      <title>Have You Been Bit By The &quot;Entrepreneur Bug?&quot;</title>
      <description>&lt;p&gt;No doubt about it, we are experiencing some never-seen-before trials and tribulations in our profession. Mega real estate and mortgage companies have failed, businesses that have prevailed for decades have closed their doors. Other firms (real estate, law, mortgage and investment firms) have merged in order to survive.&lt;/p&gt;
&lt;p&gt;Yet, there's something about these times--amongst the failures, difficulties, and economic stresses that still&amp;nbsp;provides&amp;nbsp;us professionals&amp;nbsp;with the vision of HOPE. Hope to persevere. Hope to go grasp a little closer&amp;nbsp;to one's dreams. Hope to press the &quot;Now or Never&quot; button and embrace the challenges that lies&amp;nbsp;along the path to success.&lt;/p&gt;
&lt;p&gt;More than ever before, many in the real estate profession have been &quot;&lt;em&gt;Bit by the Entrepreneur Bug&lt;/em&gt;.&quot; More specifically,&amp;nbsp;a number of real estate agets&amp;nbsp;have decided to break away from their present company and finally launch their own real estate brokerage!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The latest Group to the&amp;nbsp;Active Rain edition, entitled, &quot;Entrepreneur,&quot;&amp;nbsp; sets out to explore, collaborate amongst others and implement ideas to help rel estate agents do just that: Open up their own real estate brokerage. Overall, the question&amp;nbsp;is &quot;HOW&quot; and not &quot;WHY.&quot;&lt;/p&gt;
&lt;p&gt;For those of you who have accepted the challenge, succeeding against the odds and living your dreams&amp;nbsp;it would be a great learning opportunity if you could answer the following questions:&lt;/p&gt;

&lt;p&gt;1.Why did you make the decision to branch out into your own real estate company.&lt;/p&gt;

&lt;p&gt;The residential real estate market is really facing some&amp;nbsp;critical,&amp;nbsp;tough times. Unexpectantly, another builder has bellied-up. Minutes ago, I received bad news that builder, CP Morgan Homes has just folded here in the Charlotte-Mecklenburg&amp;nbsp;area.&lt;/p&gt;

In fact, many were instructed to pack up as much of their&amp;nbsp;things as possible within their office and make additional arrangements to look for another job.&lt;/p&gt;
&lt;p&gt;Many of us remember CP Morgan Homes&amp;nbsp;migrating to the Carolinas and making their&amp;nbsp;grand entrance&amp;nbsp;into the residential real estate market back in&amp;nbsp;2004. They made their presence via huge billboard advertisements, open-houses, welcoming real estate agent luncheons and community-driven activites.&lt;/p&gt;

&lt;p&gt;So, What's going to happen to all the inventory and recently sold homes within the past year? Well, hopefully all inventory homes will be sold as soon as possible.&lt;/p&gt;

&lt;p&gt;It's Certainly About Time!&lt;/p&gt;
&lt;p&gt;Finally, someone has realized that our homeowners need help. For months we've witnessed huge bailouts for corporations in effort to boost the American economy. However, at the same time, millions (and note I said millions) of homeowners have lost their homes. Some even took the necessary steps and contacted their lenders in attempts to try to establish a work-out plan and get them back on track with their mortgage payments only to be turned away and/or discouraged. Who will help bailout our homeowners?&lt;/p&gt;
&lt;p&gt;This is a questions I often ponder as I witness firsthand the surge in foreclosures and short sales---superseding the actual numbers of new construction and regular listings available. Often when the question is raised in the media, the responses&amp;nbsp;are centered upon the belief that (1) homeowners were irresponsible (2) homeowners got homes they just couldn't afford (3) everyone was greedy in this industry, out to make a dollar.&lt;/p&gt;
&lt;p&gt;Now, while all of these did play a significant role leading to the surge in foreclosures, there is a group of indivduals&amp;nbsp;suffering as well and without a doubt, overlooked. We are overlooking the hard-working, responsible homeowners who are losing their homes and suffering as a direct result of the economy! They have lost or are in jeopardy of losing their homes because they have faced a financial hardship: Job Loss! They can't pay their mortgage simply because the economy has gotten so bad companies have closed their doors or layed people off. No one has been spared, no industry is immune!&lt;/p&gt;
