      <title>What are you goals for 2010?</title>
      <description>&lt;p&gt;Goal Planning and You!&amp;nbsp; I'm sure we all look back at things we have spent money on and kicked ourselves for it, why not share and give each other a heads up!&amp;nbsp; I think we all need to start gearing up for next year, come out of the gates with a bang!&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;We are in the last quarter of 2009, have you made any goals yet for 2010?&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Since the market changed, what types of advertising do you feel worked best for you that you will continue doing next year and what will you drop from your ad budget?&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Also, with all new legislation coming about to help rev up the market, what do you hope comes about and what would you like to see gone?&amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;So after all is said and done, how do you feel the market has changed in your area over the past year?&amp;nbsp; Better or worse?&amp;nbsp; Around the Jersey Shore, I'm noticing several higher priced homes going short sale or into foreclosure because unfortunately, first time buyer tax credit wasn't enough to help anyone in the upper price ranges and the mortgage modification has a cutoff too low to help anyone affected by the economy that held higher paying jobs.&amp;nbsp; A few have actually said they feel discriminated against because they made too much money in salary, yet paid more in taxes and felt they should have been helped as well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I do hope that the buyer tax credit is expanded and extended to all who want to buy homes, revving up some of the toughest part of the markets!&lt;/p&gt;</description>

      <title>Jane's Beef Burgundy Meatloaf</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;u&gt;Jane&amp;#39;s Beef Burgundy Meatloaf&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;2-&amp;frac12; pounds meatloaf meat&lt;/li&gt;&lt;li&gt;1 pkg beefy onion soup mix (set aside &amp;frac12; tsp for topping)&lt;/li&gt;&lt;li&gt;3 slices potato bread ripped to small pieces&lt;/li&gt;&lt;li&gt;2 eggs lightly beaten&lt;/li&gt;&lt;li&gt;salt &amp;amp; pepper&lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;1 tbsp olive oil&lt;/li&gt;&lt;li&gt;1 package frozen onions &amp;amp; peppers&lt;/li&gt;&lt;li&gt;Sweet roasted peppers diced&lt;/li&gt;&lt;li&gt;2 small porcini mushrooms diced (strong flavor, so don&amp;#39;t need too much!)&lt;/li&gt;&lt;li&gt;&amp;frac12; cup burgundy wine&lt;/li&gt;&lt;li&gt;&amp;frac14; cup catsup &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Heat a skillet and heat 1 tbsp olive oil add veggies &amp;amp; garlic for 5 minutes until softened.&amp;nbsp; Let stand 20 minutes.&lt;/p&gt;&lt;p&gt;Preheat over to 350 degrees.&amp;nbsp; Combine all of the above ingredients and mush together.&amp;nbsp; Form 4 loaves on a broiler pan or meatloaf pan and cook at 350 until center reads 165 degrees on a meat thermometer. In a small dish or cup, mix together 2 tbsp burgundy wine, &amp;frac12; tsp onion soup mix and 3 tbsp catsup and set aside to brush over meatloaf as its cooking.&amp;nbsp; &lt;/p&gt;</description>

