I woke up this morning at 6 a.m. on Thursday in Baton Rouge, LA and to my surprise it was snowing. In southeast Louisiana snow is something that you don’t see very often, maybe if you are lucky once every 5 years! Dropped the kiddie off at school only to have turn right back around and get her. See, since we are not use to snow the schools close because Baton Rouge’s roadways can not handle the snow and further more people do not know how to drive in snow.

The last time I saw snow was in December 2004 in New Orleans on Christmas day, which was really odd, yes folks, New Orleans had a white Christmas first time in my life that has ever happened. No surprise that Katrina hit that following summer in August 2005. Southeast Louisiana’s weather is very unpredictable one day it’s snowing and by the weekend it will be in the low 60s. It’s 8 a.m. and as you can imagine the snow has stopped and is beginning to melt into a wet mess. I must say that during our little “snow storm” it was absolutely beautiful and for others like me who were not in the Christmas mood this certainly made me feel like a child again, it felt like Christmas time in the city.

The question of year that I have been asked on almost a daily basis: “How’s the Real Estate Market”. As a real estate professional whose career is based on helping buyers and sellers sell their home I am here to shed some truth on the Baton Rouge real estate market. Baton Rouge’s Real Estate Market is doing GREAT! An article was printed today in the Baton Rouge Business Report stating that Louisiana banks are strong and homes selling between $150(k)-200(k) are moving.

I must agree with the Baton Rouge Business Report. As a buyer if your credit is decent at least a 580 and you have 3% to put down with an FHA loan or 5% down with a conventional loan than you are in good shape. Long are the days of 100% shady credit lending and this is the way that lending was meant to be. Some sellers are stressing that we are in a “buyers market” which is true; in some locations. Sellers wonder how long it will take to sell their home and that there is an abundance of inventory. Inventory is slightly higher than it was last year; now here is the secret: PRICE, CONIDITION, and LOCATION, LOCATION, LOCATION is what will sell a home in the shortest amount of time.

I hate to sound so cliché but it’s simply the truth when it comes to real estate. Just last week I listed 3 homes and all three were under contract in 3 days. Two of the homes were in mint condition and in a very hot part of town and the other home was priced just right for an investor. First time home buyers tax incentive

There is has been a lot of talk about the tax credit for first time home buyers and when I first heard about it I thought it was great. Many first time home buyers go into their first home needing funds to close, makerepairs/updates to their new home or simply just need a little help. The tax incentive allows just that. It is a 15 year interest free loan of up to $7500 that you can receive when you file taxes.

Today was my daughters first day of middle school and I think I was

I had the privilege of helping two special people purchase a home. They actually closed on their home just a few days ago. They had signed up on my website, JenniferDazet.com. I followed up by calling them and set up a consultation appointment to assess their needs and get them pre-approved. Jewell and Andy came in both were very nice however; Jewell had a very bad experience with not just one real estate agent but two and was very skeptical about my services. This is very understandable it’s just like getting burned in a bad romantic relationship, trust in others diminishes.

Real Estate is more than just bringing a buyer and a seller together, it's more than just closing the deal, and it's more than just the money involved. It's building strong relationships with your clients, gaining their trust and bringing to your clients something of value that they can not find anywhere else.

Many agents don't plan for the future and do not have a game plan lined up. I must say that I have been guilty of the same exact thing. That was until I started Keller Williams Red Stick Partners serving the Baton Rouge Real Estate Market. I was not running a business I was allowing the business to run me! Don't get me wrong I was making money, closing the deals but did not see the big picture.

My whole philosophy on Real Estate Sales has changed from night to day. Keller Williams has given me the tools to understand this business and understand what it takes to be successful. The biggest lesson I have learned here is that your service and relationships with others is what makes the business. I am so excited and happy to be at a company that is integrity based. I strive for customer service and excellence, I don't want just a sale I want my client's business.
