It is very easy to spell out a list of habits, however Stephen Covey really dives into all seven habits and opens some great insights and ideas on exactly what each habit entails and how to get started. This is the type of book that you don't want to just skim through but you really should study each chapter. I found myself reading some chapters twice before moving on.&lt;/p&gt;
&lt;p&gt;How this book impacted my life is in my daily life I would catch myself in cycles and habits that were not serving using Stephen Coveys concepts. I found that when I caught myself in a habit that does not serve me it would be much easier to break the cycle and move to a habit that would ultimately move me forward in my personal life or business. Very briefly the seven habits are.&lt;/p&gt;

  &lt;li&gt;Begin With the End In Mind&lt;/li&gt;

  &lt;li&gt;Seek First to Understand, Then to Be Understood&lt;/li&gt;
  &lt;li&gt;Synergize&lt;/li&gt;
  &lt;li&gt;Sharpen the Saw&lt;/li&gt;
&lt;/ol&gt;

&lt;p&gt;&lt;em&gt;&lt;strong&gt;Whether or not you have a great job there are tons of reasons everyone should own and build a business.&lt;/strong&gt;&lt;/em&gt; Do you really want to spend 40 years working to make your CEO rich and at the age of 65 be tossed to the retirement world. It truly is sad that only 1% of today's 65 year olds retire wealthy. Whether or not you build that business from home in your spare time or go full time right away the benefits of time freedom is really what everybody wants. I speak to tons of people who claim they just don't have time because of their family or work schedule. I often wonder what that must feel like? Donald Trump has the same 24 hours in a day as you and I do, the main difference is the mind set and activities that set great business people like Donald Trump and Warren Buffet apart from the masses that spend so much of their time making other people rich. The fact is that if you desire more time freedom and options to really spend your life doing the things you love, you will need to achieve financial freedom. Money is absolutely not everything however it sure does give you options. Below are four of the main things to look for in a business that will help you achieve your time freedom.&lt;/p&gt;
&lt;ol&gt;
  &lt;li&gt;&lt;strong&gt;A Need &lt;/strong&gt;- Most important there must be a real need for your products or services. There are tons of &amp;quot;get rich quick schemes&amp;quot; on the internet and late night television that sound too good to be true and promise millions with little or no effort. Let me tell you if you put forth no effort you will not receive much of a reward. When you look at business idea you must first ask &amp;quot;Who will benefit from what I am selling?&amp;quot; If it is not something you yourself would buy and use then it is probably a bad idea to try and sell it to others.&lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;Leverage&lt;/strong&gt; - If you look at the Forbes 500 richest individuals they are ALL business owners of some kind. One of the main things that a successful business will have besides a real need for it's product or services is leverage. As a worker or an employee &lt;strong&gt;you are being leveraged&lt;/strong&gt;. What if you could decide to go on vacation and when you came home you still had the same check in your account as if you continued working? The power of a leveraged business is truly the route to financial freedom. In business the two main forms of leverage are people and time. Ask yourself who is leveraging you? &lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;Duplication&lt;/strong&gt; - Just about every example of a million dollar company out there uses duplication. Look at McDonalds. Do you go to a McDonalds because they have the best cheeseburgers in the world? NO WAY most people go there because they know that no matter what McDonalds you go into in the entire world you will get for the most part exactly what you were expecting. McDonalds and thousands of other successful companies found a need for a product and developed a system to duplicate it almost exactly almost all the time. People spend hundreds of thousands of dollars in order to leverage the McDonalds system through franchising. If you could leverage someone else's great idea and duplicate it over and over again how much money could you make?&lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;Residual Passive Income&lt;/strong&gt; - a very important part of a achieving financial freedom is receiving residual passive income. This is when you do something once and it pays you over and over and over for the rest of your life. They do it in the Insurance Industry, the Direct Sales industry and Real Estate. Barrack Obama wrote his memoir &amp;quot;The Audacity Of Hope&amp;quot; and he will get paid every time that book sells a copy for the rest of his life. It might not be much but what if you sell a lot of books? Just imagine if you did something everyday that increased your monthly income by $10 a day on a residual basis. At the end of one year you would be making $3,650 per month. What if you continued to do that same duplicated idea for 10 years? You would be making $36,500 every single month! Would a passive residual income like that allow you to quit working for somebody else?&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Those are the four main reasons that everyone should build a business. &lt;p&gt;&lt;strong&gt;A good friend of mine told me that &amp;quot;Readers are Succeeders&amp;quot;&lt;/strong&gt; It is very important that you feed your brain positive energy every single day! One way that I do that is to spend AT LEAST a half hour a day reading material on self development and success EVERYDAY. You would be surprised how the daily communications from the mainstream media and blockbuster movies feed your subconscious horrible negative messages every day. Now it may not be realistic to ask you to stop watching TV or Movies altogether, heck I love a good movie and I think Conan O'brien is a riot. However you have to balance things off with some truly positive &amp;quot;Brain food&amp;quot; I highly recommend spending a bit of time everyday with a good positive book on self development. If you develop this habit you will be surprised at the changes that happen to your subconscious and what you will begin to attract!&lt;/p&gt;
&lt;p&gt;I've decided to start a reading list and offer my brief reviews. I hope every now and again you will find a good recommendation. Please feel free to leave a comment on this page on books that have impacted your life and helped you. Feel free to leave a link to your website too.&lt;/p&gt;