&lt;p&gt;With the surge in the number of foreclosures throughout Charlotte, NC. and around the country for that matter, I was ecstatic to hear yesterday evening that Fannie Mae and Freddie Mac have devised a temporary relief to foreclosures. Both Fannie Mae &amp;amp; Freddie Mac&amp;nbsp;are temporarily halting&amp;nbsp;all foreclosures on all homes currently in default from November 21st through January 2009.&lt;/p&gt;
&lt;p&gt;This means if a current homeowner has a primary Fannie Mae or Freddie Mac based loan and they are in jeporady of foreclosure, have received a hearing regarding a foreclosure, or worst--have their homes scheduled for foreclosure, then these procedures have been placed on hold at least until January 2009.&lt;/p&gt;
&lt;p&gt;Now with&amp;nbsp;most good&amp;nbsp;things, there's a catch. The catch here is that the home MUST currently be occupied and NOT vacant. So, homeowners who have made the decision to vacate their homes may&amp;nbsp;not be immune. However homeowners who are considering moving out as a result of their mortgage woes really need to re-consider making the move. If they want to actually save their home from foreclosure or even hire a real estate pre-foreclosure/short sale specialist to short sale their home, then they need to make sure their home is occupied and not vacant to take advantage of this opportunity!&lt;/p&gt;
&lt;p&gt;During the dedelayed process, both Fannie Mae and Freddie Mac's plans are to develop new strategies to employ to help homeowners save their home and get back on track, if possible. Their goal is to save as many homes as possible and avoid adding to the expected increase of foreclosures throughout the country projected the first of the year.&lt;/p&gt;

&lt;p&gt;With the surge in the number of foreclosures throughout North Carolina, I am often contacted regarding a homeowner's options in saving their home and/or credit from disaster. Believe it or not, folks, the foreclosure dilemma not only affects modest, starter based homes, but homes in the million dollar price ranges as well. Despite what is being printed in local newspapers throughout the state, the number of foreclosures throughout the Carolinas has increased significantly and&amp;nbsp;both our homeowners and neighborhoods are suffering. No one is immune to the effects caused. Everyone is affected. However, there is help available to remedy the situation and many mortgage companies, community-based programs and&amp;nbsp;real estate professionals&amp;nbsp;are actively working together to help alleviate foreclosures.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, many homeowners seeking relief often times do not understand the benefits and tradeoffs of undergoing the Short Sale process. This is especially due to the fact that there are as many different types of Short Sale qualification processes and guidelines&amp;nbsp;as there are banks.&amp;nbsp;These&amp;nbsp;guidelines depend upon a number of factors such as the type of the loan undergoing the short sale approval process,&amp;nbsp;the loan's servicer--meaning who monitors and collects the loan payments&amp;nbsp;on behalf of the mortgage company/investor, the organization/program financially backing the loan, the specific mortgagor's Pre-foreclosure/Short Sale requirements and the length of time the loan has been in default.&lt;/p&gt;
&lt;p&gt;Throw in&amp;nbsp; misinformation spreading rampantly, scam artists targeting those homeowners in default, and some (surely not all as the majority of the companies want to help and do help) mortgage companies unwilling or uncooperatively discouraging homeowners to just give up and turn in the keys---- It's no wonder homeowners become so frustrated and decide to give up. My response to this: Don't give up. Get help and get help NOW. Educate yourself on the basic steps you must take to avoid foreclosure.&lt;/p&gt;
&lt;p&gt;Homeowners can further educate themselves and get quick, reliable help by first making their lender aware of their financial hardship and immediately contacting a seasoned,&amp;nbsp;Realtor who specializes in Short Sales and Preforeclosures within their area. The mortgage company can provide you with options to help you save your home. Likewise, a specialized Realtor will be able to intervene on your behalf,&amp;nbsp;advise you of your options based upon their experience with your specific type of loan, the short sale program that will apply and their experiences and past success with dealing directly with your mortgage company. Experience and Success Rates is Key. It is a MUST and Yes, It Does Matter!&lt;/p&gt;
&lt;p align=&quot;center&quot;&gt;Below, I've listed 7 Reasons to Consider a Short Sale&lt;/p&gt;

