      <title>Response from Senator Dianne Feinstein</title>
      <description>&lt;p&gt;This is response from Senator Dianne Feinstein regarding&amp;nbsp;letter to our representatives, asking for support to extend the First Time Homebuyers tax credit which is set to expire end of November, 09.&amp;nbsp; Doesn't sound very positive it will be voted on in time, since it looks like it might be held up in committee.&lt;/p&gt;
&lt;p&gt;Dear Mrs. Genton:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Thank you for contacting me to express your support for expanding the first-time homebuyer tax credit. I appreciate the time you took to write and welcome the opportunity to respond.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;In July 2008, the Housing and Economic Recovery Act of 2008 (Public Law 110-289) provided first-time homebuyers with a tax credit, equivalent to an interest-free loan, worth up to $7,500. The tax credit applied to homes purchased between April 9, 2009 and July 1, 2009. As the housing situation worsened in the fall of 2008, additional action was taken to prevent further declines in home values. Congress included in the American Recovery and Reinvestment Act of 2009 (Public Law 111-5), a more robust first-time homebuyer tax credit. Specifically, the tax credit was increased to $8,000 for homes purchased in 2009 and will not have to be repaid.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I understand your belief that the first-time homebuyer tax credit should be increased and expanded further. As you know, on June 10, 2009, Senator Johnny Isakson (R-GA) introduced the &quot;Home Buyer Tax Credit Act of 2009&quot; (S. 1230), which would increase the credit to up to $15,000, remove income eligibility limits, and expand it to include homebuyers purchasing homes other than their first. S. 1230 has been referred to the Senate Finance Committee, of which I am not a member. Please know that I will keep your support for this legislation in mind should it come before the full Senate.&lt;/p&gt;

Indian Wells residents who wish to participate and cultivate a garden bed would pay a nominal $25 fee per year to establish and maintain their gardens.&lt;/p&gt;
&lt;p&gt;An organic Community Garden offers many benefits: In addition to providing fresh and pesticide-free flowers, vegetables and herbs, it provides an area for socializing, offers a natural teaching/learning environment for people of all ages, and creates a sense of community pride and stewardship of the land.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;The inventory of residential properties in the Palm Desert&amp;nbsp;MLS has come down again and is now at 5,892 properties &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; A total of 869 properties&amp;nbsp;have&amp;nbsp;sold here in the past 3 months, from Rancho Mirage, Palm Desert (including Sun City), Indian Wells and La Quinta.&amp;nbsp; &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Average of 290 properties sold per month&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;Indian Wells statistics as of May 21,2009&lt;/p&gt;
&lt;p&gt;Its been an interesting season for Indian Wells real estate sales, here are a few up to date figures as of today.&lt;/p&gt;
&lt;p&gt;There have been 50 homes/properties(not land)&amp;nbsp;sold since January 1,2009.&amp;nbsp; Ranging in price from $132,500, condo in Mountain Cove, to $2,900,000 in The Reserve.&amp;nbsp; 7 of&amp;nbsp; those properties were bank owned and 3 were short sales.&lt;/p&gt;
&lt;p&gt;There are currently 315 homes for sale as of&amp;nbsp;today, ranging from low of $139,900 to high of $20,000,000.&amp;nbsp; Of&amp;nbsp; those 315, there are 5 for sale that are bank owned, ranging from low of $489,000 to high of $1,100,000.&amp;nbsp; There are 10 short sales ranging from low of $199,500 to high of $2,100,000.&amp;nbsp; Lots of property to choose from.&amp;nbsp; Call me if you'd like a current list.&lt;/p&gt;

&lt;p&gt;Regional Sales &amp;amp; Price Activity - June 2008&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Median price fell 37.7% and sales increased 17.5% compared to the same time a year ago for California statewide. &lt;strong&gt;Locally, median price fell 29.4 % &amp;amp; sales rose by 19.0 % from a year&lt;/strong&gt;&lt;strong&gt; ago.&amp;nbsp; The rise in sales also accounts for the drop in overall inventory - &lt;span style=&quot;text-decoration: underline;&quot;&gt;the July inventory is the lowest since September 2006&lt;/span&gt;.&amp;nbsp; January 08 sales rate &amp;amp; inventory yielded 22.4 months of unsold inventory.&amp;nbsp; July 08 sales &amp;amp; inventory stands at 13.1 months of unsold inventory.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&quot;The significant declines in the median price over the past several months are largely due to a dramatic shift in the sales mix since the onset of the credit crunch and the increase in the share of distressed sales, said C.A.R. Chief Economist Leslie Appleton-Young. &amp;nbsp;A year ago, the under $500,000 price range accounted for 40 percent of sales, the middle segment made up about 45 percent, and the over $1 million segment captured 15 percent of the market. As of June 2008, the shares had shifted to 67 percent, 24 percent, and 9 percent, respectively.