      <title>AUTUMN BEEF BURGUNDY STEW</title>
      <description>&lt;p&gt;&lt;strong&gt;BEEF BURGUNDY STEW&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Quantities really depend on how much you want to make - I used 1/5 pound of meet and mostly eyeballed my ingredients to taste.&amp;nbsp; It&amp;#39;s very easy to make and the recipe usually changes every time I make it, but this is the basic!&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Heat olive oil in a step pot&lt;/li&gt;&lt;li&gt;Brown Beef (beef for stew dredged in floured w/pepper &amp;amp; cayenne)&lt;/li&gt;&lt;li&gt;Dice potatoes (I used red potatoes, diced into 1.5 inch cubes)&lt;/li&gt;&lt;li&gt;Brown potatoes w/peppers &amp;amp; onions &amp;amp; sweet roasted peppers (and porcini mushrooms if desired)&lt;/li&gt;&lt;li&gt;Add burgundy to taste - just keep the bottle handy, start out with &amp;frac34; cup and add more as needed&lt;/li&gt;&lt;li&gt;1 pkg Beefy onion soup mix&lt;/li&gt;&lt;li&gt;Let it all thicken and add beef broth and water as needed&lt;/li&gt;&lt;li&gt;Add chopped carrots and green beans&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;If you want to bring this to an Autumn open house, just put it in a crock pot and plug in to keep warm!&amp;nbsp; Bring disposable hot cups &amp;amp; plastic soup spoons!&lt;/p&gt;&lt;p&gt;DELICIOUS!&amp;nbsp; Great for the family on cold nights!&amp;nbsp; ;)&lt;/p&gt;</description>

A polarizing filter will reduce or eliminate the problem and make the colors of the sky and foliage deeper. Polarizing filters are handy in overcast light, where they reduce glare on wet foliage and increase color saturation. A polarizer can also be used to remove unwanted reflections from glass, plastic, and painted surfaces. However, the polarizer does not remove reflections from shiny metal surfaces&lt;/div&gt;&lt;div&gt;
&lt;p&gt;
Also, like to play with free photo software?&#160; I found a ton of really cool ones, some mimic camera filters (great for those of you with P&amp;S cameras unable to use filters!), some rasterize, some create photo albums that you can burn to dvd (great gift for homeowners!), some let you create gorgeous wallpaper, and more!&lt;/div&gt;&lt;p&gt;

      <description>&lt;div&gt;When it gets very humid out, and there is AC in your car and in the house, pack a cooler in your car to keep your camera at a median temperature.&amp;nbsp; Otherwise your lens will fog up, condensation will get inside your camera and well... as i&amp;#39;m sure you can imagine it&amp;#39;s just not good for your camera. Also, keep your batteries cool and dry.&amp;nbsp; &lt;/div&gt;&lt;div&gt;I bought a car charger for my batteries on ebay for $5 - it&amp;#39;s been well worth it!&amp;nbsp; I charge it up between shoots and never have a dead battery.&amp;nbsp; I have one for the AA Batteries for my external flash as well!&amp;nbsp; &lt;/div&gt;&lt;div&gt;Another tip - when you&amp;#39;re shooting outside - don&amp;#39;t forget the sunscreen!&amp;nbsp; I was reminded of this when my grandmother ended up with skin cancer on her nose and just had it removed - not at all attractive and the melenoma is a scary cancer to have on your face.&amp;nbsp; &lt;/div&gt;</description>

      <title>DON'T BLAME THE PHOTOGRAPHER!</title>
      <description>&lt;div&gt;Oh, and if the listing doesn&amp;#39;t sell... DON&amp;#39;T BLAME THE PHOTOGRAPHER!&amp;nbsp; &lt;/div&gt;&lt;div&gt;I am a professional phoographer, as well as a realtor, and I shoot for many other agents.&amp;nbsp; On many occasions, home owners, who refuse to price their house to sell, instead blame the photographer now!&amp;nbsp; There is one house in particular, a new construction for around $4 mil that has been doing this.&amp;nbsp; It&amp;#39;s been on while under construction and once that was finished, the hired me in to take photos.&amp;nbsp; At first they were thrilled, saying how fabulous th ephotos were and loved the virtual tour I did as well.&amp;nbsp; Now, after several brokers open houses and public open houses, and lots of money spent on advertising (that&amp;#39;s also an excuse - they want monthly ads in unique homes, pinnacle, and several other high end mags), the house still isn&amp;#39;t sold.&amp;nbsp; &lt;/div&gt;&lt;div&gt;So we&amp;#39;ve photographed this house so many times and every time the owners say the same thing - at first love them, then blame the photos! lol&amp;nbsp; Now they want to try another photographer who charges 4 times what I charge.&amp;nbsp; I really fell bad for the agent, because no matter what she says, they blame everything but the price!&amp;nbsp; And this is draining her wallet too since the company doesn&amp;#39;t pay for all the extras!&lt;/div&gt;&lt;div&gt;So, in these cases, what would you do?&amp;nbsp; How would you handle an extremeley high maintenance client like this.&amp;nbsp; And let me tell you - it&amp;#39;s a very seasoned agent specializing in luxury properties that has this listing.&amp;nbsp; So this has nothing to do with experience.&amp;nbsp; I&amp;#39;ve seen it happen sooo many times lately!&lt;/div&gt;</description>

