      <title>Clients getting cold feet overnight...</title>
      <description>&lt;p&gt;I just had this interesting scenario. Never happened before,.. I met clients yesterday. A very pleasant couple relocating here to Arizona from the east coast. We toured new construction, spec homes in this case from&amp;nbsp;3 different builders. Many builders here in Tucson/Marana area are giving great incentives, often as much as $15,000.-$20,000. on their spec or inventory homes. Clients get&amp;nbsp;a new home without having to wait the build time from a dirt start. &amp;nbsp;Well, the short of the long, they found what they LOVE, signed all the docs. got the Public Report, and the CC&amp;amp;Rs and left happy! They &amp;nbsp;thanked me over and over for finding them just what they wanted at such a great price, in the perfect location, etc., etc.&amp;nbsp;&amp;nbsp;&amp;nbsp;A&amp;nbsp;perfect match of home to client, it seemed.&lt;/p&gt;&lt;p&gt;Well, that was yesterday afternoon. By this morning all had changed and they want to back out of the deal. No earnest money was deposited. That was supposed to happen this morning. Oh well. They still want to buy a home, they just want to look around some more and wait. &amp;nbsp;Has this ever happened to you, and if so enlighten me!&amp;nbsp;&amp;nbsp; Was it something I did?&lt;/p&gt;</description>

Biosphere 2 was purchased by CDO Ranching &amp;amp; Development. CDO Ranch takes its name from &amp;quot;Casa del Oro&amp;quot; a name given the property by owner Lady Margaret, Duchess of Suffolk shortly after she purchased it back in 1957. &amp;nbsp;&amp;nbsp;The Biosphere 2 facility will apparently be retained as the property has been zoned for 1500 homes, a resort and commercial areas. After falling from January to February 2007, average sales price has continued to climb, reaching $280,589 in May 2007. For the second month in a row, average sales price has increased in year-over-year comparisons. The average sales price in May 2006 was $269,217 - more than $11,000 less than the average sales price in May 2007.&lt;/p&gt;&lt;p&gt;Median Sales Price Increased 1.02% from $221,250 in May 2006 to $223,500 in May 2007.&lt;/p&gt;&lt;p&gt;And fewer new listings are coming on the market:&amp;nbsp; new Listings Decreased 6.60% from 3,169 in May 2006 to 2,960 in May 2007.&lt;/p&gt;&lt;p&gt;In good news for area sellers, the average time on market in May 2007 reached 61 days. That&amp;#39;s the shortest time we&amp;#39;ve seen so far this year. Days on market reached a high of 68 in January 2007 and has hovered in the mid-60s from February to April 2007. &lt;/p&gt;&lt;p&gt;Tucson market seems to be showing some signs of life, and with interest rates slightly nudging upward things may be looking better. Dec 2005 to $261,348. for Dec 2006&lt;/p&gt;&lt;p&gt;Median Sales Price: decreased 2.27% from $220,000. Dec 2005 to $215,000. Dec 2006&lt;/p&gt;&lt;p&gt;Average days on the Market continues to increase&amp;nbsp;&amp;nbsp;64.10% from 39 days in Dec 2005 to 64 days in Dec 2006&lt;/p&gt;&lt;p&gt;Active listings: rose 56.09% from 5,457 in Dec 2005 to 8,518 in Dec 2006&lt;/p&gt;&lt;p&gt;New listings coming into the market in Dec increased only&amp;nbsp;9.28% from 1,638 in Dec 2005 to 1,790 Dec 2006&lt;/p&gt;&lt;p&gt;This shows that Tucson Real Estate inventory, total available properties on the market,&amp;nbsp;continues to decline&amp;nbsp;overall!&amp;nbsp;&amp;nbsp; This total for Dec of 8,518 properties (15% are townhomes, condos, and mobile homes)&amp;nbsp;is the smallest inventory seen since May 2006.       <title>Marana expands beyond County lines, into Pinal County </title>
      <description>&lt;p&gt;The town of Marana will become the sixth Arizona municipality to span a county dividing line. &lt;/p&gt;&lt;p&gt;Marana plans to annex roughly 440 acres into southern Pinal County to accommodate a planned 1,800-acre development dubbed the Villages at Tortolita. The town council last week gave Developer Mike Zipprich and town planning staff the go-ahead for the annexation process. &lt;/p&gt;&lt;p&gt;The Villages of Tortolita eventually will add 6,500 houses, townhomes, apartments and condominiums to Marana. The development will stretch along the east side of Interstate 10 from Marana Road into southern Pinal.&lt;/p&gt;&lt;p&gt;The five distinct villages planned, seven miles to the north of Saquaro National Park, will span&amp;nbsp;north from Grier Road&amp;nbsp;into Pinal County. Plans include a 20 acre community park and recreational facilities, a&amp;nbsp;shopping complex, and a proposed 60 acre industrial park.&lt;/p&gt;&lt;p&gt;After several formal and informal discussions, Pinal officials have given the town an unofficial OK to the annexation. Marana officials now must draw up a petition and eventually hold a public hearing on the matter. The process takes about 60 days, officials said.&lt;/p&gt;</description>