&lt;li&gt;The homeowner has suffered a financial hardship which does not appear will get better within the next&amp;nbsp;six months to a year.&lt;/li&gt;

&lt;li&gt;The homeowner has agreed to sell their home to avoid foreclosure, but cannot make the necessary repairs to bring the home up to par to command a price equal to or greater than what is currently owed on their mortgage balance.&lt;/li&gt;
&lt;li&gt;The homeowner became over-extended financially and as a result, is in a financial bind that prohibits them to continue to make payments on their home. For example, this may be a result of a job layoff, divorce, job termination, or overall increase in everyday living expenses.&lt;/li&gt;
&lt;li&gt;The homeowner has suffered an extenuating family situation that resulted in the family's overall budget to decrease significantly. For example, a spouse&amp;nbsp;may have&amp;nbsp;become extremely ill and unable to work, a divorce or separation&amp;nbsp;has gone&amp;nbsp;into effect, or one of the mortgage borrowers has become incarcerated.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;The homeowner is currently 30 days or more late on their mortgage payments&amp;nbsp;and the collection process has begun. The homeowner&amp;nbsp;wants to avoid a foreclosure and save their credit.&lt;/li&gt;
&lt;li&gt;The homeowner has been in collections status&amp;nbsp;for some time and in fact, time and their options&amp;nbsp;are running out in saving their home.       <description>&lt;p&gt;As a real estate professional, I&amp;#39;m often asked by homeowners, &amp;quot;What can I do to improve the value of my home?&amp;quot; Often, this question is asked by the homeowner in anticipation of getting the home prepared for sell in today&amp;#39;s competitive market. Most prospective sellers are aware of the&amp;nbsp;challenges they will endure in listing their home. However, they want to&amp;nbsp;accomplish there goal as quickly and as affordable as possible. &lt;/p&gt;&lt;p&gt;Here are some tips that can give your home a boost in today&amp;#39;s market:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&amp;nbsp;Organize, Organize, Organize! Meaning, remove all clutter and excess furniture from the home.&lt;/li&gt;&lt;li&gt;Consider adding a fresh, neutral coat of paint to the home&amp;#39;s interior. Paint all trimming too.&lt;/li&gt;&lt;li&gt;Replace all worn flooring. If it does not look new and inviting, replace it. Buyers will notice every blemish. Also, it&amp;#39;s best to do this before listing. When buyers see a worn floor, it is automatically registered in their mind as a negative. Negative results = a reduction in the offer price.&lt;/li&gt;&lt;li&gt;Pressure wash the home&amp;#39;s exterior---including decks, sidewalks, and driveways.&lt;/li&gt;&lt;li&gt;Keep the home clean at all times. &lt;/li&gt;&lt;li&gt;Add aromatic plug-ins throughout the home to add a fresh, appealing smell.&lt;/li&gt;&lt;li&gt;When your home is ready to list and show, keep the home&amp;#39;s temperature inviting to the buyers. For example, if it&amp;#39;s 90 degrees outside, make the home cool and refreshing inside. That will surely keep prospective buyers around longer.&lt;/li&gt;&lt;li&gt;Replace worn and torn window treatments and blinds.&lt;/li&gt;&lt;li&gt;Throw out&amp;nbsp;anything you do not need. Break down this task by assigning a different day to inspect and remove unwanted items from each room. You can donate your unwanted items to your local donation center, homeless shelter, school or on-line at freecycle.com. &lt;/li&gt;&lt;li&gt;Organize all closets---including linen closets and the kitchen pantry. This allows the buyer to see the actual storage space available in these areas. Closet space&amp;nbsp;does matter and can make a tremendous difference in a buyer&amp;nbsp;purchasing&amp;nbsp;your home or selecting another home.&lt;/li&gt;&lt;li&gt;&amp;nbsp;Keep the yard nicely manicured and landscaped. A fresh bed of flowers and a nice cut lawn makes a world of a difference. Also,&amp;nbsp;a wreath added to the door can change the entire look of the home&amp;#39;s entrance, making it more inviting. &lt;/li&gt;&lt;li&gt;Get&amp;nbsp;all pets groomed and create a small, secure&amp;nbsp;area in your home for your pet to&amp;nbsp;retreat to when the home is being shown. &amp;nbsp;Many buyers and agents are turned off by unsecured pets in the home. &lt;/li&gt;&lt;li&gt;Make sure all linens on the bed are clean and neat.&lt;/li&gt;&lt;li&gt;Organize the kitchen and remove all items from the counter space and hardware from the top of the cabinets.