Combine lime juice and sugar in a small dressing bowl. Whisk oil into lime juice in a slow stream. Cut romaine lettuce lengthwise through the center of the rib and then into 1 1/2 inch pieces. With wire whisk, mix together the egg substitute, garlic olive oil less 1 tablespoon, Worcestershire sauce, lemon juice, salt and pepper. In medium size skillet, on medium high heat, add the 1 tablespoon garlic olive oil. Add the cubed bread and toss until cubes are crisp. To the prepared romaine pieces, add the dressing mixture and toss. Add the Parmesan cheese and toss together with fresh hot crusty croutons&lt;/p&gt;</description>

      <description>&lt;p&gt;A healthy one!&lt;/p&gt;&lt;p&gt;Obviously, this salad will be extra good if you have freshly cooked corn and beans on hand. But if you don&amp;#39;t, just use the canned beans and frozen corn (we used white corn here).&lt;/p&gt;&lt;a id=&quot;more&quot;&gt;&lt;/a&gt;&lt;p&gt;1 (15 ounce) can of black beans, thoroughly rinsed, and drained (or 1 1/2 cup of freshly cooked black beans)&lt;br /&gt;1 1/2 cups frozen corn, defrosted (or fresh corn, parboiled, drained and cooled)&lt;br /&gt;1/2 cup chopped green onions or shallots&lt;br /&gt;2 fresh jalape&amp;ntilde;o peppers, seeded and minced, or 1 whole pickled jalape&amp;ntilde;o pepper, minced (not seeded)&lt;br /&gt;3 fresh plum tomatoes, seeded and chopped&lt;br /&gt;1 avocado, peeled, seeded, and cut into chunks&lt;br /&gt;1/2 cup fresh chopped cilantro&lt;br /&gt;1/4 cup fresh chopped basil&lt;br /&gt;2 Tbsp lime juice (about the amount of juice from one lime)&lt;br /&gt;1 Tbsp olive oil&lt;br /&gt;1/2 to 1 teaspoon of sugar (to taste)&lt;br /&gt;Salt and pepper to taste&lt;/p&gt;&lt;p&gt;Make sure to rinse and drain the beans, if you are using canned beans.&lt;/p&gt;&lt;p&gt;In a large bowl, combine the beans, corn, onions, jalapeno chile peppers, tomatoes, avocado, cilantro, basil, lime juice and olive oil. Add sugar and salt and pepper to taste. (The sugar will help balance the acidity from the tomatoes and lime juice.) Chill before serving.&lt;/p&gt;&lt;p&gt;Serves 6 to 8.&lt;/p&gt;</description>

