Candlewood Shores Real Estate, Brookfield CT

If you are looking for a home in a lake community, the Candlewood Shores development in Brookfield should be on your list. The community is very accessible, right off of Candlewood Lake road and is only 5 minutes from I-84 and Route 7.

With almost all lake communities, there is a variety of home styles, sizes & price ranges. Many of the homes in Candlewood Shores sit on around a 7000 square foot lot. Some have a garage, others don’t. Some of the original 1950s ranches & raised ranches have been added on to over the years, while others remain modest homes. There has been some construction of new homes on some of the remaining lots. Even some of the small homes sitting directly on Candlewood Lake have been torn down to make way for much larger homes.

Because there are large variances in sizes, styles & waterfront vs. non waterfront homes, prices are all over the map. There are currently 18 homes on the market in Candlewood Shores (per CMLS 10/5/09), with prices ranging from $209,900 to $1,875,000. The average listing price is $705,800, which is weighed heavily because there are 5 waterfront homes listed over $1 million. The median listing price is $385,000.

Candlewood Shores offers what many consider to be the best beach on Candlewood Lake. There is a playground and sport field facilities within the community. There are limited boat moorings, on top of a boat ramp. Throughout the year, community events are held.

What is happening out there

I've been quite busy for the last couple of weeks. I have been busy trying help new clients either find & close on a home prior to the November 30th deadline, looking to be moved in by the new year, or looking to move in to the right house if the deal makes sense to them. Buyers are not looking to make a 20% profit on their home in a years time, but rather stay for 7-8 years & purchase a larger home.Sellers still need to be realistic on their asking prices so their home will be shown to qualified motivated buyers and should 'play nice' with any reasonable offers, or else the buyers might be opted to go elsewhere.

Ridgefield CT Open Space

One of my favorites to go for a run or long walks are in only a few minutes from the Danbury Fair Mall. They are the Hemlock Hills, Pine Mountain & Bennett’s Pond Park in Ridgefield. These three parcels collectively form a 1200+ acre park of open space in the scenic Ridgebury section of Ridgefield. The terrain ranges from very level to steep climbs where you can enjoy great views . The Ives trail will be connect Tarrywile Park & the Wooster Mountain State Park in Danbury to this vast area of of space for a 14 mile walk.

Danbury is a diner's delight

For a small city of about 75,000 residents, Danbury does offer a large variety of culinary choices.You are only a few minutes from a restaurant almost anywhere in Danbury's 40 square mile area. The city has the typically changes found across the country, including Applebees, Chili's, Outback Steakhouse, Red Lobster, Olive Garden, Subway, Wendy's & McDonald's. However, the majority of restaurant's are locally owned & operated. There are plenty of locally owned Italian & Chinese restaurants to be tried. There are a few Indian & Asian restaurants, including Bombay (Pembroke Road), Koo (corner of East Pembroke & Hayestown Rd) & Pho Vietnam (Padanaram Road). There are at least 3 middle eastern restaurants, Hannah's (located along Lake Avenue), Vivianne's (on Tamarack Ave), and Sesame Seed (on West Wooster Street). Unique eateries include the Goulash Place (Highland Avenue) cooks up Hungarian food, Roma's (Mill Plain Road) makes great sandwiches and Green Island Chicken & Grill (White Street) is the place in town if you want Jamacian food. There are also a couple of Portuguese & Brazilian bakeries found along Main Street. High end dining includes Cafe on the Green (on Aunt Hack Road), Ondine (Pembroke Road), Barca (Mill Plain Road) and Kabucki Japanesse Steakhouse (on Mill Plain Road).

Short Sales, Foreclosures & Other Investment Opportunities in Greater Danbury

With the amount of short sales & foreclosures across the country & in the Greater Danbury Area, it is a good opportunity to pick up some real estate and rent out. There are several different calculators flouting around the internet & in books that have a bunch of different formulas that try to guide you in deciding if it is a good property to rent out or not. Here is a website that I found that is very helpful, because it not only talks about cash flow, but also any change to net worth. This should be not taken as tax or investment advice as you would get from your accountant, tax advisor or personal banker.

Often times, there is a belief that you will get a better deal with a short sale or a bank owned property because it is a distress situation where they need to sell. In my experience at looking at some short sales & foreclosures in the Greater Danbury area, they are priced cheaper than a regular homeowner because the properties do need a good amount of work done to make them habitable to rent out.On top of making the investment properties habitable, it can take several months to close on the short sale & foreclosure properties. You might do better off negotiating with a motivated 'regular' home seller so you can start collecting rent soon.

Properties are not selling for 50 cents on the dollar. The 'good deals' are selling close to around 97% of the listing price. There are even situations of multiple offers. I am still seeing plenty of opportunities for smart investors in the multi family market where buyers should be able to break even every month, if not come out ahead some money every month.
