Northwest Health System buys Gladden Farms’ (Marana, AZ) property for new Hospital

Triad Hospitals/Northwest Medical Center has paid $13.2 million, or about $228,000 per acre, for 58 acres from a subsidiary of Forest City Land Groupwithin Gladden Farms master planned community in Marana, AZ, for the construction of a new hospital.

The new facility will be located west of I-10 near Tangerine Road on the southwest corner of West Moore Road. The hospital and surrounding project will service Pima and Pinal counties. Currently, the closest hospital for many Marana residents is Northwest's Oro Valley campus at Tangerine Road near First Avenue.

"We are excited to be a part of Marana¹s growth and are looking forward to providing additional healthcare services to the residents of Marana," Phil Gustafson, Northwest Medical Center CEO, said. Community needs will determine the size and specific services offered at the hospital, and population growth will determine the construction timeframe, according to Gustafson. *

"It's been very rewarding to work with Northwest Health and the Town of Marana on this project," said Dean Wingert, senior vice president at Forest City Land Group. "The hospital will be a real asset to Marana and an important part of the community's growth." *

"The Town of Marana is excited to have Northwest Medical Center become an even more important part of our community," said Rodney Campbell, Community Relations Officer. "We're excited about having a full service hospital here in town that will make health care even more accessible to members of the community particularly those in the northern part of town." *

Forest City Land Group is the managing partner and developer of the project. Gladden Farms is a 1,350 acre master-planned community that will eventually hold 3,500 homes plus businesses and parks. Other recent Forest City Land Group projects include Tangerine Crossing, a single-family residential and commercial development at the corner of Tangerine Road and Thornydale Road as well as master-planned communities in Denver, Las Vegas, Dallas and Albuquerque.

Marana Regional Airport, formerly known as the Avra Valley Airport, also known as Marana Northwest Regional Airport, was classified in 2004 is a general aviation reliever airport for the Tucson International Airport. It is located in Marana, approximately fifteen nautical miles (24 km) northwest of Tucson and five miles west of Interstate 10.on Avra Valley Road. In 1999, the airport was purchased from Pima County by the town of Marana. The airport is home to over 300 based aircraft and counted over 90.000. take-offs and landings in 2004. As Southern Arizona's only full-service fixed-base operator (FBO), privately owned Tucson Aeroservice Center provides a huge range of services including offering Jet A, 100LL, fueling, chartered flights, car rental, shuttle service, aircraft maintenance, and flight instruction. The airport's ICAO identifier is KAVQ, FAA airport identifier is AVQ. Marana Northwest Regional Airport covers 571 acres and has two runways:

Runway 12/30: 6,901 x 100 ft. (2,103 x 30 m), Surface: Asphalt
Runway 3/21: 3,893 x 75 ft. (1,187 x 23 m), Surface: Asphalt

Pima Aviation is currently responsible for all based and transit aircraft at the airport. They currently lease 232 T-Hangars, 28 covered tie downs, and 94 open tie downs on the airport. Airport director is currently Charles Mangum.

Marana Regional Airport in 2005

Originally constructed in 1943 and known as Auxiliary No. 2, the Marana Regional Airport began life as one of five "landing mats" for the Marana Air Base (now known as Pinal Airpark). These "mats" were 3000 feet square with four 3000-foot runways. The purpose of these were to allow the military student pilots to practice take-off and landings.

During World War II, the U.S. Army Air Force trained in the North American AT-5 "Texan". During the Korean War the U.S. Air Force pilots were trained in the North American T-28 "Trojan" airplanes.

Clients getting cold feet overnight...

I just had this interesting scenario. Never happened before,.. I met clients yesterday. A very pleasant couple relocating here to Arizona from the east coast. We toured new construction, spec homes in this case from 3 different builders. Many builders here in Tucson/Marana area are giving great incentives, often as much as $15,000.-$20,000. on their spec or inventory homes. Clients get a new home without having to wait the build time from a dirt start. Well, the short of the long, they found what they LOVE, signed all the docs. got the Public Report, and the CC&Rs and left happy! They thanked me over and over for finding them just what they wanted at such a great price, in the perfect location, etc., etc. A perfect match of home to client, it seemed.