&lt;/li&gt;&lt;li&gt;Make sure all windows are clean and not in need of repair. &lt;/li&gt;&lt;li&gt;Organize furniture throughout the home to accentuate the home&amp;#39;s appeal. Consider hiring a professional home stager. &lt;/li&gt;&lt;li&gt;Replace all filters throughout the home. &lt;/li&gt;&lt;li&gt;Organize the laundry room/area. You&amp;#39;ve spoken to a loan officer, gotten pre-approved and your on your way to&amp;nbsp;obtaining a piece of the American Dream. Your goal: To get a home according to your specifications, within your budget and hopefully for as less as possible. &lt;/p&gt;&lt;p&gt;At this point, your considering a foreclosed home, especially if the home has great potential and will save you tremendously. After all, the more you save, the more money/equity you&amp;#39;ll have to do the renovations or repairs necessary to transform that foreclosed house into your wonderful home. Your on your way!&lt;/p&gt;&lt;p&gt;But, wait! There&amp;#39;s an additional opportunity where you could benefit even more, and possibly help someone else along the way..... A Pre-Foreclosed (Short Sale) Home!&lt;/p&gt;&lt;p&gt;That&amp;#39;s right. A pre-foreclosure provides an excellent opportunity for you to obtain a nice home, at an awesome price! Simply put, a pre-foreclosure is a home that is in jeopardy of foreclosure due to the current homeowner&amp;#39;s inability to maintain the mortgage. Often times, the homeowner experiencing the financial hardship will seek the assistance of a real estate professional (preferably one that specializes in pre-foreclosures and short sales) to persuade the bank to accept a short sale (sale of the home for less than what the borrower owes on the mortgage)&amp;nbsp; in order to save the client from foreclosure and further damage to their credit. The agent then lists the home according to the banks protocols&amp;nbsp;and proceeds with the necessary processes to gain the bank&amp;#39;s acceptance of the short sale. &lt;/p&gt;&lt;p&gt;FACTS of PRE-FORECLOSURES:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&amp;nbsp;Pre-Foreclosed homes are sold at a great price, often times comparable to a foreclosed property, with some being sold even less!&lt;/li&gt;&lt;li&gt;The average Pre-Foreclosures in 2007 consisted of homes in very decent shape with minor repairs. Believe it or not, there were&amp;nbsp;some homes less than a year old&amp;nbsp;available!&amp;nbsp;&lt;/li&gt;&lt;li&gt;Home Warranties are available at substantial savings, which will further protect the buyer against heating, cooling, plumbing and electrical problems that can occur.&lt;/li&gt;&lt;li&gt;The typical pre-foreclosure purchase takes anywhere on average&amp;nbsp;from 30-60 days for the bank&amp;#39;s final&amp;nbsp;approval of the short sale once the offer is submitted.&amp;nbsp;This is because the bank has a set of protocols it must follow, with a series of checks and balances to insure that the home and/or the homeowner&amp;nbsp;actually qualifies for&amp;nbsp;the short sale. However, the savings are generally worth the wait!&lt;/li&gt;&lt;li&gt;Banks really want to prevent a foreclosure sale, as a short sale typically saves them tremendously and legally they Can Not sell the home themselves!&lt;/li&gt;&lt;li&gt;When submitting an offer, it is very important that you submit a fair price. Banks will not be bullied and will not accept a low ball offer. Remember, they have appraisals, BPOs and other price comparisons performed by specialists to provide them with additional insight on the homes saleability. &lt;/li&gt;&lt;li&gt;Often times the listed price is a suggested price the listing agent believes, according to their research, that&amp;nbsp;the bank will accept. A few banks will provide the listing agent with&amp;nbsp;an acceptable list price, most will not.&amp;nbsp;&amp;nbsp;&lt;/li&gt;&lt;li&gt;It is best to look for an experienced agent who is familiar with or willing to learn&amp;nbsp;what to expect&amp;nbsp;from the listing agent the process to represent your best interests as the buyer. &lt;/li&gt;&lt;li&gt;There are a variety of short sale protocols, with different mortgage types having different protocols. For example, an FHA-financed home seeking short sale approval is very different with stipulations not associated with a conventional-based financed home seeking a short sale approval.