I tell people now is a great time to invest in real estate and even create an income from real estate. &lt;p&gt;Borrower must be a first time homebuyer, which is a household that  has not owned a home within the past three years. Borrowers must be  able to qualify for a first mortgage from a participating lender. The  homebuyer must provide a minimum of 3% of the purchase price.&lt;/p&gt;
&lt;h3&gt;What homes are eligible for purchase? &lt;/h3&gt;
&lt;p&gt;Homebuyers may purchase an existing single-family detached home,  condominium, or townhouse located anywhere within Concord City Limits.&lt;/p&gt;
&lt;h3&gt;What are the loan terms?&lt;/h3&gt;
&lt;ul&gt;
  &lt;li&gt;&lt;a href=&quot;http://www.ci.concord.ca.us/pdf/living/housing/fthb-borrower-disclosure.pdf&quot;&gt;Borrower's Disclosure&lt;/a&gt; (currently being updated)&lt;/li&gt;
  &lt;li&gt;The  loan is a zero-interest, 15-year loan. Loan payments are deferred, with  the loan being due at the end of 15 years or earlier if the house is  sold.&lt;/li&gt;
  &lt;li&gt;The City loan carries shared appreciation, when the  home is sold. For example, if the original sales price is $200,000 and  the City loan is $20,000, the City's &amp;quot;share&amp;quot; of the appreciation is  10%. At the time of sale or refinance to pay off the City loan, 10% of  the appreciation will need to be paid to the City. When the City loan  is paid off the shared appreciation obligation ceases. &lt;/li&gt;
&lt;/ul&gt;
&lt;h3&gt;Inclusionary Housing&lt;/h3&gt;
&lt;p&gt;The FTHB Program may be used in conjunction with affordable units  generated through the Inclusionary Zoning Ordinance to purchase a new  home. The income eligibility is based on household size and is  allowable up to 120% of Area Median Income cap ($107,150 for a family  of 4). In cases where the FTHB Program is used to purchase an  Inclusionary unit, the loan may be increased up to $50,000. This  increase is intended to encourage low and moderate-income families to  purchase inclusionary units, which are subject to the 45-year deed  restriction. Although new inclusionary units are not for sale at this  time, units are anticipated to be built over the next few years.&lt;/p&gt;
&lt;h3&gt;Are there any other requirements?&lt;/h3&gt;
&lt;ul&gt;
  &lt;li&gt;Borrowers must attend a City-approved FTHB Counseling  Workshop. Schedule a free workshop online through  www.Crediteducation.org Classes are typically held within Concord at  least two Saturdays per month.&lt;/li&gt;
  &lt;li&gt;A home purchased under the  FTHB program must be, and remain, the borrower's principal place of  residence. The property cannot be leased or rented during the term of  the City loan.&lt;/li&gt;
  &lt;li&gt;Persons with ownership in most real estate assets are not eligible.&lt;/li&gt;
  &lt;li&gt;Funds are limited. Assistance is provided on a first-come, first-served basis, as long as funds remain available.&lt;/li&gt;
&lt;/ul&gt;

  Ten-year notes and 30-year bonds, which make up $38 billion of the auctions,&lt;br /&gt;
  declined earlier after Laura Tyson, an adviser to President Barack Obama, said&lt;br /&gt;
  yesterday the U.S. economy may be on the cusp of a recovery. Ten-year yields&lt;br /&gt;
  reached the highest level in two months before government reports this week that&lt;br /&gt;
  economists say will show retail sales and industrial production rose and first-time jobless claims slid.&lt;br /&gt;
&amp;ldquo;The bear is in charge in the Treasury market at the moment,&amp;rdquo; said Nick&lt;br /&gt;

