      <title>How to buy a house in St. Louis</title>
      <description>&lt;p&gt;How to buy a house in St. Louis?&lt;/p&gt;
&lt;p&gt;This is a quick blog post on the topic of buying a house in St. Louis.&lt;/p&gt;
&lt;p&gt;Its not really about &quot;how to&quot; but more about &quot;should you&quot;.&lt;/p&gt;
&lt;p&gt;Is now a good time?&lt;/p&gt;
&lt;p&gt;Absolutely.&lt;/p&gt;
&lt;p&gt;sort of. Buying your first home in St. Louis is easier because you have nothing to sell. its the folks that have a house to sell first before they can buy another one that are in a pinch. It's a buyers market so having to sell puts you at a disadvantage.&lt;/p&gt;
&lt;p&gt;If you are a first time home buyer or renting currently and are looking to buy, now is the time.&lt;/p&gt;
&lt;p&gt;St. Louis real estate is on sale!&amp;nbsp; if the grocery store told you that over the next week all items would be on sale for 10-20% off the regular price, you would do a lot of shopping that week! Yet when the real estate market in St. Louis and everywhere else is &quot;on sale&quot; people are afraid to buy!&lt;/p&gt;
&lt;p&gt;That's just my take on the topic.&lt;/p&gt;</description>

      <description>&lt;p&gt;I had a blog post the other day that was about St. Louis Foreclosures.&lt;/p&gt;
&lt;p&gt;I was excited that within a day it was on page 1 of the google search results for &quot;St. Louis Foreclosures&quot;&lt;/p&gt;
&lt;p&gt;however, today, a few days later, it is nowhere to be found on Google?&lt;/p&gt;
&lt;p&gt;Anyone have any ideas or experience with this?&lt;/p&gt;</description>

      <title>St. Louis Real Estate</title>
      <description>&lt;p&gt;What is everyone's opinion on the real estate market here in St. Louis?&lt;/p&gt;
&lt;p&gt;St. Louis real estate never really experienced major price inflations. Areas like Phoenix, San Diego, etc., were certainly more impacted, but I am just curious what some agents are seeing this last quarter with their listings.&lt;/p&gt;
&lt;p&gt;How does your sales price compare to comps from 12 months ago?&lt;/p&gt;
&lt;p&gt;What is the average time your listings has been on the market before it sells or expires?&lt;/p&gt;
&lt;p&gt;what percentage of your listings are you selling or having to re-list because they expired?&lt;/p&gt;
&lt;p&gt;Certain areas in St. Louis are still going relatively strong because of the school district. I know real estate that is in Ladue Schools still have relatively strong sales.&lt;/p&gt;

      <title>Selling Real Estate on Craigslist - St. Louis </title>
      <description>&lt;p&gt;I remember 2 years ago using Craigslist to market your real estate for sale. In St. Louis the link is http://stlouis.craigslist.org/rfs/ by the end of each day, the list would almost get to 100, which is how many posts make up each page. now, this year, 100 posts are on the real estate for sale link by 10am, and usually has almost 400 posts by days end.&lt;/p&gt;
&lt;p&gt;What's that mean? Is Craigslist the ultimate arena to post real estate for sale? or are sellers pulling out all the stops and posting their property any and everywhere? I think that its a combination. In my opinion, the fact that there are now hundreds of posts per day for real estate for sale in St. Louis is an obvious indication of the market.&lt;/p&gt;
&lt;p&gt;Craigslist is a popular place, the filters to search through all the postings is&amp;nbsp; a bit weak but craigslist was never meant to be the 2nd MLS. its a basic message board.&lt;/p&gt;
&lt;p&gt;Many agents use Craigslist to post their property. Probably closed to 90% of people interested in buying real estate are using the internet to do their research or their search for homes, its become a necessary evil to post to craigslist to try and reach that audience.&lt;/p&gt;

      <title>St. Louis Cardinals and Real Estate</title>
      <description>&lt;p&gt;I'm a huge fan of Major League Baseball and the St. Louis Cardinals. I was at the game the other night, great seats.&lt;/p&gt;

&lt;p&gt;What does St. Louis Real Estate and the St. Louis Cardinals have in common?&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;This is a stretch (pun intentded).&lt;/p&gt;
&lt;p&gt;I always try and make correlations between random items. The commonality is that they always come back!&lt;/p&gt;
&lt;p&gt;The Cardinals recently came from behind to win 4 in a row. They always kept faith that they could turn things around.&lt;/p&gt;
&lt;p&gt;Thats my feeling on the st. louis real estate market. Things will, and are, turning around. Sure, it will take longer than 9 innings, but we will start seeing the light.&lt;/p&gt;
&lt;p&gt;While its a tough time to sell your house, its certainly a great time to buy one. My opinion is that the market is only half bad. It's bad for the seller, but great for the buyer. This certainly is not the first buyers market we've ever had, nor will it be the last.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I think 2008 will continue to be a bit stale, but 2009 will show signs of life.&lt;/p&gt;
&lt;p&gt;Anyone have any thoughts?&lt;/p&gt;</description>

      <title>St. Louis Foreclosures</title>
      <description>&lt;p&gt;Did anyone catch the channel 11 TV show this weekend on St. Louis foreclosures?&lt;/p&gt;
&lt;p&gt;Thoughts?&lt;/p&gt;
&lt;p&gt;Not great, huh.&lt;/p&gt;
&lt;p&gt;I would have to say that I felt the show was weak. I saw the same photo on different listings. Many of the listings were not even wholesale deals, the asking price and wholesale price were the same.&lt;/p&gt;
&lt;p&gt;The TV show feels forced and I saw the same commercial 4 times which shows me they had a hard time finding advertisers.&lt;/p&gt;
&lt;p&gt;The show is put together by individuals that are not involved in real estate in the least bit. They do not have their finger on the pulse of our industry and its my opinion that they simply hear the word &quot;foreclosures&quot; on a daily basis and felt that they could throw a TV show together and people would flock to it.&lt;/p&gt;
&lt;p&gt;They were trying to do a show with all non MLS property so they could remove the &quot;middle man&quot;, the agent, and help sellers keep more of the money. they soon realized that was not a good idea.&lt;/p&gt;