Well, that was yesterday afternoon. By this morning all had changed and they want to back out of the deal. No earnest money was deposited. That was supposed to happen this morning. Oh well. They still want to buy a home, they just want to look around some more and wait. Has this ever happened to you, and if so enlighten me! Was it something I did?

Biosphere 2 near Oracle, AZ Sold to Developers

A $50 million deal announced June 4th. initiates a step toward homes, a small high-end resort, and commercial development of the 1658 acre area surrounding Biosphere 2. Biosphere 2 was purchased by CDO Ranching & Development. CDO Ranch takes its name from "Casa del Oro" a name given the property by owner Lady Margaret, Duchess of Suffolk shortly after she purchased it back in 1957. The Biosphere 2 facility will apparently be retained as the property has been zoned for 1500 homes, a resort and commercial areas. It has also been approved for educational/research purposes and negotiations are under way with the University of Arizona according to Jerry Hawkins, vice president/investment services who represents CDO Ranching & Development.

Biosphere 2 is located 20 minutes north of Tucson and 90 minutes south of Phoenix, can be toured 9:00 AM - 4:00 PM. Visitors can explore inside the 3.15 acre structure on a fully guided tour. This tour utilizes a trail traversing most of Biosphere 2's wilderness ecosystems that allows easier access to the public. Entry fees range from $19.95 and down, with discounts for children, AAA, seniors and military. Biosphere was that self-contained multi-environment experiment. Real Estate Sales Statistics are in from Tucson MLS!

Average Sales Price (all residential types) Increased 4.22% from $269,217 in May 2006 to $280,589 in May 2007. After falling from January to February 2007, average sales price has continued to climb, reaching $280,589 in May 2007. For the second month in a row, average sales price has increased in year-over-year comparisons. The average sales price in May 2006 was $269,217 - more than $11,000 less than the average sales price in May 2007.

Median Sales Price Increased 1.02% from $221,250 in May 2006 to $223,500 in May 2007.

And fewer new listings are coming on the market: new Listings Decreased 6.60% from 3,169 in May 2006 to 2,960 in May 2007.

In good news for area sellers, the average time on market in May 2007 reached 61 days. That's the shortest time we've seen so far this year. Days on market reached a high of 68 in January 2007 and has hovered in the mid-60s from February to April 2007.

Tucson market seems to be showing some signs of life, and with interest rates slightly nudging upward things may be looking better. How are things in your market?

Trico Electric Cooperative, Inc. in Marana, AZ is partnering with City of Tucson, City of Tucson Water Dept., and Arizona Electric Power Cooperative, Inc. (Trico's power supplier) to initiate Phase III of the Thornydale Reclaimed Water Reservoir Site in Northwest Tucson. Phase III will install and utilize 72 solar panels mounted on the reservoir roof to supply electricity to pumps that direct reclaimed water to golf courses north of the reservoir, among them The Gallery, site of the recent 2007 Accenture Match Play Tournament. Trico will donate $50,000. to construction costs of Phase III. All three Phases combined will generate over 60 kilowatts of clean, green energy for Marana and North Tucson.

The purpose of a Public Report is to protect the public by disclosing material information about a new or existing subdivision and adjacent property to the prospective home buyers; including zoning, past and present use that may impact new homeowners, flight paths, nearest landfill, proximity to fire stations and medical facilities etc., and any proposed development in the immediate surrounding area. It is now easy to obtain a copy of a Public Report for any subdivision in Pima County Arizona if issued after Jan. 1 1997.

Effective September 12005, the public has access to the ADRE (Arizona Dept of Real Estate) Subdivision Database on its website.