      <description>&lt;p&gt;Why not serve coffee cake &amp;amp; coffee at your next open house?&amp;nbsp; A great brunch!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;APPLE COFFEE CAKE&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;1 cup flour&lt;br /&gt;1 teaspoon baking powder&lt;br /&gt;1/2 teaspoon salt&lt;br /&gt;1 cup sugar&lt;br /&gt;1 teaspoon ground cinnamon&lt;br /&gt;5 1/2 Tbsp unsalted butter, room temperature&lt;br /&gt;1 egg, beaten&lt;br /&gt;1/2 cup whole milk&lt;br /&gt;1 medium Cortland or other baking apple, peeled and sliced&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1&lt;/strong&gt; Set the oven to 375&amp;deg;F. Grease a 9-inch square baking dish with or pie pan a 4-cup capacity.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2&lt;/strong&gt; Sift the flour, baking powder, and salt.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3&lt;/strong&gt; In a bowl, combine 1/2 a cup of the sugar with the cinnamon, set aside.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4&lt;/strong&gt; In the bowl of an electric mixer, cream the butter with the remaining 1/2 cup sugar. Beat in the egg until blended. Add the flour mixture in three additions, alternating with the milk, beating until just combined.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5&lt;/strong&gt; Spread half the batter in the baking dish. Lay the apple slices on the batter so they just cover the batter (you may have to overlap some slices). Sprinkle the apples with half of the cinnamon-sugar mixture. Spread the rest of the batter over the apples. Sprinkle the remaining cinnamon-sugar on top.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6&lt;/strong&gt; Bake the cake for 25 minutes or until it is golden brown and apples start to bubble at the edges.&lt;/p&gt;</description>

      <description>&lt;div&gt;A great way to serve tropical summer fruits!&lt;/div&gt;&lt;div&gt;Needed:&lt;/div&gt;&lt;ul&gt;&lt;li&gt;Wooden Skewers&lt;/li&gt;&lt;li&gt;Spray Bottle&lt;/li&gt;&lt;li&gt;Assorted Tropical Fruits&lt;/li&gt;&lt;li&gt;Agave Nectar&lt;/li&gt;&lt;li&gt;Toasted Coconut&lt;/li&gt;&lt;li&gt;Lime Juice&lt;/li&gt;&lt;li&gt;Waxed Paper&lt;/li&gt;&lt;/ul&gt;&lt;div&gt;Assembly:&lt;/div&gt;&lt;ul&gt;&lt;li&gt;Soak wooden skewers in water for about an hour.&lt;/li&gt;&lt;li&gt;Line a pan with waxed paper to place the skewers on.&lt;/li&gt;&lt;li&gt;In a bowl mix 1/4 cup Agave nectar (available at healthfood stores) 4 Tablespoons warm water, 1 tablespoon fresh lime juice.&amp;nbsp; Add this mixture to a spray bottle and set aside.&lt;/li&gt;&lt;li&gt;Dice Pineapple, Mango, Bananas, Strawberries, and other tropical fruits of your choice.&lt;/li&gt;&lt;li&gt;Spread toasted coconut on waxed paper, set aside.&lt;/li&gt;&lt;li&gt;On the skewers, arrange the diced tropical fruits&lt;/li&gt;&lt;li&gt;Lightly mist with the nectar mixture, just enough for them to hold the coconut&lt;/li&gt;&lt;li&gt;Roll in coconut and set on the waxed paper in the pan.&amp;nbsp; When coconut is set - serve!&amp;nbsp; Delicious!&lt;/li&gt;&lt;/ul&gt;&lt;div&gt;Great served with Lemonade, Iced Mango Tea or some other wonderful tropical flavored drink!&amp;nbsp; If you&amp;#39;re in an outdoor setting, don&amp;#39;t forget the little screened domes to put over the fruit to keep buggies away!&lt;/div&gt;</description>

Wash insect bites with a Tea tree oil based soap and rinse with witchhazel. Next, dab freshly washed bites and lemon juice or cider vinegar. Before bedtime, apply lavender oil or cinnamon oil by rubbing on the affected area. As well as helping repel mosquitoes these oils also take away itching from bites.&amp;nbsp; Maybe find a spray bottle to make your own spray with olive oil, Tea Tree Oil &amp;amp; either Lemongrass or Lavender as your natural mosquito repellant!&lt;/div&gt;&lt;p&gt;I add Tea Tree Oil to fragrance free/oil free moisturizer in the summer with a few drops of Lemongrass oil.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Hopefully that will keep you from being eaten alive this summer!&lt;/p&gt;</description>