&quot;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In the desert market buyers continue to take advantage of lower prices and reasonable interest rates, such that for June single family homes sold were only on the market for (median) 69 days down from 72 in May.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&amp;nbsp;This is recent message from&amp;nbsp;my local board of Realtors in the Desert or CDAR.&amp;nbsp; Its good advice for buyers and sellers.&amp;nbsp; The message should be clear now.&lt;/p&gt;&lt;p&gt;The most asked question right now is &amp;quot;where / when is the bottom of the market?&amp;quot; - many buyers now wait on the sidelines to buy at the bottom. Timing the market is dangerous ground. It&amp;#39;s more about hindsight than foresight. &lt;/p&gt;&lt;p&gt;When will we announce the bottom of the market? After about 90 -120 days of an upward trend line. In other words, after you missed it. The bottom is not a pinpoint on a graph. It is more like a wide bumpy trough. It appears that is where we are right now. This may be the &amp;quot;window&amp;quot; buyers have been looking for. &lt;/p&gt;&lt;p&gt;For Buyers: &lt;/p&gt;&lt;ul&gt;&lt;li&gt;Best time is now to find the neighborhood, development and house you want &lt;/li&gt;&lt;li&gt;Qualify for the 30 yr fixed. If rates rise your protected, if rates fall you decide when to refinance. &lt;/li&gt;&lt;li&gt;The &amp;quot;window&amp;quot; is open. There is no advance notice when it shuts. &lt;/li&gt;&lt;li&gt;Prices doubled over the last 7 years. No prediction on the next 7, but history says some will always look back to now and say, &amp;quot;wish I had.&amp;quot; &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;For Sellers: &lt;/p&gt;&lt;ul&gt;&lt;li&gt;Get out of the market if you&amp;#39;re not serious. Not the time to test the water. &lt;/li&gt;&lt;li&gt;Clean up, fix up, go for &amp;quot;curb appeal&amp;quot; and make it show well &lt;/li&gt;&lt;li&gt;Price it right up front - dropping the price every other week is not a winning strategy &lt;/li&gt;&lt;li&gt;Participate with your REALTOR&amp;reg; in the plan and cost of marketing &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;One final note: As a result of the recent So. Advanced Access.&amp;nbsp; As always your comments and input are welcomed...&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;quot;It&amp;#39;s That SPAM Again!&amp;quot;&lt;/strong&gt;&lt;/p&gt;It&amp;#39;s happening again. It&amp;#39;s always happening, but lately my inboxes have been filled with them as if the spammers in all of us have been awakened. What&amp;#39;s that, you don&amp;#39;t spam? Never! You may be an indentured spammer but don&amp;#39;t know it! Trying to pass along a boycott of gasoline to bring prices down? Or you think that 3 die-hard competitors made an announcement on the news that you can make money forwarding emails? So you pass along these chain letters because it&amp;#39;s hard to resist the part of you that wonders if it&amp;#39;s true. I think we&amp;#39;ve all been there. As people in an industry of service, we want to help people...clients...or &lt;em&gt;potential&lt;/em&gt; clients. So we forward these emails to our entire address book, because we think, &amp;quot;hey, who wouldn&amp;#39;t want to know what they can do to help lower gas prices &amp;quot;, right? What ends up happening is that you just gave yourself your own bad press. You did not investigate the truth of the claim on any of the popular &lt;a href=&quot;http://www.google.com/search?hl=en&amp;amp;q=email+hoax&quot; rel=&quot;nofollow&quot; target=&quot;_blank&quot;&gt;email hoax verification websites&lt;/a&gt;, you just forwarded it along. And, if you didn&amp;#39;t &lt;a href=&quot;http://www.webopedia.com/TERM/B/BCC.html&quot; rel=&quot;nofollow&quot; target=&quot;_blank&quot;&gt;BCC&lt;/a&gt; (blind carbon copy) everyone, then your entire address book is now being forwarded to millions of others who continue to pass the message along. Well, aside from clogging email servers with these messages, and increasing the cost of managing email, you increase the risk to your computer, and the computers of others. The risk becomes a little more clear when we realize that the majority of these emails originate from spammers trying to get the message around and back to them enough that they will be able to gather some good email addresses to which they can send their junk email. Each time you hit that forward button, you are helping them win and clogging your own inbox! This is why using the BCC option is important whenever you send &lt;u&gt;&lt;em&gt;any&lt;/em&gt;&lt;/u&gt; email. Protect your family, friends, colleagues, and clients from more SPAM by simply deleting the email.       <title>The Home Inspection</title>
