Pocono Commuters - New Park and Ride from Middle Smithfield Township (by Flea Market)

The new Park and Ride, located on Rt. 209 in Marshalls Creek as part of the abbreviated Marshalls Creek Bypass project, is now in service with Martz busses making 3 runs in the morning to New York City and 3 runs returning to the Poconos in the afternoon. Below is the schedule which is for Monday through Friday only, no weekends. Tickets are not available at the Park and Ride however the 1st stop (Rt. 447 in Smithfield Township) has tickets on sale there.

Run number 155: 4:35 a.m., Route 209 PennDOT Park and Ride; 4:50 a.m., Martz Route 447 park and ride in Smithfield; 6:25 a.m., Port Authority/Wall Street.

Run number 307: 5:10 a.m., Route 209 PennDOT Park and Ride; 5:25 a.m., Martz Route 447 park and ride in Smithfield,;7 a.m. Port Authority/ Wall Street.

Run number 325: 5:50 a.m., Route 209 PennDOT Park and Ride; 6:05 a.m., Martz Route 447 park and ride in Smithfield; 8 a.m., Port Authority/ Uptown.

Recently, many of my fellow Realtors went to a seminar sbout short sales. "That is great" I thought (sarcastically). Because just from hearing others talk about the problems with their deals (all with the bank), whether it is on the buyer or seller end, I knew not to ever deal with short sales or attend this seminar. Why, you ask? Because no matter how much you can learn about the process, the one constant that doesn't change is: THE BANK! Yes, as long as their system of beauracracy is in place, you will not get a straight answer or a timely answer and in a state such as Pennsylvania, where "time is of the essence", that spells disaster. Also, in this current buyer's market with huge inventory (in my market), why would you even want to waste precious time on such an uncertain situation? Putting yourself at risk to look like a fool, especially if I am representing the buyer, is not what I would want to do. Would you?

The Fake "Highest And Best" Trick

I showed my clients a home that has been sitting on the market for over a year. The price was reduced once but that was months ago. I didn't notice any other business cards left by other agents and we put in a solid offer considering the market. The agent comes back at me and says go highest and best, saying that another offer came in which I was flabbergasted to hear. There hasn't been many showings or sales in the area and all of the sudden you are saying that another offer came in? Well our highest and best wasn't much more than what we offered because my buyers are budget conscious and I made them aware of home prices in the area. I was told (2 days later after I was told that the would make a decision that same day) that my clients lost to the other offer. No big deal for myself or my clients as they knew that this could happen. However, I left the conversation with the listing agent with, "I should find this home in pending next week" and then she tells me they are still under negotiations with the other party. Now come on. Who is kidding who here? Either your clients want to sell their home or do not. Either they were the ones who said no to that offer, but don't make up a fake offer, which is being done too often with no accountability. I will move on showing more homes to my clients in a couple of weeks and I do hope to see that home in pending, otherwise, I say to the home owners "Good luck waiting another year trying to sell that home" and to that agent, I won't say it but I reserve the right to report you to the board.

The Poconos and Boxing - A Great 1-2 Combination!

On the night that Yuri Foreman became the first Israeli born boxing champion in history, I felt compelled to write about another boxer, his countryman Dimitri Salita, who is also looking to become an Israeli boxing champion. Salita is doing his training in the Poconos, which is no surprise as the Poconos provides the solitude, altitude and subsequent attitude, that works well to train for a boxing match. The Poconos has long been a proven training ground for world champion boxers and the names who have trained here read like a "who's who" of the sport. Sugar Ray Leonard, Vladimir Klitschko, Lennox Lewis, Gerry Cooney, Riddick Bowe, Prince Naseem Hamed and countless others have trained and even fought here in the Poconos. The Poconos was considered at one time to be the "Honeymoon Capital Of The World", know for its' champagne glass whirlpool tubs and romantic getaways, but you can be a fighter as well as a lover in the Poconos and I guess the Poconos can be called the "Training Capital of Champions", as well. So You Want To Buy A Lakefront Home in The Poconos?

Congratulations! You have made the decision to purchase a lakefront home in the Poconos and think you are going to get the best bargain and best selection just because the rest of the housing market in the Poconos is chock full of bargains and a large inventory. Think again. There are 3,855 homes for sale in the Pocono Mountains Association of Realtors Multiple Listing Service. Out of those 3,855 homes, only 98 are designated as "lakefront" homes (This does not include the Pike/Wayne and Carbon County individual Multiple Listing services). That percentage of lakefront homes is less than 3% of all homes for sale, meaning that supply is low. Combine that with the premium that lakefront property holds and prices are not the bargain one might assume is out there. Be prepared to spend a minimum of $300,000 for anything decent in lakefront homes as well. There are nice priced lakefront properties out there, but if you think you are going to get a steal or beat a seller up on price, you would be mistaken. Am I coming across a little harsh? The best "money" deal is not always the "best" deal

Many times you run into potential buyers that say: "I want the "best deal possible". "I want to save the most money, get me that $450,000 home for $300,000, $350,000." And while you may find the straggler listing that may be ripe for the taking, it is doing that person an injustice if you don't inform them of what constitutes the "best" deal other then dollars off the list price. If you want to be a yes man or woman, then you take them at face value and tell them what they want to hear. If you are a professional, you sit them down and kindly explain to them that money is not the only factor that goes into the "best" deal. Location, condition, terms of sale (including whether the home is a foreclosure or short sale), which then goes into the element of time, inspections, accepting a property "as-is" and other addendums can turn your 'best" deal on paper into the worst deal in reality. Educating your buyers is key. Don't short change yourself as an agent or your buyers. They'll appreciate your expertise and you only gain by making the stand right away. I don't want to address the potential liability and consequences of not taking the informed approach. I think you can see the pitfalls there.