Even buyers of resale properties are encouraged to access this service. Public Reports Online

New home buyers must be given a Public Report and time to review before signing a contract.

End of year stats for Dec are out: Tucson MLS service states that Home Sale Volume is down 22.55% from $331,013.714. in Dec 2005 to $256,382,141. in Dec 2006.

Average Sales Price for all residential: prices are beginning to stablize we saw a small drop of 2.02% with $266,731. Dec 2005 to $261,348. for Dec 2006

Median Sales Price: decreased 2.27% from $220,000. Dec 2005 to $215,000. Dec 2006

Average days on the Market continues to increase 64.10% from 39 days in Dec 2005 to 64 days in Dec 2006

Active listings: rose 56.09% from 5,457 in Dec 2005 to 8,518 in Dec 2006

New listings coming into the market in Dec increased only 9.28% from 1,638 in Dec 2005 to 1,790 Dec 2006

This shows that Tucson Real Estate inventory, total available properties on the market, continues to decline overall! This total for Dec of 8,518 properties (15% are townhomes, condos, and mobile homes) is the smallest inventory seen since May 2006. This situation is likely to continue as fewer new listings are entering the market for the second consecutive month. In terms of closed sales there have been 20% fewer: 1,241 in Dec 2005 to 981 closed sales for Dec 2006.

Buyers wanting to take advantage of current low interest rates are beginning to realize that prices are holding. Tucson surpassed the 1,000,000 population mark in 2006, and personal incomes gains are expected around 6.5% for 2007 as Arizona topped the nation for the fastest job growth for 2006. Green Construction - Straw Bale in Arizona

Straw bale construction uses baled straw from wheat, oats, barley, rye, rice and others in walls covered by stucco. Straw bale is a waste product which farmers do not till under the soil, but sell as animal bedding or landscape supply due to its durable nature. Unlike hay bales that are composed of short species of livestock feed grass that is green/alive and thus not suitable for this application. Hay is also typically twice the price of straw. This technique for constructing walls has been recently revived as a low cost alternative for building highly insulating walls. The technique was practiced in the plains states in the latter 1800's and early 1900's
Two basic styles of straw bale construction have been used: post and beam construction with straw bale infill, and structural straw bale construction or "Nebraska" style (the weight of the roof is supported by the bales).

Some advantages: Straw bale walls typically have insulation R values of R30-R45 or more.
The bales are covered with concrete mortar/stucco, achieving a high degree of fire resistance. Straw in straw bale structures has not shown evidence of termite infestations. Straw bale construction qualifies for HUD, USDA, and conventional home mortgages.

Straw bale construction is in use in Southwest United States, specifically: Red Feather educates and empowers American Indian nations to create sustainable solutions to the severe housing crisis within reservation communities. While focusing public attention on the intergenerational poverty and acute community development problems that plague American Indian reservations, Red Feather teaches affordable, replicable and sustainable approaches to home construction. Marana expands beyond County lines, into Pinal County

The town of Marana will become the sixth Arizona municipality to span a county dividing line.

Marana plans to annex roughly 440 acres into southern Pinal County to accommodate a planned 1,800-acre development dubbed the Villages at Tortolita. The town council last week gave Developer Mike Zipprich and town planning staff the go-ahead for the annexation process.

The Villages of Tortolita eventually will add 6,500 houses, townhomes, apartments and condominiums to Marana. The development will stretch along the east side of Interstate 10 from Marana Road into southern Pinal.

The five distinct villages planned, seven miles to the north of Saquaro National Park, will span north from Grier Road into Pinal County. Plans include a 20 acre community park and recreational facilities, a shopping complex, and a proposed 60 acre industrial park.

After several formal and informal discussions, Pinal officials have given the town an unofficial OK to the annexation. Marana officials now must draw up a petition and eventually hold a public hearing on the matter. The process takes about 60 days, officials said.