      <description>&lt;p&gt;I just did a post about this subject and didn&amp;#39;t realize there was a group to post to... Hope you don&amp;#39;t mind if I copy and paste.&amp;nbsp; New to blogging and I am blown away by all the information available to us. &lt;/p&gt;&lt;p&gt;After you have written up the purchase agreement and all terms have been accepted and escrow opened, the next step and one of the most important parts of the purchase is to make arrangements to have the property inspected.&amp;nbsp; This is usually part of the sales agreement and in California you have 17 days, unless waved or extended, to make your inspections and do your due diligence.&lt;/p&gt;&lt;p&gt;Most buyers hire a local certified inspector, who inspects the property and gives a report back.&amp;nbsp; This report usually covers such areas as: electrical, plumbing, built-in appliances, safety hazards and a visual of structural integrity.&lt;/p&gt;&lt;p&gt;Most important to remember, this is not a sellers repair list or a deal breaker, unless there are major issues with the property.&amp;nbsp; Most sellers will work with the buyer to correct some, all or none of these request.&lt;/p&gt;&lt;p&gt;Land should also have due diligence, done by the buyer, to address such things as boundaries, easements, soil testing for percolation etc.&lt;/p&gt;&lt;p&gt;It is important to know as much about the property you&amp;#39;re buying as possible so there won&amp;#39;t be any surprises after escrow has closed.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Ask your Realtor, you&amp;#39;re working with, for a list of local qualified inspectors you can call to interview and get cost estimates for their report...       <title>The Home Warranty</title>
      <description>&lt;p&gt;Nine out of 10 existing home sales today include a home warranty, according to the Home Warranty Association of California (HWAC). Basic coverage for a home warranty means the warranty company will repair or replace an existing home&amp;#39;s covered mechanical systems and major built-in appliances that break down due to normal wear and tear. The typical warranty contract lasts for one year (but is renewable) and includes the home&amp;#39;s heating, plumbing, electrical system, water heater and major appliances.&lt;/p&gt;&lt;p&gt;A home warranty doesn&amp;#39;t act as a catch-all for home-repair costs. &amp;quot;One of the biggest misconceptions about a home warranty is that it covers everything,&amp;quot; says Ray Adams, a board member for HWAC. &amp;quot;But normally, we don&amp;#39;t cover &amp;lsquo;consequential damages&amp;#39;: if a water heater bursts and the carpet or floor gets damaged, the warranty company is not responsible for that-just the water heater itself. We also don&amp;#39;t cover pre-existing conditions, and sprinkler systems outside aren&amp;#39;t covered. Our coverage is limited to the perimeter of the house and the garage.&amp;quot; &lt;/p&gt;&lt;p&gt;The average premium for a standard home warranty policy is under 350.00&amp;nbsp;a year.&amp;nbsp; However, some premiums may be higher if the house is very large and has duplicate systems or extra coverage is selected to cover such things as pools and spas. Also, most policies have a $50 to $100 deductible. &lt;/p&gt;&lt;p&gt;Adams says that the number of consumer complaints is few, although they are typically due to homeowners not understanding their policy and coverage. According to HWAC statistics, warranty companies sell about 800,000 home warranties annually through a combination of renewals and new contracts, and approximately 90 percent of all resold homes in the state carry a home warranty.&amp;nbsp; Home warranties in California are more of a competitive-sell-almost everyone here has one. In the rest of the nation, for instance in states like Montana where the percentage of home warranties is about 20 to 30 percent, it&amp;#39;s more of a concept-sell. One of the biggest problems warranty companies have is when a buyer closes escrow and is simply told by the seller or broker that the home has a warranty. The new owner usually doesn&amp;#39;t receive the warranty contract until five to 10 days after close, due to paperwork and payment processing. If the homeowner has a problem during that first week-HWAC reports 15 to 20 percent of its claims occur in the first 30 days.       <description>&lt;p&gt;Hello and thank you for this opportunity to join in the fun of blogging.&lt;/p&gt;&lt;p&gt;I have been thinking about joining&amp;nbsp;this form of communication for some time and today while checking out a staging person for homes&amp;nbsp;and her news letter I stumbled across Active/Rain for the second time and decided to check it out.&lt;/p&gt;&lt;p&gt;So now I am trying to learn all about the etiquette&amp;nbsp;of blogging and just what I&amp;#39;m to put on my blog page for the world to see.&amp;nbsp; I am a self taught computer person and I received my e PRO certification&amp;nbsp; last year and their community is very clear that Realtors must get into the mainstream of&amp;nbsp;and be a part of this community. &lt;/p&gt;&lt;p&gt;This is my first post and I would appreciate any constructive help...