&lt;/li&gt;&lt;li&gt;Short Sales are typically sold &amp;quot;AS IS&amp;quot; with the lender nor the current homeowner offering any repairs on the home. From escalating gas prices, increasing grocery costs, to sky-rocketing healthcare expenses, managing the family budget to meet the basic needs has become the number one challenge with many households. Toss in a job loss, unexpected medical condition, or a significant increase in mortgage payment into the situation pool and you have a crisis!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The overall results of such conditions are horrific-with an enormous surge in homeowners facing the perils of foreclosure. Faithful renters are losing their place of residence overnight because the landlord failed to pay the mortgage and notify them of the situation. &amp;nbsp;Let&amp;#39;s not forget about the mortgage companies that have closed their doors as a result, or those that are cutting jobs and selling their assets as quickly as possible to improve their stock portfolio.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;As a Pre-Foreclosure Specialist, I&amp;#39;ve witnessed a surge in the number of homeowners seeking help to avoid foreclosure. At the same time, I&amp;#39;ve also observed a high number of scams, so-called companies &amp;amp; non licensed individuals taking advantage of these homeowners. I can&amp;#39;t express enough how many times my office have received calls from victimized homeowners who were tricked by scams resulting in the loss of their home---often times having the deed to their home signed right underneath their radar---over to the company/individual who was so called trying to &amp;quot;help&amp;quot; in the first place. Folk&amp;#39;s this is real &amp;amp; it&amp;#39;s scary. There are people on every corner in every city trying to scam their way into acquiring homes! Sadly, more and more homeowners are falling victim to these predators.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So, what do you do if you are a homeowner facing foreclosure?&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, the first thing to do is to make contact with your mortgage company. Explain to them your situation and ask if there are any alternative programs they have available to help you keep your home. Many mortgage companies have such programs and will mail you the paperwork to get started. However, you must &amp;quot;ask.&amp;quot; &amp;nbsp;Moreover, if you have a FHA-secured loan, there are definitely programs established to help you keep your home. This initial contact with the mortgage company is a very important step. Keep a detailed written record of who you spoke with, the time/date, department, and the details of the conversation. I would also follow up with a certified written letter explaining your situation in writing and your request for assistance. This way you have documentation that the letter was received and the mortgage company is aware of your condition.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;You don&amp;#39;t know how many times I&amp;#39;ve counseled clients facing foreclosure who have avoided this step entirely. Sometimes it&amp;#39;s because of fear, but very often it&amp;#39;s because of pride. Trust me, when your number one financial asset and family livelihood is threatened, pride is simply not an option. Wait too long and you will not qualify for the programs that were available to help you keep your home. As hard as it may seem, &amp;quot;Mortgage Companies Do Not Want Your Home.&amp;quot; They don&amp;#39;t. It&amp;#39;s too time consuming and highly expensive-especially to have it just sitting and not making money in their portfolio. In fact, the law prohibits mortgage companies from selling off properties themselves. They must hire a Real Estate Professional who specializes in real estate owned properties (REOs) to sell the home for them. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Secondly, I would contact a Realtor&amp;reg; who specializes in helping homeowners through Pre-Foreclosure Counseling and Short Sales. This is especially necessary as you want to assure yourself and your family that you are working with someone who is licensed--- a real estate professional who knows about the pre-foreclosure process, can provide the best consultation, has documented experience with short sales, documentation and referral database of clients saved from both foreclosure and selling their home and has a record of completed short sale transactions. Seeking this information is essential as saving your home from foreclosure is a time-based process. However, when one&amp;#39;s choice leads to harsh mistakes, regret, and financial shock as a result of stubborn ignorance-it certainly makes one wonder.