&lt;p&gt; When you talk to a lender, they usually  prepare a &amp;quot;Good Faith Estimate&amp;quot; of closing costs.&amp;nbsp; Sometimes  they will give it to you right away, but they are only required to mail it to  you within three business days of application.&lt;/p&gt;
&lt;p&gt;Because the lender is the one who prepares  the estimate, many buyers associate all the closing costs with the  lender.&amp;nbsp; &lt;strong&gt;This is not correct&lt;/strong&gt;.&amp;nbsp;  The lender is only preparing an estimate of the costs you may incur when buying  or refinancing and is not required to list all potential costs.&amp;nbsp; Nor does  the lender know what all the costs are actually going to be.&amp;nbsp; The estimate  is an educated guess based on past experience.&amp;nbsp; Some things will get left  out.&amp;nbsp; Always anticipate the actual costs are going to be more than the  estimate. &lt;br /&gt;
  &lt;/p&gt;
&lt;p&gt;When comparing two lenders, don't look at the  &amp;quot;total&amp;quot; cost.&amp;nbsp; Only compare the costs actually charged by each  lender.&amp;nbsp; Both lenders are only making informed guesses about costs charged  by others. The next page is a detailed summary of costs  you &lt;em&gt;&lt;strong&gt;may &lt;/strong&gt;&lt;/em&gt;have  to pay when you buy or refinance your home. The costs are listed in the order  that they should appear on a Good Faith Estimate you obtain from a mortgage  lender. There are two broad categories of closing  costs. Non-recurring closing costs are items that are paid once and you never  pay again. Recurring closing costs are items you pay time and again over the  course of home ownership, such as property taxes and homeowner&amp;rsquo;s  insurance.&amp;nbsp;&amp;nbsp; &lt;br /&gt;

  benefits fell last week, a sign more employers have stopped paring staff as the recession eases.&lt;br /&gt;
  Applications dropped by 38,000 to 550,000 in the week ended Aug. 1, figures&lt;br /&gt;
  from the Labor Department showed today in Washington, marking the fifth consecutive&lt;br /&gt;
  week of fewer than 600,000 claims. The total number of people collecting unemployment insurance rose.&lt;br /&gt;
  The pace of job cuts has slowed even as unemployment is projected to exceed 10&lt;br /&gt;
  percent by early next year. Economists surveyed by Bloomberg News say a report&lt;br /&gt;

&lt;p&gt;Consumer Confidence Continues to Plunge.&lt;/p&gt;
&lt;p&gt;July 24 (Bloomberg) -- Confidence among U.S.  consumers fell in July for the first time in five months as mounting  unemployment and depressed wages shook households. The Reuters/University of  Michigan final index of consumer sentiment decreased to 66, better than  forecast, from 70.8 in June. A preliminary reading was 64.6. The biggest  employment slump of any recession in the last eight decades may be making more  Americans feel their jobs are in jeopardy. The growing insecurity, together  with falling home values, is prompting households to limit spending and save  more, meaning an economic recovery will take time to gain speed.&lt;/p&gt;
&lt;p&gt;Consumers remain very cautious,| David Semmens,  an economist at Standard&lt;br /&gt;
  Chartered Bank in New York said before the  report. They&#8217;re concerned about the outlook for jobs. Consumer spending will be  fairly flat at best.&lt;/p&gt;
&lt;p&gt;The confidence index was forecast to fall to 65,  according to the median of 57&lt;/p&gt;

&lt;p&gt;FHA loans are back as good business. The &lt;a href=&quot;http://www.fha.gov&quot;&gt;Federal Housing Administration&lt;/a&gt; guaranteed almost 186,000 mortgages in June, a record tally for the agency,  which has insured more than 34 million properties since its establishment in  1934. First-time homebuyers are in part driving the record push. Since late May,  prospective purchasers have been able to use the $8,000 first-time homebuyer&amp;rsquo;s  tax credit on FHA-backed loans. Part of the American Recovery and Reinstatement Act of 2009, the tax credit  allows first-timers to pay for closing costs or even defray the 3.5 percent  minimum down payment on FHA loans. &lt;/p&gt;
&lt;p&gt;These long-standing loans continue to grow in popularity given the slumping  economy and tight credit market. The FHA&amp;rsquo;s record performance in June smashed  the agency&amp;rsquo;s old record of about 157,000 loans in October 2008. Before that,  the record dated back to March 1994. &amp;ldquo;A primary reason government-insured loans have retained a high share of the  purchase market is that these loans typically require lower down payments than  conventional loans,&amp;rdquo; Orawin Velz, associate vice president of economic  forecasting for the Mortgage Bankers Association, said in a news release. &amp;ldquo;In  addition, lending standards tend to be tighter for conventional loans,  especially for loans that require private mortgage insurance.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;FHA loans represent an affordable avenue for many first-time buyers. Anyone  who has not purchased a home in three years gets that &amp;ldquo;first-time&amp;rdquo; status. But  there are some strings attached for buyers looking to capitalize on the new  $8,000 tax credit. &lt;/p&gt;
&lt;p&gt;Prospective borrowers hoping to offset their down payment costs must utilize  a proper FHA-approved lender. Otherwise, that $8,000 can be put toward closing  costs or shaving down interest rates. First-time homebuyers also must meet a handful of other criteria. There are  income thresholds that exclude individuals who make more than $75,000 or joint  filers who clear $150,000. At present, first-time buyers can also decide when to claim the tax credit &amp;ndash;  either for 2009 or by filing an amended 2008 return. About a dozen states have started offering bridge loans to help spark home  buying. These low- and zero-interest loans have to be repaid when the tax  credit is applied. The FHA has also begun offering tax credit advance for  prospective homebuyers who do not want to wait.&lt;/p&gt;

