      <description>&lt;p&gt;There are some agents ok with my being there and they do understand the security purposes. I think they are concerned about their buyer disclosing too much. Unfortunately, there are about 25% that really dislike it. Even if I am there, I try to give them their privacy to tour the home so the picture frame notes often bring questions so there is a smoother transition for me to discuss amenities. &lt;/p&gt;&lt;p&gt;Any other great marketing tools that have worked for anyone on these higher priced homes?&lt;/p&gt;</description>

      <title>Luxuary homes sales</title>
      <description>I find I have luxury homes for sale with so many features that if I am not there for the showings, the buyers do not recognize all the great features. Some agents do not want the listing agent there. Have you thought about marketing these features in the home? I put out brief notes in each room within a picture frame. All the high tech wiring is behind the walls. What about the frame around windows made of steel in lieu of wood framing. Plumbing that has separate lines for every source in the home. These are big ticket items that add value to your listing. It really works great when you don&amp;#39;t have the opportunity during the showing. All houses are not the same and buyers don&amp;#39;t initially recognize the hidden amenities. Let me know your thoughts!!!</description>

      <title>New construction: Things to think about</title>
      <description>Being in New Construction for over 10 years and watching the market change, buyers need to know what their doing! I always tell my buyers, nothing is for free. If the prices and offers are hard to believe, why? Are they comprimising quality construction you can&amp;#39;t see? Educate yourself to know how a home is made so you know what to ask. For example, framing and sub floor materials, insulation quality. There are big differences between builders. Do they pay the transfer tax? You don&amp;#39;t want a big &lt;strong&gt;&lt;u&gt;cost surprise at closing&lt;/u&gt;&lt;/strong&gt;. What about assestments they pass on to you? In this market there are huge deals to be made. Know your builder! Are they financially stable when you are handing over that check? Did you know there are ways to find out? What about a construction loan? There are tax benefits and a piece of mind with security. Protect your client and know all the facts in this market. Too many builders are closing their doors. There a great deals out there but be careful!!</description>

      <title>agent to agent asking to cut commission</title>
      <description>&lt;p&gt;In the last two months I have had 3 agents ask me to drop my commission on an offer&amp;nbsp;I had written. I found this unbelievable! I asked them if they were cutting there&amp;#39;s and of course they would (per them) but who would do that? Yes I have done that on the listing side to help &lt;strong&gt;my client.&lt;/strong&gt; Do you find this offensive? I was professional and told them no (of course there are way too many homes here for our buyers) this is helping THEM not my client. Shouldn&amp;#39;t I only look out for my client not theres????&lt;/p&gt;&lt;p&gt;What do you think?&lt;/p&gt;&lt;p&gt;Am I overreacting???&lt;/p&gt;</description>
