Good news for once....

Twin Vee has reopened in Ft Pierce by it's original owner, Roger Dunshee. Previous employees are being rehired. For now they have hired 20 employees but will have up to 100 workers hired within the next 4 years.

In 2003 Dunshee had sold a majority of his share of the business. The new owners did well until the economy fell and boat sales declined. In December 2008 most of the employees had been laid off and closed it's doors in February 2009 when the company filed for bankruptcy protection. Now Dunshee is back at the helm.

St Lucie Jobless Rate Falls?????

In a recent report for October the jobless rate in St Lucie County was reported to have dropped to 14.7%, down from 15.3% in September. Even with the drop nearly 35,000 Treasure Coast residents were still actively looking for work. These number do not include those who fall under the "underutilized" group which adds another 7.2% to the numbers. The "underutilized" category includes those who have given up trying to find work or those who are working part time and need full time work.

The future does look brighter as more companies are moving to the area but we have a long way to go the making worthwhile jobs available soon enough to improve the area's economy.

The Opposing Agent

Why is it that some days we feel that we are at odds with

the co-operating agent from the opposite side of our deals.

We are representing a buyer who has been approved to buy a home with an FHA loan. It is a foreclosure and went bi-lateral 8 weeks ago. When the appraiser went to the house there were some pipes that had minor leaks which was noted on the report. We informed the listing agent who got permission to have the leaks repaired even though the home was being sold as-is. This was a month ago. We are now on our 2nd extension and the pipes are still leaking. Friendly reminder calls and e-mails to the agent have gotten no action.

If it was not for the recent extension our buyer would have most likely have lost his chance for the tax credit. The home he is renting has been notified of the 30 days to vacate due to foreclosure. This plus this time of year when people really want to be settled for the holidays sure makes it frustrating for him not to be able to close and move into the home. As you can see having a ready, willing, and able buyer has no guarantees to a happy ending.

Any thoughts out there as to how to get the agent to do the repairs as he said he would so we can get this one closed?

Neighborhood Stabilzation Program in Port St Lucie

Port St Lucie in a recent study has been one of the most active in using the federal monies they have received from the Neighborhood Stabilization Program. The program is to be used to redevelop, purchase and renovate foreclosed properties in areas that may incur blight from excess foreclosed and abandoned homes.

Port St Lucie received $13.5 million in funds. They have hopes of buying and renovating 130 homes with the monies. With over 15,000 homes being foreclosed since January you would think they might have plenty to from which to choose. However they have found that investors have been outbidding them. Thus far they have purchased 34 homes. Eleven of these homes were considered unrepairable and have been demolished, the remaining 23 are to be renovated then resold. The city must commit all funding by next September though it is supected that the program may be continued if it proves to be succesful.

With this program the city can not recoup more that the total costs to purchase and renovate. Also 25 % of the monies must be used to sell the homes back to low income home buyers. Strict income levels must be meet. Any remaining monies can then be used to sell homes to buyers earning less than 120% of the median household income for the area.

Application has also been made to another program, the American Recovery and Reinvestment Act. If it gets the funding the city would have more monies to use to help with down payment assistance. More information will be available for this program if funding is received.

St Lucie County has announced that funding is now available for the NSP* (Neighborhood Stablization Program). They have received $3,984.601 from the Florida Dept. of Community Affairs. The NSP program can provide up to $40,000 in purchase assistance for first time homebuyers meeting income criteria. *The Neighborhood Stabilization Program (NSP) was established for the purpose of stabilizing communities that have suffered from foreclosed and abandoned homes. Through the purchase and redevelopment of foreclosed, abandoned homes and residential properties this can be accomplished.

NSP grantees develop their own programs and funding priorities. However, NSP grantees must use at least 25 percent of the funds appropriated for the purchase and redevelopment of abandoned, foreclosed or residential properties that will be used to house individuals or families whose incomes do not exceed 50 percent of the area median income.

NSP funds may be used for activities which include but are not limited to:

Establish financing mechanisms for purchase and redevelopment of foreclosed homes and residential properties;
Purchase and rehabilitate homes and residential properties abandoned or or foreclosed;
Establish land banks for foreclosed homes;
Demolish blighted structures;
Redevelop demolished or vacant properties

Saturday is Market Day

This week was especially busy with not only your normal fruits, vegetables & plants but arts and crafts as well. So much from which to choose.

What a beautiful location the St Lucie County has for it's Saturday Farmer's Market. The park on the waterfront sits next to the yacht basin in downtown Ft Pierce.

And an added plus is that it is also across from the public library. There is usually plenty of parking.

This can be an enjoyable day for all with so such a variety of stores and public sites to see in the area.

