite social marketing site, such as Twitter, FaceBook, LinkedIn and many,many more. Because it is so easy to do, I am encouraged to make quick tweets announcing my open houses, a new listing, a listing that has gone into escrow and more. Every day I learn something new, and sites like Homes.com that simplify my job while increasing exposure for my sellers properties is ingenious! What also is so cool about this quick, easy feature is that it is not specific to agents, the public also has access to the same link feature and now I want to focus on how to encourage the public to share links to their social sites right from Homes.com. Great way for people to share with friends and family what they are looking for or just give kudos to a great house, a great value, etc. Always thinking. . .&lt;/p&gt;</description>