&lt;p&gt;U.S. MBA Mortgage Applications Index Rose 2.8  Percent Last Week&lt;br /&gt;

&lt;p&gt;July 22 (Bloomberg) -- Mortgage applications in  the U.S. rose for the third consecutive week as refinancing and purchases  advanced.&lt;br /&gt;
  The Mortgage Bankers Association&amp;rsquo;s index of  applications to purchase a home or refinance a loan increased 2.8 percent to&lt;br /&gt;
  528.9 in the week ended July 17, from 514.4 in  the prior week.&lt;br /&gt;
  The group&amp;rsquo;s refinancing gauge climbed 4 percent,  while the purchase index rose 1.3 percent. The worst housing slump since the  Great Depression is steadying as falling prices make properties more affordable  to buyers able to get financing. At the same time, record foreclosures and  surging unemployment are hurting consumers, indicating any recovery in  construction or economic growth will be slow to develop.&lt;/p&gt;
&lt;p&gt;Home buying has stabilized albeit at a very low  level.&lt;/p&gt;
&lt;p&gt;Steven Wood, president of Insight Economics LLC  in Danville, California, said before the report. Recent activity has been suggestive  of a broad bottoming pattern in home sales. The mortgage bankers&amp;rsquo; purchase  index rose to 262.1 last week from 258.8 the previous week, today&amp;rsquo;s report  showed. The refinancing gauge increased to 2,089.7, the third straight gain,  from 2,009.4.&lt;br /&gt;
  The share of applicants seeking to refinance  loans climbed to 55.5 percent of total applications last week from 54.9 percent.  Construction Gain&lt;br /&gt;
  The report reinforces other signs the real-estate  market is steadying. Housing starts jumped in June to the highest level since  November, and building permits, an indicator of future construction, also  climbed, the Commerce Department reported last week.&lt;br /&gt;
  Applications rose even as mortgage rates  rebounded. The average rate on a&lt;br /&gt;
  30-year fixed loan rose to 5.31 percent last week  from 5.05 percent the prior week. The rate reached 4.61 percent at the end of  March, the lowest level since the group&amp;rsquo;s records began in 1990.&lt;br /&gt;
  At the current 30-year rate, monthly borrowing  costs for each $100,000 of a loan would be $556, or about $81 less than a year  earlier when the rate was 6.58 percent. The average rate on a 15-year fixed  mortgage rose to 4.80 percent, and the rate on a one-year adjustable loan  climbed to 6.50 percent.&amp;nbsp; Economist&amp;rsquo;s  project prices will keep sliding as sales of distressed properties mount.  Foreclosure filings reached a record in the first half of 2009, according to RealtyTrac  Inc., an Irvine, California-based seller of default data. More than 1.5 million  properties got a default or auction notice or were seized by banks.&lt;/p&gt;
&lt;p&gt;Fewer Losses&lt;/p&gt;
&lt;p&gt;Bank of America Corp., the biggest U.S. lender,  reported a drop in&lt;br /&gt;
  Second-quarter profit because of higher losses on  credit cards and home loans, in part related to expenses to help homeowners  modify loans. Chief Executive Officer Kenneth Lewis said the Charlotte, North  Carolina-based bank sees signs that some loan losses may abate.&lt;br /&gt;
  The Washington-based Mortgage Bankers Association&amp;rsquo;s  loan survey, compiled&lt;br /&gt;
  Every week, covers about half of all U.S retail  residential mortgage originations.&lt;/p&gt;</description>
