It is almost hard to know where to begin when it comes to what there is to do in Northwest Indiana!

The region has it all. No matter what takes your fancy the area has it. Easy driving or bus distance to downtown Chicago, (we even operate on Central time unlike the rest of the state!) numerous shopping centers, golf courses, sports, live music..the list goes on! Not to even mention the gorgeous dunes on the shoreline of Lake Michigan!

Here is an idea of what is going on at the moment in the region:

In Lake County there is lots to do - with Christmas coming up, the holiday festivities are well underway. In Downtown Crown Point at the Lower Level Courthouse Shops - "Holiday Happenings" is on from now through the 19th of December offer the ability to meet an Elf as well as Santa and Mrs. Claus on Saturdays. Also there are numerous other meet and greets with Santa as well in other parts of the county. How about the local: Receive a letter from Santa program?!

In Porter County you can never get bored - no matter the time of year, with seven beaches on the Lake Michigan shore you can be sure of fun! At this time of year Christmas fever has taken hold and on December 4th onwards on select nights you can see Scrooge the Musical at the Memorial Opera House. A great twist on a famous tale!

Green Building Has Taken Off Nationwide! Buyers Want Green Homes!

Buying a green home is the popular thing to do these days. Everybody wants to do their bit for the environment.

On the plus side, while being friendlier to the environment often means changing some habits, it can help you save some "green" of your own, the kind that goes in your wallet!

The push in real estate over the last few years has been towards more green housing - iin particular properties which have been constructed to green standards and have green features built in.

In fact, even this year (just a few weeks ago) there was the Living Green Expo 2009 presented by the Porter County Builders Association to promote green building and living in Northwest Indiana Real Estate!

In fact, according to a new study from the U.S. Green Building Council and Booz Allen Hamilton, construction in the green-building industry will support 7.9 million jobs over the next four years while pumping into the American economy $554 billion. Currently, 2 million American jobs are supported by the same industry and more than $100 billion in gross domestic product and wages is generated. From 2000 to 2008, $178 billion in gross domestic product was contributed to the economy and 2.4 million direct/indirect and induced jobs were created or saved which generated $123 billion in wages. Thats a lot of jobs nationwide and a good slice of the economy.

With buildings in the United States being responsible for 39% of CO2 emissions, 40% of energy consumption, 13% water consumption and 15% of Gross Domestic Product per year, making green building a source of significant economic and environmental opportunity to start to reduce those figures now and save some money in the process. With the goal of ALL building to be green.

What does all of this mean to the homeowner? Well, if your home has been modified to include some of the more efficient "green" technologies, it could mean a little more green in your wallet, not just over time in savings from running costs, but also at the close of a sale.

In short, buyers are looking for more energy efficient and greener homes.

Northwest Indiana Development & Community: Crown Point To Get New Sports Facility

Not only will 2010 be an exciting year for Crown Point, 2011 will be just as exciting - with the development of the new Bo Jackson Legacy Athletic Center which is penned to open in the first part of 2011.

Northwest Indiana is known for its passion for sports, this complex will bring a great facility to an area between North and South streets in Crown Point. The location is easily accessible from two interchanges along Interstate 65 - the existing one at U.S. 231, and the one under construction at 109th Avenue.

Mayor David Uran announced the plans for the complex yesterday and said that the city approached Bo Jackson Elite Sports, it was impressed with the foundation the group builds for children in character development, educational development and athletic development.

Crown Point created the Youth Sports Commission in 2007 to look at the youth sports needs of the city and to design a facility that could operate 12 months a year. the group will offer $3.4 million toward the $16 million project. The rest of the money will come from user fees and soliciting funds from sponsors, foundations and grants.

The facility will have two buildings, a 12,300-square-foot building that will house the Crown Point Parks and Recreation Department, a community room, athletic apparel store and food court. The second building will be a 155,904-square-foot dome with space for two full size baseball and softball fields, four soccer fields, four youth football fields, four full-sized basketball courts and eight full-sized volleyball courts.

The partnership between Crown Point and Bo Jackson Elite Sports will be a public-to-private venture to bring the complex to a 91-acre piece of city-owned property on the former site of the city's water plant.

Northwest Indiana Real Estate: NAR Shows Inventory Declining and Further Gains In Home Sales

The National Association of Realtors has released yet more information about home sales and inventory levels as part of its monthly offering of data.

The news is fantastic and very encouraging for the US as a whole.

Naturally driven by the First Time Homebuyer Tax credit in what was its final weeks, sales showed a huge boost in October.

In fact, sales of single-family, townhomes and condominiums jumped 10.1% to a seasonally adjusted annual rate of 6.10 million units in October, a massive increase of 23.5% above October 2008 and the highest sales activity since February 2007! This increase has lead to a decline in inventory, which fell at the end of October by 3.7% to 3.57 million existing homes available for sale, which represents a 7 month supply at the current sales pace, with unsold inventory totals that are 14.9% below a year ago.

Of course things are expected to level off after such a spike in figures, however now that the tax credit has been extended and expanded, potential buyers have until April 30th 2010 to have a contract in place - this will allow the demand for housing to continue. Particularly with low interest rates continuing - in fact, Mortgage interest rates last month were the third lowest on record, dating back to 1971!

However, locally here in the Midwest, things are even more exciting! Existing home sales in the region surged a huge 14.4% in October to a pace of 1.43 million and are 28.8% above a year ago. The median price in the Midwest was $146,600, a gain of 1.1% from October 2008.

With the local economy holding up well, this comes to no surprise to us here! As well as communities such as Valpo being voted as Community of the Year 2009. Why wouldn't you want to live here!

With a rapidly depleting inventory, interest rates and affordability at their lowest for over 30 years now is the best and probably last chance to snap up a great home at a great price.

Northwest Indiana Real Estate: Pending Home Sales Up - 8th Month In Row According to NAR!

News released by the National Association of Realtors indicates great news for the national housing market - the number of pending home sales has risen for the 8th consecutive month!

This is great news showing that the housing market turnaround is truly underway!

The Pending Home Sales Index, a forward-looking indicator used by NAR, based on contracts signed in September, rose 6.1% to 110.1 from a reading of 103.8 in August, and is a whopping 21.2% higher than September 2008 when it stood at 90.9. The gain from a year ago is the largest annual increase on record, and the index is at the highest level since December 2006 when it was 112.8.

While the increase of 21.2% over last September may sound huge, it is made up of different figures from different regions, here in the midwest the increase was a still impressive 8 percent! Naturally the increase was attributed to the increase in first time homebuyers snapping up homes to take advantage of the credit.

Tax Credit Extended for First Time Homebuyers

Now is a great time to buy a home in Northwest Indiana!

The Worker, Homeownership, and Business Assistance Act of 2009 has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence to April 30^th, 2010. The new legislation also increases the income limit for couples with income up to $225,000 and individuals up to $125,000.

The act has also authorized a tax credit of up to $6,500 for qualified repeat home buyers. An eligible repeat home buyer must have owned and lived in their previous home for five consecutive years out of the last eight years. Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit. It is equal to 10 percent of the home's purchase price up to a maximum of $6,500.

For first time and repeat home buyers, the tax credit applies only to primary residence homes priced at $800,000 or less. It is also available for homes purchased after November 6, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, the home purchase qualifies provided it is completed by June 30, 2010.