You didn&amp;#39;t set a budget.&lt;br /&gt;&lt;/strong&gt;Buy a home that&amp;#39;s way out of your price range and you could well derail your ability to fund other important items such as retirement savings, your kids&amp;#39; education -- not to mention an entertainment budget. &lt;br /&gt;&lt;br /&gt;Mortgage brokers will tell you how much you can borrow. But that amount may not be what you can afford to pay.&lt;br /&gt;&lt;br /&gt;&amp;quot;What if you have a lot of kids or you like to travel a lot?&amp;quot;. &amp;quot;You&amp;#39;ve got to ask &amp;#39;How is this housing purchase going to affect our monthly spending?&amp;#39; You have to look at all of your monthly expenditures.&amp;quot; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2. You picked the wrong mortgage.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;These days, many homebuyers are rushing to secure a mortgage as fast as possible without fully exploring their options. That&amp;#39;s because sellers often only consider bids from individuals who have been pre-approved for a loan. A word of advice? Pick your financing package with care. &lt;br /&gt;&lt;br /&gt;First-time home buyers may qualify for a program through Fannie Mae that requires lower down payments and easier qualification limits than standard loans. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;3. You picked the wrong community.&lt;br /&gt;&lt;/strong&gt;Some places are just flat-out expensive, and you&amp;#39;ll probably have to search for a location that&amp;#39;s affordable. That doesn&amp;#39;t mean you should choose the cheapest locale. &lt;br /&gt;&lt;br /&gt;If you don&amp;#39;t like the location you&amp;#39;ll be unhappy. What&amp;#39;s more, you&amp;#39;ll probably have a hard time selling your property if the community isn&amp;#39;t good. Ask around and read the local papers to know how the community is faring economically, what the major issues are, how many resources it offers. &lt;br /&gt;&lt;br /&gt;Don&amp;#39;t neglect the schools. Gather such data as test scores, statistics on the percentage of kids who graduate and go to college, the student/teacher ratio and so on. Talk to parents and students to get the inside scoop. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;4. You didn&amp;#39;t know what homes really cost.&lt;br /&gt;&lt;/strong&gt;The best way to determine if you&amp;#39;re getting a fair deal is by comparing the cost of the home you&amp;#39;re interested in with similar homes in an area. You can do this easily by having your Realtor provide you with a CMA (that&amp;#39;s short for Comparable Market Analysis). A CMA lists such things as addresses of recently sold homes, prices, date sold, the number of bedrooms and bathrooms and -- ideally -- such things as the home&amp;#39;s condition, its size and extra features. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5. You used a bad real estate agent.&lt;br /&gt;&lt;/strong&gt;Don&amp;#39;t make buying a home more difficult by choosing the wrong agent. You want a buyer&amp;#39;s agent who works for you and understands your needs and financial limitations. &lt;br /&gt;&lt;br /&gt;References from friends can help you find a good pro. Interview three, and ask to see their activity lists, which reveal every property the agent sold (or whose clients bought) in the past year. Look at sales prices. Make sure the agent has significant experience in the area where you want to live and the price range that you&amp;#39;re looking for. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;6. You never went back to check on the neighborhood.&lt;br /&gt;&lt;/strong&gt;If you&amp;#39;re like most homebuyers, you probably spend many weekends looking for a new dwelling. But what happens to the neighborhood on weekdays or after dark? Is the house that&amp;#39;s &amp;quot;convenient to town&amp;quot; sitting on a main thoroughfare that fills up with cars come commute time? &lt;br /&gt;&lt;br /&gt;The only way to answer these questions is to go back and see what the neighborhood&amp;#39;s like at various times of the day and week. Do your neighbors spend weekends with the stereo blaring? You want to know as much about the neighborhood as possible before you buy. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;7. You forgot to consider resale.