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;For those of you, who have never experienced such resistant comments, let me provide you with a prime example of the &amp;quot;Pains&amp;quot; associated with this choice by telling you a short story...&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You see, not only do I sell homes for clients; I also represent clients in the purchase of homes as well. In fact, I pride myself on the experience I have &amp;amp; continue to gain as well as &amp;nbsp;the &amp;quot;ABR&amp;quot; designation I&amp;#39;ve earned to exemplify my dedication to this profession.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, not too long ago I received a phone call from a potential client who had decided that he wanted to purchase a home. He was referred to me by one of my clients I&amp;#39;ve served and was really excited about buying another home here in Charlotte, NC. After a conversation with this gentleman we decided to meet at my office for an orientation &amp;amp; to begin the home buying process.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Now, a week later on the day of the appointment, I received a phone call---one hour later than the actual appointment time from the prospective buyer. &amp;quot;Sorry, Jaclyn, but I decided to purchase a new home and therefore do not need you to represent me.&amp;quot; Well, of course my response went something like I was glad he decided to purchase a new home, however, there are several reasons why he should have a Buyer&amp;#39;s Agent. Especially, since he would receive superior service, complete representation to promote his best interests, and all at no cost to him---All from a knowledgeable agent who just happens to be a native of Charlotte!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, needless to say, this gentleman could not and would not comprehend the fact that it would be in his best interest to utilize my services. So, we ended the conversation on good terms and I continued to keep my name and statistics in front of him via drip E-mail, postcards etc.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, What do you know! I received a phone call from him last week. Yes, he did move forward in buying the new home. Yes, he&amp;#39;d made the move to Charlotte into his new home and No, he never used a Realtor to represent him with his new purchase.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What&amp;#39;s the problem? Let&amp;#39;s just say he is not enjoying his new home as planned. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;He dislikes the area, can not bear the commute in traffic to and from work, and his neighbors decided that it would be a &amp;quot;sin&amp;quot; to cut their lawn. What makes matters worse, he is having trouble selling his home----as he was the FSBO of a 1 week old listing. He has thrown in the towel and decided to call an expert. He decided to call me. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;This guy was really in trouble. After analyzing his home---I had to be the bearer of bad news. His lovely home he spent $207,000 for is only worth $169,000! That&amp;#39;s right. You see, the neighborhood is still very new. Selling his home would mean not only would he compete with other comparable homes within his area, he would also compete with the builder who built his home and continues to build within his neighborhood. And, as savvy agents, we know builders do not want to keep inventory homes on the books too long. Especially when Quarter Report Time rolls around and their status is revealed. They offer many incentives to unload the homes. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Additionally, because he chose every upgrade (structurally &amp;amp; non-structurally) possible, he priced himself out of the home by roughly $38,000! This means that he would need to take a $38,000 loss if he wants to sell his home! Moreover, he chose a &amp;quot;specially priced&amp;quot; lot to build his home. This &amp;quot;lot&amp;quot; is so special-if you take ten steps out the back door, you would be falling off a cliff!