St Lucie Coutny Airport Day

Saturday was the annual Airport Day at St Lucie County International Airport in north Ft Pierce. Old and unusual planes were on display for the public to view. A number of related vendors and charities were also on site.

The EEA Young Eagles were to offer free plane rides but the extreme winds canceled those flights. The event was free and quite interesting.

Just another tidbit of information is that Amelia had been a regular visitor to the area and often flew into this every airport.

I have just read that the homebuyer tax credit extension has been signed and is official. This is good news for me since for once in the many years I have been in real estate I had taken the summer off ( and actually some of fall). This meant that I missed a great deal of the sales related to buyers looking to cash in on the tax credit.

Can't say that I minded taking the summer off. Had a great time and hope to write some great blogs and show photos soon. But now it is back to business. Not much has changed in the few months I took off except that it does seem that there are fewer homes in our area for sale right now. How about in your areas? Are the number of homes on the market slowing? Would be great to hear from you.

Just Closed Another Short Sale....

Though it has been my experience that many of the short sales in our area do not ever close before foreclosure takes place this one is a sucess. We just made it under the auction wire by only a few days. The bank set a deadline of last Friday for the funds to be presented and trasfered to them after accepting a very low offer and having to negoitate the HOA fees. The HOA fees and taxes had not been paid for 3 years contributing further to the banks loss on the sale. They accepted a sales price of $75,000 for a unit that they were owed a total of over $200K. After all expenses on the HUD they made only a little over $40K toward the $200K. Quite a loss.

This condo was in the Promenade section of the new area known as Tradition here in Port St Lucie. We are seeing prices falling into those of the late 1990's to early 2000's values. Great for buyers who are snapping up the bargains. If you are sitting on the fence don't. These prices will not last forever.

One was regarding David Putnam who lived in Casa Caprona and was stepson to Amelia Earhart. He was tutored to flying by her technical advisor. BOND MONEY MORATORIUM

Got a call yesterday from one of my contacts at the bank. She tells me that the Bond Money used for down payment assistance here is going on moratorium, "6-8 weeks". Since I have 2 sets of buyers working with this program she wanted me to know ASAP. Apparently they feel there may be some changes coming down due to the bailout monies. Whether the program will improve or not she could not tell me. What it does now however is put my buyers in jeopardy of not being able to buy home as soon as they wanted. Both sets had very much looked forward to having new homes within a few weeks.

If you or your buyers are in the process of buying a home with Bond Money or any other kind of assistance you ay want to call your lender to get an update. If anyone out there has any additional information please send it along to me....

NOT EVEN THE WEALTHY GO UNSCATHED

A recent report in our area gives the news that Ginn Resorts is filing for bankruptcy. Ginn Resorts is the developer of Tesoro, a golf community in southern St Lucie County. Once thought to be a feather in the cap of Port St Lucie's development is now in trouble due to the downturn in the housing market. A recent auction held at Tesoro brought few to no buyers for the high priced lots and homes.

The community itself is beautifully done with state of the art $45M clubhouse and facilities and an Arnold Palmer and a Tom Watson Signature golf courses. It sits on the North Fork of the St Lucie River. It is an area of luxury homes and large homesites.

Ginn has filed as a Chapter 7. The community, golf course and other facilities will run under a court appointed trustee until sold.

Bank Foreclosures Not Paying Their Share of Fees

Many do not know that here in Florida there is a state law that caps the amount of community association dues that a lender who forecloses on a property must pay. The cap is the lesser of 12 months of accrued charges or 1 percent of the original mortgage debt.

It is reported that nearly 60% of the lenders who have foreclosed on properties are not paying the monthly maintenance or association fees or any other assessments due. This will lead to many of the communities having to raise their fees to a higher amount soon to cover the unpaid portions.

In some communities with high foreclosure rates this will become an extra burden on those are remaining in their homes. One wonders if it will eventually lead to such a burden that those homeowners will also begin to not be able to pay the additional fees. Will this cause a snow ball effect, leading to even more foreclosures?

A movement is on to get the Florida legislation to change this law before it becomes an even bigger problem. It is already expected to reach the millions of dollars statewide. A law firm in the Ft Lauderdale area which represents hundreds of communities throughout the state has started a petition asking the legislature to change the wording on the current law. They would like to see the law changed to just allow for a grace period after a bank forecloses. After the grace period the lenders would become liable for all further fees and assessments.

I am sure that the homeowners associations will be very glad when the 2009 session of the Legislature begins and that they may get some alleviation from this extra burden.

Located in northern Ft Pierce on St Lucie Blvd historic Casa Caprona, built in 1925, is on the National Registry for historic buildings. The current residents have restored it to it's original beauty by redoing most everything, new barrel tile roof, new windows, new stairways, fresh paint and stucco, the list goes on.