&lt;br /&gt;&lt;/strong&gt;It&amp;#39;s easy when you&amp;#39;re house hunting to forget what it&amp;#39;s going to be like to sell your home down the road. But as you tour homes, put yourself in the perspective of the sellers. You may be drawn to a home that has quirky features or no closets or just one, tiny bathroom (You can use armoires. Share showers.) But others may not be as enthusiastic. When you buy, think about the day it comes time to sell. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;8. You bought the most expensive home on the block.&lt;br /&gt;&lt;/strong&gt;It&amp;#39;s wonderful when you find your dream house, but if it&amp;#39;s the most expensive home on the block you could have a problem. Quite simply, your neighbors&amp;#39; lower home values will dampen yours. Remember, people who buy a $500,000 home usually want to be surrounded by other $500,000 homes, not tiny $100,000 bungalows. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;9. You didn&amp;#39;t do an inspection.&lt;br /&gt;&lt;/strong&gt;Bottom line: you should never buy a home without having it inspected. After all, you don&amp;#39;t want to learn that you&amp;#39;ve bought a house that&amp;#39;s filled with termites or has a frazzled electrical system. If you&amp;#39;re building a new home, an inspection can ensure that all the work has been finished properly. &lt;br /&gt;&lt;br /&gt;Home inspections typically run $300 to $600 and usually include a check of a home&amp;#39;s heating and air condition systems, plumbing and electrical works, roof, walls, foundation/structure, drainage, the garage and basement. &lt;br /&gt;&lt;br /&gt;Underground heating oil storage tanks also should be inspected before you buy since leaking tanks cause huge environmental, legal and financial problems. (A seller&amp;#39;s disclosure statement should reveal if there&amp;#39;s an underground tank on the property.) The Environmental Protection Agency has tank guidelines for homeowners -- plus contacts at state Department of Environmental Protection offices -- so you can find pros to help. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;10. You forgot about closing costs.&lt;br /&gt;&lt;/strong&gt;Think it&amp;#39;s bad to pay tax when you eat out? Wait until you&amp;#39;re paying closing costs, which can run up to 5 percent of the home&amp;#39;s purchase price.&lt;br /&gt;&lt;br /&gt;A mortgage lender should provide you with a specific estimate of what costs will be. But keep in mind they include such things as origination (points) on a loan, escrow fees, title and homeowners insurance, legal costs, property taxes, fees to record your need deed and notary fees. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;11. Not getting what you want because you&amp;#39;re impatient.&lt;br /&gt;&lt;/strong&gt;This is a big decision. You need time. Impatient decisions can lead to mistakes.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;12. Trying to make a shrewd investment.&lt;br /&gt;&lt;/strong&gt;People need to buy based on what fits their family. Don&amp;#39;t try to guess what will happen to the market. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;13. Not buying at all.&lt;/strong&gt;&lt;br /&gt;If you can afford a home and you don&amp;#39;t make that purchase, you&amp;#39;ll lose the benefit of tax deductions, building home equity and the appreciation in value.&lt;/p&gt;</description>

(Conveniently for criminals, pure acetone is also available in the paint department of home improvement centers.) &amp;nbsp; Here&amp;#39;s how the scam goes down: The crook steals mail likely to contain a signed check-envelopes addressed to the phone or electric company are easy pickings. He or she then removes your check, puts a piece of cellophane tape over the front and back of your signature, and places the check in a pan of acetone. This process-known as &amp;quot;check washing&amp;quot;-takes only about 30 minutes to rinse everything but the printer&amp;#39;s ink from the check. Your tape-covered John Hancock and the printer-inked information, of course, remain intact. The check is then blow-dried and flattened in a book, the tape is carefully peeled away and voil&amp;agrave;-a blank check signed by you, replete with your name, address and bank account information. &amp;nbsp; &lt;/div&gt;&lt;div&gt;&lt;strong&gt;How to Protect Yourself&lt;/strong&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;Buy yourself a safe pen.
