(Town Home, Patio Home, Duplex, and Other Attached Homes)

•· Current home inventory = 242 homes.

•· Price range for the Sterling area = Low $152,200 - High $435,000.

•· Properties sold or under contract over the past 30 days = 82.

•· Current absorption rate or average length of time a Sterling home stays on the market = 3.0 months.

Sterling town homes are moving briskly! Sales of town homes increased over 30% in the past 30 days to 82 units!

However, we still have many distressed town homes (short sale, foreclosure, and REO {real estate owned - by the bank}) on the market and those homes are competing with all the others and are placing downward pressure on prices. With that said, overall, the trend appears to be good and the outlook is promising for real estate in Sterling!

We just may be turning the corner on this real estate market. Time will tell, but rates are great, inventories are starting to shrink and home values are stabilizing. •· Sterling condo sold price range = Low $164,900 - High $384,000.

•· Properties sold or under contract over the past 30 days = 19.

•· Current absorption rate or average length of time a Sterling home stays on the market = 7.8 months.

The Sterling real estate market is gaining momentum in the condo market. Condo's are moving faster now then they have in quite a while, the average time to sell a Sterling condo is just under 8 months. However, we still have many distressed condo's in the market and they are putting downward pressure on prices but overall, the trend appears to be good and the outlook is promising!

Sterling Real Estate Detached Homes Market Update - February 2^nd 2008:

•· Current Sterling home inventory = 354 homes.

•· Sold price range for Sterling = Low $178,360 - High $815,000.

•· Properties sold or under contract over the past 30 days = 106.

•· Current absorption rate or average length of time a Sterling home stays on the market = 3.34 months.

The Sterling real estate market picked up more momentum over past month with sales of detached homes hitting 106 for the month of January! That's the highest it has been quite a while. In addition, homes are moving faster, the average time to sell a Sterling home is just over 3 months and one week. I believe that a neutral market (meaning that it is good for both buyers and sellers) happens when we have around 3 months of inventory and we are getting close. However, we still have many distressed properties in the market and they are putting downward pressure on the market but overall, I like what I am seeing out there!

Time will tell, but we may be turning the corner on this market. Rates are great and inventories are starting to shrink which usually pushes home values up. For January 18^th 2008:

•· Price range for the Sterling area = Low $209,900 - High $840,000.

•· Properties sold or under contract over the past 30 days = 85.

•· Current absorption rate or average length of time a Sterling home stays on the market = 3.8 months.

The Sterling market picked up some momentum over the past couple weeks with inventories shrinking and homes moving faster. The number of available detached homes dropped by 45 units since mid-December, some of this may be due to the season however, the pace of sales remained strong at 85 over the past 30 days.

Condo sales moved up by 2 units over the past 30 days. Sales of condos equaled 28 and that trend has been moving up over the past 30 days.

The good news about Ashburn is that we are beginning to find the bottom of the market for single family homes. The low point or bottom occurred in November, 20^th 2007 on a bank owned property in Belmont Ridge (Breeders Run Ct.) that home sold for $310,000. Since that time the lowest priced single family homes in Ashburn are selling for about $365,000 with most of the homes selling over $400,000.

The number of available detached homes in Ashburn remained the same over the past 15 days. Inventory overall is running about 15 homes fewer than the average over the past 4 months.

Condo sales remained the same over the past month. Sales equaled 26 in December as well however, that number was up from the previous month of 13.

•· Current absorption rate or average length of time an Ashburn condo stays on the market = 3.5 months. This figure has reduced dramatically since September when inventories were hovering around 8 months. Also, this number is beginning to remain stable in the 3 to 4 month range.

Ashburn Real Estate Rental Market Update for January 2008

Ashburn Rental Market Update for January 7, 2008:

•· Current rental inventory = 91 homes.

The number of available rental properties decreased by 35 since Mid-December 2007, however, despite that decrease, it is taking longer than 3 months to rent the average property in Ashburn. Some of this slowdown may be due to the season and the brisk rental activity we had before the holidays.

•· Rental price range for 20147 and 20148 = Low $1005 - High $2,800.

•· Number of properties rented or applied for rental = 26.

This pace is back down to near the normal rate of 30-40 rentals per month.

•· Current absorption rate or average length of time an Ashburn home stays on the rental market = 3.5 months. This figure has also increased from just less than 2 months of inventory in December.