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;You see he has become a recipient of loss as a result of choice. Stubbornness. Plain ignorance! &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;His options are limited. He does not want to rent his home as this is now his primary residence. He can not afford the financial loss associated with selling his home. Of A Mini-Series: Subprime Mortgage Companies Vanishing &amp;amp; The Foreclosure Correlation&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;strong&gt;by Jaclyn Erwin, Realtor&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Charlotte NC Real Estate&lt;/strong&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;Well, the news is out. Wall Street fell sharply yesterday, March 13&lt;sup&gt;th&lt;/sup&gt;. &amp;nbsp;Another Sub-Prime Mortgage company announced yesterday that it is closing down and has no money, and must relinquish its debt. The only option for this company: Bankruptcy. This company is not the first to make such an announcement, and certainly won&amp;#39;t be the last. With the vast surge of foreclosures happening throughout the country, many mortgage companies are going out of business.&lt;/p&gt;&lt;p&gt;In fact, 36 mortgage companies/divisions (subprime &amp;amp; non-subprime) have closed shop since Quarter 4 of 2006! Why? Because many homes they extended loans for are being foreclosed. When the majority of loans a mortgage company has defaults, its impossible for the mortgage company to survive.&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;&amp;quot;Share&lt;/strong&gt;&lt;/em&gt;&lt;em&gt;&lt;strong&gt;s of NovaStar Financial, which makes loans to people with weak credit, fell almost 43 percent on Wednesday after the company announced a surprise loss of $14.4 million for the fourth quarter and told investors that it might not make enough money to pay dividends for the next four years.&amp;quot; - The International Herald Tribune, Published Feb. 22, 2007&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;&lt;p&gt;For those of you who are unfamiliar with the subprime mortgage division, let me give you just a brief description. Subprime mortgages are basically home loans that subprime lenders extend to individuals who are credit challenged And who therefore, do not qualify for the more common &amp;quot;prime&amp;quot; loan programs. This means, these borrowers may have blemished credit due to a number of reasons such as divorce, prior late payments, charge-offs, etc. Now, these subprime loans allow borrowers who would otherwise be denied a mortgage, the opportunity to homeownership---but, at a hefty price.&lt;/p&gt;&lt;p&gt;You see, subprime loans are costly and also carry risks. They are costly because the lender charges a higher interest rate. Just like when one purchases a car, the higher the interest rate, the higher the payments. Additionally, the terms of the mortgage loan can be flexible (such is the case with ARM-based loans)-changing throughout the course of the loan and resulting in higher loan payments as rates change.&lt;/p&gt;&lt;p&gt;Now, As a Realtor/Broker, I&amp;#39;ve seen these loans offered to borrowers. For some, these borrowers are fully aware of the risks associated with them, and they initially accept the loan with the goal to later improve their credit status and exchange their subprime loan for a much more suitable loan with a fixed interest rate. &amp;nbsp;After all, these same borrowers can greatly improve their credit by paying their mortgage on time. The longer they maintain their perfect payment history, the more their credit will improve. It works for those who are disciplined and dedicated. However, for most individuals, it doesn&amp;#39;t.&lt;/p&gt;&lt;p&gt;In the end, those who can not afford to maintain their mortgage face foreclosure. This is the case, however with all loans-- subprime or not: If the borrower can not maintain their mortgage, they face foreclosure. As a pre-foreclosure specialist, I&amp;#39;ve witnessed a significant surge in Charlotte pre-foreclosures with All types of loans contributing to the increase.&lt;/p&gt;&lt;p&gt;With this, my case is not to argue or point out which loans cause foreclosure. Based on my experience, foreclosure occurs in all mortgage arenas. In All price ranges. Some more than others, no doubt. But it occurs. Period.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;When the economy reflects job loss, downsizing, shipping those computer jobs overseas that many spent years in college to specialize, a lack of significant employment in a field or specialty, etc: people lose jobs. When people lose jobs, money is scarce. Trust me. I&amp;#39;ve seen couples without a blemish on their mortgage payment history over 15 years face foreclosure. Folks it happens. Savings can not repair All hardships &amp;amp; circumstances. You see, the latest trend in today&amp;#39;s custom homes is the design of two master suites. That&amp;#39;s right, Two Master Suites. Now, there are a number of reasons why this trend has resurfaced. In all,&amp;nbsp;these &amp;quot;reasons&amp;quot; have lead to this&amp;nbsp;trend becoming one of the most popular requests throughout the country.&lt;/p&gt;&lt;p&gt;For starters, people are living longer.       <title>Help: How Do I Add Documents To P2Agent Site?  </title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I would like to add forms for my prospective clients to download and preview and/or print directly from my Point 2 Agent Website. The obstacle here is I simply do not know how to add this forms on my website so that they can. Now, I do have a Professional Point 2 Agent subscription. The forms I want to add are in MS Word format. I also have Adobe on my computer, just in case I need to do some type of converting to PDF first. &lt;/p&gt;&lt;p&gt;I&amp;#39;m sure this can be done, as I have seen websites with downloadable forms designed by the agent. I would really appreciate it if you guys can help me with this.       <title>Give Your Website A Check-Up!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I am almost sure that every real estate professional is aware of a &amp;quot;Website.&amp;quot; However, I find even in today&amp;#39;s challenging times that there are quite a few agents who do not understand the power of a website. Websites, folks, should generate money! Allen F. Hainge, Founder of CyberStars and Active Rainer states in his CyberStars newsletter that your website should generate at least $10,000 annually. That&amp;#39;s right folks, $10,000. J&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Sure, many of us have a website. No question about that. But, how many of us actually make our website(s) work for us so that it generates business? I must admit, when I first entered into this wonderful profession, I thought that the mere idea of just &amp;quot;having&amp;quot; a website was a huge leap of success. Well not quite. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;In doing some research of my own, I&amp;#39;ve embraced the power of the website! Though making a website perfect is an on-going task, there are some simple things to consider...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Real Estate Agents Should Have A Website That.....&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Is Consumer Friendly. This simply means that the website places more emphasizes on providing relevant information to the prospective client. Not just in terms of real estate, but about other interesting topics. For example, your website would be very beneficial in providing information regarding the cities you serve, entertainment, schools, dining opportunities, family resources within the city, and links to those activities etc.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should be updated regularly. This does not mean change your entire website. J But, what about adding your blogs, updating your newsletter on your site etc. In short, your website should not be the same as it was 3 years ago. Something should be different. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should enable prospects to search and view homes for sale in your area. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should be easy to understand in terms of navigating throughout the pages and easy to read. I know, this does require some work. What may be easy for me may not be easy for my prospects. Again, it takes time to make the site perfect.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Keep the prospective clients coming back for more. We are constantly being told that blogs--as well as newsletters are great for this. But also: the more content you add that is consumer friendly, the better. I have seen some sites that seem to offer everything you ask for or want to know regarding the specific area! &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Have the ability to capture prospective clients. Meaning, does your website provide an opportunity for interested consumers to sign up for a consultation? &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Provide your contact information. I know, I know---this is a no brainer. Well, there are many, many sites out there in Cyberspace that do not have a contact number for prospective clients to call. I don&amp;#39;t know about you, but when I&amp;#39;m interested in a product or service-even though I may be willing to explore, I eventually want to call and talk with a live person. J&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Colleagues,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I&amp;#39;m sure there is more to add to this list.
